The rent for this place is egregious and the management is horrendous. The location is the only plausible benefit of this place. It is difficult to actually find who is to blame for the problems this place has, but it is most likely a larger problem than just the manager and maintenance staff. Rent always going up and there's nothing to show for it, except less than what you originally sign for. They also shut the water off every week, which is definitely due to renovations in other suites.

I am a new tenant at GCM, and I am very happy about my experience with Centurion Property Associates so far. The company is very organized, transparent, accommodating, and professional, and this applies to the staff too. Barbara, Aman and Vlad. Vlad carried out the inspection, and he was very informative and welcoming. Well done!

The location of this building is ideal, being so close to restaurants, bars, groceries, schools and transit. The building is nice.
However the management is pretty poor, when first moving in (2021) we gave them our banking direct deposit forms, which they then lost 4 different times. We were told when signing the lease the first year we were receiving free parking, which we didn't actually get. They are never in their offices and are very slow to respond to emails. You also have to keep any correspondence because they will claim to have never said/heard that. The water is shut off a couple times a month. When moving out they were 45 minutes late for our inspection appointment, and didn’t apologize. They also never changed our lease, after we tried to have a name removed. These are just some of the issues we encountered within our two years living here.
The maintenance crew however are phenomenal here, they respond very quickly to your requests and are always polite.
Overall I wouldn’t recommend Grand Central
Manor to anyone.

This is a long review.

Attached are multiple examples on how Grand Central Manor's management has made this place intolorable.

The unit we were in was quite nice. Spacious, the place was sound insulated so we didn't hear our neighbors, we had a dishwasher and laundry insuite.

1. We gave our notice at the end of December for us leaving at the end of January. This was sent through email, after not receiving a confirmation, we emailed again. No response. We then went to the office to be informed that it is being processed. We recieved paperwork to have filled out and returned, a date to reserve the elevator as well as a day for the inspection. This was returned before the end of December. 6 days prior to our move out date (the day reserved for the elevator), we reached out for confirmation for the elevator reservation. We were then informed that staff doesn't work on Sundays and that they are unable to make the accommodation. Managment had 1 months notice of us wanting to reserve it on that date. If it wasn't able to work on the date, we should have been informed ASAP and we would have arranged otherwise. This is an added stress to moving that we were not expecting.
At the end it was resolved with management coming in.

2. The amount of our rent changed 3 times in the total of 10 months. We recieved multiple "amount due" when we paid for their requested amount. MULTIPLE conversations happened through email with management, an amount was given. When we emailed management for a confirmation of rent amount, they didn't reply. BUT when we paid that amount, we still recieved an "amount due". Moving out, we still do not know the amount they were expecting for us to pay.

3. We lost our apartment keys during a long weekend, there was an emergency number posted in the elevator. It was a wrong number. Had a maintenence worker not pulled some strings, we would have not had access to our apartment for 2 days.

4. Within 72 hours my roommate's vehicle was broken into twice (a common occurrence). We were ressaured that there is 24/7 security, yet the back window was shattered, with glass covering the parkcade for a minimum of 16 hours. We weren't notified by anyone. Within the 2.5 years we have lived here security has been seen a total of 12 times, all in the front lobby couches of our building on their cellphones. Excluding 1 gentleman, whenever he works he is clearly doing his job well, and is quite kind to talk to.

5. After the break ins, (previous) managment placed them in underground parking, in a stall too small for their vehicle.
They communicated with management multiple times about the stall, and the risks involved with the space. Due to the placement of the parking stall they ran into a protruding pipe. When they informed management they responded in a raised and belittling voice "you need to get better at driving". Reaching out to higher management for acknowledgment of their "Resident Manager", we recieved an apology upon their behalf and then a bill for the pipe 2 months later. It was waived due to the "positive relationship" Grand Central Manor wanted to keep.

6. Came home multiple times to a minor lake in the den due to a water leak. Maintenance came and cut a hole in the front closet. That hole is still in the front closet 2 years later. Maintenence has been asked to fix this multiple times, yet the hole is still there.

7. MAINTENENCE USED THEIR KEY AND CAME IN TO THE UNIT IN THE MIDDLE OF THE NIGHT WITHOUT KNOCKING. UNLOCKED OUR APARTMENT AND ENTERED. WE CALLED 911 BECAUSE WE THOUGHT SOMEONE UNKNOWN WAS BREAKING INTO OUR APARTMENT. Management's response "there was a leak in the apartment above someone will follow up". There was no follow up.

The location does not make up for the poor excuse for management. Maintenence is truly trying their best, but Gand Central Manor has set them up for failure. It is unfortunate because this was a great place to live. The downtown accessibility was amazing. But the lack of professionalism within the management makes this place lower quality.

I moved in about 2 months ago. The building management is kind and helpful. And location is nothing to scoff at. The only problem I've had is my car has been broken into on 3 separate times in the first month of living here. Though I understand it is downtown and I take that risk by parking on the covered above ground lot. The apartment itself is nice, flooring is easy to keep clean and the walls are thick. I've never heard my neighbors in the hallway or otherwise.

I recently moved in 2 weeks ago and truly appreciate the staff at Grand Central Manor. Thank you Ashley, Ines & even Marco (Maintenance gentleman) for making my moving experience quick & safe during the buildings renovations. 5 stars is for perfection but nothing is perfect I rate 4.5 stars.

The building is going through renovations but it’s kept clean & safe. I’m sure once the renos are completed the building will be as beautiful as the renovated suites. I do love my new bright, spotless clean suite & appreciate the quietness of this concrete building with awesome views.

Truly amazing, friendly staff at Grand Manor, they are prompt to respond by texts/emails. Met some friendly residents/tenants, whom introduced themselves & welcomed me to the building. I’m so blown away.

Earlier reviews posted about the buildings’ construction & noise, well like all things with construction there are always issues but the staff do respond very quickly to the issues. The building is near & offers many convenient amenities. Walking is a pleasure, it’s proximity too 109 St, therefore it can get lively so one can expect a bit of noise but the noise does quiet down & closing the windows actually do help too! Hey, its downtown & Covid is almost over therefore people are out & about after being cooped up - one can expect noise!

Overall I think I am going to enjoy being a resident at Grand Central Manor and look forward to a great living experience!

I have lived here for 7 years and have decided to move to a renovated suite in the same building.

The Resident Managers, Ashley & Ines are very friendly and approachable. Ashley has gone above and beyond to make my transition to the new suite smooth and stress free.

The building itself is quiet BUT it is located on 109 street so traffic sound is obviously an issue.
The building is always very clean and the suites spacious compared to many downtown (I have looked). In-suite laundry is very convenient! If I have an issue in my suite I have NEVER had to wait more than 24 hours for it to be fixed (usually the same day).

When the pandemic first hit in March of 2020 and everyone started working from home. EXTREMELY LOUD renovations began in the building. (Not the most convenient timing) I was one of many tenants who complained to Management and to be honest, I was considering moving out this year when my lease was up.
In the past several months, the renovations have slowed down to a whisper and everything is back to normal.

Hope to live here for a few more years!

I've been living here for 6 months, and so far it's been great! Management is great and quick to answer texts or emails or a quick knock on the door. The common areas are always clean, and there is evening security. It's a pet friendly building and right next to a park that always has tons of dogs. It's a super close commute to anywhere in the city, and the price is great for the size of the suite. There is a lot of renovations right now, but aside from a few water shut offs it isn't super noisy. I am on a corner unit by the street and facing north. It is loud from the street when I am on my balcony, but that comes with living downtown. I was really pleasantly surprised that my suite stayed a bearable temperature during 35+ weather with no AC. I would recommend checking it out if you want a large suite that is pet friendly and close to amenities with great onsite staff.

This is one of the worst places you can reside here in Edmonton. As much as possible try to get someplace else and only consider this place as a last resort.

The building proprietors (Centurion Property Associates), being fully aware of the fact that most residents are working from home as a result of the pandemic, still choose to have fire drills from 9am to 11am on weekdays. Clearly disregarding the fact that quite a number of team meetings/calls are held during this time frame.

Overall, there is a general disregard for residents so I would advise everyone to avoid this building. If I could leave a negative rating I would.

I have been at Grand Central for a few weeks now and I am loving it! My cats have also been loving the nice natural light coming in through all the windows! Ashley, Ines and Sarah have been a pleasure to talk to and they really helped me through the whole application process from start to finish. I am excited to call this place my new home:)

The new management here is worse than the old one. I’ve heard some people didn’t get their deposit back since I’m living here, and I’ve been living here for like 2.5yrs. I moved out three months ago and was told to have my deposit back within 2 weeks. But instead I received a rent statement saying I’m owing a rent that I am not responsible to. Before I moved out they said I’m not responsible to pay and right now they are saying the opposite thing. They ignored my email or even phone calls every time I asked about my deposit. I’ve sent multiple emails but still having no responses. What a joke. Trust me, I’m not the only one who complaining the management.

I have lived here for over 2 years now and I will not be moving until I purchase a home of my very own. The location is perfect and the units are VERY spacious. To be living on 109 street with multiple rooms (1 bedroom + den), no roommate and over 900 sq feet is a massive steal. I had a terrible experience at my previous building and Grand Central Manor welcomed me with open arms and were so accommodating. The current property mgmt.team is extremely responsive, kind, hospitable and easy to work with. The online maintenance request system is super efficient, I had a clogged shower and put in a request before bed, when I woke up they maintenance person had called to come immediately and it was resolved before lunch! Ashley at the front office is BEYOND welcoming, making the building feel more homey. I would highly recommend this building to a friend, especially working professionals or seniors due to the close proximity to so many amenities. There is also always cleaning staff on site that keep the common areas in perfect cleanliness for all of us who live here:)

I recently moved into this building with my daughter. Sarah and Ines from the management team are very kind, helpful and easy to communicate with. They made our moving a lot easier than we could imagine. The building is very clean and is maintained very well. The location is very convenient, close to a grocery store, LRT, a nice little park and within walking distance to river valley. The unit we are living in is very sunny and spacious. I highly recommend this building.

This place is amazing, the management, Ines and Ashley, are always so friendly and ready to help. My 2 bedroom apartament is clean, spacious and very bright. It’s close to amenities, parks and nature! The only downside is the noise from
the main street with lots of traffic, however I highly recommend this location!

I recently moved into the building and have had an amazing experience. Management has been beyond accommodating! They gave me a beautiful gift basket on my move in date and have been so welcoming. They supplied dolly's and made my move so easy! A Neighbor left me cookies outside my door with a cute note welcoming me to the building. This building is amazing, I’m so happy I made the choice to move here!

We moved from Florida to Canada in the space of a couple of weeks, walking out in faith and just hoping everything would work out. Lo and behold, we found Grand Central Manor. They were running a special on rent at the time that made it possible for us to afford after so many months of low income due to COVID. On top of that, Ashley went above and beyond to take care of us, making allowances that most places wouldn't and ensuring that our trip was as easy as possible on her end. Trace, as well, the individual who takes care of maintenance, has been such a joy to have repairing things inside and out of the apartment. From too much heat to no heat at all, he's handled it with ease and a gentle touch.

We're really thankful to be here, living in a building with such incredible workers. Here's to many more months.:)

Management made it incredibly easy to start in an apartment here as they started me out with a few months free of rent. As I am not from the Canada, I was able to quickly acclimate to normal living, which is always a plus! Any issues I've had have been solved in a realistic amount of time.

Apartment has been newly renovated and has a wide open space, absolutely love how much room I have for a 1 bed room apartment considering the location. Overall, would recommend staying here if you like to live with convenience of downtown yet still have a great place to stay!

We do like the convince of this location, the layout of our unit and the fact that it was freshly renovated when we moved in. That said, because this building has come under new management over the last year or so, there has been many unfortunate circumstances along with other random issues. 1) After a couple days we realized that none of the doors in our apartment closed (they were too big) and it took months to get the issue sorted. 2) As a result of all the changes around the building there is a water shut off at least once a month, if not more, numerous vent cleanings, and loud construction throughout the building, all of which are very inconvenient with everyone working from home! Additionally, in 7 months of living here we have also had a plugged kitchen sink, a plugged shower drain, a toilet that stopped flushing, and a microwave break down/replacement.

3) WORST of all, after 3 months of living in the unit, a random man, whom I had never met, entered our apartment on a weekday with his own key after a brief knock (why knock if you aren't going to wait?) while both my husband and I were working from home. The man seemed to be showing the apartment and was unaware that there were tenants in the unit. Despite our payments for 3 months. This was by far the worst experience we've had here as it was a huge infringement of privacy. After sending an email to a staff member, I received no reply let alone an apology.

Lastly, I would also warn any future tenants of the noise level if your unit is on the 109th corner as it is VERY loud.

On the upside, most of the staff have been great to us and incredibly helpful! Both of the maintenance gentlemen (whose names I am sadly forgetting), and two women from the office (Ashley and Bev) have beed really great to us since we have moved in with answering questions and collecting packages etc. Also, the management has security on duty in the evenings which I was very pleasantly surprised to hear and consider important in this area:)

All in all, I think most of the issues we have had are due to the new management company taking over and my hope is that once the building upgrades are complete that this will be a great place to live!

Love living here! Its the perfect location, close to many amenities and parks. Friendly, helpful staff, and building is maintained very well. Cleaning, maintenance and security staff are on site daily.

When we had first moved in, everything seemed to be okay until it came to asking to change our parking stall or asking for maintenance to come fix a backed up sink. We always had issues with the Rental office when it came to making a plan to pay for rent. Great location. Units are decent. Didn’t enjoy the constant renovations throughout the building as it always woke me up in the morning

Management team not professional at all after Centurion take over the property, rude staff never listens.
Extremely loud construction going on forever, from January to now. Was wondering how long is it going to take to renovate a suite, or are you renovating the building? Didnt see any difference.
"Onsite staff available 24/7" is not true, never see any security.
Homeless sitting around the building, no staff come and ask them to leave. Very unsafe.
Equipments in gym are poor, not working. Nobody come and fix them.
Increase rent during COVID-19? Seriously?

Management, please don't respond to this review asking us to contact you, please listen to what people are saying and try and fix it.

Would not recommend at this time. Loud construction has been occurring in the building since mid January, the management "cares" but not enough to do anything. A good amount of time only 1 elevator is working/in use for tenants. Despite the covid-19 quarantine when most tenants are working from home, the management still insists on constant, loud, noises from 8am-6pm.

Not only that, but it is nearly impossible to contact management directly, and when I did call them, they said that they don't know how long constructions lasts, and that the construction contractors are telling them how long it will take, meaning management has no backbone when it comes to the well being of their tenants.

There is always sketchy people hanging around the building, the car next to mine was broken into, with no improvement in security from management.

To prospective tenants: stay away at all costs, living here is not worth it.

To management: get better, don't ask for us to contact you, simply get better.

Great place to live Downtown. Amazing location and reasonably priced (1 bedroom + den). Management has been friendly and the maintenance workers are incredibly nice and helpful. Havent encountered any problems with temperature like some other reviews. Been living in the "B" tower. Excellent sound proofing!

If I were to have any complaints it would be the difficulty of finding other parking arrangements when work is being done on the parkade. But that's just a problem that comes with being downtown.

Highly recommended.

WORST experience ever! The manager is really really rude. The manager forbids stuff to answer consumers' question, even ask consumers to leave the office in a very impolite way. They lie to consumers. They don't know their responsibilities. I don't think security deposit can actually safeguard your rights there.

I moved here from the Mayfair On Jasper and I couldn't be happier. The management here really listen to their customers, the experience is amazing - Melissa, Grace, John and the maintenance guys are now part of my extended family and take absolute care for me. I come from another country, so having this amazing genuine and organic relationship means the world to me and my family.

Never had ONE single issue with them on the year I have been with them and have just renewed my lease.

The only thing "constructive" feedback would be the gym at Mansion II. The machines are outdated, there's no washroom in that area and I'd highly recommend looking for a gym (YMCA is close by and there's another one even closer). That being said, you are able to work out in that area with free weights and some cardio machines.

Another thing to consider is, if you have a vehicle, there might not be underground spots available - so look in advance and have this conversation with the office. They'll be the best to help you find if this will work out for you.

I hope this helps you guys on making the right decision, but for me, it's been the best in this country.
