I recently applied for a property through hearthstone. Everything went good until i got declined. I called to see why that was the case, the answer i got was cant release that information cause its a breach of confidentiality. I was pretty annoyed considering my credit score is considered "good" on paper, previous excellent landlord references, and i have quite a high yearly salary. But im not sure what the qualifications are to get approved because they wont release that info to you. Its really strange your expected to provide your personal information to them, but they refuse to release your OWN information to you. Im more irritated at the fact the declined me considering ive never been declined for anything that ran a credit check. Lastely they are not the most professional company to deal with over the phone.

Be prepared to fight for your deposit back. The rental agreement will not supersede the law. Know your rights and you will win.

After typical face-saving hearthstone response: Tenants are responsible for basic cleaning under the law, deep cleaning is not. Window treatments are not the tenants responsibility, even when they are so cheap and old that they break when you clean them. Additionally, they do not cost 100 dollars each to replace, when they are worth 30 initially. I cleaned the carpets with a machine 2 times, if you decide to clean after that I am not paying for it. Not on carpets that had 30 years of grime in them. You charged us for pets, use that money. Light bulbs are not 5 dollars each. There is no way we should be paying over 1100 in cleaning and repairs, you are just trying to pass costs you are legally responsible for to tenants. If our statement comes back and we owe you anything for more than a 5 dollar bulb (which, surprise, was burned out when we moved in), you will first get a letter from me that our lawyer has helped us draft, failing resolution we will continue further with legal action.

It's extremely frustrating when you book to see a place with them weeks ahead because that's all they have and then it turns out I get a text 3 days before that it's been rented out. This has happened on 3 different rentals. I will be looking to rent from someone else.

Hearthstone was pretty thorough in making calls to all our references. The agent we had was Stephanie. She was really helpful and kind. She took her time in going through the place before we moved in.

As a property owner, Hearthstone have been great to work with. Responsive, friendly and knowledgeable. I recommend their services to any residential property investors in the Red Deer area.

They expect you to pay every month but you have to contact them several times before they follow up on problems! They will not take responsibility for their own mistakes which could you cost quite a bit of money!

Most useless realtors ever.you have to jump through 1000 loops. They Ask for way more personal information that anyone should ever have to give a realtor company (i've giving less information to a company I'm applying to). Make sure if you do use them to have at least $2000 in bank account before applying otherwise don't bother. They Ask for a $500 APPLICATION FEE! And if your denied you can cancel for a fee (from the bank to cancel e-transfer) but if your accepted you got 48 Hours to come up with whatever the difference is on the safety deposit cost, otherwise if you don't your application is denied and you lose $500. Biggest freaking cash grab realtor company i have ever seen. I tried to call and ask why i was denied and they refused to even talk to me. Head this warning, otherwise don't be surprised if you end up writing this same kind of review.

Rented out my home through Hearthstone, all was well until the time came for my renters to move out. Many things were missed during the move out inspection, including items than had been put into our rental contract. Definitely do not recommend for home owners planning on renting out thier properties

This place is ran by a bunch of childish women that have no problem seeing others kick to the streets they have no heart they have no compassion NO CLASS do yourselves a favour do not rent from this heartless organization.

Recently moved to red deer and decided to use hearthstone due to their many different listings at affordable prices. Lucie is the agent I ended up with and she has done a tremendous job on helping me secure a place to live and I have nothing but good thing to say about herself and the company!

After viewing a place it thst tookme a week to get and a book to aviewing because I continued to get answer 2-3 days to reply. After getting the apponment she was 20 mins late. Then being told I need credit checks and personal references for my 2 adult autistic sons 20 and just 18 alone credit checks?

If you have been fortunate enough to only ever owned your home (so no rental references) but have sold your property and now are in need of a rental DO NOT attempt to deal with Hearthstone. If you are a young family trying to start anew (following some unfortunate and unavoidable circumstances) and are just needing a chance DO NOT attempt to deal with Hearthstone - they DO NOT CARE and don't want to care. No rental references - NO DEAL. No perfect credit score - NO DEAL. Have a co-signer - NO DEAL. Just some food for thought. Certainly glad they aren't the only shop in town.

NOTE - a good person makes a good tenant, not a perfect credit score. To assume a person/family ISN'T good enough, based upon a piece of paper, just proves your company is narrow minded. This company isn't worth anymore energy.

Texted Lucie inquiring about a property for rent. Didnt hear back from her at all today. Thats fine, she might be busy or off sick today. Texted Nicole, she answered in a timely manner. I was told that Hearthstone requires a $500 deposit JUST TO APPLY to rent a place. If Im accepted, that $500 goes towards the damage deposit. If Im declined, I get the $500 back. If I decide I dont want to rent the property after being accepted, I dont get my $500 back. Ummm, no. Huge red flag for me. And dissapointed about a monthly pet fee, Id gladly give a $200 non refundable pet deposit but monthly pet fees are just a cash grab. Wont be even looking at rentals associated with Hearthstone anymore.

Our experience with Hearthstone was excellent thanks to Nicole, she is professional to deal with but friendly and easy to talk to - which is very important with something as serious as trying to find a place to live in as you'll definitely have questions. She's prompt and knowledgeable and very meticulous with the move in inspection. We just love our place. Highly recommended!

first of all i always paid rent and came on hard times when i had labor at 20 weeks and my baby died.which doesnt mean anything to a propery management i get that.however i paid rent every month! I gave my damage deposit as last months rent.so i obviously PAID RENT. LOL.i got charged 860 dollars on top of that.i will be posting the images of my so called mess.and if needed the invoice saying $200 admin fees and $200 labor costs
and emails between me and LEE.you want to still say that required 680 dollars of cleaning? And slander me online?

I did my move out inspection on the 31st i still have not recieved my damage deposit back the staff is dispespectful and unhelpful would not reccomend renting from this agency the building also has a ongoing ant problem and plumbing issues it is currently september 29th i was moved out of there on august 30 and still havent got my deposit

Just a horrible company to deal with all around. I viewed the property with Lucie and she was unpleasant from the start. Took forever to return my call and actually set up an appointment, she was late, ignorant and abrupt to me. When I asked questions she snapped at me like I was doing something wrong. I was told that I could only pay rent through preauthorized payments or cheque even though the website states otherwise.
How do I pay my rent?
We offer a number of options for rent payment, including: Debit, Cheque, Pre-authorized Bank Withdrawal and Money Order. We do not accept cash for rent.
The properties I was shown were dirty and I was told she couldn`t tell me if they would be cleaned, BUT I could make an offer to have the house cleaned! WHO DOES THAT, I have never had to beg to have a new home cleaned, ever. WORST EXPERIENCE EVER!

I moved into my new home, positive and optimistic, thanks to the diligent work done by Lucie, who was prompt with the process as well as any questions I had, she offered valuable support throughout the period prior to moving. It is because of her that I had faith in Hearthstone.

We are so happy with our new place, and I had a very good experience with hearthstone property. Lucie was also so nice and very helpful. We surely recommend those people and even if we think to move from here they will be the first people we'll contact.

Hearthstone Property Management is the best management company I have experienced for rentals in Red Deer since 2016. Just find one that is long-term affordable. They are trustworthy. Seibeld Management was great too when I rented from them in 2005-2006. Don't do Red Key. At Soul Property Management, I am waiting for them to make true on their tenancy contract with me that their buildings are truly non-smoking.

We were looking for a quick move. She was kind, professional and was able to get us in the perfect home as quickly as possible.

Property owner experience: We rented out our property though Hearthstone for over 2 years (2018-2020) and the staff were excellent. We were in another country for most of the time, but always felt our property was in great hands. Tom was very knowledgeable, always responded quickly and was overall kind. We had some issues with sewer backup and Lee was highly professional and went above and beyond to get it sorted, despite the issue dragging on and on. Jane was always helpful with emails and sent us any paperwork we needed very promptly. Would definitely recommend for anyone looking for an agency to manage their property.

I have never had a representative be more thorough in my life. Vicki Hennig helped me with both my walk in and walk out papers. She was very meticulent with the walk in and was very helpful with the walk out to assure my full deposit (or as much as possible) back.
She was so helpful and patient with everything I pointed out and was quick to respond when I emailed her with silly questions. Hearthstone has a great asset having her employed Thank you Vicki!

Not happy with Hearthstone at all. Only had them as management company since January and they are horrible. We have to make appointments to get tokens for laundry can't just go get them. I work all day when their open. They don't work weekends. Then our front buzzer is broken (a month now) but they can't seem to figure out who can come to fix it. I have to make other arrangements for deliveries. What a joke of a company. I've never had a company be so useless before. It's not our fault the company doesn't have an on-site manager. We use to when Manor was running this place. Unfortunately I'm stuck living here. Can't afford to live elsewhere or move. Plus I'm here for another year because of my lease renewal (18 months from last management company).

Recently moved from one unit to another in the same condo complex. The walk through of my new unit was quick, easy and very thorough thanks to Vikki my hearthstone representative. She was very professional as well as personable. Vikki also did my move out inspection and she was just as professional and thorough as my move in inspection. I have nothing but good things to say about Hearthstone property management and their staff, as my experience thus far has been excellent.

Pretty sure most of the good reviews on here are fake. Haven't met one person who has had a good experience with renting from this company. Extremely unprofessional and rude staff, over priced rental units, and no matter how good of a tenant you are you get treated like complete dirt on the move outs, being charged for any little speck of dust. If you go to the landlord Tenant board of alberta a lot of what they are doing is against those laws, keeping damage deposits for normal wear and tear etc. I would reccomend them to my worst enemy! Wish I could give 0 stars

I was urgently seeking a rental place following a breakup and Vicki showed me the unit I am currently renting. She was so pleasant to deal with and made me feel very comfortable. Once I got approved, Vicki did everything she could to help get me into the unit a few days early so my parents (who were travelling 6 hours to help me move) could get me settled before they had to work on the Monday. During the inspection Vicki was very thorough (honestly, the most thorough person I have ever dealt with) which made my parents feel at ease. They got to leave Red Deer knowing I would be taken care of! I am very happy with my experience with Hearthstone and hope to continue to rent from them for years to come

Hi there! We have been staying in a place in Red Deer and they made the move-in process very easy. The staff are super friendly and make themselves available if something goes wrong. We have a minor dishwasher issue and their in-office staff were very cheery when they answered. Vicki, our property manager, has been such a responsive, consummate professional person to deal with! I rented through hearthstone for juat about 9 years.they were fantastic until I moved out. I took care of the place, and they gave me a bill that I owe them for fixing up the place. When my move out I got complimented on how well I took care of that place. I’m frustrated beyond words.

Well dont go to hearthstone! They charged me 890 dollars for cleaning a perfectly clean apartment i took photos of my clean apartment and didnt agree to the move out.they lied on the cleaning sheets and made fake damages saying the screen door needed replaced and was never done.they also charged me for "other materials" in that 980.it took me like 2.5 years and threatened to take them to court because they also illegally charged me admin fees.so i got $200 off.they sent me to collections without warning im still disputing it. They also sent DNA plumbing to bleed the lines in the vents to turn on the heat they never gave me a notice of entry i was getting ready for work and 2 men just walked into my apartment without knocking i hat to stay to supervise them and was late for work. They also sent some random guy to knock on my door because they thought i had a dog so this maintenance guy would knock and ditch to try and make a dog bark.someones dog pooped by the front on the building and i got a notice threatening to fine me the maximum from the condo board.i got charged 980 for 7 lightbulbs $200 dollars was labor cost to install them.and crumbs/dust in the cupboards which were clean.i also got a notice immediately after christmas to remove my Christmas lights off my deck or be fined. I have called several times over the years to resolve this issue but get brushed off and asked why I waited so long. But I have came in ever since 2014-2015.my last resort is to go to rental court where the lady at hearthstone told me "we haven't lost a case yet"

I was coming out of some rough living situations and was looking to find an apartment quickly. Vicki promptly scheduled viewings, the first property I applied for was accounted for by someone else. Within 24 hours Vicki had ensured we would check out another apartment, and in no longer than 72 hours was I on a lease.

Each property I looked at was clean and well maintained.

I loved my apartment, in a stable and secure building for a super affordable price. Also appreciated the bi-annual inspections, as this proved to me they care about their properties and want to make sure they are good for future tenants to enjoy.

Take good care of your house, clean it regularly. Be honest about repairs, have good communication with HPman and follow their move out clean list exactly. I ensured my property was in better shape than when i got it (and it was in really good shape) got my entire damage deposit back no questions asked. Inspection done in 15 min.

These people will wholeheartedly take care of you, so thats why I put forth consistent effort to keep their property in tip top shape.

Am sure this has been said before but we all know that looking for a house is no easy task. But the joy that comes with finding a HOME that is functional and works for you and your entire tribe is immeasurable. I had been looking for a place for close to four months without much luck. I even started thinking that I must look like a joker just wanting to see houses and saying no to all the once I was being shown. Luckily, Lucie exercised extreme patience with me and her professionalism is second to none that I have come across when working with realtors/property management companies. She continued to be polite and shared with me leads even when I said no to some that she sent / showed me. I think most important, Lucie listened to what my needs were and when one became available, and she delivered. I am loving my new place that Lucie helped me find and my tribe (kids) are over the moon. Thank you Lucie and Hearthstone Property Management Inc!

I am extremely disappointed in the treatment we received, or lack there of. Our disapproval during the application process was based on.nothing. They failed to process our application completely, not performing a single call, check or acceptance of our fee. My guess is they decided preemptively to simply throw the application out the moment it arrived at the office. At this time, we have been dismissed and given no reason why, when they simply could not have a feasible reason as to why. Definitely dodged a bullet.

Your responses to clients and previous clients is appalling to me. I dont have a review on renting. Just super disappointing to see a company be so unprofessional with the negative responses. Youd think youd try to help or actually care about their concerns with your properties or the way you do business. But you dont, your just another mean person behind a screen. Wrecking your business through word of mouth. I actually really liked all the people I've met there. I dont anymore after seeing how the treat people even if it is a misunderstanding or a clients fault. Very unprofessional:/ very sad to see this

I could not believe the disrespectful manner in which I was treated by some of the staff at hearthstone. Customer service & care is NON existent, you are just a number with this company. I would never recommend to anyone.

In response to what you have said to Lee Hils, the fact is that when we asked what the reason was for the rejection of the application we were told it was confidential. Apparently our own application information can't be conveyed over the phone "confidentially" but can be shared on a public platform as you have now given us the reason. You were "processing the application" for a week which means it sat on an incompetent employees desk for a week before we reached out to ask why we hadn't heard back. Good luck with your business. I hope people see the way you respond on here and take that as an obvious reason not to use your company.

Gainfully employed family who paid rent faithfully. Hired cleaners before move out and they still kept most of deposit because they are money hungry and cheap.

Maintenance of home was awful, quality of windows and flooring was not up to code!

Lucie was amazing. From the moment we started working with them as a tenant they have been very responsive and professional. Their ability to accommodate a same day showing and their prompt responsiveness has been much appreciated and has made us feel welcome in our new home.

It was so nice moving into an apartment that I didn't have to re-clean because it was cleaned properly the first time. They were great to work with as I was living in one of their units the last two years. Highly recommend going through them if you are needing somewhere to rent.

My family and I rented from Hearthstone for approximately 5 years at several locations around Red Deer. I have had dealings with other companies over the years prior but none compare when it comes to the service I received from Hearthstone Property Management.
Any questions I had were dealt with promptly and professionally and it was always a pleasure to speak to the staff there. Lee, Ruth, Vicki, and all the rest of the staff, Thank You. It's been a pleasure doing business with you all. I strongly recommend Hearthstone to any potential renters or owners considering renting their properties. The care the company takes to ensure good tenants and property care is by far the best I have seen.

DO NOT rent from Hearthstone Property Management. Save your time and money. We have lived in a home managed by this management company for 2.5 years. We took care of the home like as if it was our own. When we decided to leave they took over half of our security deposit for minor patches and repairs. No holes in walls, no damages only minor wear and tear.

Best agency for us. We rented apartments from them. Never had any problems, always helpful always understanding. Beautiful 3 bedrooms, perfect location. Been with them for 4 years. Was very scared hearing complaints about getting your deposit back.
Absolutely nonsense. If you taking good care of your property, they will give you everything back. They gave us back every single cent of deposit. Highly recommend. Just respect the owner, don't be a pig and they will respect you
