My partner and I have lived here for over a year now, and I must say that it is the best place I have ever rented. The apartments are beautiful, and it seems like they have worked hard to make sure it feels warm and welcoming inside. The best part, however, is our building manager Saif. When we signed our lease he was so accommodating and made the move in super easy. Since then, he is always looking for feedback to ask the residents for any areas of improvement, and takes the suggestions seriously. It is reassuring to know that Saif is there to support us whenever we need and always goes above and beyond!
We have loved living here so far, and we hope to be here for as long as possible!

The best place i’ve ever rented! The apartments are newly renovated and the rest of the building is always kept clean. Saif is the best building manager i’ve ever had! He is really helpful and understanding and quick to help with any issue that may arise. He makes it a great place to live!

The place is in excellent place and clean. The Manager is very professional and kind. If there is any issue he gets back asap. Overall, it is a wholesome deal.

Oak Tower had proven to be an overall great place to live. Saif is a very kind and accommodating landlord who values his tenants and professionalism. He has shown understanding by granting 8-month contracts so I can pursue my studies during the school year and go home for the summers. On that note, Oak Towers is in an excellent location for students, with bus routes going directly to UofA, MacEwan and NAIT! It is also reasonably priced and includes all utilities at a flat rate. Highly recommend!

Really good place! Saif is a really nice person always here when you need him! I love living here and Will recommend to anybody that want to be close of downtown!

Dont be fooled by all the paid reviews in the last 6 months. This place was infested with pharoah ants and the lower floors had roaches. Walls are paper thin. I think both elevators worked for a total 2 months out of 2 years. Front foyer was broken into and the mail stolen on an almost weekly basis. Homeless people in the stairwells, puddles of urine everywhere. If you want plenty of sleepless night its the place. Roaring Harley motorcycles all night in the summer time and CONSTANT sirens year round from all the crime. People always parking on my paid spot, door dings and bumper scratches.
Splash all the white paint you want and add new counters but downtown Edmonton is still downtown Edmonton.

These are great apartments at an amazing area. Saif is really helpful and always there to resolve any issue. I am enjoying my time here and will recommend it to everyone

Swear the landlord gets his friends to make fake reviews of this place. It’s not a good place to live. Lots of homeless, and has a cockroach issue.

I have been living in this building since one and half year and I am loving everything like the building location, services and all. Mr. Saif Ahmad who is currently a manager of this building is easily reachable and helps figure out any unexpected issues. I am a university student and it only takes 10 minutes for me to reach university of Alberta from here.

I recently relocated to an upgraded suite in the building and am very happy with it. The interior layout of the new unit is very nicely done and is a welcome upgrade to my previous suite. Saif, our building manager, made very sure my transition was done in a timely manner. He was always there to ensure my questions and concerns were addressed. He is also the main reason I continue to call Oak Tower home, as he is the most courteous and efficient building manager I have ever had in the 30+ years that I have been an apartment renter.

I moved in to this place from Saskatchewan. The unit is newly renovated and very clean. The property manager, Saif, is amazing. He is polite and responsive. So far, I am happy and enjoying living here.

The Newly Renovated clean apartments with excellent customer services, their office staff called Saif is very humble, kind and takes time to listen to tenants. Saif is always available on site and supports the tenants anytime.

For anyone who’s looking for a place to stay here in Edmonton, downtown area with a nice view. Oak Tower is a great location and the apartment are newly renovated with a great colour and new appliances. Specially Building staff and management are friendly and prompt in helping to solve any issues that you might have. It has been a pleasure and honor to work with maintenance manager Harry. I just wanna say thank you to all GSK staff and managers for their hard work and generosity.

This building was so much better when boardwalk was running it and that says a lot, we loved the staff and the maintenance men. There are cockroaches now that we’ve only seen in the last 2 months, they post notices that they are coming into the home and then they don’t. There’s no structure, the front door was locked on random days at random times, they don’t let anyone know they are renovating everything and they start at 8am loud as hell, all day. All they’re trying to do is flip the apartments and make more money and completely take away from the look of the building and don’t care about the current residents at all.

The amenities are amazing. The property manager Saif is constantly exceptional and professional. This locality is filled with friendly neighbors who can brighten your day and spotless common areas. We have the great delight of living at this community for couple years. We are acknowledging the addition of the newest building management team who are very professional and attentive to our every needs.

Mr. Saif has been working diligently to ensure that we are serviced to the best of his abilities. His is knowledgeable and helpful when assisting us.

I usually do not write reviews but, have to appreciate good work ethics & hard work. Since, GSK took over I have seen lot of positive changes in the building. I am living in the same building since 3 years and now recently moved to the brand new renovated suite and it's just amazing. Everything in the suite in new. Bathroom is so luxury now. Saif, the property manager is really professional and always there to help and answers calls all the time even after work hours. Keep up the good work and and love to see the upcoming changes in the building.

No one returns emails or calls cant ever get a straight answer super disorganized 3 days into lease already regret it. Almost like they dont want people to rent with them with how you're treated.
UPDATE: after two service calls to coinmatic and mutilple talks with management im still unable to do laundry after 2 weeks really feel that community vibe was told a service ticket was placed but coinmatic doesn'thave record of that. Also homeless people in the area are constantly sneaking into the building and i had the unfortunate luck of having my car broken into not so much boardwalks fault more a statement of the area. Great work guys really makes me happy to pay my rent for the outstanding service. The fact that I have gotten better treatment from "slumlords" speaks to how big you have dropped the ball here. Will never rent or recommend this company to anyone again.
Edit2: sewage flood in my unit boardwalk handled it poorly from start to finish no information given, no time frames on repairs, they wanted me to stay in the unit before inspections were done sewage leaked all over my counters and ceiling warping them how am I expected to cook in that? No rent relief, no help from anyone in terms of correcting it until I contacted the area supervisor who didn't seem to understand why i was upset at the lack of seriousness the situation called all i got was the cleaners are certified (company name not given) for almost at a week unit is still damaged still no answers from anyone regarding correcting the situation.
Edit 3: posting pictures of my unit after a sewage flood they charged me a full months rent despite the unit being heavily damaged (burst pipes, peeling counters, saging ceiling,) and mutilple attempts to reach out and deal with the matter of rent and looking for a response of any kind they continue to give me the run around the management is incompetent and boardline inhumane in the treatment of their tenants after a week the unit is still damaged and again expecting me to pay the full amount despite me reaching out to both building managers as well as the area coordinator how am I going to cook in a kitchen that was soaked in sewage to the point of warping and peeling the counter tops and how do I shower when my door frame is exposed like that? They refuse to deal.with anything in a timely matter the homeless camps are a better option at that point shame on you boardwalk this isn't how you treat people.

Great management especially from Gurnauv, the current building manager. The place is well maintained and the location definitely meets expectations. Currently on a year lease and I haven't regretted it yet!

I've lived here for 3 year's and it's certainly been an amazing and wonderful experience all the way through, I would love to point out the staff are absolutely amazing individuals and human beings. Gaurav has been exceptional with his customer service and humility throughout the time I've known him. Dan is another honored mention as well who helped many people in the building.

The amazing staff have always done their best to take care of this building. I wished a lot of the people shared the same passion. Again, thank you guy's for a great home.

Repeated issues with homeless people and tendents tampering with the glass doors at the front of the building. This has made it so that anyone can get into the building.

Also every 3days it seems one of the families has dumped items in the lobby because they are to lazy to throw it out or take it to good will.

One of the dryers has been out of order for 5months.

The maintenance team at OAK TOWER is phenomenal! All of the boys work tirelessly to create a clean environment while also ensuring each apartment is in top notch shape for our residents. I witness all of them on site every day tending to the property. They are constantly making sure all hallways and stairwells are spotless, while also attending to residents needs within in each apartment.

Their work ethic is like no other and their expertise and positive attitudes make it that much better! Thanks to these guys, Oak Tower always looks clean and pristine!

Finally my experience here at Oak Tower has been nothing but excellent for the past 4 years! I will always choose to call Oak tower's my home in the future because of how well and safe me and my family feels all year long. Bravo to the staff on how they treats every resident with respect and kindness. My family and I are grateful that we have the opportunity to experience on a daily basis, on and off the clock.

Five months of elevator repairs without any notice to tennants. Boardwalk says they have no obligation to notify tennants of daily noise levels of very loud disruptive nature. Only one elevator avaiable of two for five months.but website says two are available. My impression is that Boardwalk Corporate is acting like a Bully here. The issue could be greatly mitigated through considerate timely communication with tennants. On other issues communication is great but on this large ongoing issue they have decided to be Corporate Bullies for some reason.

I lived at Oak Tower from the summer of 2013 to around May 2015 and it was okay. The staff is great, they are polite and listen when there are problems, as well as fix them in a timely manner, BUT the issues are outside of the staff.

There is NO security, it's on call but what's the point if something is happen right then? There was ALWAYS homeless people in the building. Once I had to walk over a few laying down in the main foyer which made me feel very uneasy. I can't imagine how a mother that had to do that with kids would feel. A few times, one was laying on the floor in the hallway right outside the DOOR into my suite. It made me feel very unsafe, because if he tried, he could probably tear the door down and get in. People always failed to shut the front door that locked or close the garage, which is how homeless people came in. It's not that I don't want these people to have a place to sleep, but it's not the safest for the tenants. They would also sleep in the stairwells.

ALSO, we had bed bugs on two separate occasions. Once around when we first moved in and the second time right before we moved out. I don't know where they came from, if it's from tenants or the homeless people, but they definitely made it difficult to sleep at night.

The fact that the parking lot is across from a tattoo shop was also annoying. Their customers would park in our lot and even the spots that we PAID for, as well as other tenant's guests, which is pretty inconsiderate. This is not the building's fault, but still a very annoying problem. The tow truck (they provide a phone number in the parking lot that has a deal with the building, I'm assuming) would also take HOURS, almost four hours in my case, to arrive if you wanted to tow a vehicle from you spot.

I wish my review was more positive because I really liked our suite, the view was beautiful from ALL windows, the kitchen is big, and the rooms were a good size too. Thanks to the staff that were always there, even sometimes on weekends! Wish you could have provided a more permanent solution to bed bugs, parking, and homeless people or we would definitely still be living there!
