Normally I do not write reviews, but after working with Emerald Management & Realty Ltd, I feel like they really deserve it. They made breaking my lease early to move into a new place easy and less stressful than I had anticipated. They were really helpful in responding to any and all of my inquiries regarding moving out, from the time I had applied until the present. One of the better rental companies in Calgary wants to ensure that the apartments are kept clean and well-maintained in partnership with the tenants. Without a doubt, renting from this company is worthwhile.

My wife and I had a good experience with one of the property managers, Rachel Darilay; she was swift to respond to our requests or concerns we had during our stay. She helped us negotiate the most reasonable price for our rent.

I originally was going to leave a very frustrated review, as to be honest this management company has not been very supportive, or helpful, with my concerns and my landlords. However, I dealt with Saye last week, and she made the experience quite a lot better. After explaining my many frustrations with this team, she was able to help my boyfriend and I with the problem we had, and even stayed at work later to ensure we had the access we needed. Should you have to deal with anyone, I recommend her, as she was very efficient, pleasant, and fast with her service.

She always responds kindly and quickly to any problems/questions around this building and makes sure they are resolved. Also, She is willing to help others. This time, I was in trouble due to a sudden heavy snowfall, but she came out and helped me even though she was on vacation.

Those in need of a competent and trustworthy property management firm have my genuine recommendation of Emerald. I've had them take care of my property for over a year, and they never cease to amaze me with their professionalism and attention to detail. One star because there were no stars in the minus to choose from - Since when were there ever any honest and accurate descriptions put out about themselves by property management and ownership companies - I was (naively) impressed by this company 's self write-up on the internet. With high hopes of finally locating a company to rent that is caring, helpful, honest and professional, I placed a call.

But lo and behold: a very young voice answered the phone, doing her best impression of a mature adult - I kept quiet other than asking who I could speak with RE rentals - and was transferred to another very young voice on a voicemail. Considering the place I now renting, run by an under-30 bunch who have made being a tenant here for many of us, a nightmare due their lack of concern for others, lack of morality, and seemingly zero training for the posts of authority they've been given, I'm searching for a mature property management to deal with.

I phoned the receptionist again and nicely mentioned my concern, requesting anyone over 40 or 45 do be transferred to - and, sure and the sun rises, what I got from this millennial was stunning in its immaturity and lack of even remotely accurate comprehension of my simple words, and a verbal attack because of course that younger generation takes offense to literally everything that fails to fit into their inexperienced view of the world.

I can't say I am sorry for reacting negatively to her arrogant rudeness and childish handling of what should have been what
the false advertising of this company: helpful and concerned.

Moral of the story: Almost all property management companies are the same - thanks to this typical specimen of the staff that represents the actual attitude and treatment of tenants BEFORE I signed a lease.

You can trust this firm completely. The staff is fantastic, and they never fail to go above and beyond for the benefit of the tenants. If you need someone to manage your property, you should hire them.

Today I got stuck at snow I was so frustrated and nervous but my property manager Laurianne came to me and helped me from disaster. Even she is on vacation she came to me right away I feel so fortunate. I am glad i have perfect property manager

Don’t rent with Emerald management & realty any property around the city. They literally didn’t return my damage deposit money. I left the diplomat building on November, 2022, located on 14 Ave Sw in Calgary, Alberta. I left the unit super clean and with no damage. They just came up with a conclusion that they couldn’t return my damage deposit, cause I left earlier, which in the contract says. If you break up the lease earlier there was a fee of $300 dollars which I think it is a bit acceptable. But, taking all my money away is not. So, please do not rent with them, unless you want them to vanish your money away. Be careful with them.

I found Emerald Management extremely unprofessional, unresponsive and highly incompetent from our move-in inspection to our move-out. Our property manager was slow to respond to queries, often needing me to initiate any follow ups for things like reimbursements or queries on maintenance. We put in a maintenance request two weeks prior to moving out that was never resolved. Additionally, an untrained individual was responsible for our move-in inspection and missed significant items.the house was left a disgusting mess that required extensive cleaning by my wife and I. After we moved out, they have withheld $700 to "paint" walls that were already damaged prior to us moving in.

I sleep better at night knowing that I no longer have to put up with this company's incompetence. I have no idea how they have won any awards.

The whole team at Emerald has been extremely helpful and friendly. We asked many questions and they responded in each case, trying to be very solution-driven. All of this is carried out online on their dedicated site, or by email and so it is easy to communicate with them. The team has been professional and we feel at ease in our dealings with the team at Emerald Management - we would use them again if seeking a long term rental property.

Happy to be living at a Emerald property. They are very professional and quick to respond to any inquiries that arise. Any time I have had to contact them they have resolved the issue within 24hrs or less. The maintenance team is also very courteous, kind and happy to help.

I rented with them a Duplexe for three years, it was very old unit not renovated, has mice, windows were not isolated leaking air, kitchen very very old, and carpets were very old, but I had no other choice.
At the end of the lease I cleaned the unit as I received it, but they took all the deposit.
That's was very bad and surprised me, I will never ever rent with them again.

I’ve rented through Emerald for over 2 years. My experience was great. I only had a few things that needed attention while living there and they were attentive and responsive in addressing my needs.update: I have now been moved out of the rental property for 3 months. I had a little bit of issues in terms of my security deposit. I was charged for something that was broken before my move-in and had documented it in my condition report and had pictures to prove it. I filed a dispute and although having to wait two weeks longer then the time they requested to address it, my dispute was acknowledged and treated fairly. I still recommend Emerald. As long as you pay your rent and take care of the property, you won't have major issues.

I have had a positive experience with Emerald. I have been working with Jodena and Doris my NR4 requirements and they have been very helpful, responsive and professional. Although my process has taken a while for a variety of reasons, they have always kept me informed and not been overwhelmed with my many questions and persistence. Definitely recommend!

Tried to setup a viewing with Ryan. Asked me to meet during business hours. I explained I work and was not able asked if someone else could assist me. He just didn’t respond and went along with his weekend. Very unprofessional and unhelpful. I hope the owner of the property knows they are losing potential renters to Ryans weekend plans.

I am so impressed, after looking for 3 weeks on a daily basis for an apartment I was blessed to be approved today for an apartment. Everywhere else I had applied had a 3 to 4 day wait before you heard back. I'm very blessed that today happened in just over an hour. Would definitely recommend Emerald Management

I would have liked to have seen it happen a little quicker. Each time I've had do you have my appliances looked at there was a longer wait time than I anticipated. Emerald management on the other hand was extremely quick and answering me and getting a work order.

The painter you guys sent out named O'Neil was extremely Professional and respectful of our property we have been renting & living in this place for 20+ years and I must say the exterior of our house looks better then the day we moved in. We stayed with Emerald Management for many years and I could not be happier. They were professional, responsive and truly caring. They got us a new fridge, had floorwork done on the stairs after I complained about the old one. Anytime I needed them, they were there. There were three different managers during this time, and with all three I had wonderful experience. I even remember how flexible they were when I wanted to re-rent the property to my friends, when I was moving out.
Comparing with the management company, we had to deal with now, I cannot be more grateful for my past experience with Emerald.

My property manager was very reliable and I mainly dealt with her. The speed of service sometimes fluctuates but overall the response time has been really good especially during COVID. If I couldn't get a hold of my manager, the receptionist was always able to find someone that could help me. I really like the repair request that is online. Overall, great and the people seem professional and helpful.

Called several times about a duplex for rent and no answer or call back until they rented it to some else.actually texted me the day they rented it to some else and asked me what duplex i was looking at.after i left an address and listing id in my voice mail.

Attention it is an agency of thieves!

They seem completely disinterested in renting or even showing their rentals.

I left detailed voicemails asking to view the rental.

They got back to me 'twice'. By text.a 5 days later.

The first text said

"Sorry the unit is rented"

then another one 2 days later from a different person saying

"What is the address of the unit you wish to view? "

Didn't know anyone was coming out to paint. The gentleman was very professional. I think he did the best he could with the supplies he had.
The next day there was someone else come out to just repair or replace some of the boards in the falling down fence.
It was great to have these things done but there are more important things that need to be done, like cleaning or replacing the eaves that were not cleaned in the fall. I have small trees growing in the eaves or the roof that needs replacing.

I had a good experience up until we moved. They didn't return our deposit. They charged us for the carpet even though there were stains on it before we moved in and they had people coming in to give quotes to replace the carpet so they could sell the house. It makes no sense that we were charged for stains on the carpets. The house had problems before we moved in that we were charged to fix. Very disappointed.
