After experiencing several major errors by FirstService Residential over the last year to 2 years, the latest involves an error made by FSR regarding the monthly withdrawal of our Common Expense Allocation. Long story short I've requested several time in the last month for confirmation of what my monthly expense needs to be as I have been told to make the necessary changes in FSR's system and I do not have an accurate record of what the amount should be. Not getting a straight answer to a simple question has become the norm and this is unacceptable. I only want to fix their error.

The staff behind the scenes at First Service Residential did a great job getting me the documents I needed to help me complete a sale of my condo when my property manager fell ill and unresponsive. While Property Management is not an easy gig to get right, I think this company and their staff do it as well as anyone. I have found their customer service to have improved greatly in the last few years.

I have called first service office many times but the staff who answered the phone didn’t know anything and couldn’t help me, I didn’t know what to do, I felt very sad and annoyed, I went to the first service office downtown, when I went up to the office, the door was closed, I didn’t know the phone number can’ t Make an appointment, I tried to knocked the door, I thought the staff in the office would ignore me, fortunately a nice girl opened the door, her name Libby (liberty Nguyen), she was friendly, nice asked me came into the office, I thought I didn’t make an appointment, she wouldn’t help me, fortunately Libby was happy tried to help me if she can. Really appreciate it, I ‘ve been looking for a long time but it was difficult to find an experience and knowledge who was happy to help me. I was so grateful to Libby, she ‘s friendly, enthusiastic, polite, kind, and always has nice smiles and happy try to help people, Also I would like to say Thankyou to Paula ‘s manager, she is supper super excellent boss, she was nice, friendly. Jay Lee responded to my concern by email very promptly and dealt with my concerns and issues within the same day! I had dropped my fob down the elevator shaft on move-in day and the fob was deactivated, so when I had it retrieved it wouldn’t work. I contacted FirstService by email and they were very professional and helpful. Thank you guys!

Low star rating as I have had a bad experience with this company. Only 1 person, Crystal Johnson, has been fantastic to deal with and very responsive, making sure we had all the documents we needed. The actual Property Manager, Paula, has not been helpful at all.

Horrible and disorganized management company.

Moved into the new building on Nov 1. Setup front door access and things were working “fine”. Here are the things that they don’t know or haven’t been able to tell us;

- elevator booking
- Building manager’s identity/contact info
- What to do in case of emergency

Front door access is through an application. For four days I had no issues getting into the building. On the weekend I was unable to login. When I contacted the company that manages the application, I was told I was removed from the unit and needed building management’s approval to get added back up again. When I contacted the emergency contact information for first residential the following happened:
- agent couldn’t find the building in the system
- Once found they informed me that they left a message for management and it could take 24-48 hours for them to get back to me (after the weekend)
- This isn’t considered an emergency, emergency would be like flood or fire (in which case I don’t think I would contact first residential)
In short they are completely ok with leaving me hanging out there for the whole weekend (and probably a few days after that), even though I can’t use the system to get into the building that is currently my home and pay rent into.
While I understand that first Calgary only took over managing this building on Nov 1, basic stuff like this should have been figured out and a resident shouldn’t have to run around for a few days due to these issues.

After 40 minutes on a call and the call centre agent contacting and leaving messages for three people (who I was only able to get their first names), I was told that someone will be in contact with me shortly if it was deemed an emergency. So in short someone decides if this is an emergency and then they might contact me to resolve it, but we can’t give you a timeline and for now just don’t leave the building.

I have contacted the call centre again on Monday morning and received the same response that someone will get in touch with me within 24-48 hour turn around time for the on site team to get back to me.

The best part of l of this is no one has been able to tell me who the building manager is.

Took 4 calls in a day just to request and schedule a Service technician to deal with a roof issue. I have outstanding inquiries that have been unresolved for 8 months. - Will avoid any property that uses this service in the future, had to pay 569 dollars for condo documents absolutely unacceptable.

I had a great experience working with Megan Madden Community Manager in Calgary. I had a conditional sale on one of the apartments and needed to get a pet approval for my client before the condition date (which was only 2 days away)
I was able to get in touch with Megan and she did it on the same day. I was really amazed by the efficiency and the professionalism she displayed. Keep up the great work First Service Residential.

I've recently moved into a condo managed by FirstService and so far all of my contact with the staff there has been extremely positive. They've been very accommodating and helpful.

Update: While the admin team at FirstService is absolutely fantastic - my property manager is a ghost. She's impossible to reach. I've been trying to arrange a repair on two broken windows for 4 months now and she ignores me no matter how many times I email or call. Absolutely terrible.

I had a great experience working with Angela Murphy, Community Manager in Calgary. I have a conditional sale on my property and one of the conditions required a contractor assessment on an urgent basis. Angela was able to coordinate getting a contractor out urgently and was very efficient in communicating the status to me. At one point I called the after hours emergency line and they were very professional and were kind enough to escalate my request as well. Angela even provided the contractor's letter to me after hours, which was greatly appreciated so that I could pass it on to my realtor and subsequently the buyer. Thank you, Angela and FirstService Residential!

She took care of my request in a very timely manner, so I could proceed with a sale. Alma with the customer care line was also excellent and supported me as well. Both of these ladies are extremely knowledgeable, and skilled at the work that they do.

The staff at Avenue West End, Calgary are all outstanding. The two concierge; Mac Brown and Jeffrey Helmer are friendly, helpful and keep us informed of all information we need. Personal interactions have been nothing but enjoyable but I have also watched them dealing with others and admire their professionalism and commitment to building residents.
The cleaner; Cheryl is very friendly and helpful as well. She does a wonderful job in maintaining cleanliness in all the areas we frequent.
All 3 of these people add to a friendly family atmosphere at Avenue. We are fortunate to have them working here

Was told I would receive a refund for condo doc purchases I didn't need in two to six weeks. Six weeks have passed by and I have been told that they didn't even process and send out the cheque. They haven't even entertained the idea of sending out an e transfer to me for my refund. I am now going to wait another "few weeks". If I could put zero stats I would.

Too quick to charge us with $250 without knowing the difference between Christmas Lights and Outdoor Solar String Lights which is very disappointing!

Since we’ve received the memo sent last March 31st with regards to the removal of Christmas Lights, we complied right away! The ones left hanging in our Patio are just the outdoor solar string lights which are already there since early 2015. I don’t know why they find it hard to send somebody from their office to double check prior to posting charges into our account.

I emailed their office about that and even sent them some photos so they can verify that those are just outdoor solar string lights and not Christmas Lights as they thought. I even spoke with their office assistant numerous times but then the issue was left unresolved!

I called the Property Manager since Monday with no luck of getting hold of her. I totally agree with the other reviews that you need to follow-up numerous times but you can never get any response from them at all! They just simply don’t care!

This is probably the worst of the worst for managment companies, we have some tacky plastic traking that has been drilled directly into our units without our knowledge or consent.not sure what our condo board is up to is shady business practices.have sent multiple emails with no response. It took them 3 months to approve an air conditioner, 6 weeks to approve our puppy.the lawn maintence company they hired is horrible- they wreck our lawns with the snow removal and then blame us so we have to repair the grass each year.increased our condo fees by $50 per month during a pandemic. Still have not taken the owl's nest out of the tree to prevent it from returning. Charge us massive premium for no service! Brutal! I usually have to contact a manager before anyone responds to me.

I was very disappointed in the service I received from FirstService. There was a lack of transparency in the way they do business, and it resulted in many unexpected fees and nuisances, as well as a change to the expectations as expressed in our discussions and contracts. I will never again rent from someone represented by this company.

As a real estate assistant trying to constantly obtain condo documents I have to say that Melissa N was the most fantastic person I have dealt with in property management - EVER! Not only was she efficient and fast, she answered all of my (many) emails in a timely manner and was very helpful in expediting condo documents that we required.

Terrible company to deal with from an accounting perspective. After MANY copies of an invoice WITH PO# attached they have ignored payments w/o communication. Several invoices have been submitted and paid then randomly they haven't paid this one in particular, again, WITHOUT ANY COMMUNICATION. Trying to call and get through to their accounts payable is a joke, it's like waiting for Godot. I have no idea what they would be like from a tenant's perspective but as an owner of rentals I personally would not be using them due to their corporate office communication, or lack there of.

Worst management company ever! Special mention goes to "Terry Foster". These are the frauds, ripping the owners off by filing false caveats and extorting money from owners for the common property repairs, right after increasing the condominium contributions by 11% recently. They have no answer to how the reserve funds were utilized and why the insurance isn't able to cover for the repairs. Pathetic! They do not respond at all. I have to literally call the service desk to get hold of property manager like 10 times and 100 emails, that is when you get some response and that too vague response which is like a typical tape recorder statement. I really hope owners take action against this.

Jemma the property manager has always been very understanding and responsive with any concerns or issues I’ve had. As a resident at ONE6 apartment for three years, I have experienced caring and conscientious staff who make a concerted effort to keep building in top maintained form. Alexandria Little, Manager of ONE6 and CENTRO as well I believe, has always kept herself well informed regarding suites, maintenance of building, responding to concerns of tenants in prompt and respectful yet caring approach. She is always available to assist with any matters. I have found her to be very courteous and well informed within the position she holds and beyond when required. Alexandria is very conscientious, organized and excellent communicator.

Was a contractor for First Service Residential two years ago. They have yet to pay several substantial snow removal invoices. They have ignored our office multiple times (Grant Becker, Kelly Varns, Glenn Manlig). Hope other contractors reading this will avoid providing services to their buildings. Waste of time having to take this matter to court. Don't hire contractors if you can't pay your bills. No wonder their CEO was in the news embezzling $$.

I am a resident in Riverfront Pointe tower c. The building is filthy. The floors and walls are grey with dirt and appear to have never been cleaned. I have to wonder what they do with the condo fees or even the $200 non refundable move in/move out fee when the building is so run down.

I have several issues with FirstService.
1. I had a crack formed in the house in January. FirstService representatives visited the house around that time and tenants informed them about it. That crack was due to structural problem in the house. I learned about that crack in August from the tenant!
2. I have been reaching out to Erin Smith and others for four months to get income statements for the entire year. I never received a single reply from her. After I switched to calling, and I learned from another person that she simply didn't have access to them because of database issue. I am still waiting for them. I have no idea when I would receive them, but I will need them really soon to do my taxes.
3. FirstService can only rent out a place, but not take care of it even though they get paid monthly from rent payments. If there's an issue in the house (toilets need repairs, irrigation system needs to be blown out, etc), they will charge fees if they make arrangements for that themselves. So I always had to organize everything myself, and I had tenants info to coordinate the time because of that. Also, they do not make arrangements with the tenants to clean the house before moving out unless you tell them. They would not change the filter in the humidifier, and they would never do any other quick maintenance work required for the house. So if you do not live in the city, FirstService will rent out your place for you and sometimes forward emails from tenants, but they would not take care of your property.

We need to call to book the elevator for moving large furniture several days in advance. I call 2 weeks in advance, no answer, finally get a call back 2 days before but they miss me, I call back several times and the night before I need the elevator they tell me I need to pay a late fee for not booking it in advance when they are clearly at fault.

Also, this must be the only company on the planet that still requires you to physically go into their downtown office during business hours to pay for ANYTHING. E-transfers, online payments and credit card payments are not accepted and there is ALWAYS a line.

This is a truly terrible and incompetent company. I will be petitioning my condo board to get rid of them.

One of the worst property management services.no one can help you with your issue, you just get kicked from one person to another person.no one knows what's going on.it is just a waste of time.there was a time that they keep saying i never provided the letter box key and they have to contact a locksmith to cut it open and i have to pay for it.in fact, i left the keys and firstservice sent people and it was picked up.the person who picked up the keys left the company hence no one knows where the keys were.that's just one of the issues that i have encountered.i am a landlord and i can't imagine how they would treat the tenant.not happy at all.

This is literally the worst company we have ever dealt with, you email them no response. Seems like the only time you can ever get an email is when they levied you with a fine & no proof! And when they do respond they just pass you along - This building has caused us nothing but stress and grief and it only happen when this company took over! We have sent numerous emails to Jayne, Angie and they don’t even respond! I don’t know who is running this business but it seems like no one knows what they are doing. Is there even anyone you can speak to about anything here that has real answers and will actually respond? I am so amazed how a company like this exist or how they even do business like this.

This company managed our complex for many years. Of which I was on the board for a few of those years. The level of follow up when on the board and when as a owner is unacceptable. I fought them for months to correct my parking stall rental and have emails with the lies, telling me it was accounting dept fault but then contacting the accounting dept directly and they had only just received the email. WE had a wasp next in our back yard, I reported in 3 times the last time the exterminator showed up hours later sayig it was an emergency job (it was not) - which we as a compex paid more for, I contacted the company and they had only one request for the wasp nest that came in 30 minutes after my last email to FS- we paid more for services because of their poor ability to manage the requests. They over paid a bill for $10,000 and refused to fix it. These are only a few examples fo the terrible service. Our AGM was largely complaints about the service people received from First Service. What they offer and what the staff deliver are completely different. After many years of dealing with the poor service we have finally left and I feel comfortable leaving an honest review.

Had to put a star on them to get it to post but they are not worthy of that. The worst property management company on the planet. They don't respond to phone calls or emails. Even when standing in their office talking to a person that person says they will call back and don't. This is the same even when new staff join the organisation.
We live in a bare land condo and they do not have a clue about it or even where it is.
Every snow fall for the last 5 years we have had to contact them to complain of it not being cleared.
If at all possible avoid using this company.completely unprofessional and useless!

Omg so frustrating. My ceilings wet because of an roofing issue. I told my landlord to fix it for months but he wouldn't do anything about it, I can literally see wet stains now. I asked why, and he said quote on quote:

"The onus is on the Condo Management First Service to fix this. I would consider front ending the costs, fixing your issue, and then submitting a claim expensed to FSR but the likelihood of me getting recouped is slim to none. With my other properties managed by other condo management companies, I would consider it, but this Unit is managed by First Service. Even if I submit a request, it will surely go ignored. I'm giving you two options Hun, (1) live with the fact that your ceiling will forever be damaged and put a bucket to catch rain water or (2) when the lease is ends, I welcome you to leave. If you leave now I'll keep your deposit. "

I'm not sure who you guys are but you're making my life a living hell. I still got 8 months left on the lease, I'm a single mom and I got no money to move anywhere else.i'm basically tied right now youve got me by the balls. Thanks a lot.

ZERO STARS. They do not deserve any stars at all. How is this even considered a company that only extorts money out of the residents that live there. Have no problem sending emails of accusations and no proof. Doesn't bother evaluating the situation. Will not reply to any emails about any situations and has the audacity to levy a fine without any sort of communication or clarity. This is the worse company or so called "management" company that I've ever dealt with. Also they ask to book the elevator 5 days ahead you call them and email them to no response and they fine you. Anyone thinking of moving into anywhere that is under this extorting company AVOID AT ALL COSTS. Save yourself headache, stress and money. Living under this company has made me feel like a PRISONER in my own home. Have to tip toe around walking on egg shells, even watching tv or listen to music would get you a fine.

I see all comments have received a response. That is great. On the other hand, in reality, when I submitted a complaint about an unfair fine levied on my property to the community manager, time after time, I got nothing. Then I was provided a fax number and email to submit a dispute. It went to a person at the bottom of the food chain who sent it back again to the community manager. This means if you have a complaint about the community manager, you submit it to her! This is unfair. The appeal on a decision should not be made by the same group of people who made the decision at the first place, without asking for any explanation from me. They did not even submit a second notice before penalizing me.
This is a very unfair business. I will do my best to "Go Public" on this.

I currently live in a condo building managed by this company and it has been a nightmare. I had a leak months ago and asked someone to look at it, it took weeks to finally get someone out to look at a leak coming from the above tenant. The reason, no returned calls, and my contact info being lost 3 times.by the same person. Finally they had someone come out, found the leak and ripped apart my ceiling, it is now 3 mo ths later and still the hole remains. Then today I had an email forwarded to me lying about how they had been trying to call and have left messages about fixing the ceiling and that i had been unresponsive. This wasnt close to being truthful. These people do nothing but lie and pass blame. This company does not care about managing or doing their jobs. And based upon other reviews I have read.seems to be the same issues.
If i did my job the way this company did and its staff, i wouldn't have a job.

TERRIBLE property management company. I own a few condos and this management company is by far the worst. They don't respond to phone calls, emails and have no way of being able to contact them. They don't even visit the condo building ever. Every time we have to contact then about something, they want us to send a picture cause they're too lazy to drive over and look at it themselves.
We've recently complained about landscape issues - they turn on the sprinklers 5 times a day when it's raining so the ground is soggy and has been destroyed by mowing equipment.
Now it's started snowing and they didn't salt the walkways or parking lot, so everything has turned into black ice. But of course, you can't get in touch with them.
Avoid this company at all costs if you can!

We finally managed to get a reply by email yesterday and all they did was defer the email to someone else and not even solve or acknowledge the problem. That's how the company runs, they constantly defer or ignore emails - and do nothing for the money they are paid.

After countless times reaching out to this company to fix the gaping holes on the foundation cracks where water, mice, bugs, and air enter from, there's still no response nor any follow ups on their end. For some reason all the other units got their foundation cracks all sealed up except ours, and I can almost guarantee it's because our would cost more to fix since they have let it slip by 2 years in a row now. It is now closer winter, and with today's snowfall, the snow removal crew was here ever since this morning, yet the snow on our pathway was not cleared along our side, including our neighbors. I see the snow removal guys just chatting and having a smoke break. It wasn't until my mother in law had to hound one of the snow removal guys to ask why our side wasn't done, and it was only then that they decided to remove the snow. We're paying such a high premium for the maintenance of our facility and though there have been SOME improvements, they are frugal in the way they improve things. We'll be speaking to ACMA to escalate this further, because I truly question the ethics behind the people managing our property in this area.

Was late paying a special assessment for over $2000 which was no fault of my own that I ended up paying in full. The payment was in dispute, but FSR still charged me interest and slapped on a $90 warning letter which probably took 2 minutes to draft up despite the warning letter stating clearly that INTEREST SHALL BE WAIVED IF CHARGES IN DISPUTE which it was. I was trying to find the breakdown of costs for the Special Assessment but no one was available to answer my questions which is fine - I know staff can be busy at times so I waited patiently for a few weeks. When I asked for the fees to be waived, FSR rejected it. Eventually I stopped haggling because it wasn’t worth my time. For anyone interested, I have a copy of the letter as proof and my proof of payment showing the BS fees added vouching for all the things I said. Also a paper trail of the my emails going either unanswered or questions side-stepped. I’m not sure if FSR is playing favorites to different owners either because the receptionist told me FSRs been waiving charges for others.

Here’s a Life Pro tip for you: Milking me out of pennies isn’t worth the bad reputation - its easier to sit back and collect the guaranteed monthly condo fees. Don't escalate things and turn this into another CBC Marketplace scam story or risk having the documents shared on Facebook news feeds.

Will update or remove my review if money refunded. And please don't ask me to contact anyone else or jump through anymore hoops, this is a simple Yes we want to resolve the issue or No we don't scenario.

Edit: Update - got a response a week after my original post from FSR asking me to delete the review and saying they have to fine me to be “fair” to everyone else. How dare they lecture me on fairness. How is issuing a letter to everyone and going back against their word fair? Had I known official documents issued by FSR holds zero weight and I would be charged exhorbant fees anyway I would of paid on time. Where’s the justice? Don’t trust FSR. I took screenshots of my original post incase.

First Residential has been my property management company for my condo for four years. While I haven't found cause during the first three years to give a shout out, I absolutely must with the stellar service from our new Community Manager, Phil Sobkow. Any request for help or inquiry I have had for my condo has been fully answered by Phil quickly, thoughtfully, respectfully, and always with the promise of more help should I need it. He has made a world of difference to the relationship between tenants and First Residential. Thank you, Phil!
