Dealing with Catalyst Condo Management Ltd has been one of the worst experiences of my life. There was a leak in my unit at around July 20 while my possession date was August 11. When the leak occurred, a vendor was able to come in and give a quote for renovations. The condo board needs to assess 3 quotes until renovations can begin. They did not bring in any other vendors until I finally moved into the unit and started asking them about the process of the renovation. So only after my possession date do they actually try to bring other vendors to obtain any quotes. They have the ability to send vendors when nobody is in the unit. But it seems that they don’t actually do anything to further the renovation process unless you keep calling them. It especially sucks because I took an entire week off work to get settled into my unit, but as I cannot settle into my condo until the floors and walls are changed, I essentially wasted 5 vacation days.

Apparently, the condo board, which consists of 3 people, takes 10-14 days to choose a quote. During this time, the same leak occurs, but my unit damage remains the same. The first vendor that initially arrives at my unit to give a quote provides the exact same quote for this leak. However, because it occurred again, Dan, the project manager at Catalyst, claims that I would need another 2 quotes from 2 other vendors despite the renovation quote being the exact same amount. He did not mention that I need another 2 quotes until I actually called him. So while he knew that this new leak already occurred, he did nothing to expedite the process until I called him. This meant that I needed to wait another 2 weeks to even begin the renovation process.

When the leak occurred again, an emergency vendor had to bring in large, extremely loud dehumidifiers which made the unit uninhabitable. I was paying for the mortgages and condo fees for a place that I couldn’t even live in.

It is now a week after September, the renovations have not yet started, and I have not been able to settle in. I have not been provided any compensation by Catalyst for this extreme inconvenience. I do not believe they care about the people living in these condos. They do their best to postpone renovations and often ignore your calls unless you call them directly.

I hope that a member of the condo board is able to see this message and understand the incompetence of Catalyst. I would like to get settled into the condo that I have been paying for—for a month now—but with this management company, I don’t know when that will ever occur.

Continually ignore emails requests for required parkade cleaning from numerous tenants. Been well over a year since our last cleaning and multiple email inquiries with no responses. Worst condo management I’ve ever dealt with in my 15 years owning a condo. Avoid signing a contract with them at all costs!

My air conditioning wasn’t working properly throughout the night on June 29th in my condo and in the morning I emailed Catalyst Condo Management and a fine gentleman by the name of Asfandyar Abid got back to me within a short period of time and told me that his company would be looking after everything for me and it was done right away!

Extremely Poor responsiveness, Shoddy Management - Catalyst as a management company is good for nothing who cannot respond to emails. They do not have the etiquette to acknowledge emails / Condo Residents issues.

I would definitely not recommended hiring this company to manage your property.

Their lousy managing skills can be seen in the following Condos in the Calgary Downtown: Vetro, Sasso, Luna, Nova, Stella and a few other.

Tenant let me know of an issue with their lock in their unit. Emailed Catalyst through their system. Received a response in a timely manner, and they dispatched someone right away to look at it. Updated that the issue was fixed, and that it was not our cost. I understand things won’t always go this smoothly, but gotta celebrate the small wins!

Had a minor issue in our condo. Asfandyar responded to my email quite quickly and helped set up a trades person to call me and get it sorted out. Asfandyar was quick to get it going and was very easy to deal with.

My strata switched to Catalyst three to four years ago. I've got pending fixes not addressed from before the pandemic so well over 2.5 years ago.

Been passed around from one project manager to another; Starting with Kassidy Poudrier, Amy (didn't catch her last name), Noah Hout, Asfandyar Abid, Kimberlee Favel, Dustin Gutsche, Danyal Fayaz and then back to Asfandyar whom said he would get back to me. There's been no communication in the past 6 months.

Wish I could leave a zero stars.

DEPLORABLE! My condo in Calgary's Eau Claire area, and the unit below me, was flooded from a contractor upstairs triggering the sprinkler system. Three months later Catalyst has neither done a site visit nor acquired a single quote to restore my uninhabitable home. Danyal Fayaz, an unlicensed assistant, has been in charge and provided little more than platitudes. DEPLORABLE!

I have had a few dealings with this mgmt company as I own a condo in one of the buildings. I have also dealt with other mgmt companies in other buildings as well. I have to say that this is the best company I have dealt with. They are extremely professional, competent, courteous and willing to help. I have dealt with Fabrice and Angie at the company and both have been just incredible to deal with - friendly and helpful!

The ABSOLUTE WORST condo management in the history of management companies. They sold us on a revolutionary system of managing a property and "disrupting the industry", their ability to save us money, etc. Quite the opposite. In the three years they've managed our property, they've cost us more due to their inability to stay informed. They are disorganized and unable to admit fault. Highlights include:
1) Not actioning quick enough when our outside lockbox keys were stolen. As a result, our parkade had a number of cars broken into and lobby furniture stolen.
2) Slow response times, sometimes taking months to answer a simple request.
3) Convoluted process whereby you have to deal with different people for different issues. They actually use this as a marketing tool, when in fact it doesn't run well and falls apart. Their internal communication is lacking. When one issue is connected to another, a manager dealing with the first issue doesn't share information with the other manager dealing with another issue. The Board ends up being the communication bridge for the management company, which is counter intuitive.
4) They cancel appointments last-minute with no one in the company backing up the person who can't make it. They promise to rebook, but don't.
5) There was an agreement that management fees would not go up until we saw an improvement. Well, Catalyst self proclaimed that they improved, even though the Board did not see a noticeable improvement. Dustin, Operating Manager showed us an excerpt from the contract saying they were able to increase fees every year, omitting the next page on the contract stating the Board needs to agree before any such increases are approved. They basically gave themselves a raise when they weren't allowed to, breaking the rules in the contract. When shown, they claimed ignorance.
6) Never really doing their due diligence when vendors tack on extra services or repairs that are not really needed. The Board is always the one that has to ask more questions and find out more information.
7) General lack of accountability. It seems like it's everyone else's fault whenever we provide criticism.
8) Taking too long to book vendors after Board approval has been made, thus costing is in the long run since quotes have expired and cost us more to rebook. We've had to pay thousands of dollars more because it took months to get a water heater repaired.
9) Our landscapers were bending and removing our downspouts. We asked Catalyst to talk to the landscapers, to cut the grass around the downspouts using line trimmers instead of mowers so that the downspouts can remain where they were. The response we got was that it was too much to ask since it would add an hour to the landscaper's time and that if we weren't willing to increase our rate to the landscapers, it was an "unreasonable" request. So they just ignored me.
10) Finally, terminating our contract with them, we provided an end date. They ended their services early, not following the correct dates, leaving us in limbo until our new management company starts.

The above are only ten examples that just came to me off the top of my head. There is a record of a lot more over the past three years. As a Board, we were totally dissatisfied and all the residents I talked to shared the same sentiment. I suggest you SKIP this company for your property and save yourselves future headaches and aggravation.

Some items in the past have been a bit slow or difficult to get addressed but my most recent experience with catalyst has been excellent.thanks Asfandyar!

I live in a condo building now with Catylyst and can say I would never recommend their services. Although I’m not on the board anytime I try to speak to catylyst it takes weeks for a response and is usually a generic response of we will look into this and get back to you. Which of course they never do.

We have been doing some work for Catalyst Condo Management for several years now, and they seem to be A-Class!

Speaking from experience, I can tell you that in Calgary there are about 160 property management companies, and in our opinion Catalyst is definitely in the top 5 most professional ones to deal with.

I was surprised they charged me for parkade cleaning towing chargeback. My car was never park in my stall when they scheduled a cleaning. When I looked at the invoice it was a different vehicle, it was a wrong stall number, it was not my plate number. Obviously, it wasn’t mine. I emailed them and informed that they charged a wrong owner. After a month, I received a notice of overdue invoice. This is unbelievable! I am completely disappointed. It seems like No one is taking action to make this right.

Haven't been here long, but so far the experience has been great! I've had to send in a few requests for standard things like updating the intercom system, setting up pre-authorization for condo fees even a renovation request and so far the team at Catalyst is very efficient and professional! They make it very easy to find the information you need, and have a bunch of people on the team to answer any questions you might have! Keep up the great work!

I moved in a building managed by Catalyst and so far they have been amazing. They helped me throughout the entire move-in process and answered all my inquiries in a timely manner. They sure made my moving experience a lot easier and more pleasant.

If I could give this company a negative -1000 I would. I have lived in my condo for over 30 years. Seen a few management companies during that time. This one by far the worst I have ever experienced. NEVER ever use this company unless you want serious delays, waits, no action. The condo corp contract was terminated after a mere 2 years.and that was 2 years too long! Re: their response: They rarely responded in a timely manner. Would never answer questions. Could not find documents sent in. Basically a nightmare dealing with catalyst on many levels. Stay far far away!

I had pleasant experience with Catalyst Service. I spoke with Ali regarding my pet application and I was very worried that it won’t get approved in time for my adoption since usually you don’t get a lot of time to get the approval done before you meet and adopt the pet (~2/3 days). But Ali was very understanding and promised that he will try his best to get the approval. He truly worked his magic and my application was approved in a day!

It is the worst condo management. They never provide any service, only collect money from owners. Today is Oct. 2, they haven't repaired boiler for more than a month and half. Do NOT believe any thing they promised. All high scores were from people who get benefit from them. The program enforce me to chose at least one star, actually the company only deserve -5.

In this age it is almost impossible to get to speak to someone, especially a condo management company. My call was returned in a very timely mannner, Ali who looked after me, was very pleasant, knowledgeable, helpful and provided me with the documents I required promptly.
Being a realtor for over 40 years this is by far the best service I have ever received from a condo management company. All I truly say is WOW!

Fasih has very poor communication skills. Fasih, kept using a wrong name even after being corrected four times. Very poor response to questions. Did not answer my questions over and over again. Could not follow simple instructions or answer simple questions. Advised that they would get back, but never did. Very disappointed in Catalyst Condo Management. No one answers the phone and when they do they do not have answers and it takes weeks to get an answer if at all.

Lots of canned responses. Slow to reply or don't reply. Them and the board are quick to try to fine residents with deadlines but consistently give out wrong information and don't do their jobs. I live at Panamount Place and my building has been without a working buzzer for 2 months! We were told a month ago the issue was fixed. They should also be fined. People can't get their packages or buzz guests in.

I recently have to replace my living room and kitchen floor due to water damage from the dish washer. My own insurance will cover it, but I just need to get documents and approval from the condo management and condo board. It took about 3 months to get the final approval. During the process, I encountered 3 people in 3 departments. 2 of them replied my requests promptly and explained the details, very helpful. Only one person I really need to closely follow up and push a little. But overall, things got done. The whole experience taught me that condo life is different from owning a single house property. Everything should go through the board. So I have to be patient and follow their instruction. I would suggest them to post a guideline in the community website, to explain step by step on how to get insurance claim, so I won’t be frustrated at the beginning.

Catalyst Condo Mgmt work at a speed slower than a snail. We have has rat infestation over a year and each time you complain the CSR asks us to take pictures and send them.their only solution is, we will put Glue tapes which are never seen and they dont work. They have a standard response, 'I have brought your concerns to the board, I cannot do any thing with out the boards approval thank you for understanding'

Reply from Catalyst states a metaphor that my expectations are high. Ironic how it is easy to turn it around us. We fear to use the patio door because rats roam around. My expectations are you invest in proper pest control. I don’t think that is a high expectation.

2 years ago, our building was in a bad shape with a lot of issues with the tenants and maintenance because of bad management of our previous property manager. But as Catalyst Condo took over, they started to come up with concrete and clear solutions which eventually relieved out headaches and stress. If I could give this organization zero stars I would.

I have recently purchased a condo managed by Catalyst, and honestly it has been an uphill struggle from day 1. Trying to get hold of anyone in a timely manner seems to be virtually impossible. I have been reminded of their 1-2 business days response time - despite the fact that they regularly take over a week to respond to an email.

We were told to book an elevator for our move in, and that we would be contacted about where to collect a key. We were never contacted, emails were ignored, phonecalls ignored. When I finally managed to get hold of someone else in the company, I was told that only one single individual in the whole company had any information about moves, and could currently not be contacted. No one else would be able to assist me. It eventually took me calling repeatedly, before the individual finally answered her phone, only to inform me that there was no elevator key, and that I would just have to make do without it. Somehow, she was unable to inform me of this ahead of time as she'd assured me she would, and had tried to avoid me in order to avoid the issue altogether.

Communication about everything else in the building has been sparce, despite multiple requests to ensure that everything would be in order. Almost a month down the line, I have still yet to be set up on the intercom system.

At no point have I been offered any apology for the absolutely appalling service that has been provided, and zero attempt has been made to improve communication despite my numerous follow ups to elicit response.

Please be careful before opting to choose catalyst to manage your property!

Extremely unprofessional. There are like 100 women working and answering the phone, yet they all fowrard me to someone else claiming it's not their responsability. All I need to know is how to use a push button lock and nobody seems able or willing to help. They rarely answer the phone using excuses like they work from home, it's covid, new phone system, etc. It's a disgrace of a company so far, been dealing with them for just a few days.
