Northern Lights Appraisals

My bank hired them to do appraisal of our detached house in Calgary. Surprisingly, the house was appraised for $440k, 20k less than its price two years ago. The appraiser didn’t even spent 10 mins inside the house, didn’t even ask any relevant questions, didn’t even verify if there is a garage or not. $440k for a detached 1340 sq ft house (3 bed, 2.5 bath) with secondary suite approved and separate entrance evaluation is bizarre. When I enquired about comparables’ done to come up with this number, I was told to contact the bank. The bank did not receive any feedback either. I would prefer to discuss the rationale behind this estimated figure especially when duplex houses are going for $500k in today’s Calgary market. Please instead of providing a standard response of being professional and the numbers are being calculated after doing a comparison, please be transparent and address the details of this assessment. Very disappointing.
