They ignored all obligations for 9 months then suddenly introduced fines for not following what they didn't enforce

Moved from Toronto to Calgary and it was challenging to find a place that would rent to me due to me being out of province. CitySearch was the only organization that responded in a timely fashion, did virtual tours, and we’re professional during move in and move out. The property I lived in was in great shape, spacious, and had all the amenities. Would highly recommend to any of one making the move west!

CitySearch has been managing the property I lived in for 2-years now. Generally they get this done pretty quickly. David Bee is the most cultured, decent person there along with Carrie & Vicky.

I relocated to Calgary from Edmonton to work at Citysearch. After acquiring my license with the Real Estate Council of Alberta to trade in real estate, I worked with owners and tenants, and had the opportunity to match many outstanding tenants with great properties. I love Citysearch. I had the opportunity to lease properties to several sports professionals and business executives moving to and within Calgary. I strive to make each transaction special as everyone’s home should be a special place. It is about detail and the client experience! As a Realtor who works with many property management companies across Alberta, i've got to say Tia at City Search has been one of a kind - if not THE BEST. Not only does Tia answer her phone and emails (most of the time on the SAME DAY), she is helpful and kind. Most of our real estate transactions are time sensitive, requiring specific documents, needing extra explanation, and sometimes pleading for exceptions, (literally going above what our job title may describe) and I felt like Tia was right there in the trenches with me. Thank you for helping out the sellers and buyer of YYC you unsung hero you!

TERRIBLE.

I contracted Citysearch as a Property Management company for my house in SW Calgary. In over 5 months (Sep 2022 - Feb 2023), they were unable to find a suitable renter.

My overall experience - (LA = Leasing Agent)
1. Less than minimal advertisement effort
a. My listing wasn’t even posted on their website for over 3 weeks. I called this out to my LA after which they posted it.b. One another occasion, my listing wasn't online on Rentfaster. LA was again unaware.

2. Poor Communication
a. In early Sep, I asked LA to share a weekly update on the progress of showings/tenants, etc.to which they agreed
b. Not ONCE in 5 months did they share one. I had to follow up to ask for an update every time.

3. Lack of Coordination
a. The washer/dryer for my house were to be delivered by Costco and LA was to coordinate the delivery
b. There was a mix up (I'm unaware of what happened) but LA told me it wasn't delivered and that I need to contact Costco.c. It took me a few days to get through to Costco's call center only to be told my appliances were delivered and installed.

4. Home inspection incident
a. I had my new home inspection booked with Mattamy some time in Sep, 2022 and I asked LA to attend
b. I was asked to coordinate with someone who all of a sudden was my "property manager" and who was never introduced to me. I also never heard his name again after this.

5. No Accountability
a. Back in Aug 2022, one of the keys to the house was still with a Mattamy rep as they needed access to fix a door or something. I connected the Mattamy rep and LA to coordinate the handover of the key to LA.b. Earlier this week, when I terminated the contract and picked up the keys from their office, that key was still missing.c. LA never picked up the key.d. After chasing for a couple of says, I was able to get a hold of the rep who had my key, she told me that she never heard back from LA to arrange a key handover.

Overall, Citysearch did not provide "reasonable efforts to promote and lease the Property" as set out in the contract and in my mind, simply "sat" on my listing, which is why I proceeded to end the contract.

328 Garrison Sq has been a convenient place to stay. The service we received when any generally minor issue arose has been very good.

I'm on the condo board in my community and Citysearch is an absolute pleasure to deal with. Their whole team is fantastic; however, I would like to their new member Kathy a shoutout. She is incredibly responsive and has a "can do" attitude. Thanks Kathy, Tia, and TEAM!

City Search was the worst experience in property management I have had to date. Argumentative, truculent, smug and condescending once the rental contract was signed. Sweet, kind and agreeable before the agreement. Read you contract carefully, if you sign with them and want to cancel their services, you have to pay them the FULL AMOUNT of the rent they would have collected from your property to the end of the contract, not just their commission on the rent.

To date, CitySearch has been great and making our lives, as owners, easy and stress free. Particularly, Janice has been providing us quick and prompt service and assistance. We are not local residents, but she has made facilitating the care of our property completely handsoff. I am able to rest at night knowing the house is in good hands. Highly recommend Janice and CitySearch.

I have been working with Citysearch for the past two years on all of their properties, doing photography, iguide tours and measurements. It is clear why Citysearch is multi- award winning! Janice, Lisa, Alex and Chloe are all great to work with. Highly recommend for anyone looking to rent from a reputable and super organized company!

These guys aren’t serious they don’t even call or email back for a simple inquiry. Don’t reply back saying “we would like to chat and fix this issue. ”

I was on a short runway to rent my property since I was going back to Toronto. I contacted their 24/7 line one evening and mentioned I had just 3 days before I left. Very next day morning Janice called me and came over to see the property same afternoon and provided clear instructions. Unfortunately due to personal circumstances I couldn't take it forward. But I am very grateful for the timely response by Janice and their help desk.

Rented from City Search for almost 4 years. Completed move out with Mark and he was great. Very detailed and professional. The house was rented the very next day after move out for $1500 above what we were paying. I was happy everything worked out for everyone. Then City Search charged me $7492.50 for re rental fee. I reached out to the owner of the home and he was shocked and disgusted as he was told there would be a small advertising fee plus new contract signing fee. This company needs to be held accountable to their discusting behaviour. The owner of the house is trying to work with City Search but getting no where. The owner of the house is just as disgusting as I am. I will be filling against City Search as these are the type of people that make me sick and need to be made an example of so everyone knows how greedy and bad they are. City Search you should be ashamed of trying to take advantage of someone in a bad situation.

NIGHTMARE. STAY AWAY.
I am a businesswoman owner of a contemporary luxurious 1900sq ft townhome in the high end price bracket in Killarney.
The honeymoon with Citysearch was over as soon as they asked me to write an uplifting review about them-which I did after signing their 20ish pages long contract.
Then the nightmare began.
• The tenant lost his key, I was charged for service;

• The tenant agreed and signed to change the filters on my high end whole house water system. Even though I had left him spare filters and instructions, he did not change them and as a result, busted cartridges in all plumbing fixtures, I was charged for service;

• The tenant blocked the toilet, Citysearch charged me plumber service to unplugged it;

• The tenant did not know how to operate my high end gas stove, even though I had showed Citysearch how to, Citysearch sent a technician to show him, I was charged for it;

• The tenant left the tap open in the basement bathroom and caused water damages which I was not made aware of neither did Citysearch take care of it;

• The tenant broke 1 of my 3 brand new huge flat screen televisions, Citysearch did not replace it even if it was on my contract;

• The tenant broke my brand new garburator, Citysearch did not replace it even if it was on contract;

• The tenant placed heavy items on my designed-built valet station, breaking shelves, Citysearch did not replace them;

• Citysearch kept 1,800$ from my monthly income for my 2 years old high end heating system that was suddenly broken and provided no proof or vendors invoice for it;

Citysearch did not return my house in the shape I presented it to them for the reasons above and also:
• Citysearch did not get the carpet professionally cleaned at the tenant expenses like I had to pay then to do same at the beginning of the tenancy;

• The tenant liked my ‘Nest’ temperature control and unilaterally decided to unscrew it and take it with him, Citysearch did not replace it;

• The tenant left the house with many burned out lightbulbs even though I had left spare sets for him to use ;

• The tenant left garbages and obsolete objects in my garage;

• The tenant left my house before the end of the tenancy without paying Enmax and other utilities, Citysearch did nothing about it;

• The tenant left my backyard extremely messy, improperly cared for;

• The tenant unilaterally decided to leave and take with him pieces of my very expensive furniture with him as well as sets of my Italian Frette Italian Bed Linen, an Art painting worth 5k$, bar stools, HDMI cables, monster tv remote controls, fireplace remote control, the list goes on;

When I complained to Lisa, the GM of Citysearch, she panicked, and decided to break our contract and offered me to take a lawyer at my own cost + a 50% charge of those legal fees for her pocket. When I said no, she blocked off my email and phone number.

Citysearch is a parasite company, they make money on the back of the owners, don’t take their responsibilities and run away as soon as there is a challenge. Like a vampire, they will suck as much money our of you as they can.

Did I mention they kept the tenant’s safety deposit to themselves as well as my last month income for which they justified by management fees for Lisa’s time ‘managing’ the issues.

Don’t be fooled by their initial good pitch, Citysearch will use you.
Save your property, save your money, there are many honest property management companies in town, Citysearch is not one of them.
I highly recommend NOT using Citysearch.

Have been a landlord with Citysearch for over 6 years. Generally excellent service, always good communication and follow-up which is very important. In particular, Janice and Chloe deserve special mention for being excellent - both a real pleasure to work with. The rest of the team are great too, of course.

I can't begin to stress how great Jason has been for are Condominium corporation and working with the Condominium Board. The knowledge he has with building infrastructure and maintenance is superior to any property manager we have had in the past. His ideas and advise has saved the corporation $1000's of dollars in maintenance and operating expenses. He's also given us a better understanding of Condominium Bylaw Fines and saction process and enforcement. Its been a long 10+ years with other Condominium Management companies and we look forward to working with Jason in the future.

As a Realtor I deal with lots of Condo Property Management companies! By Far this is the Best one yet. Tia was on holidays (which I didn't know when I called in) - asked for a call back and she even phoned me back while on Holidays and offered to help! I moved to Calgary from the U. S, had never been to Calgary but needed to find a house to rent for a year or more. Lisa and her team met with me over the phone and also provided links to many many listings to get to know my style. Janice then did several remote/video tours of several properties, showing a few of them more than once as we tried to make a tough decision about which to rent. Everything went smoothly once we signed the lease and Janice helped with setting up utilities, finding lawn maintenance companies, and move-in walk-through. She was always very responsive. I even had the opportunity in the first month to make a maintenance request, and the job was completed within 24 hours. Everything has been great working with Citysearch.

All of this is based on my personal experience with this company. While I am very upset with City Search I am not distorting any of the facts to make my side look more favorable. Its just a warning to all potential renters to rethink before renting from such a predatory company. I will provide as many documents as I can to support my claims and let you be the judge. I rented a condo from City Search for two years. In that two years several things had happened which ill list now and then explain more in detail.

1. Had maintenance workers enter my unit twice without notifying me or getting my permission.
2. Did a regular annual walk-through and a Citysearch employee asked my girlfriend to hang out sometime when she was there alone with him and knowing that her boyfriend rented the place.
3.6 months spread out throughout the 2 year lease went without any heat some during the winter time
4. Decided to end lease when had enough of their company. David Bee did a walk-through and literally crawled on the flower to find bread crumbs (Look at attached files so you can actually believe this) and dust spots. Also opened up the ventilation hood above the stove to find little grease marks. Stuff that you wouldn't believe. He documented dirt and gravel in a shared parkade! A garage where hundreds of cars go through. Then they charged for cleaning without notifying me or allowing to resolve some of these bread crumb issues. This is where they get you for money and its honestly disgusting how obvious of a scam it is

For the first one I was home once and somebody opened my door and walked in while i was standing in my kitchen. My door was locked and it was a maintenance worker. I asked how he had a key to my place and what he was doing. He was pretty surprised and apologetic too. He told me that Citysearch had gave him keys and permission to come in and change a filter. This is all stuff by law that me as a renter has to give them permission to enter my unit or at least receive a notification that they will be coming in at some point. I got neither. I asked him to leave which he did and then called Citysearch they said there is no way they would of allowed something like that and said they would look into it. Remember they gave someone a key to my place. They never got back to me about it. It then happened again a second time while I wasn't there and only was aware because of note that was left inside. Second one, they had an employee who seemed like a nice enough guy on the phone he had called to ask to do a routine walk-through. I was out of town so told him my girlfriend would be there to allow him to do it. He came and did it and I found out afterwards when I asked my girlfriend how it went that he had asked her to go for drinks sometime when he was done. She was there alone with him. The third one is that they had individual heating coil units in this condo building for every condo. Mine would break about every 2-3 months without a fail. Citysearch would of all the records of this if they like to dispute this somehow. Id go weeks to months without heat sometimes and the worst was when it would happen during the winter. Finally i asked some of the repair guys whats going on after the 3rd time and they had told me that the coil unit needed to be replaced but Citysearch wouldn't authorize them to order it because it being to expensive so they only had permission to repair it and even said they told them it would continue to break. They kept bringing in someone in a different trade when each kept saying same thing it needs to be replaced. I had to be there for about 6+ repairs and it was still broken when I moved out. I also had to get temporary heaters which they did not want to compensate me for and in the end gave me $100. In total i probably went 4 months without heat during the period of 2 years living there. Again I have the texts and emails to prove this and also them not wanting to pay for the temporary heaters I requested.

Edit* This all reflects so badly on the landlord's this company manages for when they are trying to making money off cleaning by saying it's on behalf of the landlord's but the landlord's aren't aware of all this. I would of loved to see one landlord inspect a parkade floor for dirt. Note in the picture of the move in, the garage and storage room were never inspected for dirt on the ground which I would think be obvious as how could there not be dirt there. You see there is no check mark on the move in but on the move out report made by David he checks them as needs cleaning. How can they do that when they don't even know if there was dirt there before but they then want to charge you for it it anyways. Such a blatant scam. The condo board cleans garages annually as part of condo fees owners pay. This should be enough proof to stay away from this company. Regardless who checks an underground parkade for dirt and rocks.

Citysearch reported the picture I posted of their walkthrough document to support my claim of them having a scam where they charge renters on move outs for the most ridiculous things such as rocks and gravel in a stall in a underground parkade and breadcrumbs then go ahead and charge for 10+ hours of cleaning with their own service which they are connected to and make money off of. I figured I would post the picture again but if you see this post but no picture it's because they are reporting it to have it removed so it doesn't expose what citysearch and more specifically David are up to. Please everyone avoid this company if possible. Your guaranteed to go through this nightmare when you move out and they will take whatever amount they feel is right from your security deposit not for damage but for cleaning they make up and charge for hours that it would take to clean a whole office building. Also citysearch in their response to my original post did not acknowledge all the things they were wrong on. They should also mention that I paid these over usage of electricity that they never notifed me of as the energy bills are in landlords name until 22 months into the lease which I paid in full right away once they notified me about. Completely mistake on there end. As well when they do the walkthrough which I did with Janice it took about 10 mins. When David Bee gets on his knees to crawl looking for crumbs on the move out they take about 2 hours with that inspection as well they take maybe 10 pictures for the move in inspection vs about 100+ in the move out so you can't refute anything was there before since they barely take any pictures on the move in. Again none of this is in regards to damage. It's all clean cleaning and if they feel there is more dust in the place then when you moved in. Then charge you a ridiculous amount without discussing with you and then ignore you while holding your deposit. I have documents and photos to support all this. To respond to the tv brackets. They were left by the landlord without the mounts for the tv. I asked for them and never got a response so I had to remove them to install my own brackets with mounts I could actually use. Please citysearch if your going to respond explain the no heat for 6 months the harrassment by your worker to my girlfriend and the messups of letting people into the residence with notifying as well as why you guys charge people for dirt and rocks in a parkade to be cleaned?

If you are looking for a high quality, worry free rental experience, I highly recommend renting through CitySearch.

I will say that at the beginning City Search was very professional. However, upon our move out, they gouged us on cleaning fees. We did a fine job of maintaining and cleaning. It did require a once over, but not 21 hours worth!
We have tried several times to talk to them about this, they say they will look into it, but never get back to us. We agree that a little more cleaning was not a bad idea, but there is no way it needed 21 hours. We feel cheated and ripped off. Beware upon exiting!
