My experience with Zen is limited to the property manager Lumi.
Kind of a rigorous application process with Zen but I felt well supported throughout and honestly if you think about it, in an apartment building you wouldn’t want just anyone to be your neighbour so I think it’s worth the hassle.
Lumi thus far has been my favourite landlord/property manager I’ve had.
Very responsive, friendly and respectful, which in my past experience is rare.

-5 star ratings. I live in 245 Watt common and ever since Zen residential took over the management its a nightmare for the tenants. The management is making every effort to make tenants evict and rent on higher rates. Right now its $1600 for 2 bed 2 bath and whole month of November there is no hot water nor any information about the hot water outage and never got a penny compensated in rent for not having hot water for whole month. Heaters were stopped when there is -25 and again no information that heaters were down or when can they fix them there are old people living here with no heating in -25c. The manager responsible for the buildings is never responsive nor cooperative. But the owners decided to increase the rent to match the market but no afford to make the units livable

I live here almost 2 years. I am move from torntoo - last 2 years I live here one of best experiences due to manger Name her Rani - she is so friendly and managed very well. Every time when I have. A issue she is there to help me to get ride of this issue - she is so cooperative:)

Have called everyday for 5 months only to go to voicemail every single time. Called the only other contact info I could find and same thing. Have tried to do it through the website they send an email with a link that does not work, it also says you can call "Donna" for help called Donna multiple times over the past 5 months finally get an answer only to be told nothings available she was very disrespectful as well. The website shows plenty of availability. Do better.

I am satisfied with the work of the structure in general and even more so with that of Rany. Rany is just perfect because she is always available, always listening and very hospitable. She reacts promptly to her clients' concerns and always manages to satisfy them. Her simplicity creates an automatic feeling of trust with her clients.
Apartment looks clean and good. Rani requested the tenants and they helped a lot. I am very happy. Rain's services are great and apartments is well maintained. I'm living in Danton Manor and a new immigrant. Rani gave warm welcome. Thank you Rany!

I’m going to be discussing a litany of issues with the Management Group IN PERSON next week. That way, I can assure I am getting accountability from someone. Sadly, over the last year since I have been an owner, I have seen the maintenance and upkeep slide steadily downward. I need them to step up, or I will insist to the Board that they are removed as Management.

I would like to thank the Mayfield maintenance handyman Francis in Edmonton who responded very quickly to my emergency call and fixed the heating system in no time, when the temperature outside kept falling below -20C. Moreover, when he discovered that the tap was leaking in the bathroom and I had been waiting for the regular maintenance for quite a while, he quickly fixed that, too. He is an asset to the Mayfield Management Group.

MMG is a horrible property management company. To anyone that is thinking of renting an MMG managed apartment, RUN! MMG was the worst experience I have ever had – they have inconsistent and incompetent building managers, there is always somebody new that does not know your building. You cannot reach your building manager, EVER! They do not respond, they do not follow up, they suck! I stopped my manager one day and asked for a maintenance request, he told me they could not do anything because their accounts were all frozen and their contractors stopped working for them! What kind of joke company is this? Reputable companies pay their bills and do not have supplier accounts frozen so they cannot service their customers. Then on your move out, they will charge you for everything, so they do not have any costs at all – which is not legal. Regardless how long you live there, they charge you for everything, they do not consider wear and tear in a unit. If you have an issue in your unit, do not even bother trying to reach your manager, or even their head office. Nobody ever responds and they do not care. The MMG after-hours “emergency” line is a total joke, their maintenance techs are also incompetent. I found out my building was infested with cockroaches, due to MMG’s lack of care and due diligence, the problem is out of control, and they keep renting cockroach infested units! This is reprehensible behavior! If you are thinking of living with, working for, or doing business with this shady company, think twice. I would give them -5 stars, if I could.

This apartment was absolutely great. Generally of clients living here were satisfied. The management are accomodating. Unit are well maintained, safe for security. It is also accesible area for school, market, bank and bus stops.

1. She never missed my call and always responded professionally and respectfully.

2. She is really friendly with smiling face and easy to deal with.

3. I needed the apartment at an urgent basis and she arranged everything in two days, we really appreciate and admire her endeavor.

I would highly recommend this place under Rani's supervision.

Very disappointed with the communication of this company. I am sure that not all the members at this firm are poor at communication but the individuals responsible for Cantiro Homes in Keswick are awful. After selling my property I am still receiving emails regarding the development even though they have been told multiple times that I do not reside there anymore. Did not receive any emails back regarding any of my questions regarding condo fees for 2 years, as well as adding on items in condo fees that are not allowed/permitted. Will never recommend this company to any developers in the future or utilize this company with our development office.

Rani manager was nice and helpful. She is busy busy but took time to discuss things. Building is old but nice as being slowly renovated which is a plus for progression.

The condo I live has serious cigar and a bit cannabis smoking problem, I emailed Pam (Senior Condo Manager) on May 22,2022, now today 2 months later, I still did not receive a single word from Pam or Mayfield.

I emailed to follow up again today, and in 1 minute I received Auto-email reply which lists the email addresses of admin, accounting, emergency.

This is totally unacceptable. I want to know why Mayfield is not functioning and cigarette smoking indoors can be accepted for years.

I would like to give this company zero star if possible.

I will appreciate for your cooperation!

Worse rental experience ever in a University District. They are quite responsive until you sign the lease and then it is a struggle going forward. We had issues from day one and although they eventually got resolved, it was time consuming and a lot of work. We are now moving out and were advised we can only move out Monday to Friday in 2 hour blocks (for elevator access) and no later than 445 pm. The expectation is to take time off work to move to accommodate their office staff. If you want or have to move on Saturdays you are charged $150.00 for a security company to watch you which they tell you when you give notice. Not very ethical in their business practices.

I moved from Danton manor to Maple leaf on January. Manager Rani left on February. She did great job after she she left we struggled.
Now she is back. She is a very good Manager. Fixing the issue on time. We are so happy that she is back. She is a very hard working and strict person in a good way.

Very friendly, except we were told not to smoke in our unit after we finished smudging, and we asked if we could smudge before we moved in, it's traditional for us. I think it might have been a misunderstanding.
And our neighbors got the smell of sage and thought it was marijuana or cigarettes I'm not sure. But that's why I'm giving a 4.

Absolutely embarrassment of a company. Do not rent in any building with MMG as the management company. They don't complete work for months, you have to literally harass anyone and everyone for months on end to get anywhere with them. They are the poorest example of a management company I have ever experienced and am so very close to getting lawyers involved.

We live in maple leaf court for 14 years now. The new manger Rani called me A liar she treated me horrible charged me 143 dollars for a service that I needed help with. I never seen a manager like her in my life. She freaks me out. If I ask her for a service or help again. I’m afraid she will charge me again. For the first in 14 years we are thinking of moving away.

When Rani come to Danton Manor she is fixing all the problems and give good response. Really me and friends are very happy and feel safe. When we call she will answer immediately even if on weekends. She is clearing some bad apples with bold decisions. She is a very strong person.

I live in monarch manor. This place has been nothing but issues in the 19 days i've been here. Upon move in i discovered a glue trap full of cockroaches. They were supposed to replace the absolutely destroyed blinds in my living room before i moved in, but they didn't and still haven't, anyone can stand at my balcony and stare into my unit if they want, and I'm on a busy main road. Maintenance makes unannounced entries into the units which is entirely illegal, and when they entered they released an animal and said nothing about it. I called the after hours emergency line and they literally said "what do you want me to do about it? Call animal control" for an animal THEY caused to go missing for 3 days.
My unit has had a weird, strong chemical smell i haven't been able to get rid of no matter how much i scrub and clean the place.
Getting ahold of the landlord later than like 4 pm is next to impossible as he simply ignores his phone. He is incredibly friendly, hard working and helpful only if you can get ahold of him. Why do i pay an extra 10 dollars in administrative fees for administration that doesn't do anything?
Normally a rental charges you a non refundable pet deposit OR a monthly pet fee, however this company charges you a 250 dollar non refundable pet fee AND an extra 25 dollars on top of your rent every month.

The listing i responded to said free laundry, however we are actually expected to pay nearly 5 dollars to do one *incredibly small* load of laundry. You can't load your laundry card for this address either as the address isn't part of their laundry services database and the laundry service isn't answering their phones, and so now i've had a soapy load of dirty laundry waiting in a basket for days because I can't get my card loaded. Don't move to an apartment owned by these people, for being less than a month, this place has been dreadful.

Had an outstanding agent and experience with Jaspreet at MMG, she went above and beyond to get me into an apartment after numerous rejections. She was a life saver in the end and i cannot thank her enough for accommodating me before the winter months came and could no longer live life out of a suitcase in hotels. Although she was still very strict with her allowance of me and my roommate entering one of their landlords properties. She was by far the most caring of any agent in the city which i had come in contact with, and for the first time gave me confidence that I had a place to call home in Edmonton. I give her and the MMG compakny my highest regards for now, and hope that i still feel the same when my lease has expired.

I like Rani the Site Manager and i am a tenant for 9 years at Danton Manor. Very good place to live, quite, clean and friendly tenants and Manager. Rani service is very good and i we'll like her customer service. Fixing all the problems all the time and very fast. She is very soft spoken and if any problem she jumps into it and fixed properly. She works late evening and i could't. Such a awesome Manager. Always got the great big smile on her face ready to go. She is a great asset for us and the company.

Came to know about mayfield management through zumber, while searching for a one bedroom apartment with some specific amenities.
Found one unit satisfying my requirements; called the corresponding number and I got to meet one of the best area manager I have ever encountered. His name is Vishal Suresh, straight from the get go I knew he would be the one to do business with. He was thoroughly professional in his approach and listens to what you’re actually looking for. Even though I was only booked to view just one unit, he found time to show me around other places, which helped me in saving time and to find a place to call home. And the best part is even though I was looking for a one bedroom unit, I ended up getting a two bedroom within the price range I was going for. The approval didn’t took more than 15 minutes, and during the inspection
before I moved in, he was checking for the slightest of damages even more than me. It really shows how much he is vested in the tenant, so as to have a wonderful stay at mayfield apartments.
Plus I got to meet couple more of their staff and they all seemed nice and accommodating.
My recommendation to everyone out there in Edmonton looking for rental property to call home, do check out mayfield and Vishal, this combo can actually make it happen.

You shouldn’t rent out the suite with all broken appliances, with mouldy bath tub. Even though they replaced the appliances after we moved in, the only thing they did is to apply a new silicone to hide the mould. Also, the emergency operator doesn’t care the alarm from the electrical box, we sometime suffer the alarm all night. There are so many other things, this is the worst management team I ever seen.

My boyfriend and I moved in recently and from start to finish Maria was wonderful. She is always quick to respond and made us feel like we made the right choice by picking this building. We feel super comfortable here and that was important to us as our last apartment was not the greatest and didn’t have good management but here it is the exact opposite and we are loving our new home!

Very slow to response and are not concerned with solving my problems in a timely manner. It is very very frustrating dealing with them. They also charge unnecessary administrative fees for delays that are their fault and charge excessive amounts for a replacement garage door opener. Would avoid!

I am on a name to name basis with the building manager of the plaza. Her name is Lumi Voici and she's extremely pleasant, responsive and respectful.
I would recommend the plaza to anyone who wants a quiet and lovely neighborhood to live in.

I was told to look down town.for one bedroom.
Not a very good tour.
And yes I'm aboriginal.

I living in apartment downtown oliver (mid city Manor) manage by mayfield Management. Our building Manager Lumi is so responsive and very helpful all the time. She is very respectful and always there when we need assistance.
I have no much to say about the Mayfield management. But at least we lucky to have good manager at our building from Mayfield. We deciding to stay in same building after our lease finished caz of Lumi.

Quite literally the WORST company I've ever rented from. My landlord illegally entered my unit multiple times and was once caught because I WAS HOME! He was snooping around my apartment and when confronted LOOKING INTO MY BEDROOM he said he was there to fix the living room floor? I filed a complaint with the company and nothing came from it. He is still employed with them and there was no repercussions taken, I moved out as soon as possible but be warned the management they hire is questionable.the building conditions were sub par and the follow up with this company is atrocious.

My niece had to wait 3.5 days to have her fridge fixed in December and had to store food in her car, according to the Public health act it was supposed to be fixed within 72 hours. Her downstairs neighbour had a stolen vehicle parked in his stall, which she only found out about because she called 911 when she saw it being broken into and was worried her car would be broken into. Now she wants to move out 27 days before her lease is up and they want her to pay a penalty of two months rent, even though the lease, that was signed by an unlicensed site manager, states one month rent for breaking the lease. This multimillion dollar company doesn’t care about their tenants! ** The management has known about this since December! So no good posting a reply stating you want to discuss it!

My mother lives at Harmony in Hollick Kenyon. Since this company has taken over the building has gone downhill. The manager never answers her phone and is never in the office. There are never any notices given to tenants when work is being done and areas (ie: the overhead door to the parkade) are not working or inaccessible. The parking lot is constantly a skating rink and has never been cleared. The doors are constantly being propped open by tenants moving in and out and people parking in areas where they shouldn’t, like right in front of the door blocking the way for a wheelchair bound tenant to get out. The manager has been notified numerous times and has not done anything about it. Not surprising though, to get anything done you actually have to be at work.

Manager Jonathan Chaffee at Crystal Court is excellent at what he does and is very responsive to the needs of his tenants from my personal experience. Would highly recommend.
