Hello, I have used Simco for 15 plus years to manage a rental condo. A very well run and managed company. The service was always professional and polite. Any issues I had were handled promptly. I would recommend Jeff and his staff at Simco to anyone looking for a great management company.

Just a heads up to future tenants! If you plan on having a guest over for the weekend, have them park on a off site location or they will be towed! A friend from out of town was here for the weekend (2 Days) and Monday morning they were greeted with a note saying they have been parked there for 7 days and will be towed (which is odd considering 7 days prior they were in a completely different province) however after looking at a few other reviews I’ve noticed this is not the first time this has happened. Just trying to warn others before they get stuck with a nasty tow bill! Needless to say this is one of the many issues I’ve had with these people and I’m truly excited for my lease to be up!

Simco always is a joke. They never admit their responsibility.

They arranged the move out service to previous owner but they didn’t charge any fee or deposit at that moment. Eventually they issued the notice of violation to new owner to request payment for their service with unprofessional management.

Are you going to pay the bill for the previous customers at the same table at the restaurant? Well, maybe there are some good guys at Simco to do that. But I will not that guy. What a joke…. LMAO.

SIMCO Management recently started managing the building that I live in & Shaun J Coles who's a 'Senior Condominium Manager Associate, ' is our main contact. I've left him multiple voicemails & have yet to receive a call back. Very unimpressed with the lack of professionalism both Shaun & SIMCO have demonstrated since taking over the management of the building I live in. Would 100% look elsewhere if you're considering their services.

***Update: Only took 3 months for our condo board to get fed up with & fire SIMCO due to their abysmal service. I can't reiterate enough that I would strongly discourage anyone from working with SIMCO.

Since my previous review below, I noticed improvements in response time. Hope they keep improving. As such, I updates my review and increased my rating to 2x.

If you need condo disclosure document, they charge more than $100 for just a disclosure letter and takes 4 days to issue it unless you pay extra money for 3 days rush. For estopel with certificate.of insurance, they charge $330 plus 5% gst tax for 3 days to issue it. What I cannot comprehend is why these documents are so expensive. These are readily available PDF documents that they charge exorbitant prices for. I believe it is price gouging and should be reduced.

Shawnee refuses to return phone calls, and is not only rude but lies! Reception needs a severe attitude adjustment aswell. Remember you work for us!

If I could give them a zero I would.

Like many of the other reviews on here much of the same problems.

Passing off blame to the board including bylaws not being followed. Which is something that legally has to be done and not just randomly decided by a group of volunteers on a board.

The response time and snarky emails are pretty terrible and they conveniently and it seems intentionally forgot about my units repairs.

This management company needs to be investigated for all of their actions as so many other’s have the same issues.

All of my neighbour's too have filed several complaints with zero communication.

I have owned my condo for 16 years and have been on the board on and off over the years. When we first bought the condo there was a different management company in place which the board was unhappy with. After some searching the board selected Simco as our Management Company. Simco made the transition from our previous company to them as seamless as possible; in my opinion going above and beyond to gather and sort through documentation and to work closely with the board to get all the day to day affairs of the condo in order as quickly as possible.

At the time of our transition to Simco we were dealing with cracks and leaking into the underground parkade. Despite the 'best' advice from our previous management company the problem persisted. Simco suggested a more through investigation of the issue by an engineer. Ultimately the issue was much larger that initially realized. Simco provided outstanding support trough a large special assessment, a multi-million dollar repair and a lawsuit.

Simco has also provided excellent day to day support of the condo. I feel confident Simco understands the legal obligations a condo must comply with, and provides excellent advice and resources to the board so they can comply with their legal obligations and maintain the fine balance of maintaining the condo complex in a way that meets the wants and needs of most residents and owners.

Certainly people complain about condo living and will blame it on the management company. Ultimately the choice to live in a condominium comes with the the reality that there will be rules that are in the best interest of the residents/property as a whole and that not everyone will agree or be happy.

I highly recommend Simco if you are looking for a new management company or are getting into a place already managed by Simco.

Simco turned our parking lot into indigo parking of the condo complex its turned south.condo owners into visitor parking via indigo parking giving fake fines. Which btw u dont have to pay ever. They sell a space that is owned by people who own property in this space. Why do we pay condo fees? 8 PERCENT FOR A PRIVATE PARKING LOT We have never talked to HOA. NOR has our voice never been heard.

This company is a joke. I've had to work with them on two properties (Glenmore and Royal Oak areas) and they either offer little customer service and/or are very rude. It's as if they don't understand that they're being paid to do a job

Phil who was doing the drywall patch up and painting at Sunvillage condo units is so courteous, clean, and overall very professional. He was very thorough, covered all the appliances with plastic, and cleaned the work area after. I also left him alone in the unit and everything is intact and nothing taken away or moved when I came back. Very recommendable. Awesome job!

No doubt why somebody in the reviews said this company is worst company to deal with. I had two times deal with this company about condominium affairs, both were the same experience, worst. What this company likes to do is, no answering the calls, emails and voice mails for unit owners concerns. At the beginning, I could reach their receptionist and put me through to the person I wanted to speak with but no one answer the phone call then I left voicemail. After waiting for hour and longer, still no response. I called again, they transferred me the person (Jasmine) again still no response. This is the way they like to play with their customers same as the condominium manager Shaun Coles. In the summer, I bought condo and had concerns at that time so I talked to Shaun. When he was not willing to resolve my concern, he just ignored my call with voicemail and emails many times. Same happened again this time. I was given notice that the condominium had arranged irrigation maintenance (non emergency) so they need to access my unit to do so which is fine I can do that but the time they gave me was from “8am - 2pm (or until completed). I asked Shaun to give me two hours notice that I can get ready for the access and leave work for a bit and provide the access to them but he said he can’t do that. I communicated with him on the email and explained that I need to go to work, please give me two hours notice before irrigation company’s arrival at my unit. The time frame is way to long, it is unreasonable to have me just wait at home until they come. He then asked me to read the By laws of the condominium and encourage me to speak with counsel if there is any uncertainty about owner’s responsibilities. I did go though the owner’s responsibilities and found that It is stating that “the date and time of entry must be served on the owner of unit at least 24 hours before the entry. ”, it states “the time” not what he stated time period “8am - 2 pm. ” I sent another email to him about the by law regarding access to my unit. He said “it is not simple as it may seem”, so I talked to lawyer to get professional definition about those clauses. Lawyer wrote them a letter about it and I sent to Shaun saying as owner I am being cooperative and willing to be cooperative to matters like that but please consider my interest as well in the future since if better time frame is not given during weekday working hours, it will jeopardize my employment. After that he has not reply my email at all. I then tried to talk to his supervisor Jasmine but same as I mentioned above - ignor. I am Very disappointed and upset about this company. By the way. I talked to the irrigation company about the two hours notice for this maintenance, I was told it is up to the condo management if they want to provide their tenants notice or not. And, it literally took the technician 5 min to do the job at my unit, shut valves + suck all water remaining in the pipe but what I lost were paid hours from employer and personal time, period.

Simco has overall been better than the previous management company i've dealt with. The lack of follow up with their trades and the amount of chasing thats required on a homeowners end is kind of ridiculous. Ensure your trades are GOOD and answer emails, maybe when you see your homeowners aren't getting responses, a follow up by Simco would be helpful. Worry less about parking and maybe more about leaks.

By far the worst management company. The employee that is supposed to be helping with the rental literally does not want to work. If there is anything we would like to access from our house and gives her notice she literally will not respond till last minute and won't accept to the request. It's absolutely horrendous. I wanted a management company so I can be free of headaches buy now the management company is more hazzle than the tenants. Please if you are browsing for a management company stay as far from this as possible

This is a horrible company. I don't recommend anybody using this company. I have a relative that has to deal with them for rent and they purposely will not take your money out on the 1st. They will wait a week just so they can hit you with an NSFP of $75 every time. Also, the ladies are not pleasant to talk to they. You scare tactics on you to try to keep you in line and try to keep you from calling the authorities on them to report anything they do.

Property Manager here are selective when implementing by law regarding condominium, especially on our townhouse community… Sandra Van Dyk email us about by law regarding pergula, she ask us to remove it a month ago but as I observed in our area some of units still has it…. She said they will be responsible for removing it if the unit owner will not comply on the due date: (

I have now attempted to have my internet restored twice since the 13th of July when it stopped working. Telus has showed up twice, the first time you were on vacation, understandable, we all need time off. However, what is not understandable is not having a contact at SIMCO with a code to get into the utility room. As if this were a water line break or something more major the issue would go unsolved, potentially causing significant damage to the building or other units. (The Telus technician called attempting to get the code and said "the receptionist was very rude, and sent me to his message box the first time. The the second time I called she said he was on vacation")

I called you on the phone and left you a message, which you replied to with a call. Thank you, however, I was still unable to get a number supplied to Telus for the utility room today, despite notifying you I was in need of it today.

I called the receptionist when the Telus technician arrived, who transfered me to your phone, and you were either busy or helping someone else. However, I also asked the receptionist if she could help in anyway. She said she couldn't. I then asked to speak to your manager, due to you being busy. I was transfered, the phone rang 4 or 5 times. Then the call was ended on SIMCO's end. This was very frustrating as I had no one to talk to about an issues that I had given notice about, then when attempting to find a solution through getting your manager to provide the code to the Telus technician, I was hung up on.

The Telus technician also called twice today and was met with a similar lack of answers, being told there was nothing that could be done to get into the utility room.

How can this situation be solved? As the first technician who came tested the line going into my condo, and stated it wasn't an issue in my unit, but likey in the utility room where the connections are made to the main hub. I work as a nurse, and have a very busy schedule, and am working lots of overtime due to short staffing, making it difficult for me to arrange appointments for this issue to get solved. I also need the internet service to complete mandatory education to continue doing my job.

Any help, suggestions, or anything to get this issue closer to being solved is very much appreciated. Also what is your prefered method of contact? Email or the phone to get a hold of you. As I prefer the phone as is why I've attempted to call all these times.

As a condo owner, I appreciate the job that Kali and Simco Management does a lot.
After living in several complexes where the rules apply to some (but not others) it is nice to see the great job that Simco does in managing their properties. Kali always gets back to me in a timely manner, with answers to any question I may have.

Hands down the number 1 worst company ever! Management does not reply to emails or phone calls. To lazy to act upon the removal of a nuisance dog. For a company that should be dealing with things like this they sure do not lift a single finger. And to boot you can never get ahold of management because they always seem to be on a coffee break.

Part two. I posted this 3 weeks ago and they just made a reply but are to lazy to actually reply to the emails me and my wife have sent. We do not reccomend any property by this company as they do not give a **** about the tenant

Recently I had to assist a friend needing to flee a bad domestic situation with a limited window that would be safe for her. Shelley was able to make the need for a quick move possible and I can't thank her enough. She went above and beyond and it meant the world to me as she assisted in saving the life of a dear friend.

Grant Penner and the team at Simco/Westman Village provided consistently professional support and were always excellent to deal with. Consistently prompt and responsive on issues that arose and regularly took the time to follow up afterwards. A solid company with great people.

I rent a condo of an owner and I didn’t know I have to deal with other person as a manager of Simco it’s been 2 cold days -25 and I am still waiting for someone to call me about The parking rfid’s bag I went to the office 20 km to south (why you don’t have an office in your complex?) the reception was so rude. I paid for everything 2 days ago and still no one called me. I am new in Alberta and it’s awful experience

Dawn was amazing to talk to and answered all my questions and was very friendly! I called in as a new owner and received paperwork that I had some questions with, wasn’t to sure about some of the paperwork. Dawn explained to me how to fill the paperwork out, informed me of the condo control center and answered all my other questions. She was super helpful and she said if I needed anything else she would be happy to try to help me.

I really have to say I have had exceptionally great service from Dillon Kirkland with Simco Management (Calgary) Inc. I am a realtor with a listing in one of the complexes they manage and in working with him obtaining condo documents he has been very thorough, professional, very pleasant to talk with and responsive. It really makes our job that much easier with that kind of professionalism, respect and care! I would really recommend the Company and Dillon Kirkland!

This is how we have been living for 2 months now, because of a sewage leak. There are 3 companies involved here and not 1 of them can communicate what the cause is, when it is expected to be fixed. Finally plumbing company claims it was a screw that punctured the pipe in my neighbor unit when they installed the vanity fixed on January 20th. Today (January 28th) restoration company comes to remove the vanity here and to their surprise the plumbing company has not disconnected the unit. Had the restoration company called me to book a day and time I could of advised them of this issue instead they just show up.so unprofessional STAY CLEAR OF THIS COMPANY IF RENTING OR BUYING!

Do not I repeat DO NOT rent or buy from a place that uses this company YOU WILL REGRET IT. Just buy what I’ve experienced and gone through. This company not only hates families but also hates children or at least any child that has any sort of toys that are used outside. They are trying to tell me that that I have to remove my child’s slides, bikes, & scooters that are sitting against my unit (townhouse complex) out of the way and literally not bugging a single soul, because they don’t like the “look “ in a spot that has been deemed my “backyard” no less.

If you see this company attached to your rental or possible buy run for the hills as fast as you can!

I'm in real estate professionally and I cannot overstate how helpful, knowledgeable and prompt they've been at communicating. I'm struggling with Simco as of late, specifically our property manager. She is hard to get a hold of, argumentive over simple things, unreliable for quick fixes, and overall she just seems uninterested in our well being. We wanted to stay another year or two in this location but I think we may stay in the building, just go with a different company (as we still love the community and staff that are not Simco related). I hate to give these negative reviews but I'm am not satisfied, what so ever, these last four months.

Our condo board switched to this company this year and they are very difficult to work with so far. Not to mentioned I got an email response from the manager - ‘END OF DISCUSSION’ without explaining the decision and reason behind it. Unprofessional and not worth your business in my opinion.

I booked an appointment with Terry for my senior parents to view an apartment for rent and they got stood up. No calls, no notices. Only after I emailed Kathryn the assistant to see what had happened they decide to let me know that the unit was rented. So unprofessional.

This has to be the worst property management company in the city! I had the unfortunate experience to have to deal with Sandra at Simco in Calgary again. I sent an email to her last night I get an email back with some snotty comments from her that is inappropriate as a professional. I simply request that our condo board stop putting up handwritten signs around our building. I live in a building where I pay $1400 a month in condo fees.i’m sorry I don’t deserve this level of deplorable behaviour from a property management company. Stay far far away from this company as you can see by all the other reviews they do not care how about following through or doing a good job and being professional all they care about is getting the buildings contracts getting the money and not servicing them as they should.

I personally have had an incredibly frustrating time getting a response from anyone at Simco Management (front desk staff, admin team, our property manager or even requests to speak with upper management). So I am not at all surprised - but am incredibly embarrassed - when I decided to rent my unit and TWO potential tenants say they will not live in a building managed by Simco.that says a lot.

As president of the Condominium Corporation referred to by Larry Brunner I have regular interaction with Simco and our community manager Valerie Hornett. Both have provide excellent service and timely response to the board and to my knowledge to our residents. I am aware of the issues raised by Larry Brunner. Simco and the property manager have responded in a timely, professional and appropriate manner to the issues raised.

Currently have our rental condo management by Simco, who also manages the whole development. Thought that was a good plan, seems like it's not. The people I have worked with all seem to be terrible communicators, no one replies to my emails in any kind of timely manner if at all, they didn't tell us when a tenant was breaking their contract, can't even seem to communicate internally with people who work in their own office and email each other through me, squabbles about who is responsible for what, have forgotten to pay us our share of rent or will change how much they are paying us with no explanation or justification. Very not impressed.

Our new property manager, Valerie Hornett and (Simco) have been wonderful to work with.
They have given us very good and reliable service, direction and guidance on all matters.

Our last management company gave us no reliable service, direction or guidance.
Valerie has been a beacon of light for us, and we couldn’t be happier.

I must say they do hear, they certainly advise and the best thing is they lead with experience.

I just talked to a gentleman having trouble with his current management company and I highly recommended Valerie and Simco.

They listen but don't hear, sympathize but don't act and follow but don't lead. My understanding is that they are to advise Condo Boards, as well as other duties. After 3 months of a legitimate and legal complaint, I am right back where I started. Also I made about 7 verbal and written unsuccessful requests, in over one week, to receive more than just the first page of the Boards response to my letter. However, I got it in one day by a direct request to the Condo Board.

I drove from Edmonton to Calgary with my family for an appointment with them (Heather) to see a rental unit. Nobody showed up, waited for 15 minutes, called and emailed the office, no response, not even an apology later. This is not only unprofessional, it is disrespectful even.

It's hard to say that this company is being managed well from my experience with them. Long story short, from the moment my condo board switched to simco every interaction has been a headache. You can expect any given issue to take greater than a month typically and in some cases close to a year. I don't really care in general what the resolution is, whether i pay or the board pays, I just need to know so i can move on with my life but they cant even figure that out half the time. Since my board changed to simco i'm on the 3rd Condo/HOA manager in only a few years.

If you're thinking of renting from Simco run as far and fast as you can. Heather Powell and Terry Macneil are the most disgusting individuals you will ever meet. My roommate and I considered suing them at the end of our lease but decided to just let karma take it's course. They will do anything they can to take your deposit money and will justify a crumb or a hair as reason to order cleaners in. All throughout our lease, they never resolved any issues brought to their attention and continued to lie through their teeth. If anyone is having second thoughts about renting a condo from them feel free to reach out to me - I have recordings of our move out inspection. Do your research before renting from those who manipulate the law in order to take advantage of others.

Linda Redwood was fantastic to work with. She answered all of my buyer's questions relating to a purchase my buyer had for a complex she managed. She went above and beyond to seek out and share critical information for the buyer to understand and resolve some concerns. She worked diligently with the condo board for special buyer approval. All while quickly responding to all emails and calls quickly with a friendly and helpful attitude. She kept us in the loop even when waiting for things out of her control. I am highly impressed with Linda and trust all those in the complex she manages will enjoy working with her.

I am a local Realtor, and have to say that Shelley is one of the most responsive management company managers I have ever worked with. I am representing a seller in a complex her company manages and she is great to deal with. She ensures that she replies in a timely manner, her answers are exactly what I need to better do my job, and she is very professional. Shelley is by far one of the most responsive property managers I have ever worked with and any condo corporation that hires this company should know that she is working hard to represent you.

I had a landlord for my place for almost 4 years until they moved out of the province and decided to hand it over to a property management company. I was assured that they would be in great communication and that they would take care of us. That wasn't the case - they did not respond to my emails when we had issues with our dryer and when we moved out (only with the property mgmt company for 2 months), they noted that we had holes in the walls due to putting up decor (which our landlord said was fine) and we had other things that needed fixing which was understandable that it would be deducted from our deposit. However, when we got our move out statement they noted that we had two late rent fees and after they said it wasn't taken out of the amount for our damage deposit - we weren't given an apology for the late charges (it's automatic withdrawal) and I asked for it to be removed but I'd be surprised if they do it. Not satisfied. Tough to move from a landlord to a property management company where you are treated like a number.

Airdrie building is a terribly managed building, property manager never answers his phone and some property bylaws here are absolutely ridiculous. Lots of rude tenants and parking garage has been broken into. Not a safe apartment, would not suggest moving a family into here. Apartment is located on 604 east lake blvd.

Inverstors stay away of any building runs by them, last year alone they increased the maintance fees over 18%. Wait for this year and their exuce will be more people are working from home, utilities bills and more cleaning.

For record hand sanitizer dispensers have been emply for over five months and now we have COVID cases in our buidling.

Very poorly run business. Favoritism, special treatment, and petty drama rule the office. The turnover rate is incredibly high for a number of reasons; they seem to hire inappropriate people who are either unqualified or have been rejected from other management companies, they have to fire people at an incredible rate, and the good employees eventually realize that they can get paid much better at other companies, (sometimes 50% more!).
If anyone is wondering why their reviews are almost equally either 5 star or 1 star reviews, it's because they buy their 5 star reviews. Simco will often run promotions where Property Managers are asked to send emails to their Board Members asking for good reviews in return for Tim Horton's gift cards, which is why the "good reviews" come in waves!
I would avoid Simco for your management needs as well as employment.

Review from an internal perspective - by far the worst property management company in the city of Calgary. They treat their employees horribly, the constant feeling that you have to walk on eggshells in fear of being let go or being put back on probation; unless you want to conform to their ways (they make up their own rules that do not line up with the laws of employment standards). You will do great here if you become best friends with the Director of Property Management and do things her way, but the moment you step outside of that, consider yourself done. Their "human resources" is a complete joke as confidentiality is breached and soon enough, all staff know personal things. From the outside looking in, they appear to be a great management company, but they have a HUGE turnover rate and then ultimately the condominium contract suffers. I would highly recommend looking elsewhere for condominium management services as SIMCO is bottom of the totem pole. I would ZERO stars but it won't allow me to.

Lol I put a three (should be a one) to see if I would just get an automatic generated response or will someone actually read it and respond the way they do when it is a good review. I can not believe that Simco management played the covid 19 card in March of 2020 to not start my reconstruction in my condo after a pipe burst. Simco tried so hard to blame the flood caused by a burst pipe on an open door/window but were unsuccessful. Now here we are November 2020 with covid numbers higher than they’ve ever been and Simco is demanding that we ALL allow access to every unit in the building between November 16,2020 and December 11,2020 to really track the virus around our condo. Well done Simco!

Every need or request has been handled quickly and professionally. The experience had exceeded my expectations. The staff has been extremely warm and knowledgeable.

I needed to find some important information relating to my condo from 7 years prior. Simco was the property management at the time but ceased being so 4 years ago. Despite that, Verna was an absolute professional and went out of her way to assist me. Simco had maintained excellent records and it made my task much easier. Covid 19 has made a lot of seemingly simple tasks much more complicated, but Simco, and Verna in particular, provided a level of professionalism, responsiveness and good old fashioned courtesy that is often lacking these days.

Chris Mott is very detail oriented, and a great collaborator. He is genuinely caring about all his clients and has been an absolute pleasure to work with throughout many years. Chris Mott has been a very amazing help. He is such a wonderful and sympathetic guy. I highly recommend dealing with Chris Mott if you ever need to deal with anything as he is so passionate and understanding. He always ensures that you are happy and taken care of.

I would not recommend this company. Terrible communication skills, and very poor on response. I found them to be non-responsive on questions, and combative when pressed to provide a service. We dealt with two property managers while using this company, neither was competent in my opinion. Our building changed management companies, and we have witnessed a significant improvement with the new provider.

Garey and Rita are as crooked as they come. It's amazing this company hasn't been shut down with the amount of abuse and fraud that goes on there. Do yourself a favor and choose any other management company in town.

Worst management company by far. Unprofessional and rude customer staff who made it harder for us to get the necessary repairs when our condo flooded and were rude to us and treated us poorly. Chris Hoccheimer was rude in an email back to me with my concerns and then failed to respond to a second email I sent, which deserved a response. The disrespect we experienced is ridiculous and I can't believe that they are still managing condos. Even just looking at these reviews I can see that I am not the only person who shares this opinion, you'd think that after this many reviews they'd reconsider what they are doing. My claims are also backed up by the fact that they are copying and pasting responses to these reviews. This is ridiculous and they need to be held accountable.

Nathan takes care of us at the highbury tower, since he’s taken over everything seems to get done! I’ve been living in condos for over 10 years now and I have to say he gets things done fast, emails answered too! Finally! Thanks Nathan, Simco is lucky to have you!

Really horrible and rude service. My heat hasn’t worked in this apartment due to blocked pipes and as a result I’ve had two pipes bursts and the bedroom has been very cold. When I spoke to my direct contact, I was told that there would be some recompensation for having my heat on high (even though it isn’t working as recommended by the heating company) and running small space heaters.

When following up for a third time on how we were going to mitigate this additional cost I was passed on to an extremely rude lady who said my curtains and space heaters should keep me warm because when she visited my home in the afternoon when it was -6 the temperature in the house was fine. Pretty unfair assessment considering it’s been -37 - -30 at night BUT again, not solving my problem at all.

Zero human decency or regard for any inconvenience and additional costs to me. No problem solving and they refuse to work with you to make things better. Very rude and difficult to deal with. Told one thing and then rudely told another. Very unimpressed and upset by this situation.
