Just wanted to share our experience with Avenue Living while trying to help relocate our disbled adult daughter to a smaller unit after the cancer death of her longtime friend and roommate. Mohit Lohdia was the building manager we dealt with during a tough time and a very tight housing situation. Throughout our process of discussing options and the paperwork required, Mohit was efficient, available for questions, and reponded to all calls or texts in a timely fashion with answers or forms needed for an application. We had a successful find with Mohit's help. So grateful to work with such a knowledgeable, compassonate, and capable person. People who step up to above-and- beyond service are a rare find. Farjad Helped me with my lease transfer and has been super helpful with questions and concerns I’ve had along the way. I am super grateful for all the help he’s offered along the way and he even checked in to see how things were going if I was settling in well and or if I had any concerns. He’s easy to get a hold of and quick to point you in right direction. Also the place I live in is pretty nice and the maintenance people have been awesome for helping too. The people before me left yard messy and they came and cleaned it for me so I didn’t have to do it which was greatly appreciated.

This is my very first apartment, and the whole process went so smoothly! Avenue Living was the only company to reach out quickly (some did not even reach out) and professionally. They listened to what I was looking for and answered many questions. Charlyn Read made this process so enjoyable, and she's a wonderful person. I felt welcome, and she made it feel like home. I recently used the rental service from Avenue Living and I must say that my experience was excellent with Charlyn Read. The entire process, from booking to the rental walk tour, was seamless and hassle-free.

The customer service from Charlyn was exceptional. She was knowledgeable, friendly, and able to answer all my questions. She helped me select the perfect rental for my needs and even offered some useful tips for using the equipment.

The rental itself was in great condition and worked perfectly. I was pleasantly surprised by the high-quality equipment and the ease of use. I appreciated her time and also that the rental came with clear instructions, making it easy to set up and start using right away.

The hangout key and final walk through process was just as smooth as the rental process. I would definitely recommend her to anyone in need of rental apartment.

My name is Ross Arthur and I want to say that I love my apartment and location it's so convueant and all the stores for shopping medical Lrr are 2-5min walking distance.
And my building is secure and extremely safe and always super clean
But the most impressive thing I love is the ppl who work for this company tgey are extremely polite and very understanding individuals.
I want to personally thank Ms Kamalpreet Kaur she us my landlord and is so amazing she has helped me over tge last few months and has been so kind and professional.
To be honest the best landlord I have every had and isn't to tgank you for all your help

After viewing an apartment, I mentioned to the landlord, Charlyn, that I really needed a place asap. She promised to expedite the process, and within two hours texted me back letting me know I was approved. When there was a mixup with which unit was available, she also took the time to go and view the unit I was going to be renting, and sent me a detailed video of the living space before I signed the lease. Charlyn was amazing, very helpful, and went above and beyond. I’ve never had such a good experience with a rental property or landlord before; Charlyn made everything so easy, and the whole rental process went incredibly smoothly thanks to her! Thank you again Charlyn!

Charlyn was an absolute joy to have been partnered with in finding an amazing apartment for my girlfriend and our 3 cats! Coming from a company that did not know it’s head from its rear end to being with avenue living has made my living experience SOO SOO comfortable and happy! I really feel like I’m cared about and can actually comfortably know my needs are well taken care of when issues arise! It’s been an absolute blast and amazing time thank you again charlyn for making my move seamless and again VERY comfortable and exciting! I would not recommend Avenue living for anyone, please please please don’t even go for checking, look somewhere else that you and the family can live life, Very Poor Managed Company, dirty buildings they don’t have anything by the name of heating system and emergency team I have waited all night for the emergency team to check the heating system.

Avenue living evicted me after taking my rent. They then told me I need to pay another month of rent after I moved out, because they evicted me. DO NOT RENT FROM THEM! They have been some of the worst people I’ve ever had the displeasure of having to deal with. There is no communication and when there is an issue they are no where to be found.

Asked to see a cheap apartment got talked into a more expensive one. After moving in i noticed how awful noisy it is all the time. There is broken glass on the exterior tracks of my bedroom window. When come signature time i got informed parking is 15$ extra per month. When i tried to do first laundry i got the surprise of getting no balance on the card after being misled into thinking laundry was included.

Pure bait and switch, stay away from this company.

I thought just maybe this would be a company that was in touch with its vision and mission statements. I have waited for my lease to show up for months. I made an appointment with the agent I needed to, he was a no show, an evening that was worth a few $100 might I add.

From then about 2 months on and I finally get a lease, that had so many discrepancies and they want me to sign it. Harassment central is going on, they had 10.5 weeks to get me a lease and I have no time to get a lawyer to discuss the lease they want me to sign. It even has an inspection report that didn't even happen.

They have called twice 5 minutes apart, text messages galore, even had 2 people show up unannounced and harass my babysitter, and then continue to call me at work.

I suggest you only move in with Avenueliving if you really have no other option.

UPDATE TO THE REPLY: dig a little deeper and talk to you property managers in Edmonton because when they see this review they should know who it is

Avenue living took over a pretty small company named Urban life.avenue living a Multibillionaire rental business, can’t afford security. This place is almost dangerous to live in, especially the apartment building, homeless people peeing in the Foyer, sketchy people coming and going constantly. Cars being broken into.fighting at night. But Tiny Urban life was able to afford a security guard to patrol the area with minimal issues. And this company worth 2.6 billion can’t. Like. What?

Highly recommend Avenue Living. I currently reside in BC and am relocating to Edmonton. Mohit Lodhia has been over seeing the process of my new apartment. He has gone above and beyond for me. Whether it has been making me feel better about an area that is totally new to me. Responding to my messages while he isnt even on work hours. Taking videos for me. And even driving out of his way to deliver my keys. He is amazing and I'm very grateful that he was there for me during this process. Dude deserves a raise. And probably a vacation.

Since the minute I contacted Avenue Living to view a condo to the minute I moved in, I was treated with so much professionalism. Pam and Christine, the property managers I dealt with are Amazing. I really appreciate that they care about their work and do everything in their power to deal with issues that come up, like when I moved in and the electrical grid in the area went down and I couldn't access the elevators to my condo, they both helped me deal with that stress. They definitely went over and above. It's just obvious when someone genuinely cares. I'm grateful I found this place. I'm so happy.

So thankful Avenue Living took over management of this property in August. The management team has been fantastic. Very responsive to emails/calls. Friendly staff, especially Shery and Ajoy, who consistently exceeded the standard of care.

They deserve zero star but I am giving two stars because the maintenance guy (Jose) is nice and does his job properly. I moved in to Shannon Villa two weeks ago. The reasons why I think they deserve zero star (or many negative stars) are as follows:

1. The apartment was NOT ready when I moved in. The renovation was very poorly done.
- Washroom door was very hard to close. I could close that but my wife is not strong enough to close that.
- Bedroom door was broken and impossible to close.
- Apartment heater on/off switch and control was not working. Seriously guys? It's Edmonton; September can be very cold. We only could figure out it when temperature went below 3C. My wife moved to Canada recently and never experienced temperature below 12C before.
- There was no coax cable port to hook my modem up. Is this 2021 or 1980? I paid one week internet bill without being able to use that.
- Floor was dirty.
The maintenance guy came and fixed those professionally without giving me any pain. Thank you, Jose!

When any tenant moves out, these companies are super expert and efficient about finding any damage so that they can digest the security deposit. But unfortunately, they often fail to find the problems the apartments have before a tenant moves in.

2. Leasing agent never explained me about the amenities. I had to ask other tenants of the building to know where the laundry room is and how to use that. I need a laundry room key and card. I have been begging for those for last two weeks but still waiting for those.

3. I have been given a wrong mailbox key and still waiting for the correct one. My wife recently moved to Canada and we couldn't get her health card out from the mailbox because of those unprofessional idiots working in AvenueLiving. I informed the manager that my wife has to see doctor and we can't make appointment without the health card, but he didn't care. I can upload screenshots of the messages I sent to him. I spoke to a customer service representative dumb idiot this morning to get help but no result so far.

4. We pay $25 per month for the building security but I often find the main door of the building is not locked. Yes, it means anyone can enter from the street.

5. I requested a scanned copy of the papers I signed emailed to me two weeks ago and never received those even after reminding them.

I won't recommend anyone to move here and deal with these unprofessional idiots.

They're not keeping the parking lots clean like the previous owners. There's never anybody around in the office. I have yet to see any of the maintenance people or anybody here to clean the building. I dropped off a paper over a month ago for them to sign and bring back to me so my rent could be paid directly to them. I never got it back. When our lease is up, we will be moving out.

Rent is decent however management is never in the office during the posted hours. They harass you to re sign lease 4 months in advance, my lease is up end of May (and they wanted us to make a decision end of April). We received text messages every day from February until we resigned at end of April. Maitinance will come at 11pm to fix things in your house or not come at all our sink still is leaking. The bills for these places are expensive. We also pay $25 for security that I have never seen i see more police than security.

I’ve been living in an Avenue Living building for about six months now. Which has been a good experience, my building is quiet, clean and very friendly.

I have to really thank my leasing agent Deanna who was awesome in my time of need. I was looking for a specific aesthetic and specific amenities, Deanna was very helpful with showing me a couple of apartments that met my expectations. She’s very professional, caring and understanding.

My building is managed well and Deanna is always there to answer my calls when necessary.

My building used to be owned by midwest. Avenue living recently purchased it. They kept the same manager that was here before. Nothing has changed. It took 3 emails and contacting customer service before I got an answer to my questions. Avenue living says all their properties are smoke free, so I was excited for it. But the manager tells me because it was smoke friendly to begin with thats not changing. So why am I signing your handbook if that won't be enforced to begin with? I could see waiting as peoples leases expire and then enforcing it but being told nope it won't be. Nah no change at all.
Light in the hallway has been out since Wednesday last week and is still out today.
I was looking forward to changes. But keeping the same staff didn't change anything. May as well be still managed by midwest. Where I have to put up with the smell of pot everywhere I go. Including in my unit.

Cleanliness, facility management and the administrative support is exceptional. The Manager Sathyam is easily approachable and a laudable person when it comes to tenants needs. Avenue living.

Been getting mistreated and lied to for over a year now. Every time you call, it's someone different, we never have an actual property manager. So a lot of issues just"disappear" and since they change out staff so much, there is often"no record of that" when you finally get tired of waiting for things to be done.
Been trying to get out of our lease and can't even get someone to call us back.

Let's start a public case and collect all of the avenue living horror stories (I know you all have them. Lol) Let's stop these money hungry crooks from taking over the rental market.

One of the worst rental companies out there. Rental incentaives are a joke they added $75.00 more on top. The worst maintenance.
Never get back to you. Had 6 diffrent building managers in the year I was there after they bought building from last owners. They never dealt with concerns. Entered suite without notification on numerous accounts. Cleaning crew of building entered to for no reason. Some things of mine were missing. Avenue living did nothing about it when I addressed it to them. Cockroaches in building I was at The Regent. Also watch out take pictures before moving in for documentation as they try charging you when you move out. And I did not receive damage deposit back till 22 later and not all there and no interested added on for 3 years I was there crooks and shady. I WOULD NEVER RENT OR SUGGEST ANYONE EVER RENTING FROM AVENUE LIVING.please be aware Slum lords

I have lived here a little over 4 years now, I never had a problem with bugs or rats but then I spray my place twice a month. The building is keep clean and things are fixed quickly, we don't have to worry about people sleeping in the hallways, I am very happy with the improvements in the building

They bought my building 6 months ago and immediately tried to evict us for not paying rent. We had no contact number or anything.
After going to the crackville office downtown a few times and trying not to get stabbed, we finally grew tired of the disorganization.
We have been waiting for 4 months (yep, that's right) for a whole list of maintenance requests.
None of the doors including the front closed properly
Mold in the bathroom (I have a small child!)
No fan in bathroom
No screens in windows
Broken fridge
Cracked tiles
Broken smoke detector
Buzzer doesn't work
Etc
Etc
Why do I have to keep paying full rent!?
They finally came after 4 months and fixed a couple of those things and have not returned for over a week.
The amount of time the maintenance guy spent fixing the door, they could have paid thi replace all of them with new.
At this point, I feel like we should be getting some sort of discount.
Thousands of dollars and this is how we're treated. Disappointing

I have live here in Delton town homes for the past 4 years. I am super happy to be with avenue living. They cleaned up the neighborhood, made it look beautiful, and theybare putting in a basketball court for the teens, and 1 or 2 playgrounds for the kids. I also need to mention that the new site manager (Christina), is very helpful and amazing at the job she is doing to make this place feel more like home each day.

Your Angela Manor apartment is supposedly a non smoking building however both of your designated leasing agent and building manager doesn't enforce it among tenants who are smokers.
I signed a year lease as it was presented to me by the leasing agent that it is a non-smoking building however, numerous smoking complaints throughout my tenancy have fell on deaf ears.
As a result of your agent's misrepresentation, you left me with no other choice but to abandon my rented bachelor suite.
You had compromised my health due to second hand smoking by the tenant below my suite which got me terribly sick for a month and left me with being half deaf to my left ear to date.
Furthermore I got tired of your building manager and leasing agents' harassment, threats and intimidation throughout my stay and I no longer feel safe nor having privacy right at my rental suite.

-I have put in multiple requests for my heat to be fixed and i have heard absolutely nothing back, my apartment has been sitting at +25-30 for the entire 7-8 months i have lived here, they have messed up automatic payments on there end and have been leaving notices about unpaid late charges for there mess but can not be bothered to call me back to deal with this issue.
-I have asked multiple times to be moved to a different apartment due to the sketchy nature of basically everyone in the building or homeless around the building and people banging on my windows, trying to get in and begging for me to let them in to sleep or crash in my apartment, not to mention the amount of people who have LITERALLY gotten on their hands and knees asking for money. Or the amount of people who will knock on my door after being let in by someone else, who are very obviously on drugs.
-My mailbox has been broken into on many occasions and all they said was "the boxes may be replaced in the several months".
-I will not pay late fees at all for this place since i have spoken to a few people about late fees being written off as they were there own faults.
I can not even get a hold one person to pay my rent at this point and i refuse to pay late fees for companies that can not bother to do a proper job. Hopefully something useful will come out calling out the issues publicly.

Absolutely atrocious company to deal with. Employee turnover is so insane even head office doesn't know who our property manager is or their phone number.

When they took over our building last year, they raised the rent with promise of building improvements.my $25 door keypad that breaks every 2 months is definitely not worth the $100/month rent increase.

My final straw was a 'LATE RENT WARNING' notice left on my door after clearly direct debiting the appropriate amount for rent 9 days prior. Whoever dropped off the noticed tried bullying my partner into paying the difference - very sketchy.

While the people I have spoken to at head office have been quite pleasant and helpful, it unfortunately does not outweigh the bad with Avenue Living.

You'll never be able to call any place from avenueliving a "home". Keypads installed for their benefit to commit unlawful entry whenever they want. Showing up to your residence demanding to be let in without a notice or any identification or proof that they are from avenue living. Refuse them and they'll just let them selves in with the keycode they just give out to any contractor when you leave.come home to muddy footprints and dirt specs all over the floor leading to the bedroom. Any complaints or concerns? Don't bother unless you wanna be on hold for 40 mins jus5 to be told theyll call u back at a later date.

I am a tenant of Avenue living I have informed them about black mold on the premises and in my apartment and they refuse to help me. I am pregnant and have had nothing but stress and issues with them since I moved in only 2 months ago. Within those two months they have not only neglected health concerns but they have also frauded my husband's bank account. DO NOT RENT WITH AVENUE LIVING FOR ANY REASON IF YOU VALUE YOUR HEALTH AND SAFETY. NOT ONLY HAVE THEY PUT ME AND MY HEALTH AT RISK BUT THEY HAVE PUT MY CHILDS HEALTH AT RISK AND TAKEN UN DUE MONEY OUT OF OUR ACCOUNTS THEREFORE TAKING FOOD OUT OF OUR MOUTHS. Good to see the company is improving a lot and doing a lot of maintenance in my building i am forced to write a negative comment on one of the front desk office staff at edmonton, jenifer is very unprofessional and no customer service qualities, i have walked into the office many times and observed her being disrespectful to customers and staff working there itself. Uts so unfortunate to be welcomed by a grumpy lady who has no interest in doing what she is doing

Avenue Living moves into places overnight and attempts to break lease terms, fully expecting that their tenants are not aware of their legal rights. They expected to operate on less than 24 hours notice for changing payment methods, lease terms, and where people could go to pay (which is downtown in an incredibly unsafe area in a locked building with little parking, when our building has a perfectly good on-site office).
-Month one, they attempted to double my insurance liability, which is illegal. They also attempted to get us to sign a new lease (also illegal) and had to be reminded to give us our original back after they copied it for their records. We set up automatic payments for rent, which led to
-Month two, when they lost that paperwork and threatened eviction over “late rent”. Nevermind the fact that they cannot be trusted to keep banking information safe. In addition, we found that they had tried to charge us a hundred dollars above our stated rent, which was on the copy of the original lease that they have possession of. This was first stated to be due to late charges, which were waived, but our manager then tried to claim that we weren’t paying our pet fees, which have been included in the amount withdrawn since day one under the previous rental company. The manager then conveniently pulled up scanned documents from our previous rental company stating this very fact. Regardless, we had signed documents with them in our first nightmarish encounter saying that we were to be paying them the original amount, anyway, which made the sudden increase without our consent or knowledge even more problematic.
-Month three, our bathroom fan puked out dirty water all over our bathroom, twice, ruining a bunch of things on our counter and soaking a load of laundry. This was apparently due to a repair done upstairs. This broke our fan, which we were told by the maintenance worker that arrived the next day to let “sit for a day so we didn’t get electrocuted”. A plumber arrived shortly after, which shows Avenue’s ability to coordinate maintenance requests. However, the response WAS prompt. Responses to maintenance requests are generally prompt, but workers may try to come outside of the window provided.
-Throughout all of this, our front buzzer has broken, and we have been without mail service for close to a month.
-Snow and ice removal are rare if at all, and the parking lot has been covered in a thick layer of ice that an employee occasionally sprinkles gravel over. Which melts, sinks, and refreezes over, given how weird this winter has been. What broke the camel’s back and made me post this review was that today was the first time Avenue even attempted to clear the snow from the lot- without notifying tenants. At 5pm. About a quarter of the lot was cleared, and nothing was solved.
-If you scan the reviews, and how polarized the ratings are, it is obvious that either employees or paid folks are doing fake 5 star reviews. Like, really? Couldn’t be more realistic with a 3?
-I hope I have demonstrated how little this company cares about their tenants, as well as their complete lack of ethics or accountability.
-We are in month four, now.
-God flippin' save us.

EDIT: Didn't think I would have to update this literally the next day, but Avenue has been double charging us rent for Jan/Feb with the auto-withdrawal form that they "lost" combined with our post dated cheques. DO NOT GIVE THEM YOUR BANKING INFORMATION.

EDIT 2: The double charge issue has still not been resolved. I am waiting on an email from Krystell, our building manager, from last week after she replied to my initial follow-up email saying that "she had contacted accounting" to return our cheques. As a student, I can't physically afford to give thousands of dollars away to crooked slumlords each month.

Also, one would wonder why Avenue would waste time getting representatives to say that they will contact you in response to your review when THEY NEVER DO.
