Delton Townhomes

Management is horrible! The resident manager (Sobia) picks favorites and allows tenants to destroy others property and ridicule other tenants on a daily basis. I have complained multiple times about this with photo and video proof and nothing is done. When I spoke face to face with Sobia about the issues over a yesr ago, My husband and myself were told in its our heads ans the complaints we were making were invalid. I've had my property damaged. I've been harassed. I've been made to feel uncomfortable in my home based upon our neighbour's actions and this is an ongoing issue.my vehicle has been stolen from my parking spot. Which you need to fight for because your neighboring tenants will steal your spot every chance they get. Nothing is done once so ever. As long as sobia Is the resident manager. Do not move here. You will regret it!

Area is sketchy and dangerous, vehicles broken into daily (3 times for ours in six months span). I watched a guy pepperspray four others out front of the property, there was a home invasion/suicide in one of their units a block away from ours. And that's just the area.

Management lied to us telling us we'd have two parking stalls with power within view of our unit (main selling factor) and when we wanted it on the lease said "no need, it's free, dont need it in writing" and then told us we can't park there and continued to argue for months because they only respond every two or more weeks.

Management then interrupted me repeatedly and repeated herself multiple times without offering a solution. Still no resolution.

Parking lots get cleared very poorly making parking even more of a nightmare. Homeless people constantly going through trash and spreading it out in the lot.

The units are very dated. We had five water leaks. Two of which were sewage from the adjacent unit. Two were sink and one was dishwasher. Paint was messed up. There were dead bugs kept in jars to feed some kind of pet that belonged to the prior tenant. There was probably years if debris in our vents that we had to request to get cleaned. There is also NO lights in ANY of the rooms except kitchen and bathroom. There is also no ventilation in the bathroom, just a window in the bathtub (that we frosted because *creepy*) which is great for heat retention in -40⁰ weather.

Avoid this rental. They are slumlords.

Edit: Copy & paste response saying they cant find me as a resident. They say my concerns matter, but they do not. I was given the same half-hearted answers and no solutions. They do NOT care about our negative experience because they know they can fill one of their 250 units easy because of the rent incentives and inexpensive area.

Leasing agents are incompetent making false promises to get you to sign the lease and do not deliver even when it is in writing.
We had our utilities set up for move in and Avenue switched it out of our name and into theirs resulting in admin fees and higher charges than our original plan. There were stacks of these letters sent out so straight profit for them screwing residents by canceling their gas plans to their name.
Parking is a joke. It is a monthly charge and you receive a parking card but most residents do not pay and park in any stall. Without signage or designated visitor parking can not have them towed for using your designated paid stall. No security/safety in the neighbourhood, car break ins and street fights.
Have not lived her a full year and have had 3 major water leaks including sewage streaming into our basement from the neighbours unit because each building is four units but are paired with one drainage into the corner units.
Windows are old and terrible for insulation even with us installing the plastic shrink wrap in the winter. They are freezing, always covered in condensation so can’t see out and it drips down the walls. No bedroom has lighting. Can hear everything from the neighbors unit from cabinets opening and closing to walking around and talking. Extremely limited outlets. No fan in the bathroom for moisture. Not allowed to use the exterior water taps to water gardens.
Literally only positive of our upgraded corner unit (extra charge on base rent) is our kitchen has storage.

Walk through on my way to work. Mostly very well kept grounds with only the occasional broken glass in the grass or child's toy about

I just moved here a month ago.i have 4 kids and we never make trouble but already we had the cops called on us for no reason by a neighbor.my kids are not noisy and loud and they are always in by 8: 30.also some of the neighbours kids are questionable my kids made tons of kid friends and they came in our house and trashed it, muddy towels on our new couch.i never had to deal with this/. We bought a pool for our kids and all the neighbors used it and broke it.the rent is not bad and the place is bright from the lighting with big windows no need to use a light during the day.parking is ok.but when we first moved here they said we could not park in our parking spot cause someone has 3 cars.maintnaince is quick to come and fix anything we need and any questions or concerns we had are answered quick.i would recommend this place because rent it a fair price and its big if you have a family but if you buy anything for the kids it will get stolen or ruinned by other kids.

Been with Avenue Living for a couple of years now. This area is like a breath of fresh air compared to where we were before. Beautiful backyard not to close to the soccer field, with a big patio, large open windows, large kitchen, bedrooms, and living room. Neighbors seem incredibly freindly and within a week of moving in Sobia came to welcome my fiance and I to the neighborhood. So happy to be here: D!

Lived here for a year. It was okay. Our place was spacious but definetly could have used some modernizing Reno's. They did take good care of the shared yard and kept it looking good. I didnt like the smells from the neighbours seeping in (smoke etc). You could also hear your neighbours and especially the bathrooms were back to back in our place. They definetly need some better sound proofing. The area wasn't the best and didnt feel comfortable leaving my kid outside to play on his own. They have a park now but when I took my kid it was chaos with no parents present and lots of potty mouth kids bullying one and other.

They set up soccer goals so close to my house I can't have pictures up anymore because the ball hits the side of my house and I was tired of watching my pictures bounce on my wall.vI have a parking spot that I pay for but my neighbors use it more than I do when I do get to use my parking spot I get blocked in by neighbors at least a dozen times a week been complaining about it for a year still nothing done about it. My neighbors slam door so loud that they knock pictures off the other side of my house. So I guess if you don't like having pictures on your wall and don't have a vehicle to park in the parking spot this is the place for you otherwise don't rent here. Really not worth the headache site manager has no authority to solve any of the problems they basically just help people sign leases and give them keys.

I enquired about renting one of their townhomes and after answering a bunch of their questions, I was told I did not make enough money even though I could easily afford the rent! What a crock! Also, no private yards. They're too cheap to fence the back of the townhouses so your kids and possessions will wander off. Do yourself a favor; if you can get a mortgage, buy a townhome like I did!

Basement appliances are exposed. May be a little risky with small kids in the family

Rough area of the city but this location trys hard to look nice, clean and family friendly. Rent is considered "low income" appropriate.

The old management was amazing and was able to help out with problems and get things fixed so fast. I dont even bother trying to get ahold of the new management they are never there when they are supposed to be. The new landloard is cold and unwilling to help with anything and is never there anymore. Dont move here it's not worth the headache of the unprofessional new management.

When run by Midwest we had a great team. New ownership office staff from Avenue Homes leave my mouth sour.

I use to love the owners! They were amazing and they would get stuff done that needed to be fixed day of because they knew it was important and their costumer service was amazing. Well, the owners sold Deleon to some new owners who are terrible. Online (via phone) it says they’re open 8: 30am. I went there at 12pm and they weren’t open. So I went at 1pm. They weren’t open. I went at 1: 27pm and they told me they weren’t open until 1: 30 and didn’t let me in until then. Our faucet was loose to the point where we couldn’t turn it on and it took two days for someone to come and fix it. Today it says they open at 8: 30am. It is currently 9: 50am and they are not open. This is extremely disappointing and it’s making me very frustrated that I can’t go talk to my landlord because they decide they don’t want to open on time. Very disappointing.

Poor management, Rico is rude and ignorant. They do keep the places clean but they Hassel you over every little thing.
