The elevator is constantly broken and residents hear nothing from the manager. It has been broken for probably 10 of the last 12 months.

You can't get to your apartment from the lobby so you must use an elevator. There are only two and one is always broken.

I lived here for four years, and was overall quite happy with the place.

Pros:
- Outstanding location. You have the LRT right outside the front door, and you're within walking distance of downtown, the UofA, and lots and lots of great river valley trails. I found it fairly easy to get by without a car here.
- The apartments are spacious. The bedrooms, living rooms, and balconies are all very large, especially compared to newer buildings in the area.
- You can have a gym almost all to yourself. The building has a fairly reasonably equipped gym (treadmill, elliptical, free weights/bench, and multi-use weight machine) and while I lived here, it was rarely used. I went to this gym regularly and almost always had it entirely to myself.
- Prompt responses to maintenance requests. Whenever I submitted a maintenance request, someone always came to resolve the issue within a day.

Cons:
- It's an older building with the associated maintenance troubles. We had fairly frequent plumbing problems, and the water was shut off somewhat frequently for maintenance without much warning.
- Very hot in the summer. The building feels like it really traps heat, and it was often much.much hotter inside the apartment than it was outside. We eventually bought a portable A/C unit but it really couldn't keep up.

I lived there longer than I care to share. But this was a great affordable place. Pros: LRT station outside the door, access to amenities in walking distance, professional management who will leave you be if you are living your life within the rules, underground parking, great views, massive balconies, well maintained, huge bedroom (easily fit a king-size bed suite and desk), lots of storage.

Cons: shared laundry, and in recent years, the building cannot handle summer heat; i've even slept on the balcony as the heat trapped in the building overwhelmed my AC unit. Even if installing central AC is too difficult in the building, when they convert units, they should consider ways to enable more air into units (bay window changes perhaps) ; and while the Legislature is beautiful, it has been the site of some of the most obnoxious protests in the past year.

If it wasn't for the summer heat issues, I would have stayed happily.

The Property Managers have been super friendly, professional and most accommodating with my early move-in date requests. I love my new home, which comes with a great view and massive balcony! A very secure building with wonderful neighbours, where everyone is careful not to let strangers in and it's like living in a small, friendly village. Then, there's the commute (lack of), two blocks from SaveOn Foods and a short walk to work, walking distance to everywhere!

Update (after 2 years at Le Jardin) : I recently submitted a request to property management for repairs in my suite and said repairs were completed within 24 hours. This place is wonderfully managed and maintained, it's a place where you want to hang your hat.

We lived there for 2 years and liked the apartment and building. However, the manager, El Louis, was horrible. She was impolite and agressive, and behaved in a way that I felt she is racist. She lied about availability of apartments and said there is no vacancies but when we called with another phone number she said yes 2 apartments are available. After several misbehaviors we called the main office and complaint about her. When she found out, called us to her office and said "Leave this building and I will return this month rent to you"

Really great place to live, all things considered. The rooms are very spacious, massive balcony and I had the best view (top floor, right on the corner) they have great amenities and the people in the building are all fairly friendly and keep to themselves. Also a huge bonus to be right by the lrt and minutes away from Glenora stairs and the legislature. The garage got broken into twice in the year I stayed, which is a bit unsettling, but it happens. The staff were fine, management was fine (I had a couple complaints and one other issue with guest parking but no real issue), security guards are very friendly.
Only drawbacks I’d say are that it can get very hot on the upper floors, it’s is very pricey and I had some issues with neighbours complaining but that’s different for everyone.
Wish I could’ve stayed longer but the price was simply too steep.

I have tried to email and call many times and never gotten a response. And when I speak with the receptionist she tells me to talk to the property managers who are the problem and that no one can help me. Posting this response on google and not responding to private emails and calls tell me alot about what your priorities are.

If I was able to give zero star, I would definitely do so.
Yes. The suits are roomy, the balcony is huge and the location of this building is very convenient having the LRT station right at the door. But there are lots of negative things about this building.
First of all, what they ask for is too high as compared to other buildings in the same neighborhood!
Second, the manager is very discriminatory and if you're not a white person, then this is not a right building for you. I lived there for a year and I could never call this place my home.
The most bothersome thing is if you live there you should be like a dead person. If you invite only two people at home to enjoy a friendly night together with your family and friends, they want you to keep your mouth shut and do not make any sound. Otherwise you'll get notice after notice after notice. If your neighbor is a hermit crab and cannot tolerate you living in your unit normally, they'll report you to the manger and that women blindly starts to give you notices.
The other thing is, if you really decide to put yourself in a miserable situation by signing a lease, take picture of every and every single spots, holes, damages, defects, stains, etc.because when you're moving out, that women doesn't hesitate to shift the blame over you to extort your security deposit! MAKE SURE NOT TO PAY ANYTHING FOR CARPET CLEANING! They say, you have to prove to them that carpets were professionally cleaned when you move out. This is ridiculous and does not mean anything. Just clean and vacuum it and that's all! Do not let that woman steal 100 dollars of your money just because of this ridiculous claims!
Overall, she acts like you're prisoners in this building. If you find them dishonest when you're moving out go to the RTDRS!

Whenever, you ask for something or if, for example, your fridge isn't working fine, they make you feel guilty about what you asked! She was like, I never saw a fridge in my entire life!

All in all, DO NOT MOVE TO THIS BUILDING SINCE YOU'LL NEVER BE ABLE TO HAVE RESTFUL LIFE!

This is a great building to live in. The building is in a great neighbourhood with lots of amenities nearby. There's an LRT entrance literally 15 feet from the front door. The underground parking is heated. The views are great whether you're on the east or west side of the building. Management is friendly and does a good job of keeping tenants informed of any issues or tenant impacting maintenance (I. E water needing to be shut off). The suites are modern and spacious and the balconies are HUGE. Overall the value you get for what you pay for rent is pretty good

Had a telephonic conversation to view the place. I was told that the 1 bedroom costs 1200 dollars + utilities, internet and parking. I was also told that the grandin area does not have high rise apartments with rent less than $900 over the past 15 years. Fyi, please do your market research. Apartments around you are dropping prices and it is only a matter of time before you are forced to do the same. Moreover, I heard laughter when they were about to hang up after the call. Clearly rude behaviour. Only positive is that their location close to grandin lrt. Clearly not worth it.
