The front desk person who schedules the showing is very rude and the attitude is like she doesn’t want to do her job. Will never deal with this company ever again. I recommend people save their time and avoid this company.

If I could give 0 stars I would - NEVER RENT FROM THESE UNETHICAL, UNPROFESSIONAL, BULLYING CROOKS! All the previous reviews are 100% true. I do not understand how they are still in business and continue to get away with stuff. I made the mistake of not reading this before signing my lease and I am paying for it now - literally. They lie, don't do what they say they are going to do, do not respond to emails, don't do any repairs when asked multiple times and then they keep your damage deposit for no reason. I was told the owner was moving back in and therefore I had to move out. Another lie. The owner knew nothing about it and did in fact NOT move back in. In this rental market today, that severely hurt me financially. They just do not like outspoken white women who stand up for themselves and refuse to be taken advantage of. If you argue anything, you will find yourself on the street. If you are not of Indian descent, good luck - they will screw you around from day one and have zero guilt. This is a very racist business. In this country, single, white women are allowed to stand up for themselves and speak their mind even if it is not acceptable in your culture. Just because I don't have a man to "fight my battles" for me doesn't mean you can be unethical, rude, obnoxious and outright jerks to me. They are all just bullies and will find anyway to screw you. Can't help but notice all the positive comments are from people who have an Indian name and the negative ones are from Caucasian descent.just saying. It has been a year of absolute hell for me and as a senior, I did not deserve this treatment. I paid my rent two days in advance every month, am quiet, no pets, no parties (although a senior party would be over at 9pm LOL) no smoking, no drugs and extremely clean. Had to repair things on my own and at my own cost and never asked for money in return. In the end, they took me to court anyway. I won but still had to pay the $75 filing fee which he said he would not charge me anyway - another lie. RUN from this company!
Just another disappointed, dissatisfied tenant who was evicted for no reason.
Also fully expecting the same refute as they give everyone else. Maybe start reading ALL these reviews and do something to improve rather than just writing a rude response. These reviews are intended to help make your business better so I suggest learning from them and changing your business practices

Just saw a review and right below it was a lengthy response from AM PM Properties themselves, blasting their client for their review, citing private matters on a public forum. Seems professional. One star, wish it could be less.

The service from AMPM properties are really very bad. Before contacting them I saw the reviews but I didn't believe on reviews and contacted them. They are very unprofessional and don't have sence how deal with the customers. There nosese are very high. They should Learn how to respect others.

Only brokerage protecting interests of both tenants and property owners fairly and in most efficient way. Very professional and dedicated staff.

Hope everyone read the reviews before contacting this company. I've never been that deeply direspected my whole life. The owner is very rude, very poor communication. Reading the reviews out here, and now wondering how he still got clients. This guy is talking to his own tenant like they are animals, and yelling at us. We only moved in 2 months ago, and we already regretting. Only if we read the reviews before signing a contract with this company. No one else should have to go through this. Hoping someone up there could do something about this company, since these reviews are recurring situations. At least owner should be getting something out of them, but it's still happening to other people then there is no point. We learnt our mistake.

Great experience with AM PM Properties! Priya has always been very responsive to my queries e.g I called for someone to come and look at some issues at the house. Matters resolved within 1/2 days. Contract renewal was all done swiftly and with no issues.

So far I am happy with the service and hope to continue to use their services flr years to come. Thanks Priya and team!

Worst company to rent from … 0 communication and they take whatever amount they feel at any time from your account … they never fix anything either! Do not rent from this company

I really want to call and have this conversation with you on the phone, but are you capable of that? I don’t think so.
Are you aware of the details yourself?
No one called you at 10pm, stop lying and that definitely wasn’t your response. You’re such a rude person and we stand by that. You still don’t want to own up to that. We called to ask if we can get a puppy because it does mention in the lease. Review your lease carefully please! If we are not “allowed” to keep a pet, why did you say we can have a pet under 20 lbs?
You are not obligated to answer someone’s call. You chose to pick up the call and be rude to us and call our requests stupid?
Learn how to talk to people.
Let me remind you too:
1. Was Mr Anand going to actually leave us in the cold? Is that what you do to your tenants? And your Mr. Anand was late. He told us I am coming at 7pm but he was on our door at 9pm. Isn’t this the time you’re supposed to be with your family? You were working right? Funny. Don’t mix up your responsibility with doing favours. You’re running a business.
2. Seriously?
3. Your Mr. Anand also took rent from us one month in advance. We were not even living in the property. We paid the full amount. He was fully aware of it. As far as damage deposit goes, yes we paid in instalments because that was the deal. We didn’t ask for a favour. You wrote that down in the lease. There were no agreements that were broken.
Stop justifying your rudeness and incompetence in this petty way. You have 70+ negative reviews. Are they all from me? Learn something from it.

Great Experience with Anandji and the team. Very responsive, We had a plumbing issue and that was taken care of in a day, just called once and they got the job done Very friendly staff. As a tenant, I have absolutely no complaints.

Unprofessional. Rude. Fraudulent. Scam. Poor Communication. I have never had such a terrible experience while being a tenant at another persons home. Please DO NOT enter any rental agreements or as a property owner, any business agreements with this company. We will be pursuing a tenancy claim against this company for withholding out damage deposit from us and deducting amounts that we’re not discussed or agreed to prior. The home we lived in was brand new and was in immaculate condition when we left. There was absolutely no damage to the property and the property was left completely and utterly clean. We were perfect tenants who paid our rent on time every month for the 15 months of our stay, we took care of the home and yard as if it was our own. This company should not be in business, by far the most disappointing experience.

One of the most responsive company in rental market. Responds to marketplace, calls and even text enquiries promptly which is the key to make a connection with the company when you are most anxious about the search.

Homeowners and renters beware! Do not be deceived by the recent fake positive reviews that all came within 24 hours of each other. Work with them at your own risk. Expect to be met with rude, unprofessional, unpunctual, and unresponsive services along with a ton of miscommunications. Issues were never met dealt with in a timely manner and kiss your damage deposit goodbye. They will find any reason to deduct whatever they can from it. WOULD NOT RECOMMEND!

I am currently a tenant with AMPM properties and I am having a great experience renting with them. I was moving to Calgary to start a new job and was unsure where to rent. I gave Mr. Anand a call at AMPM properties and he quickly found me a perfect place to call home as I started my career. Whenever there is any maintenance issue, they act quickly to get it fixed. If you are newly moving to the city or trying to find a new home, I highly recommend giving the team of AMPM properties a call as I am sure they will help you find your next home.

AM PM is a greatly managed Property Management Company. They have an excellent team that is thorough and quite knowledgeable in there streams. Anand Mishra the owner is always so very helpful and polite. Bikramjeet the legal expert is extremely knowledgeable in dealing with RTDRS if the situation arises. I highly recommend AM PM Property Management if you want your property to be managed professionally and there paperwork is very meticulous and up to date with move in and move out inspections which is very crucial when renting.

I have renting House from AM PM and very happy for the services that they gives us always guys working their all fantastic and helpful.

They are nice enough as people but not punctual or very thorough. I scheduled a viewing of a location and the manager came about 30 minutes late and seemed annoyed the whole time I was speaking with him; it didn't feel like he took me serious at all.

I had already provided them with my email, but he then asked me to provide him my email again so he could send me the rental application "soon". I had to contact them 30 minutes before their office closed as they never sent the application. The application was then wordlessly sent to me about 30 seconds after I sent them a follow up message confirming its whereabouts.

He had told me in the tour that he would contact me the following day letting me know their decision and saying I would be able to put down a deposit then. 2 days later I still had not heard back from them so I sent them another follow-up message to quickly learn they had gone with another applicant; this is fine but they clearly had no intention of actually contacting me to tie up loose ends and let me know that they were going in another direction.

The whole experience felt terribly unprofessional as they immediately failed to follow their own word.

I have used the services of AM PM several times for tenant placement and have had a great experience. Would recommend them to anyone looking for property management or tenant placement.

Had great peace of mind while renting my house with this property management company. They were very responsive to any questions I had. They took over my landlords place I have been paying them my rent to find out the properties are being foreclosed on bh the bank the mortgage hasn't been payed in some time there are now for sale sings up by the bank and I have to relocate awful company they take the rent and do what with it we are I the process of legal actions and the bank is helping

Anand at Ampm is a very skilled and qualified property manager. He was able to rent out my 3 properties very quickly and find great tenants. It has been 6 months since he rented out my properties and I have had zero concerns. He makes sure that the tenants pay on time and that the maintenance of the properties is well tended to. Had the displeasure of dealing with Adnan for renting out my property. Not only was he late for our appointment, he was apprehensive about wearing a mask and seemed as if he had no interest (or knowledge) about real estate. His suggested tenant-clientele ranges from low income families to over compensated “druggies” and wasn’t able to offer us much, so we decided to proceed on our own. I would highly suggest you do the same and not listen to a word this man says. Goodluck in the business Adnan!

AMPM is a very helpful company to homeowners and also tenants. They work hard to make sure both parties are happy. Me and my wife Jennifer are very pleased with our house because it is managed by Anand and his team. AMPM went above and beyond our expectations. Anand was UNBELIEVABLY amazing and did absolutely everything to find me the perfect property to fit all of my needs. Anand was friendly, professional and very understanding and went above and beyond with his services.

Komal, the young lady that booked our showing and always addresses our maintenance requests is always very friendly with me and my wife.

Priya, whom I did our walk through and key exchange with was an absolute delight. The walk through was filled with laughter and conversation as well as the important talks of business.

I have dealt with property management companies before and was treated just as a rent check every month. But AMPM, treats you the best!

We worked with Priya Mishra to sell our home in Citadel NW. She and her team did a great job showcasing our house online with fantastic pictures, video and a virtual tour. It was a challenging time with the pandemic and Priya made a difficult situation easy. Priya was always available and super responsive. She and her team worked hard and sold our house far quicker and for a better price than some of the larger companies could have.

Move in, did a walk through and disappointed with lack of cleanliness. I noted the baseboards were dirty, and Anand said “Well, just don’t clean them on the way out. But if it bothers you, I bet you will. ” We agreed to do some work to improve the place, the home owner would pay for materials only. Many of these things happened, but ultimately the owner wanted to stop paying, and told us to move out. This was DURING LOCKDOWN due to COVID19. Fortunately Priya advocated for us after we had a good phonecall with her. We moved out after a full year because the owner was too cheap. Wow, we made that place so much better, including picking a big box full of broken glass out of the soil and grass in the yard! We paid for a load to the dump, with yard junk and garbage left in the basement. On walkthrough at move out, no issues were noted. Two days after our damage deposit was due to us, Priya says we should have steam cleaned the carpet. She said she made the mistake of not checking because she “thought we were good people. ” After a heated argument, she did the right thing and returned our full DD. The general spirit from AM/PM is being stingy. We are mature people who never miss rent, and always seek to make a place nicer when we leave it than it was when we arrived. Tenants and owners, if you value harmonious relations, do not work with AM/PM. Beware rental house 3805 44St SW in Calgary.

I have been a client of AMPM and Anand for a number of years now and have nothing but positive experience. When one owns a property there are definitely issues that come up with tenants and the property itself. Anand and the team at AMPM Properties have always been top notch! They are always there to help and answer my questions as well as get to the issue at hand and come to a resolution.

Very very very good service! I am so fortunate to have a company like AMPM to be my landlords. They always get the jobs done and make sure my family is well kept. During the hailstorms in June, they were quick to report all damages and get them all fixed and make the house safe to live in.

Aug 31,2020. I have been using Services of AMPM Properties from past 1 year now. I am very pleased so far. There were some issues but solved in a very professional way. This is first time for me to rent out my house, as could not sell because the property values were so down! Recently I have made my basement legal and because I now live in Edmonton; Every thing was taken care off by Anand. Thank you.

To negative feedbacks- He is just following rules and doing things as per contract! It’s not his fault that you guys can not understand the lease and what are your responsibilities!

Recently moved out of an AMPM property. Anand the property manager has very little to no respect. Ignored me after asking for a move out walk through inspection. I finally got a response back from him and he tells me we can set up a walk through for this week. Little did we know this guy had already moved another tenant into the property and tried to blame previous damage on us that he had even written down on our move in inspection. Said we left a bunch of damage and has a bunch of pictures but won't send them or find them in his phone. Very disrespectful to my family. When we were living in the house I would contact him for repairs and we would get ignored. Asked him to fix the hole in our screen as soon as we did the move in inspection. Took him a month to come and get the screen and its still not even fixed or replaced, that was a year ago. Telling us were liable for rent after I gave him a 30 day written notice for the month after we moved out. This guy should not be allowed to have a license for property management. All he wants is your money. Stay away from this company. I now will be fighting our rights with the landlord and tenancy act due to the company.

Awesome customer service provided by AM PM Properties. I am a property owner and trust my properties are in good hands with AMPM. They are very responsive and very friendly.

I was looking to rent a place and AM PM helped me with a very good house at reasonable rent. They are very fair in their deal, and everything is transparent. Mr. Anand showed me atleast 4 to 5 houses, he was very patient with my demands. He understood what I was looking for and helped me find the place to rent. I like their service.
