I will save you the trouble, and never go and live in this apartment. We had managed to get out of our one year lease, and when they asked us to renew our rent, we LAUGHED! This place is absolutely disgusting. It is filled with cockroaches and management doesn’t do a prompt cleaning of the apartment or hire adequate pest control to deal with this situation. Upon my move out, I had come in contact with many other tenants that were in the elevator that were moving out because of the same problem all of the cockroaches and bugs! This apartment is absolutely DISGUSTING and I suggest no one lives here. The building manager PREET fails to do what her job is. Pest control was not vigilant, and PREET failed to make sure of that. Apparently they were supposed to come when they saw bug and the did not for the last mont we lived there. We left the apartment and there were still bugs in there everywhere! REALLY PREET? ! If you have a problem about the bugs PREET defers you and charges you for the extermination fee and does not do her job nor is there when it comes to move out and cannot offer a service elevator. I would not recommend her as a building manager let alone the apartment, both main street and PREET are terrible. I would not recommend my worst enemy to move into this building unless you want to be COVERED in bugs and be absolutely disgusted when you come into the dingy gross lobby that still has tiles to be put together that has been there for over 12 months that I’ve lived there. This place is absolutely disgusting and it should be condemned please for the love of God no one sign a lease for this apartment unless you want to live with bugs and a terrible manager. DISGUSTING PLACE
DISCLAIMER IF I COULD RATE THIS 0 I WOULD
Only good thing about the apartment is Mohammed!

I still live here at the Mainstreet Tower. The chose this building based on the location which is great but everything else is not that great. First, during the winter the heating us barely on. I had cold air entering from one corner of my bedroom and you can feel it entering. I informed the management and sent someone twice to block it but it wasn’t fixed then they said they cannot do anything. Well what you can do is remove the heating cover, see where the air is entering and seal it well. Second thing is an annoying noise, like a fan or motor, that you can hear clearly specially at night and that drives you crazy and unable to sleep. Also, they said they are unable to solve it.
All this is bearable to an extent, but since one month, when the temperature started to increase, my presence here became a nightmare.
ROACHES EVERYWHERE! LITERALLY EVERYWHERE!
I also informed the management. Sent pest control and obliged me to put all my apartment belonging, literally everything in the middle of the living room or I have to pay a fee if I didn’t. I don’t know if this is a way to make you regret you asked for help or to not ask for it anymore.
Any way, pest control came and did their work, but guess what, roaches kept coming. I mean, I couldn’t expect the contrary. The apartment is full of openings and cracks. Pest control won’t do anything if the ventilation, heating and cracks are filled with roaches. All cracks need to be insulated, ventilation and other openings need to be equipped with mesh system to prevent anything from entering. This was, roaches won’t enter even without pest control. I said this to the management but the answer was: let us see what is the impact of pest control (another pest control is expected in two weeks as per the pest control plan and then I have to pack again all my stuff and put in the middle of the living room and guess what, nothing will happen since they will enter through the cracks).

Again, I can bear seeing roaches on the ground, but to see them on the bath pouf, bedroom ceiling! ON THE SCOUR PAD THAT IS SUPPOSED TO CLEAN DISHES, ON CLEANING GLOVES, ON DISHES, IN CUPBOARD, ON CLEAN UTENSILS, ON THE MICROWAVE, INSIDE THE TOASTER! THIS IS GROSS!

I AM NOT SAFE HERE ANYMORE! I DON’T WANT TO LIVE HERE ANYMORE! I FEEL DISGUSTED!

As a former resident of this building let me give you an honest opinion of the building. First off, let's address the pest control issue mentioned in other reviews. Those who say that its because of the lack of cleanliness of that particular resident is completely misleading. When I lived there, my suite was always clean. Pest issues can be caused by adjacent suites, so if those who claim to have no issues with insects are very lucky. I however had the misfortunes of having to dealing with the problem.

The location of the building is great. It's close to everything. Transit is great! Its close to everything that one would need. That being said, the major cause to why I left is the business across the street! Its called the Backyard and its literally a outdoor bar that has live music and live DJs that can possibly go on to the wee hours of the morning. If you dont mind loud music until midnight and beyond than it's all good. If you do? This building may not be a viable option for you.

Management is awesome! Preet is a sweetheart of a person. If it wasn't for her, I probably wouldn't have stayed as long as I did. As for Mainstreet as a whole, I dont think there screening process is good at all which in my opinion is what leads to the issues that this building has. Because of this, the lower rent and insanely low damage deposit it attracts all sorts of people. Unfortunately some that contributes to the issues that plague this building.

Overall this a decent building but does have a bunch of issues that could be easily fixed with a more stricter attitude. That said, the outdoor bar across the street and their loud obnoxious music isnt an issue Mainstreet can fix.

I would give 5 start for the property management Ms preet. Superhero. She does the work instanteously without any hesitation. Whenever you have any problem she is there to solve it for you. I would diffenetly recommend living in this building because of her.
10 July 2022 14:22
I've been living in this apartment for a year and I think it is awesome! For those bad reviews talking about bed bugs and roaches, I haven't seen a single bug in my apartment during this year of living. Maybe you guys should clean up sometimes.
10 May 2022 20:36
Very bad. Winnie at the University Tower never tries to solve any problems. She is very rude and unprofessional and becomes aggressive and emotional very easily. The laundry is not working for more than a week. The snow and ice around the apartments were never cleaned during winter.
05 May 2022 14:26
SHOUTOUT TO PREET! And oh my god everyone, these bad reviews are mostly just complaining and a lack of due-dilligence. Maybe if you actually maintained some level of sanitation in your unit, you wouldn't have bugs. Try mopping your floors or vacuuming the mold out of your couches, what do you expect?

Yes the building is old, it has the occasional plumbing issue where the laundry or hot water is out of service, but if you want a new building with none of those inconveniences, go pay tripple a month in rent for a studio at the Marriott across the street. If you want cheap rent and a nice unit that's as close to downtown as it gets, you have to be patient with little things. Maintenance is always fixing your issues the next day, landlady Preet will literally answer her phone all hours of the day and over the weekend because they care about keeping good tenants in the building.

I texted her almost every day when I first moved in with whatever minor issues my unit had (one blind fell off, shower head was making noise, kitchen drawer broken, loose plug in the kitchen, excessive heat in the winter, broken thermostat) but she always responded right away with an apology for the inconvenience and sent maintenance to fix it right away. Done! Problem solved and now my unit is a great place to spend time with absolutley no issues. Smooth move-in process, and most people in the building are nice and smile and say hi when they walk by.

Never seen a since bug or creature in the building, not ONCE. Location is as good as it gets, and if you show basic human respect to the staff, they treat you VERY well and smile and say hi when you walk by them.

Take these negative reviews with a grain of salt.

Side note, I am on the 25th floor and I take the stairs a couple times a day (I use the elevated the rest of the times) and yes there are instances where homeless sleep in the stairwells, but when it's -35 outside and you're on your way up to your heated appartment, keep in mind they might actually die if they sleep outside and they are always nice to me when I walk by them, so don't be rude to people just because you have a place to live and they don't. Some day that might be you looking for a warm place to sleep, you never know and being kicked out for doing nothing wrong is heartbreaking to have to go back out into that cold.

WORST PLACE TO LIVE. They stole my money without my knowledge and authorization even after end of lease. They are non-responsive and un-professional. I lived here for 1 year and i got 1 smashed window (stole all belonging) and 3 big dents on my car+ alot of headace due to their worst property manager and her team. Upon asking for video to property manager. She always have excuse that cameras are not working. There are cochroches in units. I would suggest to look somewhere else other than this. There are some shady people who live here. Its not safe for women and children. They don't turn on the heating in winters when temp is below -25, -30°c. You will have to sleep in a cold unit and they do nothing about it. Your clothes will get missing if you goto laundry room to get them washed. Staff come into your unit without informing you as they have codes for your unit. Who knows what you are doing and what condition you are in. There are no camera in elevators.if anything happen to your car. They will denied any kind of support or responsbility. Its been 22days since i have left that building and they are keep taking out rent from my account. They have been informed weeks ago and they don't seem to care about it. I WISH THERE WOULD BE AN OPTION TO GIVE RATING BELOW 1 STAR.
21 March 2022 23:21
Apartment full of bugs, and they will charge you for refusing pest control for legitimate reasons like if you work from home. Pest control every 3 weeks and you have to pack all of your stuff, one time they did not show up too. Pest control never worked. Had to throw all my furniture to the dump so as not to bring the roaches with it. Will never rent mainstreet ever again.
05 March 2022 23:11
Imagine, the whole Laundry room is CLOSED and out of service for more than a week! That's what happened when you have a poor management for the building during January Coldest time -35'C and above. Avoid at all cost if you can!

I don’t like leaving reviews, especially a negative one; but take caution when renting from this building or rental agency. All I can say is that they are unprofessional, rude, and disorganized. It’s hard to communicate with the building manager because she is very rude and condescending, especially when you are moving out. They make me pay random extra fees (not written on papers they show) so last minute signing into the lease, making me believe it’s for an e-transfer fee they have to pay because I sent money; but logically if they’re the one’s receiving the money they shouldn’t get charged and I would by my own bank! Who knows it could just be money they are pocketing for themselves. The lease agent that assisted me even joked about taking more money from me and I was not intrigued because of how disorganized he was from the very beginning. They made a mistake with my rent by accusing me of having a late payment when they receive rent money by auto deposit. It almost charged me around $50-$60 and when I spoke with the building manager she became very hostile, and this was our first time meeting, so my first impression of her was not good from the start. If you plan to stay here I could tell you the quality of the building from my own experience. The main lobby is well maintained and I had no major issues in the shared laundry room, but the only concern I had were there were only a few working machines shared with numerous renters, and parking is not free. The units itself has its pros and cons. PROS: Nice kitchen with plenty of cabinets, big windows in the living room and bedrooms to see the nice view of downtown, laminate floorings, modern bathroom, closets with sliding mirror doors. CONS: Weak kitchen air fan (this is why you will be able to smell people cook food from outside the hall. This is definitely a safety concern because of the poor ventilation), weak bathroom vent fan (this has caused moisture to trap in the bathroom ceiling and walls), weak heaters, weak air conditioning (AC was recently announced that it will be a separate charge by a third party company, so if you plan to use the AC make sure to get your moneys worth), no electrical outlet in bathroom, I have had little visitors (bugs) come to visit, no built in lights in bedrooms (be prepared to have lamps in each bedroom). Window opening is very small.

I lived in Mainstreet Tower for 3 years (2017-2020) until I moved to Ontario. When I started living there I was a graduate student. At that time I was searching for an affordable clean apartment close to LRT. I looked many other places and I found Manistreet tower the best in terms of location and price. I rented renovated 1 bedroom apartment for $850 (all utility+internet included). The building is the best place for students and who are looking for a good price place. There is located in the heart of city. 2 minutes to Churchill LRT station. 5 minutes to Jasper avenue and very close to many amenities (pubs, restaurants and City Centre mall). A grocery just at the main floor of the building. Very affordable supermarket Lucky 97 is 15 minutes walk from the building. Shopping from Lucky 97 let me save lot of money. The building manager Preet is very friendly and helpful person. She was available at her office and on phone all time. The building technical service was always available and helpful all time. I had some problem with windows and washroom, they fixed it in the same day. I was happy for living there because I saved lot of money and there was very close to everywhere. I highly recommend Mainstreet tower.
01 November 2020 4:38
I called Manager Harpreet and he was amazing to provide me with all apartments that he has in the building, and showing me many of them.
16 October 2020 18:04
I recommend this building as a place to rent an apartment if you need the rental place to be in that region. It was improved a lot, and i noticed this as many friends of me live there.
04 September 2020 12:19
Worst management, no security at night, any one can enter easily to the building, bed bugs, they don’t adjust the heat in winter so it’s very hot and they have just a small window, the worst think the fire alarm every time even in winter, don’t rent there because it’s a nightmare.
21 August 2020 7:30
BED BUGS BED BUGS BED BUGS BED BUGS BED BUGS. DIRT EVERYWHERE. The FIRE ALARM goes on every second. SECURITY is almost nonexistent. DO NOT rent there, DO NOT rent from this company. It was the dirtiest and worst managed place I've ever lived in. I think they should find themselves a different activity to do.

LATEST: They called me and apologized for what I went through. I really appreciate their approach.

On 18 January 2020, in the evening, I made a call to the outside hours number which is on my lease. A guy named, probably Charles answered my call, and when I said that I wanted to inquire my maintenance work order request for the walk-in shower pipe blockage, he instantly said that it's not an emergency. I mentioned that I was inquiring a work order that I already requested that morning, but he was adamant and consistently telling me that It was not an emergency and it was his job to say that. Really! I was totally upset at that time. I was just inquiring the work status, and instead of looking into the matter, he was showing his authority that I dialed an emergency number and other people were suffering a lot than me. He never checked my work order nor recorded my issues at that moment. It was an extremely unpleasant experience. I think the management does not care about their tenants, they only care about money.

I will try to be as reasonable as possible. First I need to say I live on the higher floors so it does come with some advantages but also problems.

I never had problem with bedbugs or any kind of bugs in my apartment, I always keep my apartment clean so maybe thats why, and I also protect it with barriers on the doors and vent system. I do see bugs often on the garbage shoot area though.

I do have problems with the heat, upper floors apartments are very hot, so no matter the temperature outside I need to keep my windows open to let some cold air in.

Never had a problem with maintenance, every time I called they prompted came in to fix my problems, had to have the fridge changed twice.

The building do have a security problem, it is not uncommon to find homeless people sleeping on the stairs. But I never heard of anyone having their apartment broke in. I do have some cameras in my unit for precaution though.

The location is very good for the price, in front of the lrt, a mall and a few blocks away from MacEwan University, easy access to any university in town by LRT and busses also, downtown is still a bit dangerous it is changing with the development of ice district.

Laundry room has a lot of problems machines break constantly and take a long time to be fixed, not enough washers and dryers for the size of the building, also they are of bad quality, damage clothing with frequency, and do not clean properly. Just a note laundry is operated by coinomatic so this is more of their problems than the building.

To summarize everything. Try to go for the upper floors to be safe from the bugs, keep your apartment clean, have an alternative laundry if needed.

I do know the building is old and comes with some problems, but compares to the ant infestation and the rat and mices problems I had at my place at u of a, this is better and cheaper.

Costumer care doesn’t care to costumer and The manager from Lorraine manor very rude and never salve the problems.

I am a resident in Main streets Oakmount building 10720 110st unit number. On the date March 24,2019 I came from work and reached home around 17: 50 in the evening. After a while I heard a knock on the door and I saw through the peephole that three people were standing outside the door and they were unknown to me. I did not open the door as they were strangers to me. After fifteen minutes I saw through the peephole again and no one was outside. I was going to through some garbage so as I opened the door two them came in front of the door. They were leaning against the wall I think. They pushed me and breach the door and came inside the apartment. One of those guys was a black who had some kind of drug his eyes were pale and the other one was native with tattoos. They were asking me about a guy called Wick that he had stolen their stuff and we know that he gave it to you. I denied it and told them I don’t know anything about this matter and I don’t know even you. I asked them to leave the apartment but they did not. The native guys said we will have few drink here and then we will go so he went outside to grab something. Then I asked the black guy to move out of my apartment but he threatened me to kill. I told him that I will call the cops but he showed me his bag in which he had weapons. I was in shock and terror and could not think much so I asked him again to leave but he did not and he was about to come over me I ran from the room and went upstairs and called 911. The police came after 20 minutes and I was still standing in the stairs. When police came in to the apartment the thieves were gone and police officer called me in. I gave my statement to him. Police staff told us that you can leave this location if you don’t feel safe and till that night we sleep in our friend’s house.
I am writing this whole long story because these building are highly insecure there is no monitoring camera anywhere in any of their buildings which makes it hard to catch such thieves. I have lost plenty and I would suggest to the people who are living I these apartment to be more cautious. The doors of the building are broken everyday people scream in the nights and smash your doors. This is a threat to the safety of the people who are living in such poor conditions of safety and security. I have talked to the managers several times about these conditions none them seemed interested to take any action.
25 February 2019 3:37
Worst place ive ever lived in. Id rather be homeless than live here. If i could rate it -78 stars and in return i would have to kill myself. I WOULD.
24 January 2019 8:38
NEVER RENT HERE, the building should be condemned. In the year I lived there My suite had to be fumigated 3 times, twice for cockroaches and one for bed bugs. The entire building it infested and they only treat one suite at a time. They literally have an in house staff for pest control that is constantly treating a couple suites at a time because it is so out of control. Also Mainstreet equity as a company is completely unreasonable and as soon as they know you are from this building they will treat you like trash. They refused to terminate my lease even after the 3rd bug issue and I ended up having to pay out the remaining months that I didn’t live there, so that they could collect double rent and give someone else bed bugs too.
19 September 2018 15:48
I honestly am a very understanding person however ever since I've lived here I have had my mental health compromised thanks to this place. When you come home you expect it to be your safe place, not a freakin war zone. I have battled bed bugs since the first month I moved here and I still wake up crying in tears or anger and pain to this day. It has almost been a year and the only reason I haven't left is because I cannot break my lease. I have never hated an apartment bulilding anymore than I've hated mainstreet. This place is bulls**t. Save yourself the time, MONEY and your F**KING SANITY and avoid this building at all costs. I can write a novel of how bad this building is, just look somewhere else.
14 August 2018 10:06
I think I'm the only one with 5 star rating as I was also like others with lots of negative opinions. Until I met this wonderful lady MARIA NAJIM, SHE was so helpful that she got my request done within 24 hours. Hope this company has more people like you. Thank you
06 August 2018 11:08
Too many bug. And they are requiring to get cockroache treatment twice a month which is really tiring. Packing up. One of the worse
03 August 2018 16:04
DO NOT RENT FROM MAINSTREET! READ THE REVIEWS!
THIS COMPANY NEEDS TO BE PUT OUT OF BUSINESS.

The management is unresponsive to any and all requests and extremely rude when you call. They have a new resident manager every month. This is not even the worst of it.please read on.

The buildings. (pics included) are not well kept, they have extreme bug problems with roaches and bed bugs, etc. The 5 other suites on our floor alone have collectively been fumigated approx. 20 times in the 8 months we have lived at this building, not even counting the floors below us. The "secured" entrance is a joke, we literally have homeless people who sleep in the entrance and do drugs/graffiti on the walls. Granted, Mainstreet does try to scrub off the graffiti but that's about all they do about it.

There is a lady who vacuums the hallways and that is ALL the cleaning that gets done. There's even a gigantic hole in the wall of the laundry room that has been there since before we moved in April 2017. Plus the dryers (washers and dryers are EXPENSIVE) leave your clothes sopping wet, and the washers smell moldy. We don't even do our laundry at home anymore.

If you go see one of these apartments and think "it doesn't seem that bad" you are wrong. They will clean it just enough so it looks ok in a showing, then you'll move in and notice it's falling apart and things are crawling in the walls. You'll call them, thinking "well, they must be able to help with this, I JUST moved in. " but no, they will tell you that it's basically not their problem, they will constantly refer you back to your resident manager who constantly refers you back to the office. Nothing will get done, you will be stuck in your lease, and if you try to leave, they will come after you for every penny.

Even if your suite is in alright condition, which ours is, the doors are crooked/falling off the hinges, 2 out of 4 stove elements haven't worked since we moved in, and this winter there is 2-inch thick ice on all our windows and it's FREEZING. The heat is technically "working" but honestly each one of these buildings should be condemned.

When they do come into the building, it's for their own purposes and the don't even post accurate notices. They will post a notice that says Friday between 9-5 and show up on Thursday at 3. Or they post a notice and don't even show up.

There were 2 long weekends (Good Friday, and again at Thanksgiving) where there was no hot water in the entire building for 4+ days. We called them Friday and Saturday and they told us "no hot water is not considered an emergency so someone will be there after the long weekend. " They didn't even come on the Tuesday, but the Wednesday after the long weekend. Your safety and comfort as a tenant is their absolute LAST priority.

Just as an example, we had OUR OWN CAR towed from our parking stall because it had no plate for literally like 3 days. We later called to have an unauthorized vehicle removed from our spot and they would not help. SELF-SERVING AND UNHELPFUL!

I am personally offended by how Mainstreet treats their tenants. It is the WORST company I've dealt with.

As you can imagine with management this poor, their screening process is honestly non-existent. Anyone can live in these buildings, they are NOT family friendly, and they are not safe. There is a suite down the hall with at least 8 tenants (1-3 bdrms) These apartment buildings are the SLUMS of Edmonton.

If you want a safe, clean, bug-free place to live, DO NOT RENT HERE.

If you want a responsive, reasonable landlord, DO NOT RENT HERE.

If you want fair rent for what you are getting, DO NOT RENT HERE.

IGNORE THE MAINSTREET EMPLOYEE WHO GOES ON AND ARGUES WITH THE REVIEWS - LISTEN TO THE PEOPLE POSTING THESE REVIEWS, THEY HAVE NOTHING TO GAIN!

Please, if you respect yourself and the people you live with, STAY FAR, FAR AWAY FROM MAINSTREET EQUITY.

LIVE LITERALLY ANYWHERE ELSE. I have nothing to gain from writing this, other than to expose an actual SLUM LORD.
29 July 2018 14:53
Our neighbours bed bug and cockroach infestations led us to getting our place sprayed twice in 11 months (we wouldn't let them do the third, told them we were packing our stuff and they can do it when we're gone). The AC almost never works in the summer, instead they post notes saying to stay hydrated in the lobby. During the winter it's like a furnace as well. Slow elevator, lots of traffic outside but that's to be expected with downtown, sketchy people banging on doors at night. The parkade is another $130 a month for your vehicle and is very tight if you drive a pickup. You get what you pay for with this place, don't cheap out and move here
23 July 2018 20:14
BED BUGS! No lights in rooms or living area and theres bed bugs everywhere. Low quality maintenance.
22 July 2017 4:34
Bathroom is spacious than Kitchen: D. Its really hard to use the kitchen basin if someone's cooking. Lame. Be ready to share your apartment with guests (cockroach and bed bugs) that's gonna visit you every now and then. Also, waiting for elevator is PIMA they really don't arrive early when you are really getting late for the job. Be ready to face the homeless and other weirdo meatheads in your apartment vicinity. Choose wisely live well. Cheers
07 July 2017 7:39
The manager is very very mean, especially when you move out. Think twice before you live there. Elevator is also a big problem.
