Charging for the use of the building lounge.seriously?
* Water shutdown every second day?
* Elevator breaks down weekly?
*Raising rent astronomically when it's time to renew?
*Lack of respect to the building tenants by the building staff
* Heating not working, and when asked to fix, they offer you an emergency heater, for which you use your electricity.increasing your bills?
I can go on and on.you get the picture. Stay away. You get nothing but poor service, and increasing rent?

Hand over the building to a professional facilities management group, maybe things will improve?

Constant issues with water damage and plumbing since moving in July 2022. Bad leak happening from the ceiling through to the floor for months. Water leaking form the dishwasher causing water to seep through vinyl flooring under the kitchen wall and into the bedroom. Theres been several exposed holes in my wall for more than 6 months. And the rent increase for the renewal was non-negotiable.

Support is not responding, ignoring for over a week! We asked why there is no heating at home and when it will be turned on (which still hasn't happened), but we haven't received an answer. Well, I guess I have to write this here for everyone to see. It's cold at home, heating is not turned on, and there is no hot water (it's barely warm, almost cold). I hope to at least get a response here.

Except not having water every once in a while without any notice, other wise its a average building. I talked to service desk 3-4 times they are Ok, I could tell they are not trained to have customer service type of behavior but at least they are trying. Other workers in building are super nice people and hard working.update: After my review Carlos from Service desk down in the lobby called me and walked me through the last 2-3 times that water shut down suddenly in the building, im amazed for how much he was caring and professional.

Rental services totally suck. Booked appointment for viewing a week ago. Woke up with whole family early morning to arrive in time, spent money on the uber. In the end to hear that my appointment was canceled due to someone rent it week ago. They decided to notify me about that once i have arrived in time.

Update as of 2023-08-24: As the building has opened the pool earlier this month, I am increasing the rating to 3/5. The pool is big, we'll maintained and the deck is a very nice feature. Would have been great to have it open since the beginning of the summer.

2023-07-05: I have reduced the my rating to 2/5 given issues experienced in the past year, mainly: no pool or tennis court open ever since I moved over a year ago (if pool opens I will increase rating to 3/5), patio door was reduced to one third of its size when windows were replaced so less light coming into the apartment and the view has been reduced, one of the 3 elevators was down for over half a year (now fixed, hopefully for good), the way the work to replace all the windows in the building was managed was very annoying with multiple entries to the apartment to the point I feel it was excessive, new windows installed came dirty and I was told the would be cleaned but this never happened. Would love to give a higher rating but unfortunately I don't feel it would be fair.

2022-04-01: So far so good. Recently moved in and I have no complaints.

Great that the pool is finally available, even though summer is ending.
I would give a higher rating, but my screen balcony doors have been under repair for over 2 months. To be more precise, they were simply taken away, and now they're not on the screen door. It's taking too long, and when I ask about the situation, they just say it will be fixed soon. My refrigerator's doors are also squeaky, but I haven't mentioned it to anyone because they might take away the fridge for 2 months as well. This is the only thing that disappoints me greatly. Once it's fixed, I'll change my rating.

Joseph processed our rental application quickly, and we greatly appreciate him going above and beyond to ensure we had access to our apartment when we arrived in Calgary on a public holiday. He has been very friendly and accommodating whenever we've met him.

The security guard Cameron was also extremely kind and helpful to come to our rescue when we had a fuse blow after office hours.

So far our stay here has been relatively enjoyable and no major issues were encountered. The noise from the train and sirens takes some getting used to, but can be decreased to acceptable levels with the windows shut tightly.

Today I went downstairs to talk about lease renewal at 11: 40am and then again 1: 30pm but changed my mind no one available at leasing office and no one bothered to answer the phone, why do these people have the office, why don’t you quit your job if don’t want to work. We pay bunch of money for 0 services. ATTENTION PEOPLE DONT RENT HERE THESE PEOPLE ARE RIPPING OFF. *Alert* be aware of these scammers, the lady name Sara she is really arrogant doesn’t know how to do her job always disrespectful first she doesn’t do her job properly if you point out she will be really extremely rude. She called me at 1: 36pm and made an excuse that she was on lunch break excuse me lunch break for 2 hours that’s ridiculous, this is joke for these people to waste others time, instead of accepting her mistake she was blaming me. If you guys are going for lunch break atleast make a note and put it at door atleast we know.

If I could give them negative stars I would
We moved in November
And forced to leave last month due to the lack of cleaning the leasing office failed to recognize during our lease.
The vents are clogged of cigar dust
And the carpet is stained, ripped and smells horrible.
They refused to clean or replace it.
The belcony had the previous tenants stuff on it and they refused to remove and clean the belcony.
They failed to book maintenance requests and open the pool, as i head from long-term tenants the pool has NOT BEEN OPENED FOR YEARS!
the laundry room flooded and will leave mold on your clothes, and we love the door knobs that fall off when you pull on them and though that's an easy fix, they blame you for it.
The leasing office was absolutely disrespectful of our concerns and was never in officer when they needed to be. Unless you want a very stressful and bacteria filled life, full of disappointment and disgust, I DO NOT RECOMMEND applying to live here.
Sara and Serena are the ones you should not go to if you want something done. They have no respect for their job at all or the tenants.

There's 3 elevators and only one of them is accessible to tenants and that's only if it's working.

As well as all the break ins from homeless people and criminals into the building.

Have fun during the summer while the heater will never stop working and during the winter though it's warm
Your windows will not open and the walls will break the heater as there's no insulation.

Save yourself the time, and money, and DO NOT live here.

I moved in this building last May, and they failed to tell me about the lengthy construction that would proceed to go on in the building for almost the entire year that I lived there for. When I was being shown the suite, they showed me the amenities such as the rooftop pool, and the roof top tennis court, as if I would be able to use them, never mentioning that they would be closed for the whole summer due to the window replacement renovation they were doing in the entire building. This was highly disappointing, as having these amenities were reflected in the price of the rent here, and they were one of the main reasons I chose to move in this building in the first place.

The window renovation was extremely frustrating, as they came into my apartment almost every week, sometimes several times a week to do this. The noise of them working on other people's units was extremely loud, annoying, and constant. Not to mention the fact that I had no blinds in my unit for several months, waking up several times to the construction workers hanging off the building right outside my bedroom, or living room windows, WHILE I WAS SLEEPING.

Additionally, the elevator situation in this apartment building is an absolute JOKE. The far left elevator was broken down for nearly the entire time I lived there, and the far right elevator was always reserved for the construction workers, leaving one (extremely sketchy and hardly working) elevator to service an entire 28 story apartment building.

At the end of all of this, they hike up the rent by a couple hundred dollars a month, with no apologies ever about the SEVERAL issues about living in this building.

I would give this place negative stars if I could.

Ahh, Boardwalk. I'm disappointed!

I am reviewing my ratings and deducting most the stars I previously gave to you due to the following:

1) I've recently found out that even though the increase in operating costs in Alberta adds up to $9 month, according to their 2022 Q3 financial reports, the rental increase has averaged an approximate of $197! This is outrageous, Boardwalk! Even at a fraction of that amount, this is disgusting. Like many others, I had very little, if any work for many, many months during the pandemic.and our rent was nonetheless increased! In the 12+ years that I have lived in this building, I have paid close to A QUARTER MILLION DOLLARS IN RENT! Automatic 2-star deduction from my original 5-star ratings. This is a big one and it makes you look real BAAAD! I am truly disappointed.

2) Another star is lost because of the terrible state of repair of the elevators in the building: one of the three elevators is almost always out of service. The other elevator has been blocked for over a half a year for the construction personnel who are replacing the windows in the building. A high-rise of over 180 units is being serviced by ONE ELEVATOR that makes horrible noises and seems that is going to break every single time I get in it! Wait times to jump in the elevator are ridiculous, and elevator riders are ALMOST ALWAYS in a bad mood these days, there's no smiling at your neighbors anymore.and this has been going on for MONTHS!

3) One more star is lost because Boardwalk has failed to resolve the ongoing issue of noise traveling through to my suite due to the misuse of gym equipment. It took about ~100 calls requesting action from their part, to finally send ONE (01) notification to all tenants to avoid dropping the weights, as the signs they posted in the gym to not drop the weights are largely ignored by people who apparently have no knowledge as to the proper use of equipment and gym etiquette. ONE NOTIFICATION. ONE! Building staff and security personnel attend the gym to address my complaints, but Boardwalk has yet to fix the problem. And no, I am not switching apartments: I am not a piece of furniture to be moved around.

I am hoping that we will not be deprived of the use of the seasonal pool this year 2023, as we have in 2022. For many months during 2022, the construction crew in charge of replacing the windows in the building took the pool terrace hostage ***FOR NOTHING*** as they were not ready to start their work. During that time, us residents had no access to those amenities WE PAY FOR WITH PREMIUM RENT PRICES. I was unable to draw my blinds for 9+ months, to avoid coming face to face with construction workers hanging outside my bedroom, living, and dining room windows, while I was home. Still, even though we were not allowed the enjoyment of these amenities, our rent was increased.

The central location of the building and the service of some of the staff at the front desk deserve better than a one-star rating, hopefully I can upgrade my review in the near future, once Boardwalk does something to address the gym noise issue and after they finally fix the building elevators.

I doubt they will earn back that 5-star rating from me because of the excessive rental increase that they have subjected their tenants to.that is just wrong, Boardwalk! Inexcusable for a 2+ billion dollar company.wait, could this be the reason you're worth so much?

I’m too upset to write my feelings now, so I’ll just leave 1 star.

I’ll be back with another 1 star and a review. Hopefully the elevators are working by then

Window construction is very annoying. They are doing it even on saturdays. I do not know how many times they entered the suite upstairs (sound coming from upstairs is so loud like drilling) and they did not finish yet? Are you kidding me?
