Core management really dropped the ball in regards to getting the Chiller fully functional before Core ceased being the property manager of the Oxford Bay condominium complex.
They claimed to have replaced 4 compressors and repaired the Chiller however the facts speak otherwise.
Not only my suite but other tenants and the gym area in the building were not cool or cooling down when the Chiller was turned on even for a couple of days straight.
I keep my windows and balcony door closed when it’s warm/ hot out and I keep the blinds and curtains drawn to try to keep the heat/ Sun from heating my unit just as others do here.
I have seen where people open their suite door (s) and put a fan in front of it in order to draw some of the cooler air in from the hallway.
Why should it have to be this way?
Tenants who had enough finally had to resort to buying portable AC’s and then run up their EPCOR bill using them.
It was interesting how Core jumped ship so to speak shortly after this fiasco or did Oxford decide enough was enough with Core.
Personally I wouldn’t trust them to get any job done.

Extremely poor management, when something does not work it is removed. I do have pictures of before and after.
CORE accounting came up with a special assessment value to fix an issue with JUNO the developer. This was apparently wrong by exactly 90K, now we MUST pay by July 31,2023.

I'm one of the Owners at Paul Davis Restoration Edmonton. We’ve been a service provider to Core Management for a few years now, and have had the opportunity to work for several of their Managers in many different buildings. I've lived in Secord Corners for almost six years as a tenant. Under Core Management, particularly Charissa Shine the maintenance of the common areas including snow removal, sidewalk maintenance and landscaping in the summer has been excellent. Response to maintenance concerns such as parking area lighting etc.has been prompt.

Setting up "tenant link" communication has really helped with our knowing when maintenance crews will be on-site, plus reporting any tenant concerns. Having done property maintenance and management in the past all that I can say is "Well done! "

As a board member of a condominium that CORE oversees, I have had the pleasure of working with Roland/CORE for some time now, and I must say they have been great to deal with.

My experience is mostly direct with Roland but other members of their team seem to be highly professional, knowledgeable, and responsive. Any time we have had an issue or question, they have been quick to respond and address our concerns. Their attention to detail and proactive approach to maintenance has helped keep our property in top shape and running smoothly.

Furthermore, their communication with us has been outstanding. They keep us well-informed of any developments or changes that are occurring within the property and keep us in the loop with important information. I have been living at Park Place Hamptons for over 5 years now. Core management has worked hard at helping me with any issues I've had with either parking/Noise complaints/ Issues with outside windows. Brittanee has been an amazing building manager for these condos, and an absolute joy to work with!:) :) Also any time I've had to go into the office with needing new fobs, staff have been super friendly and eager to help. I'm the owner of a service company in Edmonton and have been providing services to several managers at Core for the past few years. Every interaction we have had with managers, assistants, and receptionist has been incredibly easy and fantastic. They are always quick to respond to emails and calls, which is a major plus in my books. Thanks for making things easy for us!

Clarification basedon roland's response, there are many complaints withthe buildingthat is valid and many independent posters. Perhaps the should take friendly feedback instead off trying to make excuses. From my understanding you promised the owners elevators would be fixed in 3 months which was a year ago. A resident did see a cockroach a few owners spoke directly to the viewer and that was handled poorly by Brittanee at Serenity. If you read other low posts over Years on your site low reviews speak of COREs
1) mismanagement 2) hiring friends and possibly benefiting 3) not listening and 4) charging ludicrous fees.so maybe insteadof insulting posters look at your booksand maybe CRA needs to as well of enough complainto them thanks forthe idea I'll pass it to our friends there and other condosthat see the way you operate can as well. And maybe youare asking people to pose 5 star as well using fake postings as other 1 star posts on stated. No need to be mean or angry with truth, that tells more about your company andwhat you maybe hiding!

We’ve been working as a contractor with Roland and Core real estate since 2019 and they have always been very accommodating to work with. Communication is 10/10. Look forward to doing more work together.

As a Board Member of a condominium building, I have worked closely with Core Management for nearly 2 years. My experience has been a positive one throughout this time. Core has been prompt in responding to inquiries and taking active steps when needed and has provided a wealth of information when the Board has faced more intricate areas of building management. She is professional, responsive, caring & supportive. Very happy & satisfied with their level of service.

With special mention of Mr. Roland Palaypay who has been of great help to my business and of myself because despite the professional nature of engagement I could feel that he cares so much about helping people. Hi! I should have posted about Brittanee before. Whenever she responds to my questions - she responds quickly and she genuinely sounds like she loves her job. Today - she was exceptional. Her quick thinking today resulted in avoiding a sink back up in my condo. She recalled a message I posted on the message board. Her recall and quick action - averted a mess and a back up in my condo. That would have been an awful thing to come home to. We are all busy, but I’m exceptionally busy right now and Brittanee - your forethought really helped me out today. Thank you! I appreciate you.

Due to work reason, we communicate frequently with Core's accounting team. Each time, we got prompt reply and the required documents were always provided timely with good quality as well.

We have retained Core Real Estate Group to act as Property Manager for our condominium. I’ve found them to be responsive to our needs as a board in addition to all our owners and tenants.

I would happily recommend Core and our very professional Property Manager Dawn if you’re looking for property management services.

I've worked with Roland from Core for many years. He is efficient and treats the condo owners with respect. I've had negative experiences with another property management company in my previous condo and it's been refreshing to deal with Core for both the little and big things.

We had bad experiences with our 2 previous management companies and Core was a fresh breath of life. Sound financials, great maintenance management and a quality property manager. Would recommend Core to any condominium board that is unhappy with their current management company. You might pay more but you get quality service right down the line.

Very poor management, these people are criminals. Asked each tenant of their building to pay $21k in a special assessment fee. There is no building that would require 2.7 MILLION in repairs without telling their tenants about it before buying. I have only lived in the condo for one year. Management won't address our concerns and is forcing us to pay. I refuse to believe this isn't a corrupt money scheme. Disappointed, angry, and hopeful that this business runs to the ground before it can scam any other innocent individuals.

Great property management company. We were in a bad situation with another company which Core got us out of within a very short time of taking on our property. Their staff is so knowledgeable and helpful. Their administration skills are unbeatable. They are quick to respond to both members and owners. I have been a board member for 13 years and Core provides a service way beyond what we received from other companies. I highly, highly recommend Core Realty Group.

We have lived at the Valhalla for 16 years and suffered through a less than responsible and competent management firm in the early days. CORE is totally the opposite. At the moment we are facing several large and expensive, though essential, deferred maintenance issues. CORE have handled this with diplomacy and patience and have gone far beyond the call of duty to help the owners come up with solutions. They are very professional in their manner and how they do business but still very human and approachable. Roland and Don are very responsive and we feel very confident in their management skills.

I live in the Valhalla in Edmonton and Roland Palaypay has gone above and beyond in dealing with any of my concerns or questions. Roland was always responsive and would get back to my inquiries usually within a day. He was able to resolve an issue I had with a neighbour to my satisfaction. Thank you Roland. Absolutely horrible management! After attempting to contact core management for WEEKS about the status of the construction on our patio, Dawn finally returned our phone call. She proceeded to engage into an argument over the fact that the quoted 4 week construction has now lasted 3 MONTHS and counting. When she finally agreed to contact us with more updates on the project, she left on vacation and we have yet to hear from her.

When I moved into this historic building I was pretty upset-for several reasons; not being addressed properly by the landlord and the property manager. Today, I have the feeling that they have lied to me.later on, after half a year, I only have good things to say about this company. Very professional, very ethical, they did address the problems in my suite and neighbors in the proper and prompted way. I'm only giving 4 stars because of the initial period of my tenancy-which-could have been attended differently. I wouldn't move into the same historical building because is full of dust-but I would move into a building that is managed by Core Real Estate Group

They forgot to add my contact information 3 times when I've been in contact with them and given it. Also do not ride the south elevator is has major issues. You'll probably get trapped inside!

Have never had a good experience dealing with Core. Am a resident in a building that they "manage" despite ignoring the concerns of the residents, constant safety violations that they ignore, and a condencending tone from their one of the owners (will not name drop D). Garbage litters the property, metal brackets sit protruding for days from concrete while the "manager" ignores the issue because he created it. Constant problems in the winter months with snow and ice clearing (I had to send approx 5 emails a month this winter due to neglect of seasonal impact ensuring safety to residents).

In short; there are better property management groups in Edmonton.

Strongly do not recommend

Kurt was fantastic to deal with from project start to finish. Would definitely work with them again. Professional all the way!

Kurt has been very attentive to the needs of the complex at Infusions Condominiums and I feel that we couldn’t have a better property management company than CORE.
