Please note that I, unlike most of the reviews on here, actually live in the building and have not simply taken a tour and been sold the dream of a fantastic building by a sales person (by the way these guys are great and friendly and are just doing their jobs so of course they are not going to point out the buildings issues)
We have lived in the building for less than 6 months. In this time we have faced a plethora of issues both in our apartment and the building itself. Now I understand that issues will arise in any apartment building, however this building has only been open for less than a year and we our the 1st tenants in our apartment.
Upon moving in we found that our washing machine had not been plumbed in correctly. Since then the washing machine has leaked requiring a further maintenance visit. We have also had the dishwasher leaking. The fridge freezer had a broken sensor meaning that it was beeping randomly through the day and night often waking us up. This took roughly a month to fix, when it was fixed a further fault was found and replaced within 2 weeks, meaning a further 3 maintenance visits for the fridge freezer alone.
Acces has been need to our apartment on multiple occasions for vague reason such as; appliance deficiencies, balcony deficiencies and fuse box inspection.
After moving in, we realised that the door to the bedroom did not close properly, the extraction fan control was not fitted correctly to the wall, the water temperature was limited to an uncomfortable temperature for showering. Floor panels lifting which is still the case as this cannot be fixed.
When we were shown around by the leasing team we were led to believe the ammenities on floor 2 were set to be open shortly and they were just completing final checks, they did not open until 19th October, bbqs and hot tub are still yet to open, although the hot tub is due to open in February. The pet relief area has poorly played fake grass, which picks up on windy days, the gate to the pet relief area was also broken for more than a weeknin December which resulted in one of our dogs being bitten, when i was told by a member of staff the part was already in the building but there was confusion as to whonwas liable for fixing this. Closures to the sky lounge in August and September meant there were very few days at the end of summer were outside space was available for tenants.
During the coldest month of January our heating system along with that of a few of our neighbours flooded, causing water damage to the walls, ceilings, floors and base boards, luckily as we were home at the time there was minimal damage to our own property and furniture.
Despite our tenancy agreement stating that in the event of displacement due to construction/ repairs we would be placed in another unit, we had to request this initially being told we would have to renegotiate a tenancy agreement if we went into another unit, we were advised to claim a hotel stay from our insurance without being told what caused the issue or how long we would need to vacate so we had no leg to stand on when it came to speaking to insurance, also having to find alternative accommodation at a moment notice with 2 dogs is harder than you think. We were eventually granted access to the guest Suite in the building which we were grateful for, having spent 2 days in our apartment which was a construction zone, with 5 industrial fans and a dehumidifier running 24 hours a day (at our expense) it was nice to be in a quiet suite. However the heating was not working in the guest Suite, we were living in 16.5° when the outside temperature was sub -20°. This did not get fixed whilst we were staying in the guest Suite despite multiple attempts by the maintenance team and external contractors. After returning to our apartment, only 8 days later the leak happened again. I could go on, but Google limits the characters in a review

I have only lived in this building since August. I have faced issue after issue which included about 15 issues now with 4 leaks. I have been spoken to terribly by the property manager, using phrases of passive aggression "I am sorry you feel this way" "due to no fault of ours" and even after having 5 space heater plugged in permanently for a full week saying she would not even consider paying for our electricity used for all the fans and an industrial humidifier to remain on through the day and night amd said it would only cost $5. The rest of the staff have been brilliant empathising and saying they are sorry for all the trouble we have had and amount of issues. We have asked for sincere emails but cannot seem to get anywhere. We have requested a 2nd parking stall after all the issues and we're told no but we have met someone today looking to move in a penthouse amd were told they could have 2 stalls. So we have been told differently. During the leak the property manager told us we had to move out of our appartment for 2weeks to 2 months could not give us the reason for leak or who was at fault so our insurance would not cover this. She then said we could look to arrange a new lease that could cost us more if our appartment was unable to be lived in but would need to pay another deposit and new lease.

I worked from home to accommodate them entering our unit as we have 2 dogs and worry if strangers come in, I had asked trina for an email to explain the leak and what happened to send to my boss as only started a new job beginning of January and she responded you do not have to make arrangements we can access you suite at any time, but last time they removed boards and left nails sticking up that my 2 dogs could have stepped on or myself or partner as were long nails.

Also we have valuable items in our home and don't want unknown people in our home each day due to an issue that they could arrange to fix when we are in the apartment.

We are so stressed living here, just want a genuine apology, clear communication and to be able to park 2 cars at our home which we were told that we could when we agreed to live here. Or to leave the property and find a building that will cominicate, resolve issues and care about their tenants. All other staff have tried to help but the decisions are with the property manager trina so it is out of their hands. I am anxious and cry when having to email her not knowing how she will respond, have no faith and it is really affecting my day to day life and work

I am happy to edit this if things improve but right now if you ask any member of staff in the building about us they are sad by the amount issues and how much we have suffered. We just want what we were sold rather than issues and worrying about what's going to happen next.

Wow the property is incredible, Alvan toured us around the property with enthusiasm and knowledge. Alvan represents the property very well and brings you into the space as if it’s your home! He is extremely friendly and welcoming. There is no pressure in the tour, you are provided all the information you need to make a well informed decision.

As one of the first few people to view it, I’m very IMPRESSED with how the interior of the building turned out. Very spacious with accommodating stuff. Thank you Alvan and team for the tour. He knows why one star was omitted but generally it is an Enjoyable, comfortable, spacious place to live in.

Ronna the Community Administrator was amazing (actually everyone was amazing). The lobby was nice and the second floor was the best in amenity services I’ve ever seen in any building. From the moment I moved to Edmonton this was the building picked as my number one residence of choice. The suite didn’t disappoint. Ronna was smart and able to answer all my questions. Just wanted to say thanks to the entire team for being nice and professional. Probably the best part of the tour was watching Ronna stop by a table because she saw something out of place and quickly putting it back in order. Now that’s attention to detail.

Awesome tour, very welcoming staff. Alvan was very detailed he made sure he left nothing untouched. Loved the decor n finishing. Price and Space for me, didn’t match the suites. Overall I give it an A one
