They fixed the Missing vent in the washroom,
Paint scratch while moving,
They were very polite and cooperative for fixing everything.

A terrible builder, stay clear. All my neighbors say they are the worst builder they have ever worked with, even excel homes is better. Seriously use any other builder than them otherwise you will regret it. I and many others have had so many issues, the last one being they didn't dig the deck pillars far enough down causing heaving and so my deck and concrete is slanted towards my house by 4 inches which occurred after the second winter of owning the home and they will not fix it. Even with external concrete contractors saying it is a foundation issue and the builder did not dig far enough down according to Calgarys deck code.

Seriously stay clear you will only regret them, every other builder is better

I built my 3rd home with Genesis and the house completed on Feb 2015.
This house is fully developed, 4 bedrooms up (3 of them have their own ensuites), guest bedroom on main floor plus 1 full bathroom, 2 kitchens on main floor (one of which is a spice kitchen). 5th bathroom in the basement. Entertainment & wet bar in basement. The house has some custom built + upgrades. The total cost was $758k at the time.
I still remember on the day I moved in, I busted into tears as the countertop didn’t look like the one it was ordered (later it was changed with much time & energy), the basement was flooded (later the laminate flooring was replaced), the hardwood- lots of cracks (later some pieces were replaced on main & upper floors), some tiles - grouts dirty & later was fixed, the entrance doors didn’t fit properly and later they were replaced etc. To name just a few. Very hot in upper floor on summer days; very cold in winter. Then the first new year- attic condensation… so many conversations back & forth with the warranty department and eventually they had to put more insulation in the attic. Still a little better. We had to seal all lamps.
Still some leaks when warm weather after the cold snaps. Eventually, I had a maintenance person to climb in the attic & spread the insulation as it clumped in one area and not evenly distributed. So for this winter, no water leaks from the ceiling!
The level in the garage is not even. We have to use the bucket to move the melting ice or it would become icy area and at risk for fall. The drive way looks ugly as cement pitted+
A few years ago, I asked for a replacement but they said no as it passed 1 year warranty. How stupid as everyone could see the pitted cement… and I told them it was built by Genesis.
Never used Genesis recommended Phoenix for security and home theatre as I wasted money. Dave from Phoenix did not install and fix well. I was not able to use the security system.
Delux home with poor quality. I noted some workers had no knowledge & experience when replacing tiles, hard work etc.
However, I made this house my dream home, so I fixed, manicured the garden to make the house beautiful!
I like the spice kitchen & guest room on the main floor though! With the warranty staffs helped fixed problems above & for that reason, I gave 2 stars ️

We just moved to our lovely home three months ago. We appreciate all the Genesis staff from sales (Homestead), construction, interior design, warranty, etc. They are very responsive whenever we have some questions or concerns. Honestly, there are still things that needs to be repaired. We are grateful to the Warranty Team, most especially to Manpreet Singh, as he would immediately look into the problem. He would always go above and beyond to solve the issues raised.

I bought home from genesis last year and today was my 9 month inspection day. A guy named Zeljko Pereglin came and provide first class service to us. Firstly, he is very professional and he knows how to talk to their customers and his way of understanding and explaining things is superb. Secondly, he works like he’s doing things for his own house. He is fixing every possible thing with proper way. Moreover, guys came for 1st and 2nd inspection were not very good. They were ignoring us and not done all work. At last, I strongly recommend to everyone please call Zeljko Pereglin for better service and quality work. One thing I want from genesis is that please improve his position as main head.

Very unprofessional and not stand on their commitment. They make a deal for townhouse and then start making excuses to increase the price

We purchased our home in 2017 and had some minor issues the first few months. Then half way through the first year we noticed more and more our island was shaking while we walked by. So we had a family member come over, who is a framer, to take a look. He noticed our beams are 19.5 feet apart and the gap spans our kitchen, dining room and the main hallway where we walk to get to the living room. We spend most of our time there when we had company over and the flex between the 2 beams when people would walk would shake the island and shake dishes on top. When I contacted genesis about this they said it was within specs for the span. So I looked it up and the maximum that is allowable is 20 feet. But I’m my opinion when you put a kitchen island and dining room furniture there it adds a lot of weight for the maximum allowable length. When I contacted Genesis again they said they would come by and see what they could do. They had some wood delivered and put some 1x4 on the ceiling of the basement, which didn’t do anything. The flex caused some of my floor boards to break and lift where it would scrape our feet if he stepped on it. So again I contacted them and they came to replace the flooring. This was all during the first and second year. 6 months ago I noticed there was a missing but under my floor matt at the sink and when I looked the floor boards are sliding from underneath the island to underneath the cabinets. I contacted them again and they said there’s nothing they can do for us. We are on our own to lift the island and find a way to stabilize the boards. Also the floor boards are breaking again from the flex. I recommend not buying a genesis home. Anyone I’ve talked to is having issues with their home.

We bought a duplex from Genesis in 2012. The duplex is being rented out to a tenant. The tenant received a notice from goverment ealier this year 2021 saying the fireplace came with the duplex is not certified. We request several channels and finally decided to ask Genesis for what they can do on May 20. After follow ups, Genesis finally replied my email on Jun 3rd, and told me their deadline to have the issue fixed is May 21st, so now I'm on my own to fix the issue. My question would be if they knew May 21st is the deadline, why they didn't reply me and let me know when my email was received so I can meet the deadline? Or, they purposely waited to reply me after the deadline is passed?

I met Mr. Dave abby, he is a good person, given the current covid situation he is a bit overburdened, hence he missed our appointment, but was accommodating enough to allow us extended time afterwards. He has good knowledge and was very straightforward.

We bought ourhouse in 2009 with Genesis in Kincora NW. After owning for 11 years, we are really glad we went with the.our house is still in really good condition. No cracks on driveway or garage floor, roofing, siding, railings on deck, stone work on pillars, windows all are in fairly decent condition. So far, we had to replace all 3 exhaust fans in washroom and some of the gutter around the house was leaking.oVerall they are quality builder and I won't hesitate to build another one with them.

Terrible build quality throughout and I haven't even lived in the home for a year. 100% regret buying this place. Cracks in the walls, floors lifting up, moldings not lined up, breaker panel completely mislabeled, carpet nails sticking up. The list goes on DO NOT BUY A GENESIS BUILT STRUCTURE.

I wish I could give them zero star. I bought brand new house from Genesis Builders in 2017. Just after one and half years later when their basic warranty was over then one wall in my room started cracking. And now the roof is leaking. I contacted them they started giving suggestions how to fix it. Even no body came to look at the situation. When I was buying this house they were giving big promises. Now their behavior is totally different.

The Speaker port and ethernet port for Genesis homes is overpriced! Tricomes, Broadview homes charges $70-$80 per speaker wiring ONLY and this home builder charges $150/per speaker wiring. Same with the ethernet port.

I am not happy with the service that Genesis is providing me at the moment! Their response time is VERY SLOW. I will never recommend this builder to my Family and Friends. Go to Jayman, Trico, Shane or Cardel. They have a better Customer Service.

So far so good. Jeff in Bayside Estates is awesome to deal with and has a ton of patience for all your custom requests! They also do a very good job of fixing any kinks that may come up along the way and seem to be a very reasonable company to deal with. A+ to date and will update my review after officially moving in:)

Undermount sink in kitchen has no clips, is incorrectly installed.all appliances from Mabe have had to be replaced after 4 years.powder room toilet leaked, deck slopes to a corner, not evenly across the width, front door wasn't painted top and bottom, which is required by code.think VERY hard about buying from this builder.this doesn't include everything I had resolved after inspections, and most people probably aren't as attentive about construction as I am.

CAVEAT EMPTOR.

Here is my long unbiased review of genesis so far. We just took possession of this beautiful home three days ago.

Positives:
-The customer service was amazing. 100% recommend Dejan (sales manager) if looking to build/buy a new house in the NW. Very friendly and helpful. Answered all our questions and helped us throughout the whole process of getting our home.
-Karl was very friendly and gave us some helpful tips on how to maintain the house. Thank you for giving us a quick walkthrough and trying to make it as interesting as possible!

Cons:
This home is definitely our dream house.very beautiful but there were several very small problems that we have found that we are trying to brush off. All these small problems kind of ruins (not ruin but let down?) the experience of owning a brand new house that had high expectations. We are waiting for the two month inspection/warranty to address these problems and will update this review after.

Here are some of the issues:
-first day there were many mayflies that flew in because the bug net was not installed properly but karl came the next day to fix it.
-issues found using the red stickers on walkthrough day was not all addressed before possession day
-scratches on hardwood floor not caused by us
-paint or glue stuck on tiles, doorsteps, backsplash and concrete in garage.
-bath overflow protector falling off

Honestly just many tiny things that we can live with not being fixed as they’re mostly aesthetic issues but is still a little disappointing for a new house thats so beautiful.we are hopeful for the two month inspection to address the issues as it is still under warranty!

Quality of materials used, user friendly appliances.and more than anything else.handed over a home exaxtly we have been commited for. OFF COURSE SANJEET RAI-AREA SALES MANAGER WAS AN INSTURMENTAL IN BUILDING AND BUYING THIS HOUSE. HE WAS THERE EVERY MOMENT WHENEVER WE NEED HELP. THANK YOU SANJEET.

I would not buy a house from this builder. I had a very bad experience with the sales manager. If you are planning to buy a house go somewhere else and do not ever go to this builders.

While my overall experience with Genesis has been disheartening and disappointing to put it politely and I would never recommend building your home with them, Karl from the warranty department completed my walk through and would be one of only a two people from Genesis that has helped make such a terrible experience a little better. Karl and Paula are excellent and Genesis is lucky to have these two individuals as employees. They are the only two individuals that have taken the time to listen and try and make what they can right. It’s unfortunate Genesis does not have more employees like this to better the purchase and building process. Dealing with Karl and Paula has been the only positive in this entire process.

Merwan and mandhir job is exilent, they explained everything in the house with confidence and patience. We as a home owner gensis company should need more people like this Thx.

We bought a house originally with Reidbuilt and were unsure of the future of our home. Genesis came along and matched everything that Reidbuilt had promised us leaving my family reassured. Genesis made sure to meet any of the request or needs that we had. They went above and beyond, I've been leaving in my Genesis built home for a month now and they're are still going beyond my expectations. They were very easy and professional to deal with especially Jacuquilne, Barb, Greg and Jamie. Everyone else was great, unfortunately I did not get the pleasure of dealing with everyone. I strongly recommend them!

Working with Genesis homes was the greatest home building experience we’ve ever had. Our previous home builder went bankrupt and Genesis came in to save the day. They took the time to ensure our selections were translated to the new agreement and that everything was as hoped for. The staff are what make this company hum. They are meticulous in getting all the details worked out. Jacqueline in particular is an absolute all star. She coordinated and project managed the build. She gets back to you with timely updates and makes sure you are happy with everything. The workmanship on our home is executive level. The quality of work absolutely amazes. Greg, our construction manager, was on every little detail and made sure all the trades were executing as expected. Many quality issues were noticed by him before us having to worry about correcting them. We are beyond happy with our home. The overall the experience of building our dream home with Genesis has left me wanting to reward Genesis for doing everything right. Genesis took the stress out of home building by being responsive and planned out. I have built with 5 other home builders so I do recognize the difference. Trust me and get it right by building with this energetic team, you won’t regret it.

Our family was extremely impressed with the Genesis home building process from start to finish.

From the moment we entered the sales centre in Bayview (Airdrie, AB) in early 2018 we felt welcomed and supported. Stephanie, the Area Sales Manager, was knowledgeable, professional, and incredibly patient as we worked through change requests and layout tweaks. Stephanie also provided quick communication throughout the process and we never waited long for responses to our questions or inquiries.

Once the process entered the building stage we met Jaime-Lynn, the Building Supervisor. Jaime-Lynn worked tirelessly to ensure every detail of the home was up to our standard and was in constant communication with us. We felt comfort knowing that she was acting as a champion for us by ensuring no corners were cut or mistake too small to be corrected.

Our pre-possession inspection walk through with Carl was thorough and he spent a great deal of time detailing the features of our home and was able to answer any questions we had.

Overall, we felt the employees of Genesis very much represented the standards of the company and we would not hesitate to recommend them as a builder to our own family and friends.
