Today is the third day as I am waiting response for my question which I asked for. I left two voice messages, sent email. No one responded. And phone number answer only for emergency call like fire. Very disappointed!
Very, very unimpressed with this company. They became the property manager of the apartment complex I live in back on November 8,2023 and have neglected to do ANY and ALL of the following:
1. Ensure that a regular (monthly) maintenance program is in place regarding the fire equipment on each floor of every building in the complex or done any testing of smoke alarms (neither of these things has been done since OCTOBER 2023).
2. Maintained cleanliness in the buildings - the carpets in the hallways and foyers have not been vacuumed, glass on windows and doors has not been cleaned, stairwells have not been vacuumed and mopped or bannisters wiped, and the laundry room has not been maintained - since OCTOBER 2023!
3. We have had no working intercom service for probably close to a month. They are fully aware of the issue and, yet, still have not fixed the problem, leaving tenants to deal with the inconvenience of being unable to buzz delivery drivers, guests, medical personnel, or police into the building.
4. No one ever answers the phone. Ever. It is highly frustrating and a poor way to manage a 273-unit apartment complex.
5. Maintenance requests are not addressed in any sort of timely manner.
I'll summarize in two words what tenants here are thinking: Equium SUCKS.
Horrendous Experience with Equium Management Company's Intercom Service
My encounter with Equium Management Company regarding the update of our intercom service has been an utter nightmare. Despite numerous attempts at reaching out, I have been met with deafening silence. Three futile conversations and a $40 service fee later, and the intercom remains dysfunctional. I stressed the urgency due to my mother's dementia, needing daily home care, yet this plea seemed to fall on deaf ears.
The lack of responsiveness and accountability from Equium Management is appalling. Promises of resolution by a certain date were empty, leaving us stranded without a functional front entrance. Their assurance that the fee was paid and everything would be resolved proved to be nothing but a facade.
It's bewildering how a company entrusted with managing such critical services can be so negligent. Communication attempts through emails have yielded no results either. The absence of staff, evident from calls being redirected to voicemail, only adds to the frustration.
At this point, I'm left questioning the integrity and competence of Equium Management Company. The impact on daily life due to their incompetence is beyond unacceptable. Waiting since December 7th without any sign of progress or concern for our situation is an appalling display of disregard for their clients' needs.
I visited a friend and the property is clean and seems to be well-maintained. Rose, the concierge, was able to spot right away that I am a visitor and assisted me well. I can say that it is a secure and safe place for the residents and the visitors.
I have been a tenant of this property management company for over a year now and have nothing but good things to say about them. They are always quick to respond to any issues that arise and they are very professional. The housekeeping staff are top notch and always do a great job. I highly recommend this company to anyone looking for an excellent property management team. Kudo to Zak who is amazing.
Our condo building made the switch to Equium just over 2 years ago. It was such a great decision. Hussein was very attentive from the get go and was always available to answer any questions or concerns I had with the transition. It was seamless. Throughout the 2 years I served on the board they provided us with lots of cost savings and got projects moving that had previously been stalled or neglected. Munir is excellent at executing projects that are planned for the building. Thank you so much Hussein, Munir and the rest of the Equium team. You all work very hard and do a great job!

I've been living here for 4yrs now. Just want to let you know that Adrian the maintenance man & his workers are doing a great job with keeping up on all that has to be done. He is very kind & listens to whatever problem you have with the Condo. Every time I see him he is always busy doing something! Keep up the good work
This company took over management of our property only 2 months ago, and it has gone from a well managed building to a terribly managed one in that short time. There was no communication sent when condo fees were raised, I had to inquire in order to find out that had happened. There was no warning or communication given for a day of fire alarm testing that had alarms blaring every 2 minutes for hours. Our elevator hasn't been working for about 2 weeks with zero communication about why or when it will be up and running. The only communication they put up since taking over was a flyer boasting about how responsive they are. Nothing actually useful or accurate, like when we might be able to use the elevator, or if condo fees go up, or fire alarm testing is planned.
Cassandra from Equium, who is in charge of our building, was super helpful in resolving the issues we had with our patio garden. Even though I emailed her at the end of the day, she followed up with the landscaper right away and got me an answer.
Hussein Virani, the building management analyst is an amazing manager. He’s constantly working late but despite his long hours, he is a pleasure to deal with. He’s always attentive and helpful. A real great guy.
The main difference between Equium and most condominium management companies is that Equium has a facility management team of experts who can advise condominium boards on how to maintain and operate their properties. The knowledge and experience that they have and share with boards provide great value in decision making, retaining contractors and professionals, and planning repairs and renewal expenditures.
The staff across the board are professional and courteous, and the senior management are always responsive and accessible to provide advice, receive feedback and help the on-site team deliver great service to condominium communities.
Earlier this month me and my partner went to a viewing, which initially Lena had scheduled us for a time for a one on one walkthrough but when we showed up we realised it was an "open house". There were so many people who showed up, they were all being sent through the house in a big congo line. Probably hundreds showed up. Lena barely answered any of the questions I had for her, it was so impersonal, and she was pretty rude and called me by the wrong name repeatedly. The house was in poor condition, greatly overgrown yard, clearly no consideration for upkeep of the property. We had to text repeatedly to get an answer about the application because we were unsure if we even would get any. Ultimately glad we never rented this property because after my partner left a bad review Lena called my partner herself to berate them, which is what drove me to this review. She has a bad attitude and the way the whole viewing was conducted was extremely unprofessional. Any good reviews are probably fake, especially about her.
I had a viewing booked at a rental on 2ave ne last week, and when we showed up it had been turned into an open house. A woman named Lena was showing the house and she was barely present, and unable to answer most basic questions about the property. She then told us we would hear back the next day, then two days later said it would come later that day. Finally it took directly asking a day after that for us to finally hear any kind of news, which of course we had not even been considered. I felt hugely disrespected and your company should fully be ashamed of the customer service she gave.
Edit: Lena called me outside their business hours and proceeded to berate me for her miscommunication.
Worst condo management company I’ve ever seen. Their incompetence should be relegated to servicing Calgary housing and project buildings. Do not ever think this misfit bunch is worthy of managing a tiny building, let alone a large building.
This operation is run like city hall! Just a mess! Hussein viranni is pretty much useless and should be FIRED. Equium read the review as the person mentioned is your weakness as a company.
Equium has really made a change for the better in our building. Since Day 1, both Dylan and Cassandra have demonstrated knowledge in dealing with technical and administrative building issues that are, by no means, easy to address and solve, and always show a positive attitude and outstanding customer service. They both have become a valuable asset for our building.
I had an exquisite experience working with Equium Group. The grace I encountered through every conversation I had with an Equium employee was immaculate, especially Rukhsar, who proved to be invaluable in solving every issue I initially had with my Condo. 5 Stars! Lived at the Lido building for 2 years. Everything was great until Equium took over. We relocated to another city and left our place immaculate and still have not received the security deposit back 2 months later. No communication from their end.
I lived in Bridgeland crossings II for a year. Throughout this time, our upstairs neighbour was disruptive (domestic disputes at 2am), liquids were poured onto our balcony furniture. Our car was broken into in our “secure” parkade, and our patio furniture was stolen. We reached out to the condo board multiple times. They did not even take the time to respond to our issue.
As a condo board president, I knew we needed to make a change as our prior property manager was simply an inbox. Equium has applied their commercial property management philosophy to condos and in six months of taking over it is already paying dividends. We've been able to substantially reduce our variable costs with vendors and come up with a plan to manage utility costs. Their team frequently visits our building, which is extremely important to be proactive managing an asset. Being on a condo board seemed like a full time position, however we have been able to become more strategic and have left the day to day to a very capable team. I also appreciate how Equium's management has oversight and will step in when needed to ensure we get the best result. If you're thinking of making a switch, look no further!
Previously lived in a building managed by Equium and they’re service when dealing with complaints or issues was horrible. I would call and email about issues related to noise, destructive neighbors, security, and theft and would receive either no response at all, or would receive a response that basically was brushing my concerns or issues off and they would never deal with anything. This persisted for a year and not once did I receive a satisfactory resolution to any concerns I had.
As as resident of one of the Equium Groups managed buildings, i reported and exterior man door seal leakage (Frosty), and it was attended to in the next two days. It is very nice when building management deals with these kind of issues courteously and quickly!
The absolute best service was provided to me. I had help from the most kindest person named Lena, she was so helpful, informative, nice, calm, and helped me with the process so well!
