Sold the property, gave us 2 weeks (illegal) kicked out a family of 6 for zero reason and the property manager Valentina is out of control! They owe us at least $320 for our damage and decide to completely ignore us,

I'm here in Edmonton with David's for almost a year now the propertie is in a good shape and Peter the maintenance guy is very professional and he is able to solve problem quickly.

We decided to use Davies to find tenants for two properties and we are glad that we did. From the first interaction Siew was knowledgeable and available to answer any questions. The Davies team did a great job finding us wonderful tenants and doing all the things to get them happily situated. We needed a few works done on the property as well which they assisted with at a fair price. Will definitely be using Davies again in the future and would 10/10 recommend to any landlord looking for a property management company.

Siew, the property manager was able to rent my unit in less than 3 weeks. Previous company took 4 months and could not rent it. Highly recommend Davis and the team. Valentina and Manuel were exceptional quick with their emails as well.

Items marked for fixing got fixed in a timely matter. The maintenance guy even vacuumed up his mess after installing the smoke alarm.

Davies Property Management have been the best landloard/property manager I've dealt with. Whenever I have a problem which an appliance or problem with our home, they are quick to respond and have a technician out to my home so that it gets fixed. Everything is done in an extremely timely manner and if it's an emergency I can always count on them being there.

Davies management has offered great services for the past 4 years for my property, I highly recommend this business to any home owners who is looking for hassle free services and great tenants.

I am current tenant of property that this company manage. Made request for maintenance on Aug 04 and today is Aug 08. No reply yet. Also made VM but no call back. And this is not the first time. BE AWARE if you are looking for genuine tenant because this company doesn't care about property or tenant.

Siew was very helpful and explained the whole process fully and carefully. Davies kept in touch very regularly, so I always knew what was going on and found me a very suitable tenant within a very reasonable timeframe.

Gale our property manager was amazing! Start to finish! She even gave a good word to hire management which helped us in so many ways! I am a big fan of Davies Property management and especially Gale!

If you can get a person you still have no one to talk to, I have emailed 3 times, texted twice and filled out the online forms only to get an error message. No one ever said oh sorry you have had trouble, just were busy right now. Not a company I would want to rent with. Can only imagine the issues if there were an actual emergency. Sad because I do like to support local businesses but then I think if you want 1450 of my money maybe provide polite professional service.

Per their immediate response the only thing they take care of is themselves. I called over a week ago and went the the laborious digital phone hoops repeatedly and the the online mess. Do have to wonder why an application would be cancelled because they did not work with a customer to come to a positive outcome. But a tiger can not hide it's stripes I suppose.

Davies Property Management has managed our three condos over the past six years with absolute integrity and professionalism. We have never encountered a situation with a tenant that was not resolved in a fair and equitable manor by the Davies team. Many thanks to Jay and his team for the great service!

I live there for 9 years to 10 years from there apartments out of that 3 years that was horrible do to cockroach infested dont worry all the photo i have of the apartment and the problem will be up load to public and if i was the cause why did you guys transfer me from apt to apt

Davies is the worst property management representative we have ever experienced in our whole lives.we moved into our new residence and there was a used herion needle above the sink, and the agent told us its move in ready.

I met my property manager Gayle when viewing the property, she was also very professional and knowledgeable about the area and community. There's alot proberty management companies out there, has Davies treated me fairly compared to other companies 100% they listen to your compliant/issues and try pretty hard to make things right, they took over for a terrible terrible company and helped ease the transition for me. Every time there's been an issue the longest I've waited is one day to hear from someone who's generally very polite and to the point which I appreciate.

As an owner, I am very disappointed at Davies Management. They don’t take care of the property and let your property run to the ground, when you confront the owner Siew she always argues and gives you the run around, extremely rude. She is full of herself. I would give zero if I could.

I moved to another province for work on a short notice. The team was very helpful in taking over the house from me, took care of the painting, cleaning as well as rented it out quickly and efficiently. They are very transparent, cost effective and reliable.

Addition: After two years of using their service, I have to add that they are extremely professional and has the best interest of their customers (both tenants and owners) as top priority. Excellent property management company.

DO NOT RENT WITH DAVIES. I moved into my townhouse in August and right away I had extreme issues not having a washing machine for two months I had to spend all kinds of money at the laundromat and they refused to take any of it off rent, rotted out deck my daughter almost fell thru, floors falling apart, little to no water pressure or hot water, broken closet doors and to top it off… I HAVE MOLD IN THE BATHROOM THAT SPREADS RO THE BEDROOMS. MOLDDD. I let management know and after waiting three weeks they came and literally spray painted over it and called it fixed. I watched him walk in and literally spray painted and walked out within 2 minutes. I have brought my daughter to the hospital because at home she is always sick. And again it’s been another month and they have not came to properly fix the mold or bathroom fan that’s also broken. I repeat DO NOT move in especially if you have kids there is hazard after hazard. They never respond and can care less what’s going on in the house as long as the outside looks good. I was told to remove my AC but they refuse to fix the issues in the house. They must have paid people for the good reviews because there’s no way anyone actually enjoys living in these rentals. And the reviews sold me I thought I found a great management but I didn’t I get to live with sick kids because of black mold they refuse to treat and as a single mom we have nowhere to go and now stuck in a lease. You are asking for terrible housing if you move in with them. DONT DO IT!

I signed a lease with Davies Property Management and two weeks later when it was time for me to take possession I found out that the owner of the property had switched to a different property management company in the 1-2 days prior. I do not know the reason the owner switched but I do know that the property was not at all ready for me to move in and had a broken window and possessions from the previous tenant left throughout the house. Regardless of the switch it was clear that Davies failed to prepare the property for my possession.
Edit: The broken window was shown to me and the previous tenant had said that she was told it would be replaced. There is also a two week gap between when the previous tenant moved out and when your management agreement with the owner ended so I'm not sure why some of the other issues were not dealt with or communicated to me at all.
Edit2: I get it, you didn't know about the window but you also made literally no effort to even temporarily patch up the window, clean up the garbage left by the previous tenant or repair any of the other damage and also didn't communicate to me that there were any issues. The lease has a section for appliances and furnishings, the only thing listed are the kitchen appliances and no furnishings were included, if they were to be left why were they not included? Also the new property management company has already made arrangements for the furniture and have fixed all of the issues you chose to ignore.

Great value in the units they showed us. Paula was quick and on the ball. She answered questions and responded to calls promptly. We didn't rent a property through them because they all went so fast, but we would still highly recommend them. The only suggestion we would have is that the numerous reminders prior to the viewings was a bit much, maybe limit that to 1 or 2 automated messages. Thanks for your time Paula, it was great dealing with you.

Worst management company I've ever been with They charged me for stuff on my damaged deposit that was wrong with the house when I moved in I had pictures and everything to prove it and they decided to take a big chunk of my damaged deposit anyway. The lady named Paula that works there left me multiple super rude emails when I was doing nothing but helping them out as they were selling the house that I was staying in I let them in-and-out of my house I was being very cooperated and they treated me with nothing but disrespect. I will never recommend this management company to anybody it seems like they will screw you over no matter who you are or no matter what you do I paid all of my rent on time and these people are dirt.

I rented a property that was managed by Davies Property Management and they were always very professional. I am a low maintenance tenant but dealing with Davies was always a very easy and pleasant experience. They run a very organized and personable operation.

I own multiple properties in Edmonton which I started acquiring back in 2007. In that time I’ve worked with several different property management companies, and have always found them to be decent in some areas of their services and not so great at others, and being remote, I always ask for good communication and updates about my properties, and access to reporting and information. I just finished transitioning the last of my properties to Davies Property Management at the end of April, the first couple were transferred in December. I am coming from a property manager I had to constantly chase down for updates, info and even payments and reporting were always late. It was purely painful and very stressful.

Since moving to Davies, my stress levels have been tremendously reduced, and I am no longer having to think about or worry about what is happening with my properties on a daily basis. The team at Davies are just that, a team, everyone has a role and they all work together on a holistic approach to managing my investments. Real-time reporting, automated updates of showings when there’s a vacancy, very quick turnaround on repairs and maintenance (and at a reasonable price), regular out reach updating me on any happenings, and on-time payment each month. I think they likely think of me more often than I think about what’s going on with them or my properties, and that is a first in my years of ownership in Edmonton. I’d say we are still in the ‘honeymoon’ phase of our relationship, but I am super encouraged with the show of professionalism and caring by Jey, Siew and their entire team at Davies Property Managament. This is my (and other people who invest with me) future nest egg, they manage a few million $$ of our assets, shouldn’t this level of service be the standard in the industry? Kudos Davies, keep up the good work.

Love living here! The building is quiet and clean and very well managed. The elevator was squeaky but as soon as I said something they had a company in to deal with it. They get back to me when I have questions right away. I plan on moving to a bigger apartment in the same building when I can afford it because I love it here.

Both Valentina and Cara were amazing. Great customer service and are professional, not difficult to deal with. They are gems for this company, I hope everyone get to help many people like us the way they did for my family.

My experience as a tenant in a property managed by Davies was absolutely terrible. They treated us okay and made a bunch of promises up front, but things never actually got done once we signed the lease. The only thing they did well was emergency response when our water service went out.
Among numerous issues we experienced, the clothes dryer was tearing holes in our clothes and they refused to replace it. We had to buy our own and then we took it with us at the end of the lease. The grout in the bathroom floor was falling apart and coming out in chunks, and the owner of Davies told me “nobody wants to replace grout. It’s not a fun job. Just put a towel over it. ” It took them over 3 weeks to have someone repair a gate that collapsed during a storm, and we had dogs to keep in the yard. They didn’t paint, repair walls, or even replace burnt out light bulbs when we moved in. 100% would not recommend Davies Property Management if you want respectful, capable property managers.

They treated me with respect and dignity. My property manager Paula Alard is approachable and always get an immediate reply whenever I need anything if there is an issues or concerns about building maintenance etc.

I lived in one of there apartments for about 2.5 years and they are really good and professional company. Always up to date with repairs and kept there apartments clean, they always have some one ready 24/7 for any questions and if they can't answer you asap, they will get back to you in 24 hours. Awesomw company to be with and they are responsible and respectful. They have cleaners that do the cleaning once a week and even when it's not even dirty. Thank you all. If I could give this place negitive stars I would. We were moving out of our rental and my husbands truck broke down during the move so this property management company told us we could come this past Saturday afternoon to get the rest of our stuff before the junk removal company was taking everything. My husband showed up and it was actually Paula (I think the manager of this company - the one with tattoos all over her chest in the photos) and her husband there removing our items from the house. They had their personal vehicles there and their kids moving our stuff out with a lot of it loaded into their personal cars including our side tables, air hockey table, a couple lamps and some of my husbands material from his company. They were right off the back threatening my husband. Paula's husband actually told my husband he was going to "punch his teeth down this throat" if he touched any of our belongings that were in his truck. Paula was swearing and yelling at my husband and told him the only thing he could take was our dresser and then proceeded to throw it down the stairs breaking it. I am absolutely blown away about this unprofessionalism, extreme rudeness and disrespect when all we wanted was our things - but apparently they wanted it for themselves. I don't even understand the extreme anger and animosity they were expressing. Unreal. Litteraly crazy people. We have filed a police report.

Reply to management: We always paid our rent.our landlord wanted us out because we weren't getting along with our neighbour and he was his friend - our one year lease was up - period. He got a managemt company because he lives in BC so he couldn't deal with the moving out process and finding a new tenant - not to save him. Stop lying to make yourselves not look like terrible people. As well yes we needed an extra week to move out and we got an extension APPROVED by our landlord and we were CHARGED for that extra week. (I have text messages to prove it please contact me if you would like to see proof.) Yes the place was a mess because we were in the MIDDLE OF MOVING and our TRUCK BROKE DOWN. We told you guys the things were not abandoned and to please let us grab our belongings a few days later once our truck was out of the shop. You absolutely did not put our things in the garage you said the only thing we could take was our dresser and proceeded to kick it down the stairs damaging it. Stop trying to justify what you did. You literally kept my babies crib, our backyard jungle gym, two dressers, our bbq, air hockey table, side tables, a box of my husbands dead grandma's belongings along with many other things of ours. (Also to mention right around Christmas time). Unbelievable.

I don't have an option for giving "ZERO" star rating so giving it 1 star. They are not professional and not answering customer inquiries. Thank god I haven't given my property to them for managing. I would not suggest their services to anyone at all.

Everything is great but just one thing is that when I need something done in the property I would like to expect a quick reaction from the manager or whoever is responsible. Last time I had my toilet fixed I messaged the property manager about it and a few other things I wanted fixed and to this day I have not received any answer from her and that was back in May. So that was quite disappointing seeing how I pay my rent on time and take care of the house but still not taken seriously. For future reference I would like to see that when I try to get in touch with the manager about some issue regarding the house that I be taken seriously and not disregarded.

I've been dealing with Jey Arul and Paula Allard of Davis Property Management for almost 6 months now, and I find them 100% professional, forthright, and easy to deal with! For a property "novice" like myself, Davis is truly a magnificent management firm to work with. I'd whole-heartedly recommend them to property owners.
