We were fairly disappointed about the service we received from Loreto. Our purchase documents were submitted in a timely manner for financing conditions. It took 6 or 7+ days just to get a response from First National only to say they had passed on our application. I feel like there should have been more followup with them.shouldn't take that long to get a response.

Our broker then submitted it to MCap. This left us with roughly 2-3 days prior to our financing conditions needing to be removed. I admit, our application was slightly more complex from all the additional details we needed to confirm/submit, but even being the case, 11 -12 business days should be plenty of time.

On the very last day, actually up to the very evening around 6: 30 PM, I practically had to beg Loreto to speak with the underwriter to verify the last documents. She didn't seem to really care that if we asked for an extension on our financing that we could possibly lose out on the house. After I expressed my dismay, she quickly (within 10-15 minutes) had spoken with the underwriter and confirmed that the underwriter had verified the documents and that if we wished, we could remove financing conditions.

I understand that brokers deal with many clients on a daily basis, but you (Loreto) need to treat each client like they are your #1 priority. (Side note, I was also trying to call her about some of the documents the same day our financing was due and she responded with a quick text, saying "I'm with other clients, please text me and I will get back to you. " This was LITERALLY, on the day our financing was due. We definitely didn't feel valued. Even if you are with other clients, don't tell your other clients who's financing is due within hours that you are working on another client's file.

We did, however, deal with Ron who organized our documents for our lawyer after financing conditions were removed. He was very helpful and secured us an even lower rate.

I wouldn't use Benchmark Mortgages again in the future. Good luck.

This is the second time this year I’ve used Benchmark for a purchase. This time around I had a tight closing date and Loreto was always on top of things. Even checking in when she left for a few days of vacation to see how things were progressing. Great service and will use again when the time comes.
