This is the third time I am buying a home. I haven’t used a home inspector for the last two purchases. The experience with Dathan convinced me that a home inspection is absolutely necessary. It is worth every penny!
Dathan was not only identifying the potential issues. He actually did a good amount troubleshooting and pointed out the effective solutions. In the whole process his skills, proficiency, diligence, and efficiency have been impressive. He made me feel confident!
For example, there was a water stain on the main floor ceiling, both the seller and I thought it was due to a past water leak. By infrared scan, Dathan convinced us that the leaking was active at the time of inspection and pinpointed the possible leaking source. Now the seller has got this fixed by a plumber. The saving of this finding alone is more than enough to cover the inspection cost.
While Dathan uses new technologies to provide quality service, he does not use technologies as shortcuts. This is an older house with a big roof. Instead of flying a drone, Dathan walked the roof and checked everything closely. He told us, it is the original wood roof. But if keeping replacing the bad shingles annually, the roof should still have a few more years of usable life. At the time of inspection, he even told us the rough number shingles should be replaced.
Due to the condition of the house, the inspection took a little longer than expected, but Dathan did not rush anything. He still spent the time to go through the findings with me even though I didn’t ask him to do so.
I am glad he did that. I found the report does not have everything he told me onsite (I guess he had gone way beyond what a standard report would allow him to put in).
The inspection report was delivered the same day although I didn’t have time to carefully read it until the weekend. The report mentioned there was sign of foundation movement. The picture was a bit scary. I called Dathan, he told me he had double checked the inside portion of the basement with moister meters (it is a finished basement) and he didn’t find any concerns from the inside. He spent more than half an hour over the phone answering all my questions. This really helped me to make informed decisions.
I didn’t know Dathan before. Luckily review brought High-Tech Home Inspect to my attention. I was a bit hesitant. Since although High-Tech Home Inspect has perfect 5.0 review, the number of reviews was not that many. However, after comparing the sample inspection reports of different companies, High-Tech Home Inspect stood out. Then it came to my attention, all of Dathan’s reviews were fairly recent.
A good surprise, Dathan’s inspection has included Limited Warranty, Sewer Gard, MoldSafe and Platinum Roof Protection Plan. I don’t know exactly what these are, but I guess they are nice to have especially at no additional cost.
