POOR LONG TERM INVESTMENT

I am a resident at the Fish Creek Exchange and as things stand when it relates to the ROI with the monthly Condo Fees I would look to purchase elsewhere.

I purchased the home 3 years ago and when I moved on condo fees were sitting at around $150 per month for my townhouse; apparently the Builder had not made accurate estimates on this I was told and on year 2 condo fees jumped to $289 per month for a 3 bedroom townhouse. Keep in mind monthly utilities run at around $280 per month as well. Fish Creek Exchange is property managed by Blue Jean Property management and appears the list of expenses keep escalating on this property. Now into year 3 the condo fees jumped another 53% for an amount due of $435 per month exceeding condo fees for
Townhouses even in Quarry Park fir same size units and 8-10 years old.

I would rethink purchasing any property here. The realization is that townhouses and apartment units share condo fees and unfortunately it does appear that townhouse owners are really paying towards apartment unit maintenance and upgrades. Purchasing a property with shared condo fees between townhouses and apartment units has proven to be more of a poor and very expensive investment. Not sure why this was never separated as it really has hiked fees more than other communities that are even older with good quality homes.

To summarize, build quality average, property management poor and townhouse owners bear a higher percentage of condo fee increments that are not related to the townhouses themselves but condo unit building upgrades. My personal advice shy away from purchasing property from Fish Creek Exchange that is existing or new.

I am renting a unit from a Graywood construction, I still do not have a mail key after 10 days of moving in. The property management has contacted Graywood multiple time about this issue and the only response we are getting is Graywood is still sorting out the mail keys". What a nightmare. I was thinking about buying condo at fish creek but after this experience not so much.

Just came in to see if we could look at one of the showhomes available. Lady "helping" us was very forward in knowing our financial situation and inferred that we need to have a mortgage broker to view a showhome. She came across as very rude. All we wanted was to get an idea of what the homes look like inside.

Excellent builder. May not have the flashiest upgrades or show homes, but they didn’t cheap out on building materials or cut corners and buildings are built to high specs.

I’m a first time home buyer who bought at the beginning of the project in June 2017. My experience with Graywood Developments and the Sales team at Fish Creek Exchange has been great! From the beginning, they’ve been helpful, informative and have taken the time to answer all my questions. The show suites are well displayed and there are indicators on all upgraded features which makes the process of choosing upgrades easy and straight forward. I love the location with the c-train right across the street and a grocery store within walking distance. I’ve looked at many condo buildings in South Calgary and I definitely made the right decision purchasing at Fish Creek Exchange.
