Amazing building, location and nearby plaza, but promoted price and rental price mentioned by the building manager is simply missleading. Please see below email reply from Nov 8, prior the appointment.
"Our 1 bedrooms right now start at $1295/month and go to $1345/month on a 1 year lease. Please keep in mind that these prices are subject to change. We go based off market rent and if you aren’t looking to move until February, they could potentially change. At this current time, these are the suites I have available: "
Top floor unit. East facing
$1345/month on a 1 year lease.
2nd floor unit. South facing $1295/month on a 1 year lease. "
Lowest price is 1640$ for a studio +den, without a balcony or parking. Closer to 1750$ total Heather, the building manager was very helpful, but my valuable time was wasted especially during rush hour to attend a 4pm appointment to hear rental price 300$ higher than promoted.

I love living here. Very friendly and professional staff. Great place that allows large breed dogs. The gym above the leasing office is a convenient amenity especially for those winter months. I would highly recommend this place.

Brandy @ G17 Apartments has gone above and beyond for from the beginning till move in. Wonderful Lady. Super kind, compassionate and very helpful. She takes the time to listen to you and shows concern and puts action towards her words to help make things better and comfortable. Genuine lady this one is.
John in Maintenance was also very nice and very helpful as well. He will help you fix anything out of place with care and kindness. Friendly & pleasant.

I reached out to inquire about renting a place here, and after some calls, emails, and a Zoom meeting I wanted to sign a lease! A week ago I was told that I would get some photos of the unit I wanted and the apartment would be held for me for 48 hours to make a decision. I didn't get photos.or any contact, so a few days later I reached out again to inquire. They completely ghosted me! How bizarre. You guys dropped the ball and lost the opportunity of having a very responsible tenant.
Edit: The Operations Manager did reach out to me with a sincere apology and explained that they are still training some of the representatives. They want to ensure that this does not happen with future applicants. Maybe I'll check them out again in a year once my new lease is up. I appreciated that they acknowledged the mistake and tried to make it right.

I have nothing but great things to say about my whole experience with this place, from the agent I dealt with Janice and the manager Dean! Awesome team! Friendly, polite and organized! My time and money wasn't wasted.

This newly built apartment property will have a total of 4 six-storey buildings with a mix of one, two and, three-bedroom options and a shared clubhouse building that features a resident lounge space with a TV, pool table, kitchen, and an IT/business centre. All units have balconies with an exception to floor plan 1A. Your rental also comes with access to the clubhouse fitness centre, and the outdoor swimming pool. A unique feature they are implementing is the package locker system where couriers can deliver your packages to a designated clubhouse locker that will notify you the code when delivered so that you can securely pick up your packages. No more packages being stolen!
It is a very pet friendly apartment with $25 per pet per month with access to the resident pet wash station and dog run. Heat and water are included with units, but not electricity. Outdoor parking and underground parking are both unfortunately extra because it is managed by a third company party, iStall. Outdoor parking is currently $60/month and underground parking is $125/month. However, G17 also incorporates environmentally conscious additions with available car charging stations for electric cars (under the same parking price), underground bike storage ($10/month) and easy access to Meadows bus station in addition to being within walking distance to all amenities so its not necessary to drive.
A nice feature in all units is the remote-controlled AC and in suite washer/dryer. Garbage disposal is easy with a chute located on floors 2-6 with first floor access to garbage room. There are two elevators by the main entrance and two sets of staircases on opposite sides of the building for easy access. You can pay for rent easily using an online system called Rentmoola and can request for maintenance through the online resident portal. However, management and maintenance staff are also on site at the clubhouse Mon-Fri to help you with any concerns in addition to 24/7 access line for emergencies. They have a very accessible front door buzzer system which calls your phone so you can open the door conveniently from anywhere.
As a resident, you also get an exclusive rate with TELUS for 1 year of PureFibre Internet 300 and Optik TV at $0/month on a 2-year plan with regular pricing applied on months 13-24. (current pricing after one year is $160/month). Could be great for a family unit.
Being that there’s a train right next to the apartments, I was initially worried about how much movement you’d feel. Although you can hear the train, its not loud and you definitely can’t feel the rumble. It’s very well built. I'm told there's a sound barrier fencing alongside the train tracks to block out noise and movement.
Deveraux company is new to Alberta but has been in business for many years in Saskatchewan and was even given a designation of Canada’s Best Managed Company 2 years in a row (2019/2020). It honestly has a luxury feel at a reasonable price. The pictures you see on listing websites are very accurate. My favorite part has been the interactions I’ve had with the entire staff from the leasing, construction team, facilities, to management; it’s been incredible. They communicate very well, follow up with all your concerns and try their best to make you feel comfortable. When they say you’ll be taken care of at this community, rest assured they live up to their word. My entire experience from the start with Savannah, Alex, Laurissa, Dean, Zarah, Jeff, Donovan, Dragen and Martha have been nothing short of amazing.
