I wouldn't give them one star but had to just to leave a comment. They took over our building two years ago and have had nothing but problems with management since. Phone calls go unreturned have had to get the health inspector involved. We use to call people that ran places as well as this as slum lords! I wouldn't let Aery Oxford near my property after knowing what I've experienced. I strongly recommend that if you have property with this company to cancel the contract and get someone that actually cares and does something when requested and desperately needed in some cases. Fidel nor the Owner Paul Jones seems to want to return phone calls. The temperature in my place this winter was in my bedroom 17.8 degrees and they wouldn't turn up the heat or find out what was wrong and I have at the most 4 months to live because of terminal cancer and they know that. So this is what I have to say about the so called wonderful company Aery Oxford (Bunch of B. S.) Paul thinks it is. I could write a book on this A-holes but none of us have the time especially not me. Be good to one another. But not to them. They my life hell. D. K
Ps. Don't bother calling the after hours maintenance department because they won't bother for most things or just hang up. You say call us to other people that have left reviews what do you think they where trying to do in the first place and you didn't do any thing then what's going to change? More trumped up eviction papers.

I bought a condo in Meadowlark Village, and though it hasn't been long, I've seen some red flags. When my realtor made an effort to contact the company regarding information on condo fees during the buying process, the company informed us that there is a "shortfall" in funds, meaning that there could be a drastic increase in condo fees after their next financial review, which was already late by several months. Not very reassuring for potential buyers. Minimal communication from associates. My emails/calls are almost never answered or returned. Based on the seemingly dismal experiences of other clients, I wonder how many of these so-called 5 star reviews were faked with bots or chatGPT. It's time for this company to start taking some real accountability.

I am a realtor and I am constantly ordering condo documents for clients (owners of units being managed by Ayre & Oxford) and did you know that this company is charging additional fees ($10-$15 PER DOCUMENT over and above the cost of the document) to get condo docs in a "timely" manner. I understand charging for the document but they are blatantly ripping off their own clients by charging to received them faster then 10 days. Condo boards hire Property Management companies to represent them. How are you working for your clients when you are charging additional fees for condo documents that are readily AVAILABLE. Most sellers do not just order condo documents when they list their home (because if their homes sits on the market for more then 30 days some of those documents are not even valid), they order condo documents when there is a offer on the table (which consists of time restraints). So what they are doing is taking advantage of their own clients. I would love to see if each condo board is receiving the money for those "additional" fees they are charging or is it just this management company reaping the benefits. I am VERY disappointed in AO.

I would do your homework when it comes to hiring management company to manage your complex. You should not have to pay to get your documents in a timely manor. There are programs out there they allow you to download your documents for FREE!

Hi, April me in building 12925 65 street. Victoria is great land lady. She got the ball rolling on getting repairs started. Hard worker. Very caring good person. The best lady we will ever get. If a tenant needed her she was right there when you needed her. She bend backwards to help people. Victoria should continue working here. She is the best landlady we will will get. Please think this threw. We want victoria to stay working here. She the only one that will get the job done. She kind considerate. Please do not let her go she is one of a kind to people

It's a good place for my son and I. Victoria has been amazing and the most helpful building manager I have ever had. She worked hard to get me in here. Since I was going to end up being homeless.

Victoria did everything she could. She listens and responds to concerns I have. Especially falling down that back stair. She was having someone come in and fix the stuff in my unit as soon as she knew about it.

In all honesty. She is the best building manager and cares deeply about the tenants. I hope she stays around for a long long time.

Our building is a new high rise in the downtown district. A&O have been our property manager for 5 years (since the building opened) and for almost the entire five years Amanda Hrycun has been our manager. Amanda has consistently acted exceptionally well on behalf of the Board and owners.

She has represented the building in dealings with a few dozen contractors providing everything from janitorial services to repairs and maintenance. In all instances the Board felt well represented and that we were getting the best outcomes for owners.

Amanda consistently recommended high quality contractors and ensured that the services contracted were delivered on time and within budget.

Amanda’s other key quality that enables her to serve her buildings well is a willingness to take the initiative, making suggestions for actions and providing ideas for the Board and owners to consider. In other words, she goes above and beyond the service typically provided by a building manager.

Overall, first rate service.

We have an overall good experience with Barrymore Apartments. They are up to date with the maintenance (e.g. Pest control) and Kevin Schotts, our current property manager, was quick to respond to issues like leaking faucet. There are definitely problems (e.g. Not very clean hall, cockroach, etc) but for the price point, I guess it’s not too bad but can definitely be better. Rent is affordable which helped us a lot. Will edit if something major happens during the rest of my stay.

A&O are the property managers of my building, a 16 unit walkup. My experience dealing with Joseph Rubay has been entirly positive. When the caretaker deflected or ignored my concerns Joseph took me seriously. I would like to say to all the critics of property managers that PM's are restricted by the property owners and many are straight up slum lords. Also, at a former residence in a townhouse complex one tenant in the complex called the PM every day to complain about something. The PM quit their job.

I've been living at Cedarstone Place for a year and a half now. I have had about 12 Landlords in my life and Tara Brown is by far the best landlord I've come across. She responds and reacts to situations quickly and efficiently, and is an all around good person. I'm sad to see her leave but wish you all the best in your next adventure!

Id like to share my position with Ayre & Oxford. When dealing with Rose and Paul, its been easy. They have listened and have dealt with issues and situations I was put in. I feel that they care about the property and have fixed concerns and are still working on issues that are not an over night fix. I have found them to be professional, open to conversation and have made the situation stress free. I am very happy with my unit and I am very lucky I live in a building with primarily adults and to date, no criminal activity. Great place to call home. Thank you Rose and Paul.

Was looking for a one bedroom, and contacted Kevin, one of the property managers. He was kind and courteous, and offered a newly renovated suite. He is very informative and very understanding. Kevin also put in a good word to help the approval process along and got approved right away for the unit. Would recommend Kevin as a good property manager, as he seems very invested in his job.

I was living at the Colonial Arms building, and moving out can be very stressful; however Joseph was very good, easy to talk to and very helpful, so my moving out inspection went well thanks to him. Even after that he personally made sure I got my security deposit back. I can tell that Joseph really care about his clients and goes above and beyond helping them. I really appreciate all his help.

I live in a condo in MacEwan Road SW area, managed by Ayre & Oxford, I must say the management company is doing a great job. They are very professional. Building is always clean. All maintenance are done on a regular basis. Our property manager Robyn is very responsive. The building maintenance person (Norbert) is simply awesome. He is very efficient and helpful, always available if there is any issue. Overall great experience with A & O.

It took a week to get maintenance to check an exterior lock as it takes far too long to lock after closing, you can walk from the bus stop outside our building and follow a resident in without having to hide or look sketchy. Light bulbs get replaced within a day, but our building security is apparently not as important as lighting. I'm actually aghast at management's response to this matter so I've been left with no choice but to motion a vote of no confidence with specific regard to building security. Our building has been under attack since we moved in and we're awaiting news of potential security upgrades that we'll have to pay for as owners. Start by making sure the locks work properly, that's a free upgrade.

This management company handles PNRA. I sent in a money draft for my community fees last year. My fault I should've handed it to them personally or by registered mail. I did not know they did not receive the payment until the following year with a $50 late fee attached to a new invoice. This year I am forced to pay close to $450 and drive it to them at least 30 mins away because they do not accept etransfer, they do not have a pay over website, and do not have a banking account I can pay at the bank. Ridiculous! Get with the times!

I just moved into Concorde Place Apartments and have nothing but an amazing experience, the building manager Gordana is amazing, professional, friendly and always makes sure her tenants are comfortable and safe. Maintenance is always done in a timely manner. The building is quiet and clean and is being renovated. The best decision I have ever made to come and live here.

I have known Jordana and Fadil for over 4.5 years, and have rented 2 times with ayre n oxford. Strathcona suites is nestled in a quite community near Whyte ave. The building is old, but I am impressed with the maintenance. The building is cleaned regularly, well vacuumed. I have had no issues so far, even with minor issues being fixed quickly. A quick shout out to Jordana! She’s always been really helpful.

Jordana and Fadil manages our apartment. Jordana is very prompt with all the maintenance we needed. I really have nothing to complain about but say good things. Strathcona suits are very well managed, clean and full of natural lights.

Before buying a condo, research who manages it. Ayre and Oxford are terrible. But property manager Sandra Hoffman and her assistant Debbie Hollet are not nice to deal with. Not responsive, no reply to emails and complaints to upper management go nowhere. After taking a look through other reviews on here, it seems this is not an isolated situation. Stay away.

The managers of my building (Fadil and Jordana) are friendly and answer promptly. Manteinance requests have also taken care of in an appropriate amount of time. The building is clean and gets lots of light, which I like.

We own a condo in one of the buildings managed by A&Y in Edmonton.a recent leak from a unit above resulted in the need to replace our flooring. The contractor chosen by A&Y managed to get the work done in good time considering the challenges with staff being sidelined due to Omicron. And any issues arising were dealt with by A&Y expeditiously with due regard to the need to get the condo livable asap for our tenants.

Wynford apartment is a comfortable place for living, the hallways are always cleaned and illuminate, and the neighbors are friendly.

Leah Umphrey is very unprofessional, very rude, improper, negligent to mention but a few! Our former building care taker (who is great) gave us Leah's contact to reach out for our damage deposit which we hadn't received over a month and two weeks after we moved out. Instead of working with us to get us our damage deposit, Leah Umphrey resorted to yelling over the phone and wouldn't listen to us. She kept yelling out words and would hang up the phone and call again, she definitely made it a one way conversation. It had to just be what she has to say. Leah gave us the nastiest attitude and represented the company so unprofessionally. Worst customer service from Leah! Please deal with someone else certainly not Leah.
All we needed was our damage deposit, or an explanation why it was taking almost 2 months to get to us instead of 10 days as per the LTA.nothing more.

They always send last minute emails and threaten you if there is no access to the unit they will back charge you, but when a Renter or Owner needs help they just refuse to help you. Very unhappy with this management company!

Arye and Oxford. Royal oak towers. For the past month I have been complaining about the crack heads in the unit above me. I have sent 5 emails to Amanda Edwards and her assistant.

The response I received today is unacceptable. I was asked to fill out a form and give them the exact same information that is in the email.

I have lived here for 3 years and I have never complained about another tenant. I alert the office of illegal activity and nothing is done!

UPDATE: I received a response and it was regarding the process to complain. I don't have a problem with the complaint process. I have a problem with crack heads who are conducting illegal activity above my suite.

Ridiculous response. Obviously this company doesn't care for the safety of their tenants. Filling out a form and duplicating information is more important.

If both doors are locked, shouldn't the intercom then be on the outside, not just inside between both doors? Also, there are times the fob's key is not working and at least if you buzz in your buzzer number it connects to your phone and you can buzz yourself in. Not everybody is inside at 10pm. I just spoke to a tenant actually today and he said sometimes his fob key doesn't work. I also did notice a lot of damage and front door glass shattered from a tenant so it is actually coming from the inside from tenants themselves, I know I've seen it on my floor. Even in my hallway there's a big hole in the wall.yes, bring it up at the board that this is wrong.

Note: The exit doors only have one door if someone wants to break those doors to enter, they will and they won't be going through two front doors with lights and traffic coming and going especially at night. If any door should be more secured it should be the dark unlit area of exit doors. Not the outside of a front door and the intercom in between the two locked doors.

Also i was wondering whose idea was it without notifying all the tenants on their input?

To think you would send someone to collections over $100.00 in unpaid HOA fees (for an invoice that was never received), especially during COVID, is sickening. Not only are the practices poor, the quality of customer service I received was disappointing at best. Do better.

If you love to live with bed bugs then this is the company to go with because they will make sure to not do anything to get rid of them.

I am a unit owner at Sommerset Condominiums. I can give an honest review of my dealings with Ayre and Oxford. I can tell you that the on-site building managers (don’t want to use their names for their own privacy) are a god send. They are onsite building managers who run a tight ship and are extremely helpful. They have been my go-to since I moved in and I appreciate them. I do believe they work for the building though and not the condominium agency.

Now, I recently had a flood where Ayre and Oxford was dealing with everything with the insurance company. I can tell you right now they understand they have legal power over the owners so they do not hesitate to pass down any costs incurred to them that is not covered by insurance, and they will pass those charges down to the owner without investigating or verifying them at all before hand, you have to pry for more information.

I have already had multiple charges corrected over demo and rebuild due to challenging their validity and double billing. Contractor invoices are horrendous, Ayre and Oxford does not ask questions or challenge them because they ultimately don’t have to pay it and the owners must, while Ayre and Oxford charges a 30% fee every month on those charges. This insurance claim was closed in April 2021 which was confirmed by Ayre and Oxford as well as the insurance company, but in July 2021 I received an additional approximately 1200$ charge with 30% interest every month from a “contractor who sent a late invoice”. No one has heard of this contractor before this date, no estimates were ever received or approved and the work they allegedly provided was duplicated by two other contractors who were already paid in full, estimates for those contractors were received. Ayre and Oxford immediately sends me this extremely questionable bill and charges me 30% a month on it without asking a single question of the contractor. In the last 2 years we have received 2 special assessments totalling approximately $5500-$6000 and 3 condo fee increases totalling approximate $50 per month. We have had a lawsuit ongoing for many years now because the balcony’s were not build properly, but as this lawsuit is going on, we are still required to pay a Special Assessment to rebuild them. I fully anticipate when we win this lawsuit Ayre and Oxford will try not to cut the owners cheques for the special assessment we paid but I will 100% be keeping a close eye on this lawsuit.

I do think Ayre & Oxford can be better managed and operated and I do think they can operate with condo owners in mind. For the reasons I stated and the stress they have added to my life I am giving them 1 Star Review as I believe most of this stress could have been easily avoided.

UPDATE: I was notified that I received the July bill in error as it was already paid previously. This goes to show that EVERYTHING will get passed right on to the owner, no questions asked.

Absolutely useless property management.when things go wrong they dont fix them and if they do its almost worst then then the problem.they hand out fines like they are candy for pretty much anything.they never call you back or even answer the phone.there is garbage all over the property and the maintenance guy cant even change a light bulb.i have sent in over 40 noise complaints in a year due to the upstairs air BNB and nothing is done.the picture is there fix on a sewer line above my car.yes it still leaks no they wont fix it.they say its a proper job.

As a condo owner at Clareview Courts I have been frustrated in the past with Ayre & Oxford, but have to say they have done a great job getting things done that were necessary. They had difficult people to work with, renters were breaking into cars in secured parking, residents were letting their dogs use the courtyard as a washroom, letting unwanted people in the building (door is locked at the front). Cameras were installed, fines issued, people caught, evicted, and the place is so much more like it was when it was first built. Its clean, feels safe, has a great maintenance person (Gord) who is always pleasant and willing to help. The Condo board works with Ayre & Oxford and they have done a great job. In the last year I had a couple of building issues and contacted Amanda. Amanda has been professional, got back to me right away and explained process to get the things done I needed to. She was very helpful. I really like Clairview Courts Building and people are friendly, a nice place to live! I believe Ayre & Oxford has done a good job. Credit should be given as well deserved.

This company is the property management company our condo board association has hired for our townhome complex (Kernohan Townhomes). All my dealings with the company have been great, but I want to make a special mention of one particular employee. Angeline Retzlaff has been our property manger for a while now (I want to say two years but I could be wrong about that). Either way, she has done an amazing job. She is excellent in her communication, advocates well on our behalf, does her job very well, and is a lovely person to talk to. She has professionally handled so many tough situations in this last year for us in spite of the challenges the pandemic has brought to us all. We couldn’t ask for a better property manager. I am so grateful for Angeline and look forward to continuing to work with her for years to come.

We've been working on various commercial and residential condo projects over the last few years with Amanda Hrycun. She has always been on top of thing from start to finish. In construction projects, there are always things that don't go as planned, but it's how they get dealt with that separates the people you'd work with again and the people you'd prefer would lose your number. She is a good communicator and very knowledgeable about the construction process. Nobody would every call her shy or a push-over when she's looking after a project.

I have lived in my property for over a year now and attempted to lodge multiple noise complaints with the management company about my above neighbor. I've even politely asked my neighbor to be mindful and still they continue to be inconsiderate. I get zero responses from management when I attempt to file a noise complaint and when I call them they sound like they cannot even be bothered or they don't answer at all. Only once did they ask me to complete a noise complaint form and I heard NOTHING in return. I'm confused as the property manager told me they take noise complaints seriously but I don't see it.

I have never had a pleasant experience, but I am just a renter not an owner.
You will get a parking ticket even if u are a visitor, even if its under the 12 hour limit and they will not assist you. Took months for a reply even.
They will also give you a ticket any way they can possible swing and not provide accurate evidence as to why.
They also lie.
I tried to book the elevator to avoid a $500 fine, called and emailed and no one got back to me ever about it.
Its really a shame because the places are really beautiful and prime location.in response to owner, Been there DONE THAT.

My friend moved out of the suite at Somerset condos (17011-67 ave) in October and he had asked me to get the elevator key for him. I received the elevator key from the manager, Carol and gave her $50 through e-transfer as a deposit. Carol had asked me to return the key through the mail slot in the office after we were done our move but I didn't feel comfortable doing that so I gave it to her daughter after her daughter did the walk through and I told her daughter 3x 'THIS IS THE KEY FOR THE ELEVATOR'. Several months passed and I didn't hear from her about returning my deposit. I finally called her on February 6 and asked her for my deposit back for the elevator key that I returned. She told me to text her my email address (so I did), then she asked me to tell her when I e-transferred her, then after I did that, she asked me what email she gave me for the money transfer. Seriously? ! Shouldn't you have this in your files and why do I have to track down you for MY money when I returned the key. She told me if she doesn't receive this information, she won't speak to me until she does. Classy. Also, some tenants in the building smoke, even when it's a non-smoking building and we got threats of a $500 fine due to the TV being on. Tenants let people in when they shouldn't. We had someone banging at our door that wasn't supposed to be there.

Had a better experience dealing with boardwalk while renting then being a home owner and dealing with these guys despite my condos fees always being paid on time.

They are very unprofessional and impolite. It takes multiple calls and follow up on my end to get any communication from them and then a waiting game on top of that for resolution. I've had issues that have gone months without being addressed.

Do not recommend.

A company only is good as the people they hire as managers. My issue took time to resolve but it was and I was treated well in the end.

Jordana & Fadil are the managers in my building, they are top notch! Always quick to fix any issues myself or the building may be experiencing. They have excellent customer service skills and are always professional. I've been living in their buildings the past two years and I have had no issues with them. Keep up the excellent work guys!

This company manages my property.they do not take etrasfers just cheque, so old school, i have to pay 50$ just to get cheque from my bank so i can send to them. They also manage parkland community, get the bill from them on Feb. 18, saying my account in collections.i never received damn bill for previous years, and they say i got till march 1 to pay current one with no penalties.like can we have some better form of communications or something,

I have been on a condo board with Sandra Hoffman as a manager from Ayre & Oxford Inc.
Communication and all agendas regarding property maintenance of our property are more then satisfactory.

I have an absolutely exceptional experience with Gordana and Fadil as my landlord. Both of them are incredibly helpful, cooperative, supportive quick answers to questions and always offer their help when needed. The building is full of friendly people and always kept clean. Brilliant location and great management has made for an excellent new home.

I hired Ayre & Oxford Inc.to manage a retail condo in downtown Edmonton for me ever since 2014. I must said that they have done an excellent job for me. Becky is the property manager for my retail condo, she is professional, always response to my concerns in timely manner and amazing property manager.

I’ve had a lot of building managers but the current manager Jordana is an amazing one. She has made sure that any concerns raised are taken care of immediately and promptly, and compared to past managers she has gone above and beyond. Security of the building was updated, routine inspections done to make sure the place is pest free, and very little issues with cleanliness. Lived here for a at Prestige Manor for some time now and can definitely see myself staying longer because the place is well run and well maintained

Angeline, who is the property manager for our building, has been instrumental into making our building a well-oiled machine. She is extremely organized, attentive and responsive which has made living and being on the board for our building a breeze compared to previous years. Gary, who performs the maintenance for our building, has also been amazing. He has organized all facets of the building which were previously in disarray and is always willing to help where he can. He's extremely versatile and has performed countless tasks which have saved us both financially and in time.

Used to live at Luxembourg Building managed by Fadil and Gordana Murati. Building was old and definitely needs some upgrades, but building was kept clean. Really like the fact that Fadil and Gordana was quick to solve the issue of our unit and the building, they were both attentive and very professional. Keep up the great work

I've been with Ayre &Oxford for 4 yrs now, I've never had any issues with them.
Fadil is an absolute gem to chat with,
Totally enjoy talking with him everytime I see him.

I thought about moving into a condo managed by this organization but was quickly advised by a current tenant not to do so. A few months later, I was informed of the continued disregard by the building management company to the residents, as building maintenance work has caused people to move units and cars are getting broken into in the parkade. Glad that I dodged that bullet.

Alexis, our property manager from Ayre & Oxford, is one of the most effective and most reliable professionals I have ever worked with. Ever since she took over as our property manager about 2 years ago, things have changed greatly at our condo building with regard to how we deal with issues and how our condo board functions. Everything has moved toward a positive direction.

Alexis always responded to our issues or requests immediately. As far as I can remember, I have never had to wait for a day or longer to get her response. Even in the evenings or weekends, she always got back to me without waiting for the next day. It's such a wonderful feeling to work with a property manager like her who acts so quickly. We can rely on her to address issues that pop up at any time. She sure works hard and deserves a lot of credits for that.

Alexis has the most effective system in following up on issues until their solution. I don't know how she did it. I just never needed to remind her again. I can completely rely on her on getting things done without me ever getting involved again. She is amazing in her ability to carry a task to its completion on her own. She never let things sit and be forgotten.

Alexis has taken care of our property issues with expertise and clear guidance. She always laid out clear course of action for us to take. Our condo board was never left wondering what to do. She is the go-to person for all our questions and concerns.

Besides all, Alexis is very pleasant to work with. She is caring, kind and polite. She has visited our building several times and knows first-hand the issues we may have. We are very grateful to have her as our property manager.

I live in Christina Manor and I'd just like to give a shoutout to the awesome building Manager here, Kevin. The guy goes above and beyond expectations to ensure every tenant is satisfied with their suites and the building in general. Super kind & courteous and will always go the extra mile if you have any issues!
