Garneau Bay Apartments

Our management just put up new exterior lights as the ones before were very dim. I walk to and from the hospital at all hours of the night and day (shiftwork) and at times wouldn't feel very comfortable because it was very dark. Well since the new lights have gone in it has made such a huge difference! I am no longer worried about walking home!

The management has improved the services quiet a lot. Security cameras are installed, lights are placed at the entrances recently (even at back entrance) and the mailrooms are fixed. The building manager properly manages the building and attends any call at the earliest.

All around a decent place to live. The new building manager genuinely cares and works hard to keep the place up. Improvements are being made all the time. Some minor complaints, but overall pretty good. Also huge bonus: this place has underground parking, which is ideal in a climate like Edmonton! You won't find underground parking for an apartment with this price.

The new building management is quick to resolve problems! New lights installed in the alley will hopefully improve safety in the alley in evenings

I have lived here since 2014 and have noticed a huge improvement in the building. The new property manager James is very approachable and it is obvious he cares not only about the building but about the tenants as well. In recent weeks the building has had new outside lighting installed which makes the street feel a lot more safe! It's nice to see that management continues to make upgrades and care about the safety of the residents.

James (building manager) is super helpful and will solve any issue in a couple of minutes. He is regularly improving the building and recently installed new (and very bright) lights outside, which make me feel very safe.
Excellent location, very close to U of A campus and walking distance to grocery stores.

We've lived in the building since November 2020. The location is excellent, the building is well-maintained, and James the building manager is incredibly responsive to any issues. My three year old says James is her favorite friend and we agree he is pretty great!:) The sound insulation isn't perfect, but in general the residents are pretty quiet. It's quite affordable, especially with a heated garage. They recently installed floodlights which makes the back alley feel more secure.

I've been living here since Nov 2020 and so far didn't have any problem. Building manager, James, is really quick in solving potential issues. Recently, they replaced the exterior lights to a new ones that light up almost the entire street. The place is affordable and pretty close to campus and I strongly suggest it to UofA students.

I live here since 2019. The building is overall quiet. The new management are doing a good job. They respond promptly to tenants issues.

I live in one of the units on ground level and they've added stronger flood lights around the building to deter suspicious characters! Since James has become landlord this building has really turned around in its maintenance quality, and his response time is second to none! Constantly looking to improve the safety of his residents I highly recommend trying to secure a unit here.

The new management is great and has taken lots of steps to secure the building. James (the building manager) is kind and attentive and has gone above and beyond, one of the best building managers out there. We also loved the underground parking, especially in the winter. Close to the university and train station (Health Sciences), around the corner from Sepp's pizza and ACE coffee and other bakeries. Can't beat the location! But it is an older building so there were plumbing issues and things like that but they are always resolved quickly.

I would not rent a unit at this place.

Area is not great. Homeless people, stray animals, and garbage. No street parking available.

Building is old compared to other places in the area. Building has very poor security which has led to mail box and parking problems.

Units have lighting problem, too dark since less sunlight. Units also have sound problem, can hear everything.

Had water and electrical problems. Management did not seem to care. Did not return damage deposit.

James recently took over as property manager a few months back, and it was immediately apparent that he made positive and much-appreciated changes around the property. He addresses concerns promptly with much care.

One of the worst places I've ever rented anywhere. It's not safe and the managment doesn't care at all. The building is okay.though you can hear everything (I mean everything) from the apartments beside you and above you. The tenants leave garbage all over the place, there are constantly people digging through the dumpsters. I lived here for two years and took very good care of my unit, had a leak in the sink which was never fixed and other things that broke which I had to get people in to fix beucase the managment took forever to do anything. The hot water was off many times in the winter and no one responded to emails sent. Also, the door to the parkade parkade door broke and was left open on a Friday and many cars were broken into.again, no one came to fix it until Monday. The elevator broke every other week also. My unit was not in good shape when I moved in and I had to get it cleaned, but when I moved out, after having it professionally cleaned again, they still charged me for cleaning and took out of my damage deposit. The managment at this place is brutal. The notices you recieve will be given to you less than 24 hours before you have to act on them (ex.viewing appointments, rent renewals etc.). If you want to live issue free, I would suggest looking elsewhere.
