I've been living here at morningside estates for the last 5 years (hopefully soon to be 6) & I have to say I really have enjoyed my time here.
The staff are attentive & make sure things are handled swiftly. I've had a few minor hiccups and honestly they've been quick to rectify any issues.
The building is quiet, tenants keep to themselves & I personally feel safe here. Thank you Mormingside Estates:)

Morningside has been the best building I lived in. The staff are great, there always willing to help you when you need help.

If I could give a rating 0 stars I absolutely would. This place is poorly managed and disgusting to live in. They do not uphold their ends of the lease agreement making living conditions extremely bad. I would never sign another lease with Boardwalk ever again and would highly discourage anyone from living at morningside estates

Really great service i am actually living with this company for more than a year now and all i can see is am happy here specially with the great service and attitude of the staff thats why I'm taking this chance to thank lluvia for the great service she provided to my friend. Thank you

I have lived at Morningside Estates for 3 years and have found the maintenance staff and the office staff to be a pleasure to work with. The buildings themselves are well maintained, the apartments are nice with large decks, the sidewalks and grounds are in good condition. Any issue we have had with our unit has been dealt with in a timely manner generally speaking.
My rent did increase by a substantial amount over the years as any major incentives were taken away after the first year. I see this as more of a problem with Boardwalk as a whole and less to do with the management of this specific property.
What has soured my experience in these rentals is the neighbors I have had over the years.
Some of my neighbors are wonderful, but the majority of my experience has been so poor that the building does not feel safe or comfortable.
I would give a much higher review if it was not for the neighbors. It is hard to feel like you are apart of a good community here.
Edit in response to owner response: I'm more than happy to send my appreciation and praise where due. I tried desperately to not have my rent raise approximately 30% in a single year but I was told there was literally nothing that could be done. I pay my rent early so I was punished for my responsibility. There was no mutual resolution made during the renewal process. I am now paying above market value at this time for this amount of square footage. When I look at other rentals in the area they are substantially less and my own rent is higher than what is list on boardwalk for a starting two bedroom in this same complex.
Of course I know to phone security. I have phoned security in the past but have been told on the phone that they are very busy and cannot respond right away. They often miss when things are occurring so it becomes my job to do their job with documenting incidents. I have phoned the main contact center and have only had a few good calls with the staff operating it.

Living at Morningside Estates with my family was an excellent decision. We enjoyed safety and peace in our home. The prompt manner of addressing concerns, friendliness and professionalism of the team is very impressive. Thank you Nicole, Racheal and team for the wonderful experience. I would definitely recommend Morningside Estates to family and friends.

I greatly enjoyed my time here. Office staff are friendly and easy to deal with and maintenance issues were always addressed immediately. Units are well maintained in general. Area is safe and quiet as well, would recommend this place to anyone, was a great first apartment by myself!

This is an amazing place to live, anytime I have needed maintenance they have addressed it immediately, the office staff are soooooooo friendly and immediately address issues as well. Units are very well maintained and the maintenance staff are very on top of making sure our sidewalks are cleared and our halls are clean. Incentives and parking brought me here but the staff and the people have kept me here. I have and will keep recommending this location to my friends and family. Everything is amazing, I love it here.xoxo

Avoid Boardwalk at ALL costs, they DO NOT care about veterans. Dishonest and greedy company.

New to Edmonton and recently out of the Canadian Armed Forces, I signed a 1 year lease with them getting a pretty good incentive and a 5% veteran's discount. Lease ended, told the agent I was planning to move in with my girlfriend soon and did not want to commit to a year lease. She said if I went month to month I would lose my incentives and have to pay full market price OR if I signed a 12 month lease I would get half my original incentive. We talked about it and agreed that it was a hassle to try and find someone to do a lease handover so I went with month to month to keep my options open. Hey, at least I still get a veteran's discount because Boardwalk cares about the military.
Boy was I wrong. Month goes by, full amount is deducted from my account. I am told I will no longer receive the veterans discount because I am on month to month -even though it does not state this "fine print" ANYWHERE on their website or on any lease, actually says on their website that the veteran's discount is an "everyday deal". I was misinformed and ended up choosing an option because I was told I would receive a discount that I did not receive. They now are refusing to reimburse me and no longer will return my phone calls, and I am paying in total almost $500 more a month in rent.
TLDR version - Promised veteran's discount, was not given it. My rent has gone up $500 and my calls are no longer being answered.
***Update*** After going to the Better Business Bureau, I have received a response from Boardwalk. They have honoured their promise of the incentive and have remedied me for the missed months. I am satisfied with the resolution. Review changed from 1 star to 3 stars.

Been here 1.5 years. Great place to live quiet neighbors well kept Building Parking Lot and Lawns in front. Etc.
