Avenue Living - Medicine Hat Office

If I could give no stars I would, I set up a viewing and Sheila didn’t show up. I called for months to get ahold of someone and they would tell me to wait for her to call me but she never did I texted her, left many messages and heard nothing. Eventually I had to give up which sucks considering avenue living owns 70% of the rentals in Medicine Hat.

I was promised $500.00 off my rent when I signed my lease so far all they took off was $250.00 and have inquired when I would get the other $250.00 but getting the run around seems like no one in head office knows anything about it will be out of here when my lease ends can't trust avenue living

They sent someone into my apartment with no notice while my daughter was home alone. Just let himself in and took pictures. Invasion of my privacy! Against the AB Landlord & Tenant Act! I have no what he was doing/touching/taking pictures of!

Apartments are so expensive and management sucks at their job…. Never answer the calls and text. Online hours and office hours are different, should be updated because we not here to waste our time! Just so done….

Sheila is very nice. She is very friendly and helpful to work with. She is very fast in processing the documents.

Do NOT RENT from these people…. I have lived in two apartments they run and have firends that have rented from them in the past. They are the worst and by far mind you the most un cared for pieces of junk apartments ever. Worse than forest lawn in calagry.
Very bad people living in these buildings.
Drug dealers, addicts and fights even on week nights.
They don’t answer maintenance calls and they don’t care what goes on in their buildings. Stay far away and rent private as its much cheaper anyway.
They try to give you “free rent” which is actually a scam so you can leave a lease early you’ll loose your damage its in every contract.
Pathetic to say the least.

Call centre and some of staff (Hilda, Jennifer) are nice. But With 1 month advance notice of lease breaking we still have pay extra 1 month rent + additional charges without living at our appartment.
Calling Manager is useless, never answer or return your call. (Very unprofessional),
During our stay there were incidents where our complain resolved on paper without someone come and look at it.when I send email to head office about unlivable condition due to second hand smoke coming in my appartment, after that they move us to different apartments in the city with same square ft but higher rent and my own moving expenses just because Manager is not able handle what they promise on lease agreement (non smoking building)
There are so many other things you can find similar with other one or two star reviews.

Avenue Living has just made living on the ground floor of the Heritage House extremely unsafe, even more unsafe than it already was. There is an insanely steep hill in front of our patios that a few people have fallen down and one of us rolled down the hill on a mobility scooter!

They have LOCKED the gate to an ILLEGAL fence (they did NOT get a permit) making it impossible for us to get out of the area around our patios without going through the building. This building is already not wheelchair friendly and now they’ve blocked the way for mobility scooters or wagons, etc. We have to go up to the 3rd floor, the main floor, to take our garbage out or take our pets for a walk.

I’ve put over $150 on growing the lawn back here too. It was dry and hard clay and sand when I moved in. Bought hoses and seed and fertilizer. Watering the lawn day and night from my kitchen sink with an adapter because there are NO faucets on the outside of the building. We have also mowed the lawn by ourselves because the landscapers burn the lawn by going too close to the ground.

There have been people sleeping in the stairwells and in the forested area on the south side of the building. The door buzzer works for the front door but the speaker doesn’t. There’s no way to know who you’re buzzing in to the building. More safety issues.

Furthermore the pipes in the bathroom shake when I’m showering and squeal really really loudly. The water is either scalding hot or frozen, there is rarely an in between. The floor is uneven and catches your foot and trips you. When I moved in my windows were separated from the structure of the building enough to be able to fit my hands thru. There are so so many issues.

There are thieves and drug addicts living in the building making it very unsafe. The new group that has taken over this building has made horrific mistakes on the maintenance, safety, and eye appeal of this building.

I cannot move out. I’m on Permanent Disability because I have rheumatoid arthritis and fibromyalgia, along with more joint disorders. I want to shed some light on these guys because they are impeding on the mental and physical well-being of their residents.

Paying 1000 dollars for the apartment and this avenue living is giving me hard time getting the air conditioner fixed.
Complained about three times in last 25 days.
Worst company ever to live in their apartments.
Cant give less than one star. You don’t deserve a single star. I am done after this lease.

Sheila Croker of avenue living is such a sweet person and gave us the best experience from viewing the apartment to living there. Couldn’t have anyone else do this job better than her Avenue living has a great service and we’re happy to be with them.

My boyfriend and I got our first apartment together in July 2021 through avenue living. The day we moved in we noticed our A/C was quite noisy and they told us they would look into getting a new one and actually came in the next day and put one in! Any maintenance complaints I’ve had have been attended to in a timely manner and they have always made sure we are satisfied with the job done. Our building is currently going through renovations on the interior halls and stairwells and it is coming together so nicely, it looks absolutely beautiful! I have absolutely nothing bad to say and will continue to defend your name when people are quick to bark something up. Thank you for being so great to us:)

Don't do it! After I got my keys, it got real. When doing your move-in inspection ask the following questions: Got any water damage in the last year? Bedbugs issues? My unit was"clean" but within days bed bugs were combing through from the neighbouring unit, and I started to not feel well. My buddy who does inspections brought over his scanner directed massive mould issues. This company is horrible!

First time renting from a larger company, my past landlords only owned one or two buildings. This is the cleanest, most quite, nicest, safest apartment I have ever lived in.
My neighbours either keep to themselves quietly or are super friendly and a pleasure to talk too. Maintenance comes within an hour even on long weekends when there is an issue. I have been here for more then half a year now. Also as everyone else said sheila is an amazing agent,
I truthfully don't know what all the other one star reviews are complaining about.

Here I'm going to share my experience about avanue living. I have rented a room of avanue living through their website and done leasing for one year and i also mention them that i am a medicine hat college student. Despite knowing this they gave me a room very far away from my college at least 7-10 km away. I daily spend 40 dollars for taxi just to go to college and when i called them they do not even taking it seriously. I have called them so many times for transfer with same leasing and deposit to South park apartments but they are making excuses that there is no single room available in medicine hat. I suggest you guys never ever rent their apartments in your life. After too much disappointed i reach here today in review section hope so you will read it and take some action. I'm just asking you to do transfer to South park apartments. I'm still living at 1617 2 ave NE.

My boyfriend and I are going through Avenue Living to rent our first apartment together and we have nothing but good things to say! We are especially thankful to Sheila who was amazing through the whole process. She showed us multiple different apartments throughout the month we were looking and found us one that was exactly what we were looking for. She submitted our application for us to ensure we would get the place we wanted and we were approved the same day and signed the lease the next day. She was very thorough when going through the lease agreements. I would definitely recommend going through Sheila with Avenue Living!

Our fridge went and within not even two hours a new fridge was here.a Hugh ThankYou to the maintenance crew for a quick response THANK YOU you saved me hundreds of dollars in food waste.

Avenue Living has no respect for the tenants and there is no communication. They don't follow up with inquiries. I have left a message asking the building manager about taking out the carpets in our unit due to my kids asthma. With no response

I just moved in on the 16th of Sept. Shelia Croker was great in looking after everything. Marilyn was exceptional in getting a painter in to paint the one bedroom that the last tenant has wrecked. These people are great to work with and I really enjoy the quietness and cleanliness of the building. Excellent company to deal with. Would recommend to a friend any time.

Excellent property management. Nice, clean, well managed apartments, and tremendous staff. Jennifer Moynihan, personally, went far above and beyond to help myself and my mother with getting an apartment that matched our needs quickly, without any hassles. We are very happy with our new home, and very grateful for the outstanding service. Thank you so much!

I have to admit, I had my doubts about them, after hearing so much negative about them in this city for a few years. But, Sheila got me in my place in may, and I LOVE the building! There’s a mix of young and old…and, we’re just also e together! I’m always meeting new people, and the ones I’ve met are awesome! There are some ways they can improve, sure. Washers and dryers on my floor are still down- but, what people have to understand is that with a backlog of stuff, and not having a huge warehouse…they have to get things done as they come in. Look how many properties they run in this city lol. My AC also bit the dust shortly after I moved in…but, they’ve tried to get it fixed, and even tried giving me a new one…but, it doesn’t quite work with the unit. As long as you have an open dialogue with property managers, maintenance, and heads at the office, you’re all well and good. But, after renting for 16 years down in my old area, I’m glad to be where I am now. And, honestly - if they were so bad, would people be here 15+ years? And, they have the means to go elsewhere.

But, they are still ironing out some kinks - this is NOT the same company it was a few years back.

Units are daily priced and well kept. Cleaning comes to the building twice a week which is nice. I’ve had to call the building manager a couple times for various reasons and each time the issue was take care of pretty quick. Good place to live.

What should I say. The biggest issue is with the property manager. I’m at home resting in my bedroom and next thing I know someone is coming through the door without my permission, to my surprise it was the property manager. The door was locked and she used her pass key to open it. We had two sets of washers and dryers but avenue living took a set out. Okay they claim they are not being used to capacity. Because there is such a diverse amount of tenants different ways of life and people with different schedules it would be a lot more convenient if we had two sets of washers and dryer’s that work. When I moved in I was promised my place would be painted, it’s been 4 to 5 years and still waiting. The carpet needs to be replaced as dirt keeps resurfacing to the top. It has been shampooed to death. I ask a question a very rarely do I get an honest answer. I could go on and on. Anyways

My building managers have always been quick to address issues I have had. The call centre is efficient, polite, and friendly, and the repair staff is always nice when they arrive.

Sheila was awesome, she helped my mother find a beautiful place. She was generous with her time and answered all my many questions.

Val at that time took me in under her wing and found me a sweet awsome home at JASON APARTMENT building.all my co workers chastised me for renting from them, but I needed a place and I'm still here.the workers have been very compassionate and caring to me here and I have seen and been through alot and belive me those things can happen any where not just to Avenue Living.so a BIG CUDOS to the past workers and the present workers I hope to be around for a fee more years!

My husband and I have lived in an Avenue Living Building in Medicine Hat for almost 2 years and I have to say that nine times out of 10 we have had positive experiences!
There has only been a few small hiccoughs here and there but they were all solved relatively quickly. Every time I have had a maintenance issue it has been dealt with immediately. The maintenance team in my building are fantastic they are so kind to us and they just seem to really care! I have met and interacted with the manager and he has always been very easy to work with and quite frankly a nice guy to chat with. When we first moved in our leasing process was very quick and painless, the cost of living in our suite is actually very comfortable. We have quite a large space in our unit which we are very happy about and we also have a lovely green space that we have made into a community hang out for the rest of our level and we have all become quite good friends!

This building is so quiet! It is well looked after and all the tenants are happy and friendly. I have lived in many apartments and this is the best yet. Plenty of light, cleanliness and great communication. Well done Avenue Living

This was our first experience with Avenue living as we moved from calgary to medicine hat
Initially we were in contact with the agent she was so good and polite
And service these people provide is very responsive
You can have them in your service with in 24 hrs whether its for burners or washroom or getting aircondition in this hot summers
I will definitely recommend avenue living for proffesionalism and good quality service

Personally, I have had nothing but good experiences with the management and crew around my building friendly caring and go out of there way to make things right for you! Highly recommended to rent from them!

The Maintenance team in Medicine Hat, especially Lee and Gord, deserve a massive shout out as well. Every time there has been an issue, they have been efficient, professional, and completed the job in great time. They are both extremely hard workers and always ensure that whatever job they are doing, gets done in good time but also properly. The Medicine Hat team is extremely lucky to have these two incredible workers on their team. I couldn't ask to have a better team.

Been woth avenue for 4 years.sadly to say its the only place i could afford. 1st apartment had a bug infestation, never helped.never replaced my AC, had leaks in my house and all the did was put fans in to dry it up.walls filled with mold.moved to one down the road as i grew my family from 1 child to 2 so i needed more rooms, my sons room flooded, $200 bed destroyed never got refunded, ant infestation in my 1 year olds room.says to wait 3 days until anything can be done.next step is sueing this company for the 4 years of neglect.

We rented an apartment from Avenue Living. Shortly there after there was an infestation of bedbugs caused by other tenants in our building. Rather than dealing with the problem properly, as was legally and ethically necessary the company put bug spray outside our apartment (which is useless for the pests).

If you want a place to call home, a place where you feel at ease at night, we would recommend you choose almost any other company.

If I could give less than a single star, I would.
My partner & I signed with this company about two years ago, mostly because there was a $500 incentive after 3 months of paid rent. 2 years later.we’re still being given the run around. We’ve given up on the $500.we’ll never see it. We were never notified when the building manager was changed.twice. We were never notified that our mailbox had been changed & we were never given a key to it. Thats a whole ordeal in itself. On top of this, they scheduled an inspection without us knowing, & because we missed it, they really tried to tell us they would be charging us an extra months rent. Not to mention the construction that was started on our building a year & a half ago that we were told would be complete within three months, is still not finished & is quite the hazard. I do not recommend renting from Avenue Living. This company is an absolute joke & they treat their loyal tenants like trash. Save yourself some money & time.

I thank Mike from the Maintenance team in Medicine hat to have understood what my problem was and having sorted it out immediately. Since I had the same problem earlier also, he reassured me that he would have it sorted out permanently before xmas.

I was the victim of contraventions of the Residential Tenancies Act and the Housing Act. Also, the staff engaged in Assault, Intimidation, Negligence, and Fraud. Welcome to at least a year of pain and horror. In addition, I know nobody who has had their damage deposit returned, myself included. Criminal Enterprise? LOL

I love living with Avenue living! If I have a problem with anything in my apartment it is delt with immediately. Cleaners come very often and clean halls, windows and doors. I deal with Steven in my bonavista apartment and he is so great with responding to me quickly. Ryan, who does matnince in my building is also great, he really cares about the tenants. He came to fix a window for me and ended up helping me with a few other things around my place. The ladies in the office are also super great! I would recommend Avenue living apartments to anyone.

My husband and I just moved to Alberta and we were super happy to find a building that was non smoking. We very quickly learned that there's a lot of smokers in our building and Avenue Living could careless! We are so glad we only signed a 6 month lease for this place. Only 5 months to go!

I love Samuel Grove, Sheila showed the apartment and did everything to make the move in stress free. The maintenance crew here is amazing and on everything that needs to be done, I've never waited longer than a half hour for any concerns I've had. Would recommend to anyone.

I'm giving 5 stars for one particular Avenue Living Manager and that's Jen Howard. She is the best person to deal with, she makes you a priority and is there to help in whatever manner she can to give you solutions if any problems arise.

Just got a brand new apartment from an amazing lady Sheila! She went above and beyond for me and listened to exactly what I wanted and showed me all my options I love this place and wow they keep the building so clean! Just because you have a monopoly on all the apartment buildings in town does not make you a good or reputable company, clearly by the reviews everyone else agrees.get Avenue living out of our city!

Sheila helped my friend find her perfect place! We went to multiple different units and buildings, and Sheila was patient throughout the process. The agent Jacqueline didn't show up on our last day of moving up after setting an appointment with her. We had to reschedule our moving out appointment by 3more days. After that, they still collected rent rent from my account knowing fully well I had moved out. Terrible

They are trying to improve and the maintenance guys aren't bad, except the short chubby guy. I think he needs a woman cause he's always grumpy

Management is about to get a lawsuit for lack of quality of life in this building.
