UPDATE: I recently had my keys stolen and needed replacement key fob to the front doors of the building. I called Christy and left her 2 voicemail messages explaining my situation. Surprise, she never called me back. I called a third time and spoke with her assistant and let her know that I needed a front door fob for entering the building. She said that I would have to drive to their head office in St. Albert and also cover the replacement price of $100. I drove 24 minutes to their location, paid for the key and the receptionist handed over an envelope. I opened the envelope and instead of a front door fob, they had placed a garage door fob for me. I let the receptionist know that they had made a mistake and I had asked for a front door fob. She made a phone call and asked me to wait a few minutes.
Ten minutes later, the receptionist goes upstairs and a girl comes down with the front door fob. I specifically asked her, "this key fob is already coded, right? " She said it was so I went my way.
I get home and the fob is not coded and I still have to continue calling myself to get into the building. I have recently connected with Lynne who was able to get the fob working. Will update once I'm home to confirm that the fob is working.
I live in an apartment downtown Edmonton which is managed by KDM. Christy who manages the building I'm in does not care one bit. Our elevators were out of order so we had to take the stairs, but all the stairwell doors were locked. So we gave KDM a call which transferred the call to her. She had zero solution for us. She would not bother driving to the building or sending someone else to open the stairwells. All the people trapped at the bottom had to wait 2 hours until someone else in the building was leaving for us to get through the stairwell. I wish this was all, but there's more. There was a flood in the building in Feb 2020 and the building has been without heat and ac now for its 3rd year. I called the building manager last year and she insisted that the ac would be running by Sept 2021. To this day it still doesn't work. I called her again last week during the heat wave we've been having and she said that they would not turn on the ac until the roof was completed. It's been almost 3 years. This girl is rude and does not care. If you have any say regarding your building management company, please stay far far away from KDM.

Called KDM admin asking how to pay a special levy charged on our condo rental property in Edmonton. Shellisa was very helpful and efficient. Its always a pleasure to deal with people like that, best of all she spoke very clearly and I had no trouble understanding her. Thumbs up!
Would not recommend Edmonton branch as condominium management pushing they residents to overpay contractors. They pretty much don’t care about residents and quote prices. Try to stay away from them.
I am not sure what to say but I am not happy with this company at all. If u plan on buying or renting I highly advise you not to choose this place. Big mistake when we moved in here. I wish I would have known before hand how bad it was gonna be. Nothing gets done it seems. Our fire exit door has been broke for weeks now and still nothing done and the flooding on the first floor is crazy. Musty smell in the hallway that goes to the fire exit door as flooding happened in someone’s suite and it got into the hallway that is probably gonna turn into mold but as always it will get swept under the rug and nothing will get done. I guess they don’t seem to understand or care about people’s health and that mold kills. Time to file a complaint with the media and whoever else can help since our management company obviously won’t do anything to help. I really hope this doesn’t turn into a disaster for all living here.
I have used the services of KDM management for several months now and have found that their staff are knowledgeable, courteous and very professional. In particular, I am very impressed with the work of Tammy Pope, and look forward to a continued successful working relationship.
Owned a place under these guys for 6 years. Absolutely horrid customer service only overshadowed by their inability to perform the services they were gladly accepting payment for.
They do not respond to our emails regarding concerns about the building (package theft, cockroaches, etc.) and charging us for pest control even when our unit is not the source of the roaches. They clearly don’t care about the unit owners and they only want your money.
As a Condo Owner getting going through the selling process can be tedious. Alejandra was super fast in getting some of the required documents within the same day.
Mike was very quick to attempt to charge $300 for a document I didn’t need and suggesting something very basic would take upwards 3-4 days to receive. After talking with Delores she took the time to understand what I was looking for and sent me the document within 5 minutes.
After dealing with multiple property management companies I can easily say KDM is one of the best in Edmonton area. Very responsive, kind and professional. Kristy is always a delight to deal with as well! Keep it up!
I have worked with Arthur Zajdler, as our Licensed Condo Manager for approx.five years. I have found him to be knowledgeable and able to provide information in a timely, courteous and professional manner. He has a good network of reputable vendors to reach out to as required. Arthur has been willing to respond to our condo problems as they arise, even outside office hours.
I appreciate our condo manager, Arthur’s knowledge of Condo regulation and his years of management experience. Both of these have been heavily drawn on because of our condo circumstances. His high availability and quick response is valued. KDM and Arthur, have been very reliable, supportive and helpful.
I was threatened in there building by the construction staff they hired and KDM and Arthur Zajdler do not care at all about the fact that I do not feel safe in my own home. If you can stay away from KDM I highly recommend it

Do not use this company. I have not been able to reach the 'manager' Janine Watson in over 6 months, this was not over small issues this was over safety concerns. Her and her assistant never call back, better off without them and their fees. Their inability to work as actually costed money.

I have had the professional pleasure to work/collaborate with Janine since 2016 on countless, multiple projects/claims/assessments. During this period, I have supported Janine as an independent insurance adjuster while she was a claims coordinator for KDM. Since March of 2021 I have begun working as a cost consultant for Janine on large insurance claim projects now that she has completed a transition to Condo Manager.
Janine has a background in insurance and has been involved in the condo marketplace with KDM for many years. Her overall knowledge of both industries makes her a huge asset for her condominium corporation clients as each role provides key experience.
Janine has managed some of the largest loss claims in the Edmonton area region in that time. This includes whole condo complex losses that required complete rebuilds. This involved being the central point for insurance, contractors, engineers, architects and all the disciplines that you would appreciate being involved. Janine can chair and direct the course of action in these situations which requires a strong commitment to details and especially communication.
With a background and experience like the above, it allows for an easy transition to the daily/monthly/yearly coordination of the activities required to manage multiple condo corporations. She can create a scope for projects, assess estimates, communicate easily with contractors, and accurately manage the accounting for of all these levels.
Janine has a friendly and warm disposition but can be strong and direct when required. She is highly respected in this industry and is a pleasure to work with.
If you are considering engaging KDM Management to manage your condo corporation, I would encourage you to request Janine as your manager.
KDM has been a real blessing to our distressed condo corporation. Our condo corporation manager Lynn Cuthforth has basically taken on a sinking ship and made it float with her no nonsense, professional, hands on stewardship of our corporation. She has dealt with everything from insurance claims, fires, special assessments, outdated by-laws, vandalism, delinquent accounts, and corrupt management from the past and much more and diligently steered our complex to a viable future. Robert Steiner has been very helpful as our property manager. Along with his team we have navigated through a few changes and have been satisfied with the results. We are looking forward to our future partnership with Robert and KDM.
Currently our property management company and does not follow Board instructions. Unresponsive to unprofessional conduct complaints of employees that misrepresent properties by inserting personal opinions rather than follow Bylaws. High turnover rate of property managers, high property assignment ratios to property managers. Bare minimum of service provided. High level of complaints for not being responsive to both Board, resident and owner requests for repairs. Bad follow up - cause more problems than they fix based on our last 3 year experience. Horrible communication skills and showing increasing lack of care or effort. Simple requests ignored. Phone messages and emails are claimed not to be received frequently. Brian Fischer owner and business development manager Jayson Woods do not address issues - ignore, put off, make excuses frequently or do not respond at all. Our property has now had 4 property managers in less than 3 years, do not recommend if you want your property to run smoothly or without additional issues to come up beyond what you may already have. Downward spiral since 2018. Website looks great only - ask for current ongoing references if considering this company. Update - no longer with them.
Gaylene Patko was referred to me by my realtor, she created a detailed and yet easy to read and understand review of the condo documents. She is very friendly and responsive and answered all my questions in detail. I highly recommend her for people who need a good Condominium Document Review.
Disregard a lot of these comments. Tenants get upset over something and leave a poor review. I have worked with so many property management companies and these guys are one of the best!
I've never in my life received more condescending, rude, unprofessional customer service. It's just surreal to see any positive reviews. It's pretty obvious most are fake too. That's just sad.
I have been at the mercy of this management company for over 8 years. They no longer send out letters for condo board meetings, they don’t send letters to advise of fee increases (I usually have to follow up and ask for it) the level of services provided are mediocre at best. When you ask for more details on what the new fees are going to cover, why is there a special levy and any other concerns the response only is it’s justified. It’s unfortunate as all these extra fees is forcing me out of my home - I can no longer sustain the additional levies and the 60% increase in condo fees since I first moved in. What will be the fees when I retire & are a very low fixed income? It’s beyond frustrating and feeling taken advantage of with no appropriate explanation of continued increases to fees with no services provided.
Disappointed with the level of service we have received from this company. If you are on a board of directors look else-where for "Professional Management".
I recently had the elevator roof fall on my head and was bleeding. I contacted Lynn and her supervisor. Nothing! I love that we give them all our money!
Pat Weinkauf is amazing to deal with. She is so helpful and has gone and above to help me out. Very quick to respond and cheerful to speak to. I wish I could deal with more people like Pat when it comes to ordering condo papers. Keep up the amazing job Pat:)
I own a condo unit in st.albert. KDM manages it, but they dont fix anything that breaks. The buzzer system hasnt worked in 2 years, my unit has no thermostat cause the transformer went out and it not in my unit so i cant do anything about it. A unit has cockroaches and i have been complaining for months, but nothing is getting done. I have had my unit sprayed twice now. So far KDM just keeps saying they will look into stuff, but nothing happens. Worst management company ever. Wish i could give no star rating. We own in the Tudor Glen building, Arthur our manager we are supposed to deal with does absolutely nothing.
Our buzzer has not worked in over 3 years. The electrical does not work for our thermostat and our building has had cockroaches since November and I’m posting this in May. Not impressed.
In my many years on a condo board and having KDM as our property management company I can confidently say our property manager Nancy V.often goes above what is expected. Nancy must deal daily with the many emails or phone enquires or complaints. When a property manager has many buildings they are responsible to manage of course the work must be prioritized. Whether it be during business hours or after hours including the middle of the night for building emergencies, Nancy has always shown professionalism. I have found with my own personal experience, Nancy has always been professional and prompt to address any issues that are pressing and non pressing items are dealt with in order of urgency. I have no qualms about recommending KDM Property Managment to friends and family. During my time on the board I did have experience with a different property management company, there is no comparison to the much improved and professional service we receive with KDM. Thank you Nancy V.for the many years I was fortunate enough to work with you as our property manager, I’m moving on to a different city but know our condominium building is in good hands.

This management company is the worst. The condominium manager of the Tudor Glen building is the least useful individual you will ever get in touch with. I was visiting my friend on March 5,2021. To get to the main door, I had to walk through the parking lot which had not been plowed and where no snow and ice removal had been performed. As a result, I slipped on ice and fell. I contacted the KDM Management right away to let them know where I was met with a very rude lady. She told me she would pass on the message and that someone would be in touch with me on the following Monday morning (this never happened - I had to keep following up). I ended up injuring my elbow, both of my wrists and completely shattering my phone due to falling in this parking lot. I then asked for reimbursement for my phone repairs as they were over $300 and the company said they are held harmless. Useless! There are a lot of older people in this building as well and this is how little this company cares about individuals living on their properties. Do not buy or rent from these people.
I thought all property management companies were bad but I have to say KDM is the worst of the worst. They are so incompetent there, I really wonder who actually works. Any concerns or complaints go unanswered.they literally do nothing.why they even have contracts to manage properties is beyond me. They are always rude and no wonder their answering machine announces they don't tolerate any abuse to their staff. There is no point in advising them of any issues on property as they say they will pass along the message and no one ever returns the call or nothing is ever looked into or done about the situation. Zero stars for this company, they need to work on their service and staff should be properly trained on how to deal with people.
I called yesterday to ask if we still owe $988.00 with no one working because of Covid and a lady named Kimberly who I was extremely polite to told me I had plenty enough time to manage my money after one year. I have four children and my husband has alot of serious health problems and I am the only working person in the family. Because of Covid I work four hours a week and have a very hard time buying groceries so to here this lady who clearly hasnt had her hours effected because she works for a company whose job is to rip people off for a living was extremely hurtful. I was extremeley nice even know I was dying on the inside that I have to take $988 out of my almost maxed time of credit that could have fed my family for three month.not impressed I hope she gets to read this.
We had our own car towed from in front of our own garage. And missed a day of work. We received no notice or warning that we were unable to have our car parked on our street. It’s seems as if they don’t care about their clients. Poor communication.
Thanks KDM for throwing gravel and rocks down on top of the snow you left behind after coming by to “clear” the snow. Entire parking lot was untouched and left for residents to trample flat instead, making it extremely slippery.
Totally incompetent. They claim it would take three months to setup automatic withdrawals for condo fees and refuse to setup any kind of electronic payments. Nothing like forcing people to go out in a pandemic. Completely unprofessional.
The lack of professionalism from Shannon is appalling! She accused me of lying and delaying work in my unit, among other things. Fortunately, because of people like her and the dishonest contractors trusted by KDM, I documented everything and have picture, text and video proof to dispel all of her accusations.
Very poor management, My wife and I have been calling about our missing gate and crooked fence, its been a year and still no action, we have kids and we’re very afraid that its not safe for them.
Ive been in contact with Nancy for the last year since moving into my condo, shes always been very quick to answer any questions or address any concerns ive had. She seems very professional and courteous.
KDM is one of the worst and most unprofessional Property Management organizations I have come across. As a licensed realtor I am shocked that the management team in the office permits it's professionals to stone wall condo owners, ignore communications and or simply treat Owners with a dismissive attitude. One of the reviews for this company refers to KDM as having "Timely communication and technical skills being evident" I have a strong feeling that the author of this review likely works at or has an interest in KDM, it reeks of untruth. Certainly as you view the many other negative reviews about this company "Timely communication is not a skill this company seems to possess. I have been an out of town owner in one of the buildings being managed by KDM but will soon be spending more time and residing closer to my unit. I want to know why KDM has so clearly forgotten that it works for the interest of its clients and serves at the pleasure of its Owners. I am confounded by horrible culture that seems to allow staff at KDM to be so unprofessional.
The absolute worst management company! The incompetence is mind boggling, the rudeness and condescension while speaking to anyone is unreal, if.you can get anyone on the phone or to return your calls. How this company is still around is a mystery and an even bigger mystery is why our condo board is still dealing with these half wits. This will end soon. Well I live in a 1 bedroom basement suite, the heat is on full blast in my apartment and in the hallway. 10615 110st Edmonton's. It is the middle of April, can we have the heat turned off or lowered.
Property management companies can be challenging to work with because of the sheer volume of communication that runs through their office. Kristy at KDM has always been responsive, polite and fair to us as a vendor, and I have always felt that she is acting in the best interests of her clients. If you're searching for property management that uses common sense and can handle the good bad and ugly of your condo, you will not be disappointed here.
Another idiot from this so called "Management" is Robert! He has 0 knowledge about how things work and i believe he has never been to a school in life because he does not knows how to talk to other people over the phone or by email. Shame on you guys.

I live at one of the properties that this company oversees in Edmonton (Paradise Village) and I don't know who they have handling our snow clearing but they do a terrible job. Since the freezing rain that fell last week they haven't put any sand or salt down to clear the ice and my wife, who has mobility issues, is basically confined to our townhouse. I have to waste my own time and effort to sand the walks my wife uses myself using sand from the public sandboxes. It is particularly pathetic because the sand is free to use and easy to access. Why am I do this and not them? Complained a few times and was "politely" told to go to hell.
