Nothing works at this building and they keep increasing the prices. The moment my lease is done I’m long gone. I advise no one to stay. Its a money pit.

The location is great next to the 17th Ave. But the building is really old and amenities are not in great condition. Only one elevator has been working and it’s extremely slow. Two dryers are down and never been fixed and keep taking money from the laundry card since no sign reminding tenants that the machines are still not working. Summer can be really hot in the apartment when AC isn’t working properly.

Living at Missao has been full of ups & downs from the beginning. Only one elevator has ever worked and it's not the industrial sized elevator. They said it was in the process of getting fixed (but still nothing). The day I moved in my queen box spring would not fit in the standard elevator. We had to take the commercial elevator to the 15th floor & walk it down 5 flights of stairs.
There was a leak in December that resulted in the elevator going down for a week - it was hard enough for me to walk up/down with my puppy, so it was heartbreaking seeing elder people having to do the same (make the best of it, they fixed commercial elevators before the residential).
I was promised laundry would be installed within a couple months of moving in (for an additional $100/month to my rent) and still no laundry. The machines downstairs are old and smelly, the dryer doesn't even dry anything with the 50 minutes.
Electric is set to increase to $100 up from $55 and the units aren't metered so you don't even know if you're using that much.
I was told there was AC which was a lie. There is absolutely no temperature control. I had to spend $500 on a portable AC to withstand the summer.
The building is concrete on the outside but idk if its the same between floors. I can easily hear children running around above me & screaming at each other.
Homeless people is another issue. Now that it's winter, they are in the building EVERY morning. The building doesn't have 24/7 security & it's very uncomfortable to walk by 1-3 homeless people sleeping in the entrance with garbage, spoons, and cig butts beside them. I've even saw homeless smoking pipes in the entrance.
The building owner has changed again. They've increased rent without delivering on any of their promises or adding additional amenities.definitely not worth living here.

This place is trash. I scheduled a walk through for 2pm today. After confirming multiple times I got a text at 1: 54pm saying the unit was not cleaned and could not be shown. I drove all the way from Okotoks. Worst experience yet. The girl that was supposed to help me tried to play it off like it was my fault. Her name was Ana, don’t deal with Ana. I called her at 2: 03pm to be told she had already left. Shady person, shady building

I was a recent rent applicant but am glad that I got out before my application was processed. I was shown two suites - one was nice but the other still had furnishings in which looked and smelled like someone had died there - suites should not be shown in this condition. At the time I overlooked it but in retrospect should have not proceeded with my application. Upon leaving I was informed that the exit was the "resident" exit as opposed to the commercial tenant exit. I felt like I was in the deep south 100 years ago.
After calling and texting the property manager I finally got a message four days later on a Sunday evening to advise that a damage deposit was required to proceed with my application. This is certainly reasonable but I made sure that the deposit would be refunded if my application was not approved.
I requested a time to meet but it was not confirmed. After thinking it through I texted the property manager to advise him that I had changed my mind.
Renters in Alberta are not protected as in other provinces which have strong rental rights advocates and Tenant Ombudsmen to make sure that renters are treated fairly and with dignity.
I read all the reviews about this property but decided to give it a chance. After my experience I feel I would be better off buying a good tent.

Quite possibly the worst experience of my life. Where do I even begin. Lived with a broken thermostat for the entire year I lived there, with promises of it being fixed. Filthy vents, continual allergies due to never have been cleaned prior to me moving in. Good luck getting any repairs completed. My car was broken into and absolutely NOTHING was done to rectify or offer any condolences. They claim that the parkade is secure, but it is absolutely not and I have seen vagrants frequenting the parkade numerous times. I felt completely unsafe living here. After I moved out we had to HOUND them for the damage deposit to be returned. Absolutely atrocious management. Would never recommend this to anyone. It's unsafe and not worth the price.

I have been a renter for the past 7 years and my experience at this building has by far been the worst. The design of these units appear to be lovely however things started to fall apart within months.

Ive had ongoing issues with heat, my unit flooded and my car was vandalized in their “secure” parkade. Missao took no responsibility. They were also very slow with repairs as I went without heat from Christmas day until early January. The property manager talks down to residents making my experience at this building rememberable.
I was able to get out of my lease agreement early as Missao falsely advertises in their promotional emails as well as their lease agreements with amenities that they do not have. When I communicated taking legal action within the courts, I was able to get out of my lease agreement early. I would suggest anyone having issues with this building to do the same.

I stayed here for over a year. I left due to price, poor service, location, and criminal activity. Here's list of the strengths and weaknesses of the apartment complex, as I experienced it:

strengths:

- location
- Very good view, depending on your suite.
- relatively thick floors (prevents most noise from travelling between floors, though you'd still be better off in the main floor of a house).
- price seemed reasonable, given location and square footage (at least initially).

weaknesses:

- noisy (part of living in an apartment suite, though management did little to enforce noise limits, and doors do little to block noise from others.
- management is not particularly polite nor responsive to concerns. (Current ones have names beginning with "C"; if this changes, then perhaps the situation has changed). The times that I most needed their help they were disgracefully useless to me.
- Behind vents there is a crazy amount of dust that probably dates back 15 years. There is little you can do to remove this dust, and you'll be breathing it.
- The suites get too hot during the summer, despite the building's (ineffective) air-conditioning. My suite stabilized at around 27 degrees, C.
- the standards (of cleanliness and repair) for moving out were excessively stringent.
- the neighbourhood is not particularly nice - I didn't walk outside after dark.
- The building is old (about 40 years, I think), and has a feeling of "shabbiness".
- the elevators are quite slow (which is noticeable on the higher floors). They are also "stupid" (i.e. Have poorly coded logic and therefore don't behave optimally).
- The neighbourhood is unsafe: a SWAT team showed up at the building for a drug bust - quite unnerving. Three people were shot across the street during the time I was there (the altercation began in the building). I was a victim of criminal activity, myself (not severe, but this was part of why I moved).

I wouldn't recommend the building to anyone, as a primary residence. Depending on your individual circumstances it may be worth checking out (i.e. If the above issues don't matter to you and/or you have other considerations). Best of luck in your apartment hunt!

All I ever hear about this place is how they waste money making it look 'newer' and 'fancier' but they never bother putting money towards fixing basic things like the power plugs in the unheated parkade.
