I have lived here in Calgary Place Apts for over 8 years now. I love this place.
The place is always clean, the staff are friendly and the Building Meintenace is quick to respond and take care of the issues.

My favorite maintenance is FATOS. He is very professional, knowledgeable, respectful and friendly I am very happy to have people like FATOS here

My kitchen sink drain was clogged, and Fatos came promptly at 10: 00am. He's always so cheerful when he arrives to repair things. He's jovial, and always has a joke and a smile. He's a blessing in our building! Thank you Fatos for all you do for us!

I will clean my apartment whenever i want.
I dont think threatening note would be working. There are so many stolen packages and serious in suite marijuana situation you can not solve them, and now you are worrying about my apartment INNER cleaning? It’s not your business unless i end the contract, isn't it?

I've been here for many years and never had this problem before. For almost a month my apartment has been 25C 24/7. It's way to hot to sleep and is causing me health issues. The heat is coming from the core as my rads haven't been being used all month (cold pipes all month). As I write this it is 9C outside I have both windows open with fans in front of them blowing the outside air inside and it is still almost 24C in the bedroom and 23.5C in the living room. Quadreal has been no help lately and uncommunicative to my inquiries. I certainly wouldn't recommend living here at this time unless you like being slowly roasted in your sleep

Very bad communication. The Quadreal team have no sync with the property manager team in the availability of unit. You will be lucky if you get an appointment for viewing. And the team looks for ways to cancel the appointment as well. No co-ordination at all

Make sure you add an extra 20-30 mins to your morning to wait for the elevator. Not sure who in the management team thinks it’s a good idea to have 37 floors with only one elevator working for literally months. We moved in August and I have never seen more than 1 elevator running for more than 3 days at a time.

This building is an absolute joke when it comes to elevator maintenance. There’s only one operational elevator for over 250 apartments and the management has done nothing to fix it at all (one elevator has been broken since months).

12+ people in every elevator and 20+ mins or wait time: it’s a breading ground for COVID.

8 months after my first review, the white woman who I had trouble with is at it again. Reported because the fire alarm testers, along with her, entered my apartment without asking if anyone was home. I was getting dressed and yelled to please wait and NO enter. They didn’t listened or cared. Entered and I closed the door on the guy’s face and was mocked, laughed at and EVEN threatened with getting arrested! The complaint was also discarded and I was lectured about the permission they have to enter when they give notice. I asked for the name of the disrespectful and under qualified to deal with people woman, but was denied of that too. Finally I found out her name is Bonnie. Careful with her if you are not white. They don’t deserve our business. And our cars got VANDALIZED 4 times in their underground parking lot.didn’t help with the rent on the COVID-19 bad times either.

Moving from Toronto, ON, we signed and toured a lease virtually with Calgary Place Apartments and couldn't be happier with our decision. The suite had a stunning view of the Rockies (West-facing), it was clean, large and the common rooms are the most accommodating of the condos I've rented. I recommend Calgary Place Apartments 100%!

The building is old which is fine but they do not maintain it… the pipes are constantly setting off the alarm system. You’ll be woken up in the middle of the night to sirens because presumable another pipe set off the alarm. The worst part is the building won’t send out an update as to what is happening.alarm will go off in the middle of the night and you have no idea if you should leave the building or just wait since it’s probably another pipe that is set off. They clearly do not care for the people living in the building.

Moved here with my family a month ago. I would recommend this place for newcomers like us. There are affordable and well maintained units. Even if there is an issue, maintenance team is very quick and efficient. Staff is extremely polite and helpful. They take concrete and timely actions on any issues. The location is very convenient, close to Ctrain and accessible to almost all major shopping malls. Good for new people with no personal transportation. So far it has been a good experience for me and my family.

One of the worst management I had seen in Calgary. My personal experience is the elevator on the 608 building doesn't work from a long long time. During this covid 19 situation when people need to maintain the social distancing, it's really hard for people to catch up with time because out of 3 elevator only 2 works and in that ONLY 1 is available for the residents and another one for move in move outs. It's a shame for the management even after getting so many complaints about it, looks like they are not doing anything about it. So now including me other residents are need to stand in front of elevator atleast half an hour early than usual.

We have lived at calgary Place apt for 23 years and love our home!

Staff is exceptional and care to to tenets has always been great. Once in while, maintenance has to be done but expected to up keep property which some people don’t understand. A special shout out to Richi, Francis and office management for taking such good care of their tenets, thanks so much for 23 years of great living. We look forward to another 23 years.

Me and my husband lived in this apartment for 3 years before we moved out last winter. We have never experienced such poor customer service at any locations or services we have received. The communication between the management team is extremely poor and disorganized that the renters end up wasting their time, energy and peace of mind dealing with issues. They stressed us so much during our move out. I honestly think they should work better on customer service. This is the first negative review that i have ever written, for the sole reason that i hope after reading this, the management would definitely consider hiring employees or training current employees to be better understanding and respond politely to people living in their building. And the elevators where always under service most of the time which gave us headache daily. But the service from maintenance team was excellent.

I lived here for two years and overall it was a good experience. The view was nice, the price was good, amenities were usually working without issue, although there were usually only two working elevators. They also completed repairs quickly. As long as you avoid 8th street and 7th ave (I lived in the west tower) there wasn’t much issue with the area. I especially enjoyed having a dishwasher, and a balcony.

The only major issue I had was with moving out of here. It was a horrible experience. I booked the moving elevators on a Saturday from 10 AM to 12 PM. In the email they sent me I was instructed to call the phone number provided when my movers arrived. I tried to call that number at 10 AM and only got voicemail for the rental office. I tried again about an hour later, as my movers were running late and I wanted to inform them of that the first time, and again I could only leave a message. I went down to the rental office to see if anyone was there and there wasn’t. Then I checked the mail room to see if anyone was waiting there for me, and I find two other people using the moving elevator to move their stuff out, in the timeslot that I booked. I never did get a hold of anyone at the office to get the elevators and my movers had to wait for the regular elevators which was a huge inconvenience to everyone, as one elevator was already out of service.

The people using the elevators in my timeslot informed me that they went to the rental office and someone gave them the key for the elevator. I’m assuming the person that gave them the key thought they were there for my elevator booking, but it was strange no one was there when I went to check the office, and after repeatedly calling the number provided I wasn’t able to get a hold of anyone.

It was a really sour note to leave on. Other than that awful experience I enjoyed my two years here.

Edit: When the rental office did get back to me regarding my move-out, all they had to say was the office had reduced hours due to COVID and a notification was sent out. Yet they still booked my move for a Saturday knowing they were only working Monday to Friday.

In addition, I was not permitted to be there for the move out inspection due to COVID. They sent me a report listing everything as ‘pass’ (minus one missing key for $20), yet still kept another $400 for ‘cleaning’. The kitchen, bathroom, bedroom, etc were all listed as passing inspection, but they only returned half the deposit anyways. Attached are pictures of the condition of the apartment as I left it, having cleaned before leaving.

Would not recommend living here.

After a recent suite inspection by Calgary Place Apartments a number of repairs were identified. I have to say my Wife and I were very impressed by the maintenance Team of Richard and Juan they were very professional and polite and went above and beyond performing their job. Thank you Richard and Juan you exceeded our expectations.

For one when I called up the enquiry section for renting, the staff were very unfriendly obnoxious and rude, both the times.

So I can imagine how it would be if I had to rent with them.

I have been here for a year and absolutely love it. The office staff are truly fantastic and work hard to stay on top of things. The maintenance is also outstanding. Never had to wait longer than 24 hours for even a general maintenance request that has no urgency. The maintenance crew is also very respectful of your space and time and they are great to deal with. Always have a week or more notice for water outages and they are generally completed in less than the quoted time. One downside is the elevators are consistently out of service, but they seem to have a handle on this now as all three have been running for some time now with no issues. Prices for the units are also extremely competitive and I was not quoted a price increase when it was time to renew which was also greatly appreciated. All in all, especially for a larger property manager, Quadreal has greatly exceeded my expectations and I have no issues recommending this apartment building.

Don't say you weren't WARNED!
If it were possible to give less than a 1 star, it would be so.
Shoddy management and maintenance.
Good luck on living there without an Elevator out of order.
Come home to no hot water constantly.
Staff will enter your apartment without 24hr notice, complain about it and be ready to be berated.
Oh forgot the BEST part!
The CONSTANT FIRE ALARMS going off at all hours.

Moved in and over 3 months my vehicle got broken into not 1x very badly managed company they have security on site and blame us for the damages (tenants), as far as we know if there is security they are reliable for all damages. Such a cheap company and lazy security people dont move here if you dont need to, as well as they try to rip off everyone at the end. Worst managed building ever lived in. Hope you have a great lawyer and ready for some media reviews as well. Good luck with your business.

Moved in about a month ago thought I should post a review too. I checked a lot of reviews before I moved in and it seemed like the place was bad and then the new company took over everything has got better. So far my experience was very positive. Rish and analiza helped me with my moving in process and everything went well, and quadreal has been really fast with maintenance request. The first day I moved in I put in a request for my loose burner element and they fixed the SAME day.
The fire alarm issue is true I experienced within the first week, the elevator was true too there was a while when we only had one elevator, but quadreal has been pretty communicative putting out notices etc, so in my opinion being an old building they've done what they can. The sirens are true and train noises are true too (even on 29th floor) but they are actually easy to get used to. This is a great place overall and you can't beat the location.

-My partner and I moved here last year during the transition from RealStar to Quadreal, which was so messy and disorganized that the application process seemed more difficult than a job hiring process. Be ready to be screamed "EVERYTHING IS ONLINE, GO ON THE WEBSITE! " quite frequently when you ask a question that is NOT answered on the website.
-Fire alarm goes off at least 1x per month, at any time. Water was shut off pretty frequently as well (West Tower).
-There were a few occasions where notices to enter the suite were posted with 12 or less hours notice, but Quadreal entered anyways despite it being an illegal entry into the apartment. Upon mentioning to Quadreal about this, their response was that "they ran out of time" to post the notice to enter. Not a valid excuse.
-Gym space is pretty standard for an apartment building, but the pool was only opened right at the very tail end of the summer (End of July/August?).
-Expect a "mid lease inspection", "pre-move out inspection", AND "move out inspection". Most of the time Quadreal staff never introduced themselves before entering our apartment, it was beyond creepy and felt like an excuse to spy on tenants.
-During our last month of our 12 month lease, Quadreal gave us 2 weeks of notices to enter our suite, allowing themselves into our place for 70 hours over two weeks (Monday-Saturday, 9 am to sometimes 6pm). We were horrified to find our place covered in muddy footprints, things left open, things knocked off the fridge, garbage left behind. We had to re-locate our cats because we didn't trust Quadreal enough to ensure that we were coming home to the same # of cats as when we left for the day. Very stressful time for both us, and our pets.
-No one showed up for our booked elevator time and we had to call Quadreal to allow us elevator access, while our movers were left guarding our belongings. Again, no one showed up for our booked move out inspection appointment, so we had to call for a Quadreal employee to come by and do the inspection.
TLDR: DO NOT RENT FROM HERE! Tenants do not respect the space or other tenants, things were always going wrong (water shut offs/fire alarms, elevators not working), and not helpful staff. Out of the 8 years of renting apartments, this is the worst renting experience thus far.

Hands down the worst renting experience of my life. The property management company, Realstar are the definition of the word incompetence. They treat tenants like garbage then raise the rent every year to add insult to injury. Then you have the property that is completely unsuitable for living peacefully and stress free. I had two floods from the 60 year old heating system. The walls are paper thin and It sounded like I had roomates but I was alone in a 1 bedroom. The building is dirty and I found homeless people in the common areas all the time. The neighborhood is absolutely disgusting and dirty. I couldn't wait to leave and never have to deal with this place and the managers ever again.

The best way to review this building will be with quick and punchy bullets. Here we go. (Quick review: 4 Stars as the building is a great location and bang-for-your-buck.)
- Office staff are friendly
- Maintenance staff are effective and quick, but there will be a lot of maintenance needed as the building is old
- Multiple rent payment options online: debit, credit card, or direct banking (I had an issue with this before but Rania sorted it all out! Thanks Rania!)
- The pool in summer is nice, but they take a long time to open it so you'll only be getting it for about 2 months (July/Aug)
- The gym is okay, it's what you'd expect for a free apartment gym, but the hand sanitizer is always empty, they should fill this as gyms are bacteria cesspools
- We did have a pest problem with cockroaches, but after four attempts to stop them with 'baiting' failed, management called in Cal-Rid, a company that guarantees they get rid of pests in one go. It certainly has worked!
- Parking is about $115 and is covered, that's a good deal for downtown
- The buildings location is great, and near loads of amenities while being close to transit
- North of the building is the Bow River and Kensington, which is beautiful
- South of the building is the infamous Crack-Mac's (now Circle K) and a load of homeless people
- There is a nice little grocery shop below the building in the strip mall, including a Tim's, Cafe, Bar, and Dry Cleaners
- Laundry facilities are modern and clean
- The view facing the mountains can be incredible

I've lived here 3 years, only had some issues with water shutdown last year because they were upgrading the pipes, now they do not shut down the water almost ever. The staff has been nice and accommodating, the price is very good for what we get, plus location is great, we have gym and pool as well, all included, one of my best friends also live in the building and doesn't experience many problems. I think a lot of the negative reviews are probably really old, or reviewed by people that expect a luxury home for under 1000$ in downtown.

Avoid at all costs. I have lived here for approximately 2 years, and have stayed this long due to the convenient location and low rent. Pros and cons as follows:

-Convenient location
-Low rent

Cons
-Cockroaches
-Beetles
-Constant garbage smell (if you live near a chute)
-Very old fixtures that leak constantly
-Drainage issues in the sink, toiled and bathtub
-90% of staff are very rude, 10% have been helpful
-Staff is overall quite unorganized
-Poor floor layout
-Old cabinets
-Brutal appliances
-Fire alarm going off at all hours of the night
-Neighborhood is very "sketchy". I have to accompany my girlfriend if she wants to walk anywhere after 9: 00

My experience in my last month of living at Calgary Place was horrific. My rent was raised by $100, and in the same month I found cockroaches in my apartment. When I confronted staff, I was assured that they knew of problem and would be "Spraying" the entire apartment building to get rid of the cockroaches. The staff actually came to my apartment to apologize and assure us that it would be sprayed. This was a blatant lie, as it was not sprayed at all. I am writing this negative review, as I emailed the property manager to tell them I would be leaving a review, and the outcome of the review would be largely impacted by how they dealt with the cockroaches. They did not reply - this only shows how much they care about their tenants.

I also asked for them to waive the $100 increase in rent for my final month as I did not believe it was fair to raise rent in the same month that my apartment got infested with cockroaches. In addition, I have never been late for a rental payment, have professionally maintained my apartment, and have never received a complaint from either property management or other tenants. They denied my request to waive the $100 increase.

My suggestion for anyone looking would to be to pay the extra $100-$200/month and rent from a newer building downtown. You will regret your decision to move here.

Updated 09/27/2018 - As discussed above, my rent was increased from $990 - $1090; however the automatic withdrawal only took out the $990 (not the extra $100 from the rent increase). When I went to pay the extra $100, I was charged a $25 late because the rent was not paid in full. This was not my fault, as the money was in my account, management just did not update my automatic withdrawal amount accordingly and charged me a $25 late fee for their mistake. They did not reverse the late fee.

Quadreal is just another corporation that cuts costs by getting you to do the work for them. Instead of talking to a person in the office you're just made to do everything online. They are replacing employees with a website. They're goal is to hire as few staff as possible and get you to do all the information input for repairs or complaints or anything of that nature. This is not a good company when it comes to customer service. But I'm sure they'll have some excuse in their response. The automation of society is to the detriment of us all, the Canadian economy especially.

I just love my experience at Calgary Place Apt! Unsure of why so many negative reviews but its been a month and the staff in here are so courtious and helpful!

Yes the building is huge and little old but my apartment is stunning in terms of view, maintanence stuff and they fix stuff in max 1 day of request submissions!

Well in a nutshell - have patience, speak with courtesy and the staff in here will do their best to give you an amazing experience!

Yack! My worst experience in Calgary! If I could give negative starts, I would definitely give more than 10 negative starts!

So many lies about the building are told to you beforehand but when you sign the contract and are trapped in it they simply say: "It is a 60 year old building! What else do you expect? "

Nonstop maintenance, mouse problem (as they said due to keeping snakes as a pet by some tenants!), stinky drainage and shooting system, false now and then (worst is midnight) fire alarms, never ending fixing of heating system, homeless people smoking and shouting under your windows and even in the lobby and sometimes sneaking in to steal from the laundry room, dirty floors, windows, toilets, bathtub with the claim that they're all cleaned, and the worst is charging you for the move out cleaning (at least 216$ for a 1 bedroom apartment!)

In mid winter the heating system is so down that you need extra blankets and your own heaters not to freeze, even if all the windows are covered with extra layers and turned the oven on leaving its door open! In summer you die from the heat as there's no cooling system!
Oh and the fire trucks from the nearby station that make a terrible noise all the time!

Please don't be fooled by cheap rent as it is not worth so much trouble! JUST stay away from this ruin!

This place is horrible. When my roommate and I moved in we had been told and agreed to signing a yearly lease. They had actually been charging us a month to month price ($1,640) the whole time. I didn't understand why but thought it must be because we live downtown. It was really hard to keep paying $1,640 so my roommate and I went down and asked if we could get the price lowered.

We sat down and they agreed to $1,300 but during the negotiations they said we were paying for a month to month price but we signed up for a year. Now the staff are just incompetent, because quadreal took over they just throw a sheet of paper at you while saying "it's all online, it's all on the website". I'm dealing with more and more problems because of this place. I went to the office and said I'm moving out what do I need to do. I was handed a form that said I have to give over my part of the damage deposit to my roommate that's staying there because I'm leaving 2 months before the lease is due.

I signed the form and handed to them.wasn't told to go online and set up an account to disable my paymen's or anything by them. I didn't think I would need to seeing as how my roommate had made an account and gave them the pre authorized payment info for himself.

I moved out and they had taken the 1,300 out of my account still. I had just moved and paid the other place damage and everything and they still took $1,300 dollars from my account.

Almost all the staff here are terrible. They just say "it's all online now" and don't try to explain or guide you through anything. They just throw a sheet of paper and get back to looking at their monitors.

So.today was the second time my sister and I booked time off work- to see a viewing of a 2 bedroom apartment. Because their website/rent board/ and other sites state- AVAILABILITY.

When we arrived the first time they informed us there are only 1 room apartments. After walking half an hour there and back for this viewing.
We left frustrated and misinformed.
Today this happened for the second time.

Calgary place is super I'm professional, and I wouldn't recommend working or living with this company. Now looking more into the reviews, that easily goes to show.

I wish I could give negative 10 stars due to these frustrations.

If I could give a negative star, I would have. PLEASE PLEASE PLEASE for the sake of your sanity don't even think about living here. Our worst living experience ever. I am from Pakistan (the shitiest place on earth) never in my wildest dream I thought I would ever miss my country after moving to Canada but the management of this building and the structure made me miss Pakistan. Expect the water, electricity and heat shutdown at least once a week and if the management dare to dispute this, I have their notices to prove. The garbage chute is so badly clogged all the time that the hallways stink and sometimes you can smell it in your apartment. And you if you ever try to talk to the management, if they're in a good mood, they'll ask you to go and find a different place to live and God forbid if they're in a bad mood, they'll bark you out of the office. They lied about everything before our move in and once I confronted them afterwards they denied everything and made a liar out of us. If you do ended up living here because of the cheap rent and deal on not paying utilities then my advice to you guys is please make sure that you keep your receipts after paying the rent because they'll accuse you of not paying your rent anytime.

I so much regret signing a year long lease and now can't wait for the year to end. Seriously guys avoid this place NOT WORTH IT!

PS: If you do end up living here then please do not accept an apartment on the 2nd floor because of their 24/7 laundry room, on 3rd and 4th floor because of their gym which is open 24/7 and has thin walls so no matter what's happening in the gym, you'll hear it if you are living on the 3rd floor and 4th floor.

I currently live In the West tower. I've had Calgary place employees unlock my door and enter my apartment illegally twice. The laundry is on the second floor. They've shut the laundry down and only told the people on the second floor of a 36 floor building. The office has several incompetent women who are very rude (Not all but some). The building is old so the repairs cause constant water/heat shutdowns about once a month. The fire alarm goes off on an average of once a month but it can happen at any hour and several times in just a few hours. I've been accused of not paying rent (when I had a receipt to prove it). Also they allow vulgar politicians into the building to knock on my door and swear at me. I would recommend avoiding this building at all costs. I deeply regret signing my lease.
