Here is our honest review:
There have been a lot of issues with building with Shane Homes and I do think it’s a couple of the vendors they affiliate with that makes the experience less than appealing. The garages which were built months after possession to the after issues of said garages. The grading that was done too late in the season after waiting months.
However, there are a few people at Shane Homes that made/ makes the experience exceptional.
Mike- buying process was fantastic
Jess- Hands down the best PM in the area. She single handedly completed all houses and was always on top of any issues.
Nate- the warranty tech who is super knowledgeable and always willing to help in all aspects. In fact, he fixed three garages today that the vendor could not do a few weeks ago. He goes above and beyond. We would be lost without him. Shane Homes is lucky to have him.
Daniel - service warranty- if I could clone this guy and put him in everything department I would- super communicative and response time is second to none. What a gem to work with!

We had the best experience with Shane homes. Sabrina Richardson assisted us every step of the way. She is amazing!

I purchased a Shane Home in 2014, and have been happy with it until recently.

We noticed dirty water stains on our ceiling below the upstairs bath and had a plumber in to check out the issue. The leaking was caused by an improperly installed toilet flange (installed below tile elevation), and has been slowly leaking since the purchase of this home. Unfortunately, removing toilets to inspect flanges isn't part of the walk through, so in addition to fixing the flange, we now have to deal with rotting subfloor, uneven tiling that will need to be removed and retiled, and replacing the downstairs ceiling.

Additionally, there was the same leak happening on the main floor toilet towards the basement.

As a well known name in Calgary, I trusted Shane Homes with quality but am sorely disappointed by the lack of quality control and workmanship. Buyers beware.

I am currently in the process of having my home built by this home builder and I couldn't be happier with the experience so far. They have been professional, friendly, and offered a truly custom experience. The design is great and they have really listened to my needs and preferences. Michael and Veliny, the area managers, have been especially helpful and have gone above and beyond to ensure that every detail is perfect. Their team is always available to answer any questions I have and they have made the entire process stress-free. I am confident that the final product will exceed my expectations. The level of customer service and attention to detail that Shane Homes provides is truly exceptional. I highly recommend them to anyone looking for a top-notch home building experience. 5 stars!

They are very professional. They listen to concerns and take necessary steps to address them. They are very easy to reach and discuss with.

Troy (the area manager in legacy South East Calgary), is very calm and absolutely professional in his approach. He takes his time to explain things and his presence is always reassuring. When he tells you he is working on something you can certainly go and rest- he will sort it out.

John (also in Legacy South East Calgary) is a very friendly person. He always makes sure that I get the needed information by always getting back to me and replying my emails on time. He is also highly professional in his approach.

Rosemary has been such a pleasure to deal with, we built with Shane homes over a year ago and they still come in when we have issues. Their customer service is amazing, fast and reliable. If I email Rosemary there is usually someone here the next day, she is excellent with coordination and ensuring that our needs are met and that a time that works for us is usually scheduled. She is fantastic at follow ups as well, Shane homes in general was a great buying experience but having them take such good care of us after definitely makes us repeat buyers and would recommend them to our family and friends! When I first came to look at the Mark 101, I had the pleasure of meeting Brooke Hawco, the Area Manager. She was great from the start. More than happy to answer any and all questions. Was very helpful with putting the design together for the upgrades and was honest about what was a good worth while upgrade and what was not. Explained the construction of the building and the various upgrades for privacy, security and peaceful occupancy. I took possession of my unit this month and I could not be happier. Shane Homes was very thoughtful in the process of setting up the move in dates and time as well as the walk through to educate new owners regarding the features of each unit and how the building operates, this was provided by the delightful Tara. Upon move in I was greeted with some well thought out gifts, as we all know moving can be stressful and looking for the TP in the move can be challenging. Not only did Shane Homes thoughtfully provide TP and Paper Towel, they provided the wonderful Rocky Mountain Hand Soap, which smells amazing and supports local. Brooke is still following up and ensuring that my suite is perfect and that I am settling in. Desmond has been a big help in completing a few touch ups that have been required. I strongly recommend Shane Homes and there wonderful staff if you are looking for a long time, honest and thoughtful builder in Calgary.

We got our 3rd purchase with Shane homes in Cobblestone Creek, Airdrie this time and only because of quality as compared to other builders. We used Shane's build & price tool to get our deal with tons of upgrades and customizations. Area manager is very responsive and works towards getting our requirements accepted into the new build quickly. Lot of standards does not even require upgrades as their standard selections are great by itself.
Since its brand new community, you have great chance of choosing your exteriors of your selections and getting approved by developer.

We had the chance to work closely with Brooke, from the beginning, choosing all the right fixtures, paint etc - right to possession date - she was fantastic, responsive, always pleasant and she made the process truly enjoyable. I am still in process of getting my house built with Shane homes but I just wanted to give a shout out to Erin and Cheryl at the Belmont centre who made this whole process a positive experience. Prompt responsive and very cooperative. Highly recommended.

A 3rd time homebuyer with Shane homes. It was a great experience everytime. Like when we sold our last house from Shane homes there was an issue with the home inspection, reported it to Shane and despite 4 years have past they came and fixed the issue right away.

Awesome experience with our Shane Homes build. When building a house, one thing is for sure.everything will not go 100% smoothly. There are lots of people, suppliers and trades involved. You need to position yourself with a team that will rectify them and make sure the end result if what you want, deserve and expect.and that is where Shane Homes really took care of us. Very disappointing when trying to look at the show homes and aren't able to just walk in and see what they have for lots, plans and pricing. We had tried visiting multiple times. Had to book and they are always booked. I lucked out and was able to visit and review other show homes from other builder in area.

I am writing to you today as we were very unhappy with one of your sales team member. Regardless of how many homes you have sold this past month regardless from skill or just basic luck due to the demand on the market, I am disappointed in the lack of standard in professionalism and manners from a Shane Homes sales member. We had to confirm over the phone with Dave if any lots were available and 2 were on hold and basically sold. As per the last lot, we were told to come in whenever as that hold can be removed since holds do not mean much in this market. We asked if Saturday was a good time to come in and move forward with the sales and was told yes. We showed up and first time meeting Dave in person, he lacked any interest in providing any help to us. We had to initiate the greeting and introduce ourselves where we only received a nod and reply of yes I know. Then he informed us we can't do anything today because of a hold placed on the lot and have to come back again. We then went and viewed the homes again and came back to the sales center where we found Dave on the phone to which sounds like a personal call. We waited for a minute or two for him to finish his call only to hear him say "well, I got to go now. Some people just finished looking at the showhomes and I have to go help them now. " In a very condescending tone. My brother had asked Dave to send us details on the lots available and Dave brushed him off and said it's all online. We even informed him we have looked and couldn't locate it but instead of trying to help us he once again told us it is online. Is it too difficult to scan or take a picture of the lot map for us? I have personally bought a home from Shane homes seven years ago and was extremely happy with how professional Debbie was. Which is why I have referred my brother to shop with Shane Home again because of how great an experience I had with Shane Homes. Only to deal with one of the worst home buying experience just simply due to the lack of professionalism and manners from your sales team. I am wondering if we were treated with the lack of customer service due to being judged as younger individuals in there mid 20's or is this just how all Shane Homes customers are being greeted? I have sent a general email to Shane regarding this issue but not to my surprise we have not received any reply. We will not be doing business with Shane Homes again as there are more professional builders out there who care about the satisfaction of customers and not bragging about how many homes they sold in this hot market. I can't say all staff members at Shane Homes are as unprofessional but it only takes one memeber of your staff to ruin it

We just signed up a house in Ambelton. Rut, the Manager was very professional and she understood our needs very well. She suggested the things we should be doing and more importantly we shouldn't be doing for our new home depending on trends. Best thing about Shane home that we like is their ability to customize and cater to our needs.

I recently purchased my first property with Shane Homes. I was fortunate enough to work with Brooke Hawco, who helped me through the entire process. She was professional, helpful and very much on my side. I wanted a non-standard option for my new property, and the builders said they couldn't do it multiple times. Brooke worked extremely diligently and made my request a reality. The builders may not be super pleased, but I sure am! If you are dealing with Shane Homes, I could not recommend Brooke enough. She went above and beyond for me.

Brooke & Tim were lovely people to deal with. As first time home buyers we were shopping around the area and felt very comfortable and well taken care of here at Shane Homes. Very patient and helpful people, friendly and funny as well. Would recommend to friends and family.

EXTREMELY DISAPPOINTED!

My fiancé and I recently moved into our new duplex home in Pine Creek. The area manager we worked with was Erin Jorgensen, she was definitely one of the highlights of this entire experience of constructing a new home. Erin was knowledgeable, welcoming and very responsive. This is our first home so we appreciated her taking the time to answer our many many questions. As for the house itself, time will tell on the quality of the build but so far so good! We are pleased with the initial quality and appearance of the house and the resources made available through Shane Homes to have any additional questions answered. Would highly recommend Shane Homes and Erin for anyone looking to purchase a new home!

Erin Jorgensen was super amazing. She made the buying experience very easy for us as we were first time home buyers. She is thorough and professional and great to work with.
She ensured that every tiny details of customization was implemented and you can tell she genuinely cares about her clients. I would definitely be recommending ERIN and SHANE Homes to anyone interested in buying a home.

I bought a duplex down in Pine Creek. Signed last September and thanks to the mild winter, finished early in March. It was a pleasure working with Erin Jorgensen and Brooke Hawco in designing a place of my own. The team was quick with communication and able to correct/respond to any concerns I've had throughout the process. There were some hiccups, but it was to be expected with as big as a project as building a house.

The build quality was decent.
Good:
- When it is 30-34 degrees out, the house maintains ~24 degrees with no air conditioner. It is cool when I step inside the house. Perhaps it is due to the front porch providing a shade to the main level. Not sure how cold it will be in the summer, but that's what the furnace is for:)
- Most of the exterior jobs are finished now in June as promised, including top soil and concrete steps.
- Sound block with partywall is decent. Sometimes you can still hear hard footsteps or loud voices but overall satisfactory.
- The little pond/reservoir in the front of the house is very nice, not fancy but a nice place for me to rollerblade around!

Bad - not necessarily all builder-related:
- To nit pick, the corners of walls were not painted well, siding of wall already blew off from wind, and the windows open upwards, meaning that the screens are installed on the bottom at your eye level when viewing out the window while seated. An attempt was made at fixing the siding without me complaining, but the job was half done with one side of the siding already coming off.
- The area is somewhat quiet (construction all around but to be expected with new neighborhood) with decent neighbors, but the most troubling? Part is the train tracks. It always passes by at 10pm/4am and makes a loud horn noise, waking me up every night. I'm guessing it is due to an uncontrolled (just a stop sign, no gate) street nearby where the train tracks pass, making it obligatory for them to make the loud noise.
- I hear that you'll smell horse poop in the spring/summer from spruce meadows, but nothin' yet!

I'm due for a 3-month home inspection soon so hope the siding issue can be fixed for good.

Overall, I'm happy where I am and with Shane Homes thus far.

Erin was our go-2-person at Shane homes. She was really hands on when it comes to our questions/ worries. I would say she is efficient and very responsive. If you need a lot/house at Belmont and environs, Please make sure to ask for Erin.
