The super intendant of this house is amazing and measure quality higher than anything and people are nice overall, other than the house delay, I have to move the star up.

I was promised my new build home in mahogany will be ready by Feb, now they just told me they can't finish it by December. Other houses on the street which was sold after me were almost done, they just need you to yell at them at the office so they would work.
I regretted to chose them as a builder. And I won't tell any of my clients or friends to use Hopewell if they can't finish my house by December.

We bought a 4 year old house in February of 2019. That very spring, we had a significant amount of water dripping from our roof hatch and a little swelling around the window frames. We contacted the builder, Hopewell homes, and because it was within the 5 year warranty window, they sent someone out to inspect. The gentleman basically told us everything was good, our hardwood was not swelling so our humidity in the house was good, he put a little seal around our roof hatch, and said we had plenty of vents and went on his way. We trusted this inspector and the company, which was a horrible mistake.

We noticed a water stain on the ceiling of the master bedroom (same room the hatch is in) about a year later, so we brought someone in to do some thermal imaging to get to the bottom of it. He had a few reccomendations, he said the HRV vent wasn't closing, so we had that repaired because it had fallen off track or something. He reccomended we top up the insulation in the attic, and make the attic hatch heavier to ensure no heat was escaping.

Fast forward almost another year later, there is black mold seeping on to some of the trim at the base of the wall in the master bedroom. Same wall where windows have swelling in the corners, same room where there was a roof stain, in fact the windows on the main floor on the same side of the house has swelling too and we were just told to keep wiping any condesation of the windows.

I contacted the thermal imaging guy, and he said there was an anomaly under the windows in the master bedroom where the porch roof meets the house, could be a vapor barrier issue, hole in the wall, so we removed some of the drywall and there is more black mold on the vapor barrier. Most of the roof vents were blocked off with flashing, vapor barrier was not properly sealed in several locations and insulation was improperly installed. We are now out $8000 after buying a relatively new home to avoid issues like this. Due to their poor workmanship and avoiding to conduct a proper inspection when we contacted them during the initial 5 year warranty period.

Other than the salesperson that we dealt with that was absolutely amazing, Hopewell has been a nightmare to deal with. The build was supposed to be between 6-9 months and it took 13 months to complete. We finally took possession at the end of February and there was ton of deficiencies, including a few major ones. They just "completed" rebuilding all of the handrails on the stairs, which required us to stay in a hotel for a week. We came home to find the work wasn't completed and there was obviously no Q/C by the site super. On top of that they did a very poor job cleaning as there was a fine white dust on everything.

I would give this company a zero if there was the option. They own Laurentian Hills plaza in Kitchener Ontario. They refused to renew the lease of one of the tenants as their property manager Julie Garasto stated, “ we have a reputation to uphold and your business does not fit within our reputation, therefore will not renew the lease”. The establishment is a restaurant, no clarification given as to the above statement. The owner of this establishment spent their life savings on renovating the empty space into a fully functional restaurant, only to have it taken from him after 5 years for no valid reason. All the money spent to renovate will not be compensated and Hopewell benefits from this. The owner even agreed to pay the increase in rent which they wanted, but they denied him once again with no explanation. It is very clear they have another agenda, but do not have the respect to be truthful and honest. I strongly urge anyone who wants to consider investing in a business with this company, to think really hard about it. Negotiate in your lease that they cannot deny renewal without just cause. Hopewell should concentrate on ensuring they have working cameras on the property as there have been several break ins with various businesses within the plaza. Ensure they have a big enough billboard for all units to advertise their business name. Several units do not have this option as there is no space on their billboard sign. Hopewell will not allow advertisement by placing flags on the property to attract potential customers. This company does not believe in working with their tenants, yet rather against them.

***UPDATE***
A couple weeks ago I took possession of my new home, which ended up being about 4-5 months late. That said, the communication and updates from Hopewell through the latter half of the process were greatly improved from my original experience.

Possession went relatively smoothly. The person coordinating the possession was friendly and helpful. There were some mistakes made by the developer’s lawyer’s office but it wasn’t a big deal.

All and all, I am happy with the house.

Last February I placed a deposit with Hopewell on a pre construction home in Mahogany. Both Breann and Carley in the sales centre were extremely friendly and helpful, but unfortunately this where my positive experience ends.

Within a few weeks of placing my deposit, Hopewell went from telling me that the home would be ready in 7-8 months to telling me that it’s too early to know when it will be done. At first I was told that construction would start within 6-8 weeks, then it was 10-12 weeks, then 14 weeks, and now the latest is 20+ weeks. Every time the schedule slipped, I had to send multiple emails and phone calls to get a response. The lack of communication and has been incredibly frustrating. After escalating my concerns to senior management, I was finally provided with an updated possession date. They are now indicating that the house will not be finished until Feb 2022. This represents a 4-5 month delay from what they had originally told me just 3 months ago. I realize there is a lumber shortage but that does not excuse the need to manage client expectations when they place their deposit. It was well know that there was a lumber shortage when I purchased the home, and I was even told that prices were about to go up because of this. It’s also apparent that other builders have already started construction on lots that were offered to me when I was looking to buy. Hopewell, please understand the impact that these delays have on people’s lives and try to do a better job at managing expectations.

As a reputable builder, I’m optimistic that Hopewell will do everything they can to recover the schedule as much as possible. I will keep this review up-to-date as thing progress.

Frost heave, heavily pitted driveway, window problems, the list goes on, for one of their premium houses, complete refusal to accept responsibility, multiple attempts made to come to a mutual agreement to do repairs were rejected, even attempted to go to mediation through Alberta New home warranty but this was also rejected by Hopewell. Perfect example of stonewalling. Doesn't deserve 1 star.

My wife and I Had the easiest time working with everyone top to bottom at Hopewell. I would recommend to anybody looking to build they’re next home!

Hi everyone, please be aware as the post purchase service is so horrible and terrible.they will never listen to your concerns and damages as they wait for the one year warranty date.so you will have to live in the broken, damaged, your dream home until you complete your one year. This is my personal experience and I am a homeowner.they are so pathetic in replying to your queries and concerns I have done big mistake by referring my few friends too.

I recently purchased a house from Hopewell. Breann Sullivan and Carly Dow were absolutely fantastic. Beware if you buy a home from this company they can decide to cancel your contract at anytime and then give you excuses about refunding your money
