Awful managers. The place I rented had many issues such as broken blinds, broken front step, and several other minor issues. I managed to get them to send their maintenance team out, and they told me that there was no way anything I requested was going to get fixed as they are "too cheap" to actually repair anything. Then they told me they would be increasing rent without fixing any of the issues.
Well a year later I can say this is totally accurate. Never fixed the blinds, I have a shrub that attracts wasps (and has for several years) but they still do not remove it
And now, as I am writing this, they are over 30 minutes late to inspect the place.
I will be actively avoiding them from now on.

We rented from libertas. I was a little concerned at first seeing the negative reviews however we had a very positive experience. Zero issues.

We had the appointment and went from other part of the town, but they didn't come to show the apartment. Didn't answser on email, message and phone.

Got added to the showing email list for a property and realized just how little notice they provide - left work for two hours in the middle of the day to view the apartment, arrived 10 minutes early and waited in front of the door. After 20 minutes (10 minutes late at this point) the agent comes down from the apartment - he had gone up over 10 minutes early with one couple that was already there and not waited for anyone else. When he came back down and I asked if he was the agent he was extremely rude, and spent the entire (5 minute) viewing telling me I should have been there earlier, it's not his fault, etc etc. On the way down he got snippy when I told him I was there with time to spare and told me that I shouldn't apply because I probably didn't make enough money to afford a place like that myself anyway. When I said it was comfortably in my budget he handed me the info sheet and said "I don't think I would apply if I were you". Disgusting behaviour.

After that, I replied to their next viewing email to say I was no longer interested after their agents rude behaviour - still got 5 more emails from them though! Slimey.

Highly recommend avoiding this company to save yourself the hassle. We’ve had an extremely poor experience communicating with them to arrange viewings for potential rentals. The property manager even no-showed for a viewing after my husband left work early. Can never get through to their office by phone. My recommendation would be to reach out to casawise instead. They are responsive, a pleasure to deal with and super respectful.

After trying to manage my own properties for a year, I was fortunate to find Libertas. Carolyn has been outstanding to work with for the last 11 years. In 11 years there was only 3 months without a tenant, the quality of the tenants has been excellent as well. The yearly summery makes doing the books simple and easy. It’s like the properties manage themselves. If you’re looking for a property management company I would highly recommend using Libertas.

I have nothing to compline about with this Management. They were very accommodating and understanding towards me. I was dealing with abit of a situation with my banking. I had terrible communication due to stress and trying to figure things out. They were more than patient/ understanding with me. They responded so fast and made me feel supported. Thank you so much Barb and Tania for dealing with me.

I have rented with this company for over 10 years and they have been fast and friendly with any of our needs when required. I highly recommend renting properties through this business for fast and friendly service. Another quality that I highly admire is the communication was fast effective any time I have called.

I’ve been dealing with Libertas for a number of years as a tenant. I find them professional and a great rental company to deal with. They are easy to contact, and if I leave a message they get right back to me. My concerns are dealt with quickly and efficiently. Great business to deal with. Would recommend to anyone looking for a rental property!

I have been using Libertas to manage multiple properties of mine for over 12 years. They have consistently performed better then my last management company by placing excellent tenants in my properties. They are well known for their screening process. I wouldn't trust anybody else for placement of tenants. When I do inspections of my properties, the tenants are happy with the service by their team which leads them to staying on in my rentals. Most of my tenants have been in my properties for 5+ years!

DO NOT USE THIS COMPANY as an out of town property owner l trusted this company to take care of my property. Every year they charged me a lease up fee and Never visited the property. When the tenant was evicted by the strata corporation it cost me over $3000.00 just to clean the space so workers could go into the property and work. Then they gave me a quote for over $50,000.00 for repairs which took 2mths to get. When I complained for the first time ever about the state of the property they stated that because of the “demographic of people “ in the area they would not Re rent it out anymore. I have the email to substantiate the statement. I do take responsibility for not checking up on them to make sure they were doing there job.l had two properties with them one of which sat vacant for 7months last year with many excuses, when l suggested that l might sell it, within days it miraculously got rented.

The communication skills of this company are terrible. I was very interested in a property and so applied. They advised me that an application wouldn’t be considered without a viewing (good with me).

They only give you notice for viewings the day before. It’s the final week of january and i would like to occupy for mar 1, meaning i would need to give my current landlord notice of vacate by feb 1.

They schedule a viewing jan 26, then cancel day of due to cold weather (prospects have to wait outside to social distance). I send an email explaining my situation to request a private viewing, as the forecast was just as cold for the rest of the week, and if i can’t view it this week i can’t be considered. They think i’m asking for April 1 occupancy and say no. I reply and explain again requesting private viewing. They don’t get back to me.

Then they schedule a viewing for jan 28, then cancel again. The email said tuesday jan 28 (when jan 28 is a thursday), so i called to confirm. They advise me that a viewing will happen monday feb 1 at which point i have to explain for a third time why that doesn’t work for me. They won’t grant private viewings.

I know they don’t anything from me, but the long story short is that they have terrible communication skills, cannot read or comprehend emails, and are unflexible. All attributes which do not speak well to a property management company.

Not to mentiom that they insist on group showings during a PANDEMIC. How idiotic. They should be fined for reckless endangerment.

What ever you do, DO NOT RENT FROM THIS MANAGEMENT COMPANY. Their staff is completely rude, they will hang up on you and give you complete attitude. They don't care about their tenants at all. My place was so disgusting when I moved in and they will not fix anything. I'm telling you do not waste your time. I will be vacating as soon as my lease is over.

I have emailed them on a house, never heard anything back from no one. I called this morning when they answer can't even hear them talking in the phone i had to say talk in phone. They are busy i understand still should have some better customer service. The lady i talked to mentioned the place is probably gone already well ad is up then take it down. POOR CUSTOMER SERVICE. I would rate a 0 if i could.

Liberta's took over my lease after the property I was living in was sold. I will not mention the other companies name but Tania, Barb and the whole team here have really gone above and beyond to make the transition as easy and seamless for me as possible, which I am so appreciative of after the hell I went through for 6 months prior. They respond to my requests in a timely manner and are always super friendly and accommodating. I would definitely recommend this company and look forward to resigning my lease with them!

If you see this company name come up in your e-mail DELETE the e-mail. The service is horrible! I can agree with all of these negative reviews. I have 22 pages of correspondence between Jacey and Tania Duff I can share with anyone looking into this company. This company will make you sign the lease before viewing the property, then once you are signed they are rude, abrupt, dismissive. DO NOT SIGN A LEASE WITH THIS COMPANY. They are not honest, they are not out for your welfare, only looking to make money. We had a smell in a townhouse we were going to rent from them, I ended up never moving in. Because I could see this company didnt see service as something that was important. BEWARE, this company does not read or respond to emails correctly, Tania recently just sent me an email with someone else's name on it. Attention to detail is very poor. Please beware of this company, they are honestly the worst managment company out here.

Horrible customer servic and maintenance.
When i moved in the unit was dirty. When i moved out they asked me to pull up all vents and clean them out. They were duck taped down when we moved in. When i moved in the fire alarms didnt work Took 2 years to get them to fix it and to put in a railing on th stairs. Dryer went, i called and put in maintenance requests and 1.5 years later still no one came to fix it. So i had to buy my own dryer.
I reccomend not renting through this management team. Its been nothing but a headache.

I would give this company ZERO STARS. One is a bit too high of a rating. This company has zero customer service skills, very rude, unprofessional not a company you want to rent or have manage a property for you. Jacey the front reception seemed to be bothered by any question you ask of her. Oh I'm sorry I'm making you look something, sorry to disrupt your sleep! Then the property manager I dealt with was named Tania Duff she was just as rude and disrespectful. If you would like to be treated like scum rent from here. Otherwise RUN as fast as you can!

First month I moved into the property no locks had been changed before hand. So I didnt know any key opened my door. So in the middle of the night 5am I found a man sitting on my couch watching tv. I had been in the office days before that to ask that my door be fixed and the locks looked at becaude the upstairs Tennant's told me they didnt change them. It's been 2 months and my door is still not fixed from water leaking through when it rains. They only changed the locks because some one broke it. Now we get to 2 days ago when the faulty windows on the property we able to be fully removed from the outside so that yet again another man could break into my place and steal over 4 grand worth of stuff. They have made no attempt to fix these windows yet or help me in any sort of way. I have had to contact the health board which will be by this week and Tennant's act to find out my options since the owner of the property refuses to let me out of my lease. Even though both times those men could have killed me. Maybe once some one dies they will step up?

Libertas, if you see this name in a rental property or consider using them for property management, turn around and RUN! Be aware. Jacey is the rude receptionist who will talk down you. She huffs and puffs at her desk. Then Tania Duff is the gate keeper of all corporate items, who also doesn't read. THIS COMPANY only cares about getting YOUR MONEY when they do they will become ROBOTIC. YOU WILL Become the problem not them. The worst service in the world. Your better to rent from a company who cares and a company who is thorough & detail orientated. STAY AWAY!

Wildly unprofessional. Was trying to view a place managed by them to rent.
They don't return phone calls, and when we did get through and spoke to someone, we had to call back the next day and the person who answered then had no idea what was happening. Called for days trying to book a viewing and when we finally were given a time, their person didn't even show up. We waited over half an hour, and no one came. We left a message that again wasn't returned so I continued calling and when i got through, was told that the office was closed that evening so there was nothing they could have done and I should have emailed (clearly it was my fault). I got a halfhearted apology followed by a chastising comment about why I was still looking for a place so close to my desired move-in date and how I hadn't found a place yet because the market is full of rentals. The irony of it being the company's fault that we couldn't even look at the place was clearly lost on her. Would not recommend, I'd give them no stars if I could.

I would also like to add that I am appalled to read Libertas' responses to some of the negative reviews, posting WAY too much personal information of the individual complaining including their situations, details of moves, and communication. Huge FOIP issues, very inappropriate on a public forum and unprofessional. Not the place, and not okay. Your information, at the very least, appears to be in very unsafe and vindictive hands.

Absolutely terrible, terrible rental company. They lie, take forever to get repairs done, and don't return people's damage deposits. Have tried to contact them multiple times after the walkthrough was done on the property we were renting and never got any return calls. Also never received the final walkthrough report. They are scams and only want to take your money. This is not a real rental company, renters beware!

I've had a good experience living in a property managed by libertas. They respond to me quickly when I have questions or concerns and are helpful when it comes to finding middle ground with problems. Thanks Libertas, I'll be sure to forward other tenants your way!

I was requesting a letter to confirming my residence for past year to send CRA. But the person who answering the phone never cared about my request and she always disconnected my line saying she is busy. Her name is tania. Worst customer service ever in canada.

Due to the delay of this letter, CRA stops all my family and child benefit.

I've been with Libertas for 10yrs now and have never been happier with a property management company. There level of professionalism and transparency is the best in the business. The 2 other companies I was with before were not only hard to get a hold but had no owner portal for me to be able to check on my rentals. In addition, they handle all utilities which is not typical and don't up charge on 3rd party vendors also not typical. Here's to the libertas team!

Horrible to deal with. Takes weeks to respond to emails. Currently been trying to get the place we’re renting looked at due to BLACK MOLD! Hello health concern. In the contract they state they will check the property once every 3 months - been here almost a year and no one has ever come by. Honestly the most frustrating company to deal with. Can’t wait to move into a place that’s being rented by the landlord and not this terrible company. I have no clue how they are still in business. Will NEVER rent another place that is managed by this company. I’d give zero stars if I could.

I was with Libertas for 9 years when I rented a townhouse. They were quick to respond to my inquiries and always very polite. Email correspondence was efficient and easy. I would always recommend Libertas Property Management to anyone who is searching for a place to rent!

Worst management company ever. Got the move out date wrong and caused major delays in move out procedure and inconvenience. Didn't receive move out instructions until I asked and clarified my move out.aren't management companies supposed to "manage" these things? Slow email response time. Charged unreasonable prices for cleaning afterwards and was unable to provide solid proof of photos comparing before the move in (ignored my email requesting for them and all they said was "it was not on our records"). Their excuse was that the apartment was cleaned before I moved in but that was because I requested it to be cleaned since people were viewing the apartment with shoes on so I doubt the previous tenants had to pay for the cleaning. Office is really out of the way to get to.
