Boardwalk Centre

Please don’t let the length of my review scare you off from reading it. I believe, that for many of you, this will be very helpful in your decision making or awareness. Whether you are looking for accommodation, independent or assisted-living for yourself or a loved one, the information I provided here I hope will be of great help. First, Boardwalk sometimes gets a bad rap, but if you closely review their reviews, there appears a type of person that tends to be happy to complain, or there has been a miscommunication between staff and the tenant and instead of clarifying or working with the landlord, they get angry and do a hit and run review! My experience has been great over the years, and I was a homeowner for about 35 years, somI know what it takes to maintain a home. Boardwalk is doing a great job, and in fact it seems that they are working hard to improve the quality of their properties! Many investments in upgrades in all their properties of late.

Grocery and shopping near by or a short drive, Kingsway Mall, Superstore, Walmart Superstore at Kingsway Mall, Canadian Tire, Starbucks, Save-on, FreshCo. Four roads that can get you to where you need to go: Jasper Avenue, 105 street, 82 Street, and Kingsway Avenue

All told in my lifetime, I have lived in five different boardwalk properties. I have also owned a home for 30 years or so over that time, I know the cost of maintenance, and learned how to do a lot of it myself. I’m now a young, senior and retired and circumstances are such that I no longer own my own home. I live alone with my two wonderful companion dogs. I find my time is valuable and do not enjoy cooking for one and eating alone. Living here is great value for money!

Since my retirement, I have given much thought about my life going forward. I realized that I am not enjoying cooking and eating alone. Connection to community is really important for me. As I get older, that connection to community is really important.

Lastly, I have chosen to transition to assisted living while I can make that transition more easily. My only con I can say is that the parkade is rather dark, a bit dusty, but the south parkade is having construction, which has included jack hammering so that may account for the dust.

Please feel free to comment, this is just my observations. I have just moved here on June 25,2023.

Do not recommend this place to live, to much entering your suite invation to the privacy they look for any excuse to enter your apartment stay away from this place lots of homeless people sleeping at the main entrance dirty elevators if you going to pay this kind of money you at least have a clean place to live you go to the balcony and it is dirty because of the tenants above you kid making noise in school days after 12 an stay away from this place.

We have been here for almost 5 years and really like it here. We have a huge patio on the main floor where my wife plant flowers and some vegies. Overall the building is great with many amenities. Building is clean and the staff are friendly and take care of our needs in a professional manner. We like it here at Boardwalk Center.

There is no pool table, ping pong table, and there a huge chip out of the lino near the exercise room. In the South building on the third floor there is several huge stains on the carpet and along with a good size chunk of carpet missing. The washer and dryer on the third floor is never cleaned and the garbage from the laundry room is never taken out on a regular basis. I will not contact the management nor will I contact a representative at Boardwalk Rentals because this review sufficient enough for your records.

Pro:

Have swimming pool and steam room
Some time you can have whole gym to your self
there is a play yard around building which is very rare in downtown (belong to another elementary school)
Each floor has laundry room

Con:
Heating is not as good as Main street square tower.
Building wall has a draft issue, cold air will enter form window frame cracks and wall
Safety is a big issue.their security service is lacked specially when you regarding the size of the building.
Expect mouse become you "cyber issue", mouse keep cutting of the internet cable.
Building lack of waterproofing.the pipe failure from above floor side way tracked into our dining room floor.
Had couple of theft and water flooding happened in the building Regional office of board walk does not take feed back.
Regional office is no willing to provide contact information of safety and risk control personnel.

Never again!
You will only be welcomed with a smile if you are moving in. Upon becoming a tenant, you will see their real face. Especially one of the male staff in the office. There is nothing worse than moving out. Be ready to forget about the security deposit when you move out.
Weed smelling corridors and inoperative elevators are quite normal here.

Still having consistent problems with this shady company. Getting random extra charges on top of my rent for electricity at a place I don't even live at, refuse to show me the bill with my name on it. Telling me I have to pay it anyways. The only thing this company cares about it extortion and stealing your money. Extremely disappointed

If I could rate a no star I would, so many issues at boardwalk buildings and seems like no one can deal with. They say call customer service we are here 24/7 they are and guy supposed to dispatch security so he says he did, called again this morning for update, security had responded with no one was available to come out. My understanding is why have them if can’t come out and deal with the issues? Sure once I go in the office this morning they will say the resident manager that lives on site heard nothing haha. Come in to my unit at night and listen at night. You get a bunch of run around a with office staff and ppl that work here. All the good people that did there job that worked here had left. Now bunch of new ppl that have no idea how to do there job.

They don’t deserve even one star. I never Suggest them. Most of the workers inside the office have clear racism, you cannot get privacy, they always enter your apartment for unimportant reasons while you are outside, they impose conditions on you that are not in the contract basically, the services are very bad in addition to the exorbitant amount of rent

My overall stay at Boardwalk Centre is great. Very friendly staff who always work hard to take care of their tenants. Whenever I had any issues example with maintenance it always gets done with a double confirmation to enter my suite in a timely manner. The reason I gave 4 stars is because there are crazy tenants who sometime make a little mess on the elevators at times. Bottomline; it’s a great place to stay with awesome views of Downtown & Stadium or the River Valley view. Thanks Boardwalk

Great apartment and great people in the office. The maintainer team is also prompt and on point. Haven’t had any issues here. Safe and quiet.
Special mention, Pavan Paul from the rental office has been most kind and helpful.

I recently visited one of the boardwalk Centre, the staff was very friendly especially the manager Vanitha who showed me around very professional and answered all my questions. I recommend Boardwalk to anyone looking for a rental place. Thank you

They’re doing renovations or something on top of my floor, it’s like a torture, I work late shift and they start at 8am when I’m really in sleep, at least they should have me a notice or something

I came home exhausted and forgot to lock my door and passed out on the couch after coming back from a trip.and someone came in and stole one of my suitcases. Remember to always lock your doors. This building is Sketchy! Definitely don’t feel safe in my own home. I can’t wait to move out.

Moving into here was easier than any other place. The staff was accommodating polite and friendly! I've been here over a year and have been helped the whole way! Rachel in the office is the BEST! I had to see her for help, and more than once she's went above and beyond! Thank you Rachel!

I have lived at the Boardwalk Centre for over 20 years and I loved living here. It is close to downtown and to many of the shopping centres, the inner city amenities like Commonwealth stadium, Roger's place, Citadel and Art Gallery and Alberta Museum. The view of the river valley and downtown is breath taking and makes living here very nice.

I live in 8820 Jasper avenue and they keep
Open Zym 9am to 5 pm? Not sure they keep open for who? Only one excuse they use it covid -19? All the gyms are open 24 hours or maximum hours. They requested Proof of vaccination which is totally fine and still they keep open office hours. Not sure about their understanding

I've been living here since 2016, I have experience with the staff, I'm so thankful for areane! She's one of the most sweetest people I've ever net!

Office staff are polite, courteous and attentive to our needs. Maintenance issues are resolved in a timely manner. Property is well kept inside and out. Tenants are friendly. Security on site.

Yes, the maintenance crew is ambitious. Why can't we, as tenants enjoy the seasons. Why does everything have to look so sterile.
Let's enjoy the leaves rustling, and the colours. Stop sweeping everything away.

Excellent maintenance service, lovely apartments, beautiful river view, very reasonable rent, contemporary features. Bottleneck with the elevators is a problem. Waiting for them can take 1/2 hour or more at certain times a day if you are going up from the lobby.

I live in apartment 1502- 10531 90st. I’ve been living there since May 1,2021. I’ve had nothing but problems trying to get my maintenance request done for my outside outlet on my balcony.there wasn’t even an outlet to begin with when I moved in and I’ve been trying to get this done but the office is not communicating when they actually went into my place and started unplugging things inside the place that I did not know they were going to do. I recommend you have a lot of patience if you ever want to rent with these guys because they get nothing done without you calling them 3+ times. If you want something done do it yourself is what I figured out around here.

Very well maintained with helpful staff 24/7. Would benefit from more elevators or a dedicated freight elevator. Excellent maintenance and office staff.

I would like to thank you Boardwalk center for the good relations over the past two years and here in Boardwalk I got advantages that I did not get elsewhere, especially the staff in the rental office and especially "Crizza Mae Bernardo" the building always clean and a great place and location to living there,

Horrible place to rent had cockroaches litterly come inside my suite when I opened my door.
They stole a portion of my damage deposit with no reason. Half the building Is full of sketchy people I’ve seen meth heads smoke meth in the underground parking lot. While the security does nothing. If you order stuff off of Amazon it will get stolen lots of mail theft. Last but not least the people working in the leasing office do not care about tenants. The elevators get stuck all the time also and the never fix them.

I've lived here for 2 years until it is time to move. The staff are always nice and they try to accommodate you as much as they can. Although at the beginning I've had some problems with my maintenance requests, they managed to fix or accomplish them to my satisfaction. I don't have any complaints, except the rent going up each year. But maybe it is reasonable due to location. They do give you discounts tho if you inquire. Overall I'm happy. Thanks Boardwalk:)

If you like cockroaches and bedbugs this is the place for you and don't forget about all the drug addicts and lack of security

Very cheap. The management here will continue to fix the old building instead of updating the plumbing and heating issues. Spent most of the winter cold and have had to ask the to fix a toilet 6 times in 3 months. Out right refusing to replace it due to tight budgets. Prolly from upper management.

One of the best rental experiences of my life. Kinda pricey for a student. But hey, you get what you pay for. Will be back if I can.

Boardwalk is by far the best rental outfit in Alberta. I've rented my entire adult life, (not always with Boardwalk), and I can honestly say that they go over and above to meet the needs of the Building, and to assist tenants to resolve issues and to generally ensure that tenants are well cared for. I have really appreciated the 24 hour call service and evening security. And above all else, I have appreciated the customer service, which in my opinion is truly their star power! I am so grateful for my years at Boardwalk and will continue to recommend it as a superior Rental agency in Edmonton. Thank you, Boardwalk!:)

I have been at Boardwalk Centre for 5 years now and I call it home. The staff here are friendly and helpful. If there is a problem or a concern they will help solve it the problem with professionalism. I have had concerns over the 5 years and they have all been met and dealt with. The maintenance staff are phenomenal with the amount of knowledge they have. Sammy is the ultimate 'fix it guy' and is always smiling and happy to be at his job.
Like they say about this building 'Welcome home' and I am home.

Not from personal experience but from a family member I have been informed how they handle bebugs - they do not fumigate the full building which is neccessary when dealing with bedbugs, Stay clear. I get that its cheap but just because someone isn't rich doesn't mean they deserve bedbugs.

Pros: Cheap and good location.

Cons:
BED BUGS.
Dirty, poor maintenance, underpowered laundry/dryer.
Gouge you for move out charges - they charge you for “hair and breadcrumbs” you leave behind.
Maintenance, especially elevators.
Move out experience is horrible.

Ok.so we went there to view a suite yesterday and we liked the apartment and paid a security deposit. But after we came form there and met some friends, they gave us horrible reviews about the place. Checked online and found each word to be true. Immediately called Boardwalk and spoke to a Customer Care agent who promised to help. But in the morning I was told that our deposit would not be refunded. This is a very bad gesture on the part of such a huge rental company. I now stand by all the bad reviews given to Boardwalk. IMHO either the properties should be managed well, or consideration must be given when such an issue is raised. Safety and security is prime for everyone. Either you upkeep that or be considerate to heard earned money. This review is written so that no one else ends up losing money for nothing like we did. Horrible terrible first experience with Boardwalk.

I'm writing this at 251 a.m, unable to sleep because of a stupid and unprincipled neighbor. It always happens here, bad neighborhood, trash in elevators, that sucks. As for the officials, I have nothing to complain about. But they could have a night guard so they would not let impetuous neighbors fail the rules. There are families who wake up early and work, go to school, while the unemployed make noise and mess.

The entire staff at Boardwalk from beginning to move out was professional, friendly and helpful. My 17th floor suite was quiet and well maintained. My neighbors all quiet and courteous. During my almost 2 year residency the building had routine maintenance and upkeep. Issues were handled quickly and always with a willingness to serve. I enjoyed the many facilities and location to services and shopping. Living downtown anywhere has its drawbacks but the amazing River Valley view and trails made it comfortable. Security offered by boardwalk made it feel safe. Affordable convenient downtown living. Thanks everybody.

I left my key outside my suite in the door knob when i checked in the morning to get it, it was not there anymore. I feel not safe in this property because homeless people just come and go especially at night. All my keys was lost including my car keys. So am not sure if my care is safe now because someone took my keys. It's horrible, even inside the building we are not safe from burglar.

I know some stupid answer is going to come saying that unfortunately we don't see your name as a current resident, but I am living in this horrible place and cant wait to move out.

Not a safe place to live. Our apt was broken into and my vehicle was broken into costing us almost $3000.

I wish I could go back in time and reverse my decision to live in this ghetto. To start off, I moved in to this building on July 1,2018 and signed a one year lease, and unfortunately this was the time when my misery started for the next four months. From the very next day, all hell broke loose. I found out there is bed bugs infestation, and then began the blame game with the most uncooperative staff on this planet. They blamed me for bringing in the bed bugs, even though I showed receipts for my newly bought mattress on July 2,2018. Later on in the following weeks showed up the cockroaches, and then even mice. At this point, Boardwalk completed 3 treatments within the time span of 4 months for all these infestations, and nothing seemed to work out. For the four months I spent in this hell, all my belongings (including furniture, clothes, documents etc) were kept outside in the balcony, as this was the requirement for the treatment. They made my life a nightmare and everyday was a struggle to scavenge through the items in the balcony to prepare for work. I could not live there anymore and they agreed to break the lease. This was not even the worst part. Each time I went to report the problems to the office, their attitude and the way they dealt with me was miserable and poor. The main manager, saw me as a check that she cashes out at the end of every month, and talked to me as if I am not a person. She was proud and did not care about my problems. Not even one thing about this place was nice. The highlight were the smelly corridors, all sorts of infestations you could think of, uncooperative staff, and if you want to feel miserable, just go and have a conversation with the manager. She is great at making people feel miserable.
Never going to step foot in this place ever again. Hey Boardwalk, I wish you all the worst in the future for the misery you inflict on your tenants.

If you value your belongings don't live here. Tons of laundry theft and the boardwalk don't care. Doors that are suppose to be secured are broken and don't close. Security is never around. The building and hallways smell like cat piss, garbage and other nasty smells. The elevators break down constantly and you are stuck waiting upwards of 15 to 20 minutes to get an elevator on ground. The stairwells are locked on every floor and tenants cannot even access their floor. Crackheads, methheads, homeless and other sketchy people are always roaming the building and security doesn't do anything. Constant trash and garbage in the elevators, random people sometimes sleeping in the hallways. People have literally been stuck in the elevators for hours multiple times.
STAY AWAY FROM THIS PLACE!
