Power Properties

I live in Prince George, British Columbia. I bought a detached house in the Valley Ridge area of Calgary through Power Properties Ltd real estate agent, Lee Crites, in July 2021. Power Properties Management Ltd now manages this high end rental property for me. I have been a landlord for close to 30 years now. Power Properties Management is the best property management company I have ever encountered. They take care of all aspects of managing and maintenance. They are both prompt and efficient. As an absentee landlord I really appreciate the top notch service that they provide.

Summer goes above and beyond to manage our property for us. She and her team work hard to get the right tenant in place. Excellent communication with us (owners) also.

Definitely the worst company I've ever rented from. You are not a person to these people once you sign the contract.
Times are tough right now when it comes to finding a place so I just caution be vary careful when dealing with Power Properties.

When we arrived to do the walk-through before the move in we discovered them frantically cleaning because it wasn't done. They apologized and made a work order for cleaners to come after the fact. No cleaners ever came and they randomly just closed the work order a year and a half later.
Now that we're moving out they want to charge us for cleaning because it's not up to standard. I would have no problem with this if we didn't have to move into a filthy condo. It was pretty clear to me they just pocketed the damage deposit from the previous tenant and didn't do any repairs or cleaning. I urge you to take pictures and be extremely thorough.
Also vary minor damages will be charged ubsurd amounts at move out. Do any minor repairs yourself or be prepared to pay a ridiculous amount.
The office staff are extremely unprofessional. They do inspections every 3 months which is fine but will often reschedule last second. If you need to reschedule you will be fined for doing so.
We requested to be present during the move out inspection and had an appointment at 1pm but when we arrived she was already inside doing it herself so arrive early!

Idk why companies slap their name all over a vehicle and then let that employee drive aggressively, tailgate (someone doing the speed limit) and speed. Canyon meadows drive may 31. You are representing the company.

Worst experience ever, i have scheduled viewing for renting a unit listed on their website. No one showed up, no one answers the calls nor responds.

Based on my personal experience, I would advise caution when considering renting from Power Properties. During my tenancy, the company attempted to violate my rights as a tenant by adding charges to my move-out report after both parties had already signed off on it.

Although they claimed that they had the right to do so, a hearing at the RTDRS (which we won) confirmed that tenants cannot be forced to waive their legal rights (regardless what their move out disclaimer says). Furthermore, Power Properties' property managers were frequently unavailable to address our concerns, and when they did respond, they were often cold and dismissive.

If you're thinking of renting from Power Properties, I would advise you to be aware of your rights and to document everything carefully. Based on my experience, I cannot recommend this property management company.

ORIGINAL REVIEW: 2 Major appliances have broken in the first month of moving in, and the furnace has shut down twice.
They are extremely bad at answering the phone/email as I cannot receive a reply to fix my furnace.
It's the middle of winter.

A part of their automated email system had failed, and the manager I spoke with proposed a solution and was motivated to fix it. I had also read and understood the instructions for where to contact them in case of emergency incorrectly; and have made a suggestion for them to adjust the copy in the tenant portal to prevent people (like me) from misunderstanding in the future.

Since figuring out the communication issue they've promptly made steps to fix the problems that the rental has been having.

I put a bid into Power Properties and Amanda is very Prompt at responding to my question in a very friendly manor.

The absolute WORST expierience ive EVER had with a rental company. They have yet to respond to a simple question and have either evaded or ignored our multiple MULTIPLE calls and emails for a month now. Depending on how this situation is settled we want to take them to court.

I would not recommend letting them manage your property. House sat vacant for months and they would constantly demand that rental prices be lowered. It got to the point where it was below market rent and they still couldn't get it rented! This on top of management fee's for doing nothing!

I had a great experience with Power Properties! The entire team has been excellent to work with! I would highly recommend Power Properties for any looking at property management companies in Calgary!

Went through multiple different people managing the property I was in for the past 2 years. Owners ended up selling it. No one had a clue what was going on. Very poor management. Very poor communication. They seem to just pass any complaints down the line and do nothing about it. After moving out they took 100% of the damage deposit and added more charges. Would highly recommend to STAY AWAY from any property this company runs.

Just started with Power Properties and very impressed. They are slightly more expensive than some other options out there but the professionalism, communication, and team at your disposal is worth the price.

Booked a viewing for one of their properties with my girlfriend. They randomly changed our viewing time without any explanation or reasoning. We moved around our schedule to make sure we could still attend the viewing. After driving across the city we arrived to a poorly maintained home and waited 20 minutes after the arranged viewing time for an agent to show up. We attempted to ring the door bell and call the company multiple times without any response. We were not the only couple waiting for the viewing either, there were multiple people waiting with us. A very poor first impression, we will be avoiding this company for any prospective rentals.

I’m currently renting a house from Power Properties. I can feel this is a very professional property management company. I can always get prompt response from them when I have any questions or have repair requests.

Cleaned my unite very well, took a lot of pictures before exiting my rental.
No one from Power Property was there for the final walk through.
They took 100% of my deposit to pay for some strange charges. E.g. $700 for an old garden door, wash walls etc.two painters came the week before to do quotes, I let then in and the painters where impressed how cleaned my place was.
DO NOT use Power Property.
No wonder why some tenants don't pay there last month of rent.
I had any issues for 5 years, never late on a rent payment.
Just unfair

Getting ready to move into our new home. Everyone has been so very pleasant and quick to answer our questions. Getting everything ready for end of month. Hoping our move goes this easy!

We were trying to contact to setup a viewing of a rental property. My girlfriend had called twice and left a voicemail each time and emailed as well. Took 3 days to get back to us and they called at 10pm and no one responded when we answered. We immediately got an email right after the call saying we would need to e-transfer a deposit for an application and we hadn’t even seen the house yet.

I have been renting from Power Properties for just about a year now, and could not be happier with the level of professionalism and kindness I receive from every member of their team that I interact with.

I would just like some customer service! Can anyone return a phone-call? I have been with Power Properties for 3.5 years as an owner. Things were going well and I was planning on continuing our business relationship with another property but lately my calls are not being returned. Beyond frustrating

We have used powerproperties as our property managers for more than 15 years and have always been impressed by their dedication to help us and our tenants with any property concerns.

We've lived in our home for going on 3 years with no issues. Sadly the homeowner is moving back in (which I don't fault him for at all, thus is life.) My issue, is that for the last 3 (going on 4) weeks we have had first intermitent, and now no existant heat in our house. First time we called and they sent someone he replaced the limit switch on the furnace and said it was fixed. (It was not, pilot light went out again continually with the same error code). Had to call them again, they sent out a second company this time who told my wife that the furnace is faulty, that the particular year the furnace was manufactured was defective and he would have to see if it was covered.

Finally get a call again, great news they are coming to replace/ fix the furnace so we have heat. (Fun fact, the house dropped to 11 degrees that night and morning) it's a wonderful feeling when your 4 year olds come and tell you they are cold first thing in the morning. But, the tech came and "fixed" the furnace. How long did this wonder fix work? 3 days. We have no heat again now.

24/7 emergency contact line is flat out no help. The number goes to their office, which shocker. Nobody is there. Left 3 voice-mail's (2 with maintainance and one with their main contact) no call, no reply. Nothing. Hopefully they are at home and warm. We aren't.

At this point if we don't have heat tomorrow, I have to see what our options are legally because this is flat out unacceptable. The last 2 years of dealing with this pandemic, and layoffs, and stress and we though we were out of it. So much for that.

Power Properties has a very knowledgeable owner and senior management. If they were the ones managing the property I totally would use them. However in reality once you finish the sales part of signing up you will notice the weak communication quickly. They seem to have a lot of inexperience staff that will not respond quickly or at all to inquiries and are not always fully aware of landlord tenant law. They will often be out of town, with another client, vacation you name it and take over a week to call you back or not call you at all. When they rent it out they will not go over the credit history or background of your prospective tenant and will go ahead and rent it out with you in the dark. When my house was moved out I changed management company and another $300 in cleaning had to be done as wall stickers, dirty appliances remained despite using damage deposit from my prior tenant. I find the standard for a move in (where I pay) vs the standard of a move out (tenant pays) for cleaning were very different resulting in me being out money to clean a property for dirt and grime after a move out - out of my pocket. I left with an experience that my business wasn’t valued and that the staff experience level was low (vikram). Again the Owner and managers are great but the front line staff you generally deal with have weak communication and property management skills and feel like they are new to the business. I feel Power runs like a large corp and prefer a small company with experience staff with clear and consistent communication. I moved to RLG and have never regretted it. Or if you want this level of service there are companies that charge 8-10 percent a month rather than powers 12
For 5 star service. Also the fees they charge are on the high side across the board. You may be tempted to sign up as they care for your property as if it was their own but that wasn’t My experience. Shop around there are better value and quality options out there. Hopefully power can focus on staff straining, customer experience stronger hiring practices as the people at the top are very strong. Is more than just cashing cheques and sending inquiries to Voice mail which seemed to be what my property manager (Vikram) was all about.

This is my first experience using a property management company to tent out my town house and Power Properties has made it very smooth and easy for me. I’d recommend them to anyone looking to rent out their space!

I've had the pleasure of working with the Power Properties team for over a couple years now, and I have to say that I am constantly impressed with their staff and team oriented relationship based values that we share. Debbie in particular has always been an amazing partner, always sharing concerns and working together to fine tune our own services and ensure client satisfaction.

Called them for almost 20 times in past 2 weeks but no reply or answer calls nothing after VM. I tried their all 0040-0044-0048 numbers but nothing. I do not recommend this company.its better to call Kijiji owners they reply faster then this company.

Power Properties has been managing our house in NW Calgary for more than a decade with care and professionalism. Huge load off of our shoulders knowing its all taken care of by PP.last but not least, PP's tax specialist (Ms.pheli) has also done a marvelous job taking care of our none-residence taxation every year. I have leased a house through Power Properties for the past four years and have found them to be a wonderful management company. Any problems I had with the house were immediately taken care off. Jamie, you have a wonderful team and I have recommended ;you to many friends.

I've just rented my first place with Power Properties and I am impressed with how professional they have been and how they took the time to answer all my questions and made me feel comfortable every step of the way. They have followed Covid protocols too, allowing me to feel safe. They always followed up with my inquires and have made the process simple and stress free.

I can say that I like it the way that Power Properties team worked because they were very efficient and very professional.

This company has multiple listings for rent in the city and they do not answer their phones and or call back once you have left a voicemail. I've called 32 times in the past two weeks to view a listing and I haven't been able to get ahold of anyone. Extremely frustrating. I've never dealt with this sort of service in my life with property management companies. I do not recommend to anyone that is looking to rent from them.

I’ve been trying to inquire about a home all day. Left messages, sent emails on rent faster, and no response. How do you conduct business without replying to customer inquiries? This is so unprofessional.

Very disappointed with their incompetence. We sent multiple e-mails to them to get straight answers to our questions. They also do not talk over phone for some reason which is very strange. We had to send 4 emails to get answer to our questions and they did not show up for the meetings they set up.

I have been fortunate to have worked with PP now for over 20 years. They have helped us purchase excellent property for rentals and managed them professionally during ups and downs in the economy. Their rates are reasonable and the service is incomparable. They have not lost the personal touch in their business with the owner working actively in the company every day, in fact I cannot ever recall when Jamie Palmer (President) didn’t return my call personally. He is a gentleman in every sense of the word and his professionalism, thoughtfulness and efficiency make him and Power Properties leaders in the field of Property Management and Real Estate Brokerage.

I moved to Canada in the middle of a pandemic, precisely in March, 2020, getting accomodation for myself and 4kids was not an easy task, no landlord trusted new tenants especially the ones new to Canada, Power Properties were the only one who believed in me and gave me a chance, they gave me a good accomodation at a reasonable price, i don't have any regrets and i will keep recommending them to all i know.

Power Properties was extremely easy to deal with. Their group is extremely efficient, we had an experience where our process needed to be sped up a little bit and Power Properties was able to work with us to get everything completed in a timely manner.

I had a previous negative experience with condo management and decided to shop for a new company.
I reached out to various outfits but Power Properties was the only one to reach out via phone call. Yes, you read it right, a human called me and left me a voicemail instead of responding via email and just flooding me with information.
They have been helpful every step of the way and provide updates as I need them.
They are always on top of things. It's been a pleasure working with them so far.

During Covid pandemic it was easy to communicate with power properties. Online chatting system works well and online ticket.

Power Properties were excellent at showing me my new rental home, getting me the keys and helping me set up my Vivant security system. They have been extraordinarily communicative and professional with any needs that I had. When I first received the keys and walked into my new home, there was a beautiful welcome package as well as a package with start-up cleaning supplies. What a lovely gesture.

In the nine months that I have lived here, I have had several questions, general questions about the unit, some minor issues that required communication with the maintenance personnel, and issues pertaining to electrical concerns. Jason and Rio have both been extremely responsive and helpful at quickly determining the problem and helping me solve it. The administrative staff are also very timely at responding to any concerns, which are few, that I have had, and answering questions.

If you're trying to rent a home or looking for a company to rent and manage your property for you, do not hesitate to contact Power Properties. Their customer service, quick response time and professionalism set the bar for other property management companies.

Very happy with the services I received from Power Properties. Been with them for over 3 years now. They managed two of my properties with professionalism and a well-organized process. Being overseas, all our communications has been via email. They are responsive and always address my concerns and questions. I really like their online system, where all the documents and monthly statements are posted, make it very easy to keep track on everything that happened on my properties. I would recommend Power Properties to anyone who's looking for an agent to manage their properties, especially those like me that are living oversea.

We hired Power Properties this summer to manage our property. My wife and I had to relocate for a year and then we were hoping to move far away and use Power Properties for the next several years while we’re in another province.

Unfortunately so far our experience has been poor.

So far we’ve seen extra charges added to our property that weren’t necessary and their mistakes.

According to our list of charges power properties was sending staff to inspect our property, even though we were still living in our property at the time (about 300$).

An extra 100$ was added to our tenant/leasing fee. I have in writing that only a specific amount would be charged for finding a tenant. They added an extra 100$ to that amount.

We agreed with the company to hire someone to clean our townhouse and carpet before the new tenant moved in. We expected these charges.

2 weeks after the tenant moved in, The tenant requested a carpet cleaning and we informed about another 200$ charge for this service. Even though the carpets should’ve been cleaned professionally less than a month ago (and we were charged for the first cleaning).

I’ve sent multiple emails and left multiple voicemails for the last 2 weeks asking our property manager to get back to us. Our property manager hasn’t replied or returned our call.

For the first month with Power properties, They kept about 95% of the rent because of various charges.

Again our experience with Power Properties has been poor.

I inquired with this company about a rental 2 days ago. Someone called me same day, took down some info and told me that another person will reach out to me same day to book a viewing. It was 24 hours later and someone called again asking for the same info. I said I already gave this info to the person yesterday. So they asked if I would like to see the property virtually. I told them that I see enough from the photos and would like to come in person. She set up an appointment in 45 mins. I drove like a maniac from the other end of the city to make it for the 4: 15-4: 30 showing. I was 10 mins early. The email clearly stated the name of the person who was going to show me around (Nnamdi) and that I can text one of the 2 numbers provided if I need to reschedule. I texted Nnamdi just in case and got no response to either number. I waited in front of the building for 40 minutes and no one showed. I called their main office and she said that I misunderstood the email written in plain English so that someone will call me to confirm first. Hello!? The appointment was set 45 mins prior. She told me that she will relay this information to someone else but has no way of contacting the local office. Tried to call again and it doesn’t matter which option you choose, it starts the same auto message again. I sent Sandy and email yesterday telling her my disappointment. Just got a generic response saying to fill out the survey so she can relay this information. What a scam! One of the call options was for residents in case of an emergency (ie, plumbing or electrical issues) so I feel really bad for the people living in those buildings who can’t ever reach anyone. I have since found a different place that is also cheaper! So I guess no hard feelings there but wow such bad customer service. Oh also I paid for parking to wait for nothing.

We recently moved out of our rental that was managed by power properties, upon move out they sent me an email stating that all move-in walk through and move out walk through was to be completed without the tenant present due to Covid-19. At first I made an argument about it, during the emails of me arguing this fact that they could not compete an inspection with out me present I decided to call the Residential Tenancy Act and found out my rights, so I stopped arguing and let them do exactly what they wanted. What I found out was that what they were doing was and is in violation of the Residential Tenancies Act. Therefore, upon receiving my security deposit statement, yes they tried to nickle and dime my damage deposit which was nothing but a money grab. They tried to charge me 52.50 for a handling fee for having to call the utility companies and see when I disabled the utilities, excuse me that is your job! I urge any tenant that had any walk through completed without them being present in the home to email or call power properties and get your money back! If they will not give it back to you, you can and should appeal to the Residential Tenancy Dispute Resolution Service (RTDRS). Power properties cannot legally deduct anything (even for damages, cleaning, etc.) from a security deposit if they did not make an inspection appointment available to the tenants on 2 separate occasions. Nevermind the lack of signatures and statements that are missing from the reports due to them using Covid-19 as their excuse. They are exploiting the fact we are going through a pandemic and should be ashamed. This is gross incompetence on power properties part and leaves tenants without any recourse of action or to dispute any deductions made from their security deposit unless the tenant knows their rights, thankfully I know my rights and did not fall for these shady practices, I received my full security deposit back, when I called them out on their violations of the Residential Tenancies Act they were mad, and asked why I did not advise them. Seriously? They know they are in violation or pardon me they should have known. In response to the owners response. I have email proof that the 52.50 fee is for the utilities as stated in an email to me from a power properties employee. Second what makes you think that you are at more risk by doing your job than grocery store workers, essential workers, and people like me that work in the construction industry that had to work through the entire pandemic. There were and are safe way of working through a pandemic especially when you are violating an act set forth by the government of Alberta, this was a conscious decision by yourself and your company. You also made the decision to continue on with this unethical business practice once protections for tenants were lifted by the government of Alberta in regards to tenant eviction notices, late payment of rent, and late payment fees, etc. So I find it kind of hard that you were just "trying to do the right thing"

So far i had a very nice experience with power properties. They are very punctual, responsive and everything is planned on their end. I liked how they scheduled everything in advance. I rented an apartment and so far i am super happy with their services.

Power Properties has allowed us to have a stress free rental property with suitable tenants. We've recommended to others who've needed property management services.

Power Properties made my move into a new home easy and stress-free during a very stressful time in the world. Great communication and very professional.
