Really poor service with expectation that the property manage themselves with limited involvement from property manager. Extremely poor attitude during Passover from Larlyn to new property manager as well, they resisted sharing any knowledge or files. Have managed our property for almost 5 years and only had 1 box of documents to hand over. Now the property board has to bridge the gap of knowledge. Beware if you plan to use them.

I would like to share my experience with the property management company responsible for managing the condos at my property. Unfortunately, my overall impression has been far from satisfactory, and I believe there is considerable room for improvement in their services.

My experience with this property management company has been disappointing. Their communication, responsiveness, maintenance resolution, and overall management of the condos have all fallen short of expectations. I sincerely hope that they take these concerns seriously and make the necessary improvements to enhance their services.

I encourage the property management company to reflect on the feedback provided and work towards providing a better experience for the residents they serve.

If you would like to protect your investment, it would be better to set your money on fire than give it Larlyn in terms of protecting your property.

An incredibly lazy team that does not address maintenance concerns in a timely fashion. Roof repairs still not repaired, several months after the damage was reported, likely causing damage to insulation and other elements not meant to be exposed. All issues required to be reported multiple times for any progress. Door buzzers that took 6+ months to fix. Rude staff.

I bought a condo a year ago and it's managed by Larlyn. Getting a response is nearly impossible - I sent a service request directly to Alvin April 7th, and follow up messages April 22nd and May 11th. I figured he must not work there anymore but when I called, it turns out he's just ghosting me. When I finally got ahold of him, he knew exactly what request I was calling about, so he just chose not to respond. He tried to blame me for this ("You only sent the request Wednesday at 4: 30pm") until I reminded him that was actually my second followup.

Missing a message is fine, but ignoring it and gaslighting me when I ask about it isn't cool.

Dealing with Larlyn Property Management has been fabulous. Audrey and Athan have been very professional and easy to deal with. Always available when I had an issue. I will most definitely be dealing with them again if I am back in Edmonton!

We recently had Larlyn take over management of our townhome community. We had seen an immediate improvement in the service and communication. Emails and phone calls are returned. Work that has been outstanding for a long time has been addressed and as a Board we now feel as if we no longer need to micromanage our management company or undertake tasks ourselves to ensure that work actually gets done. We are very happy with the team we have servicing our condominium community.

Last year I rented an apartment for my mom. The unit was owned by an individual who uses Larlyn for property management.
Regarding professionalism, here are some of the issues I had with this company:
1. On the day we signed the rental contract, my husband and I signed both copies but we later realized that the company representative did not sign the document! So later, my mom had difficulty getting her Alberta ID because she did not have proof of address, as the contract was not valid due to lack of signature! I had to drive to Larlyn's office to get their signature, which then they realized about their mistake, and gave me a whole new contract to sign!
2. The unit we rented came with a parking spot, but it took me about 2 months to get access to the spot as the Larlyn's rep I was in touch with had no idea about the spot number and was too lazy to follow up!
3. By the end of the contract, the owner and company rep tried to force me to professionally clean the carpets, although it is not necessary in Alberta unless there are visible marks or stains on the carpet, which was not the case! I had to refer them to Alberta's Residential Tenancies Act so they would stop pushing!
4. Then it was time for them to return the security deposit. It took Larlyn two weeks to process and send the cheque. After we deposited the cheque, the cheque BOUNCED BACK! I was shocked that a company on this scale doesn't have sufficient funds for such a small amount! I approached the company, and after a week or so, they issued another cheque! They did NOT even apologize for all the inconvenience the cheque caused me and mom! That is such a shame.
This was my experience with Larlyn and I cannot even imagine doing business with this company and their rude employee ever again!
I should though mention the very caring and helpful maintenance guy that works for the company. He did his best to get mom settled and was very helpful and reasonable during the move out inspection.

Absolute garbage company. Avoid at all costs!

I own a townhouse in a condominium that uses Larlyn for property management. When I rented my unit I filled out all required paperwork and sent this in to Larlyn. Several months later mail is still being sent to the rented out unit. Recently the Condo Board sent out a special assessment. I filled out the paperwork detailing how I wished to pay my portion. This was completely disregarded and funds were withdrawn from my account without consent.

Unless you don't care about your fellow owners or tenants, use another management company.

EDIT: Larlyn, in response to your reply. My issues have not been solved or even addressed in any capacity. I have phoned every day this week leaving voicemails. I have sent an email that went unanswered other than your automated response that it was recieved.

My comments may be a bit harsh, however I feel at this time it is earned and continues to be. I will not leave contact info open to the web so I do hope you can find my file and I do look forward to hearing from your company.

I will consider changing/editing my review when the overall situation changes.

My company has been doing work (Mtce, construction, repairs, etc) for Larlyn for the past 7 years on over 400 doors spread over 5 properties. Of my 22 years incorporated, I have never dealt with a company so transparent, professional and responsive. My contact (Audrey) is accessible all the time and replies to my every query. They honour their contracts and pay their bills in a very timely fashion. I value my relationship with them and highly recommend their company for your project management needs. Their care level for property, overall, is the best I have ever seen.

Larlyn manages our condominium community. As an owner we have had to call their office several times both during the day and after business hours to have matters attended to and we have always received a prompt response to all inquiries. Very impressed with their level of customer service and we have had heard the same comments from our neighbours. Would gladly recommend Larlyn to anyone considering a condominium management firm.

As a Board member in a newly developed and sprawling homeowner association in St. Albert, it is always challenging to ensure that our Board is making the best decisions for our community, especially with all of our Board members being newer to the processes. It has been a pleasure working with Larlyn Property Management. Our Board retained their services in 2019 after working with a few other management companies earlier which were not a fit for the needs of our Board and requirement. We have found that the overall communication from Larlyn to all owners in our community has been a positive experience. The knowledge of our property manager has been a great benefit in the updating of our bylaws and requirements of the new condominium property act, the monthly management reports we receive allow us to know what is happening without feeling the need to micro-manage and the detail and timeliness of our financial statements has allowed our Board of Directors to feel confident in making decisions best for our community. I hope that our Boards experience will be of assistance to others looking for a property management company.

Larlyn Management has managed out townhouse for years. We recently had to call their office over the weekend in the late evening and was pleasantly surprised to be able to speak to a lady in person. She was pleasant to deal with and was able to call out someone to investigate the problem we were experiencing. We wanted to take the time to thank their office for their assistance.

Our Board of Directors have worked with Larlyn for well over 10 years. We are a larger community and I am certain can be demanding at time. Our property manager Audrey is always responsive and brings to our community a great depth of knowledge when it comes to the Condominium Property Act and in helping guide our Board of Directors on possible options to decisions we need to make. All of the corporation records are made available to us as a Board on line so it is easier to bring new Board members current with past decisions as changes occur. We receive financial statements on a consistent basis each month which makes it easier to make decisions as a Board since we are comfortable we know how the condominium is doing financially. The communication we receive by way of regular updates to keep all of our home owners informed has made a big difference at the time of our meeting of owners as we no longer hear complaints about a lack of communication. We would recommend anyone looking for a condominium company to speak with Larlyn as part of their process as we have found them professional in the handling of our community association.

We are a community spread among four buildings and as a result have varying expectation levels from our community. Before switching to Larlny we never saw our property manager on-site, always had difficulties getting any communication back from the management company and our Board was always getting complaints from fellow owners. Since making the switch to Larlny we now see our property manager on site weekly meeting with trades, doing a walk through of the buildings. The team we deal with at Larlny is always pleasant and our emails and phone calls are returned timely. It has been a turn around from what we were use to receiving in the past. Our community is provided regular email bulletins on work scheduled throughout the community and upcoming items which has made a big difference within the community and we now receive positive feedback from other homeowners on the improved communication. The annual general meeting this year was a contrast to the past as the entire atmosphere was one of a community discussing what is up and coming rather than what was not getting done. Based upon our experiences from the property management services we have received previously to what Larlny has provided our community since switching we are extremely pleased with the services we are receiving and wanted to share our experience in case it can benefit other communities.

Avoid dealing with this company at all costs. They will attempt to take unauthorized additional withdrawals from your bank account with no contact or explanation and then they will continue sending you bills with additional made up fees and threats while not responding to any emails or phone calls. Flat out thieves.

Edit addition-You have all the specifics as I have been emailing and trying to call you for months yet you don't respond. You are well aware I do not owe a cent, that all my condo fees are paid on time and that you actually owe me for the NSF fee caused by the unauthorised, unscheduled withdrawal you tried to take from my account. Interesting how quickly you can respond here yet you won't answer my calls or emails. You want to discuss it? Try answering your emails! Trying to blame me publicly for your mistakes rather than answer my calls and emails showcases your lack of professionalism. I wish I could have given you negative 5 stars.

Great company to work with. Both I and our Board of Directors have found the team servicing our condominium community to be very responsive to our Board inquiries as well as our resident needs. Before hiring Larlyn we struggled with receiving effective communication and any sort of timely response to the service items and contractor follow-up within our community from our previous management firms. Larlyn has brought to our community a level of professionalism that we have lacked previously, a strong desire to want to communicate with and get back to our residents inquiries and takes a real interest in ensuring that the required maintenance and service items we discuss at our Board meetings are addressed following without the need for any follow-up. The monthly financial reporting we receive from Larlyn provides us with the ability to make informed decisions on behalf of the community. I would not have any concerns recommending Larlyn to any condominium community looking for professional management services.

It has been a positive experience having Larlyn Properties as the management firm for our homeowner association. Prior to hiring Larlyn Properties we consistently heard complaints from our homeowners of their difficulties in reaching the property manager, calls and emails not being returned and a lack of overall response and follow up on work being done at our homeowner association. Since hiring Larlyn we see a significant increase in overall communication. The property manager for our homeowner association is out on site regularly, calls and emails are being returned and we receive monthly reports updating us as a Board on what has occurred during the month and the status of ongoing work. Since the new Act our property manager has also taken the lead in assisting us in updating our bylaws and providing us with the required guidance to get any necessary updates completed. Being on the Board now is much less stressful and we thank the team at Larlyn Properties for caring for our community.

They take forever to get back to you or just wont period. Eaves have been plugged for 3 years, fences are falling apart. I will admit however that I spoke with someone today and they immediately rectified the situation. Seems like they are headed in the right direction

Larln has been the manager of our mid size condominium corporation for the past few years. Being a mid size community we have historically felt that we were too small for our previous property management companies. Our calls would go unanswered, our homeowners complained that it took our previous management companies a long time to get back to them, if at all, there was never any regular updates, the items we discussed at our board meeting took a long time to complete with no updates and our financial statements were usually a month or two behind. When we contracted with Larln we were skeptical that from our past experiences with other management companies would see a real change however Larln proved us wrong. We get monthly management reports from our property manager letting us know exactly where our discussions stand, we get regular updates through the community website they set-up for us a no extra cost, calls and emails are responded to immediately and our financial statements are on time, and are accurate, which allows our Board to make proper decisions. We have gone from having to micro manage our past property management firms and spending way too much time as a Board member to feeling our community is now well looked after and being able to conduct business are our scheduled Board meetings. We can only shared from our experiences that we have been extremely pleased with the service we have received from our Larln team.

Larlyn has managed our property in Edmonton for the last 10 years but I just have to say that everyone I have dealt with is so friendly and gets things done the day of. My calls always get answered as do my emails and I find this a stark contrast to the last property management company I dealt with. I just bought my unit here and they could not have been more helpful.

Lalryn has managed our condominium corporation for the past 10 years. I have always found the service I have received from the Lalryn Office and our Property Manager to be top quality. Any inquiries, whether though e-mail, or when I call there office, are responded to in a timely manner and the newsletter I receive keeps me informed of what is happening within the condominium. I have friends who live in other condominiums who have complained about a lack of communication from their condominium corporation and manager and I am always recommending that speak with the Property Manager for my condominium.

I rarely need to deal with my Property Management Company but I was unable to pay my condo fees 1 month. I received a letter from the company so I called and explained my situation. They were very understanding and put me on a plan to play back the 1 month over 4 months so I could stay caught up. Thank you Larlyn. This is over and above. Every time I called my calls were answered promptly and my issue was addressed very quickly without any embarrassment.

I have an owner in a high rise condominium managed by Laryln. I have lived in different condominiums over the years. I find the customer service I receive from the Laryln office superior to the other condominiums I have lived prior. I always receive a prompt reply to my calls or emails and have always found the staff to me friendly. I wanted to take the time to thank our team at Laryln for the job they do for our condominium.

I recently had an accounts receivable issue with our condominium fees. I expected that I would have some difficulties having my concerns resolved in a timely manner. I spoke with our property manager Audrey who listened to my concern and following my call I was pleasantly surprised to have received a call back before the end of the day confirming that my concern had been investigated and resolved. I do not write many reviews however wanted to take the time to thank Lalryn for a quick response to my concern.

Great company to work with. You hear concerns of property management companies not responding. Larlyn has been the manager of our association for the past 7 years. Our property manager or his assistant are always quick to get back to our questions. We receive written reports each month on the financial status of the association as well as an overview of what has gone on within our association during the past month so we are kept in the loop. We would be pleased to recommend Larlyn to anyone looking for management of their association.

Our condominium community changed management to Larlyn just over a year ago. The team at Larlyn was able to assist our Board to get a lot of the ongoing maintenance projects completed that we had been trying to get finished with our previous property manager for a years, were able to clean up our financial reporting so we know where we are each month and communication has improved ten-fold from what it was. Our Board has been pleased with the change we made and only wished we made the change sooner.

Our Board switched to Larlyn about 6 months ago. They have gotten more done in the past 6 months than our previous 2 property management companies got taken care of in the 4 years before. Our property manager has been a great resource to our Board in understanding our obligations under the condo act and she is responsive to our homeowners.
