Living in this building has been an average experience, but my main motivation for this review is recently a manager has been going around knocking on doors and fishing for 9/10 or 10/10 reviews only, which I find very shady. I said I would give a review but not so high because I am not that satisfied, so I said I would give them an 8. She tried to get me to give a higher review, and when I stood my ground they decided they did not want my review at all if it wasn't going to be a 9 or 10, so I will post it here.

I agree with the other reviews on here that they jack up the rent 1 year after living in the building, mine increased $200 a month when I signed for a lease renewal.

There are frequent issues with the parkade elevator. Also there is no door to access the parkade so if the elevator doesn't work (which definitely happens sometimes) you have to walk all the way around the building and trigger the parkade garage door to open and run in before it shuts.

There has been issues with package stealing when left in front of your door so if you plan to receive any make sure you grab them as soon as they arrive. I have had over 3 packages stolen. One of them was retrieved from the stairwell by security and he explained that people who are homeless will sometimes steal packages and open them in the stairwell, and leave anything they cant use. I don't blame the homeless for this, they are doing what they need to survive, and rental prices are so bad right now no wonder they haven't got a permanent safe place to go.

Some positives of the building are that there is now a security person at night, and the pool is a nice feature, even though its only open during certain times. They have increased the time window from 9am-4pm weekdays to 8am-8pm weekdays, which is a little bit of an improvement. During the old hours it was absolutely impossible for a person with normal daytime working hours to use the pool.

I haven't had any issues with bugs in my suite but there are bug traps in the garbage chute areas.

This place is a total disaster! It looks nice from out side, but every thing is a mess inside! There is nothing as management at all! I've been living here for 10 month, the elevators are always
Out of service without prior notice! And l, Being 7 months pregnant, take 19 f… floors down/up the stairs! This is happening all the time! The elevator for the parking is the same! It looks like people smoke inside the building as it smells awful! In addition, my whole apartment went under water 7 months ago while maintaining the apartment next floor, they were of no help or sympathy at all, and they did not manage to fix the ceiling which went yellow after that! After complaining for several times, they keep saying “we ordered the color! ” It’s been 7 months that they ordered the color! I regret renting this apartment as we are paying a lot and taking the stairs all the time in return! I am not satisfied at all! The post boxes are always broken into by strangers and it looks like no one cares! It happened 2 or 3 times in this 10 month period! This is making huge inconvenience as well!

I am very happy at Southgate Towers. I find the staff exceptional. I rented this appartment because of staff - Sam in paticular. Sam is amazing and I have also heard others in the elevator saying the same thing. It is so obvous that Sam enjoys his job and I think this is cause he is so good at his job!

My last year of living here has been a game change with the presence of a wonderful and caring manager "Sam".

Sam, You are one of the greatest role model BWalk could ever have! You sincerely went above and beyond to make it a great living.

Prior to Sam, I was completely disappointed because of the poor services I received. But, he came around and revamped this tower for the good.

Previously, we have frequent elevator outages but since he came to the office, the maintenance of elevators are gone!

Lots of other great things about the management team.

The only downside is that the market price of the units are *OVERPRICED*. And so you expect a significant annual increment in your rental payments if you plan to stay for long time. Without this issue, Southgate Tower as of now would have been a 5 out of 5.

Ideal location for many places such as LRT, shopping mall, other convenient stores. Building is clean, lovely pool, tennis court and community room are well organized.

Highly recommend this place!

Seems like a nice place at first but everything seems to break down and management is of no help getting issues resolved.

My apartment has a nice view but we have elevators and garage doors stopped in maintenance constantly.

Although it is prohibited, there is drug use on the premises of the building.
Don't spend your money here, you can find a better place in Edmonton.

This building has Poor Management! Don't go by the flashy appearance. Only one elevator work in the building out of two. And there are occasions when both won't work. I live on 20th level and climbing stairs is tiring and overwhelming. They just recently had expensive renovations done rather than giving priority to the functional needs of the building. Unfortunately I have a few months of my lease left so have to live with this.

Never fixed my window which was kind of whatever. The worst was when my uncle dropped my grandmother's keys down the elevator shaft. The elevator company has the keys which is understandable. What is not understandable is having to call three times to get them to send someone from the elevator company over. And upon calling the number for the elevator company they gave me I was informed that they hadn't sent out the request. The elevator company can't do anything without Boardwalk signing off on it. And now after waiting a couple hours it was after hours for the elevator company so it would have cost a large amount to retrieve the keys. So when they contacted the building manager she refused to sign it. Then there was just a lot of calls of people saying they can't do anything. If the people had actually been sent out hours ago when it was still working hours the job would have been done quickly and easy. Thankfully we have a McGyver in the family since it was obvious we couldn't rely on anyone in Boardwalk. Probably would have been waiting for a month to get the keys kind of like how my friend had to wait a month to have his bed bugs dealt with on a different Boardwalk property. An alright place to live if nothing goes wrong. But when you're in hot water boardwalk won't have your back. Useless company.

I have lived here for 10 years and never had any major problems. The rent is not super low but comparable to similar places. I like that pets are not allowed in this building. They do regular inspections and pest treatment. I don't know about the rest of the building, but I have never seen pests in my apartment. All appliances have been in good working order, and any minor requests (like for a broken stove knob, or broken faucet) were responded to immediately, and fixed that day or the next.

Fire alarms are very rare; I've only noticed about 1 every six months or so on evenings or weekends.

The water is frequently shut off for repairs, as the building may lack suite or floor isolation valves. These shutdowns are generally completed during the workday.

This is the first place I've rented, so I I can't compare it to other places. But I've heard horror stories of pest and mechanical problems in other lower-middle rent apartments, and I'm glad I haven't experienced those problems here.edit: removed anecdotal criticism.

We’ve recently moved out of this complex because it’s just plagued with problems. As tenants, we’ve had to put up with an underground garage door that is broken every month, no indoor access to the underground garage in the coldest months because the elevator was broken for 3 months straight. And when we were moving out, Boardwalk decided to con us over 1700 dollars chalking it up to revenue loss.

More than a month before we decided to move out, we’ve informed the building manager, who was Sabrina at the time. We asked her if we needed to take any more action or sign any papers and she assured us that we don’t, she’s put a note in the system and we’ll sign the papers when we come to book the elevators for moving out. Little did we know that when we followed her instructions and came to book the elevator, we were told that we didn’t give them “one month notice” and we would be charged for the next month’s rent. Apparently Sabrina was no longer working with Boardwalk and the new manager refused to believe we already gave them the notice despite having a note under our profile saying that we were going to move out.

We’ve called boardwalk several times to explain the situation and we were told the same thing at every level, that we’re “legally” responsible for the 1700 dollars of revenue loss because we didn’t give them “notice”.

If you could, DO NOT RENT HERE. The management is unreliable, the building is old and lacking maintenance, and the company doesn’t care about you as a tenant, doesn’t listen to reason and would do anything to con you some extra cash for themselves.

I lived in Southgate Tower in the past two years. I recently had a very bad experience for moving out. I gave a notice on December 30,2017 regarding my move out on January 31,2018. I moved out on January 27,2018 and did the cleaning. I asked Southgate Tower office to do an inspection on January 30,2018. When I called the office to ask how was the inspection going on January 31,2018, the staff told me that there will be $289 charge for cleaning. I told him that I can go there and do the cleaning on January 31 but he said the cleaning staff had done the cleaning already. I didn't ask anyone to do the cleaning and I didn't receive any notice for cleaning. Moreover, January 31 is the official date that I move out and there shouldn't be any cleaning without my permission. I am very disappointed about this and hope it will be solved soon.

Updated on February 2,2018: Received call from Boardwalk saying it was their misconduct and $289 will be refunded.
