Square 104

Cockroaches, neighbors who will steal your packages and dump their food scraps over the floor of the garbage room, frequent water shut offs, our windows started leaking for a few days, the world's sketchiest elevators, the list goes on. Not worth living here even if you're a student at MacEwan.

Living in Square104 has been an amazing experience thus far. Its location stands out as the main feature, being very close to the train station, groceries, banks, and bars.

From the moment we arrived, I have been impressed by the professionalism and warmth of the staff. In particular, Shania went above and beyond to ensure our stay was comfortable and enjoyable. Her attention to detail and willingness to assist with all our requests truly made a difference. The management organizes monthly events for residents to attend and socialize. I also like the convenience of submitting maintenance requests via their app, and the team promptly responds to all inquiries.

Square104 is definitely the best place to experience downtown life in Edmonton!

I lived here for my first year of university and promptly moved out when my lease was over. Constant water shut offs, no air conditioning, didn't clear the parking lot in the winter, and the main thing was NO/IMPROPER NOTICES. I had a maintenance guy walk in on me naked one time and I'm not the only girl this happened to either. Maintenance came in without notice multiple times after this incident. I don't know how often this was happening when I wasn't home either. I felt unsafe in my own home. Management is terrible. It's also impossible to get into the parking lot after any downtown event. Roommate's car got broken into in the underground parking lot. Save yourself the grief and go somewhere else.

The only redeeming quality would be the location. Management is very poor. Didn’t receive the incentives promised on signing the lease. Apartment was not renovated as we had been told it would be after it was shown to us. Apartment was not cleaned before moving in. Dead bugs in the bathtub and a toilet brush and plunger covered in poop. Car was broken into twice and attempted to be stolen from “secure” underground parking. Takes 2 months of constant asking to get the office to replace a beeping smoke detector. Can’t use communal areas because they’re not maintained.
10/10 location but everything else is a gong show. So just be ready if you move in.

This place is atrocious. The workers don’t actually work. I found a maintenance man wandering the halls and recruited him to come fix my blinds, he attempted this, then said he would be back with 4 new blinds within 30 minutes. He never came back, it’s been 3 months. It’s alarmingly hot in here during the summer and spring. My suite has a faulty toilet and doors that don’t fully close. The water turns off weekly and fire alarms blaring occasionally. The worker had once came into my suite while I was sleeping to turn this off. It was horrid. What’s even more horrid is the bugs in our complex. I sprayed the apartment down in bug repellent to resolve this as the workers were not resourceful. The elevators smell tragic and there is stains all over. Smells terrible each time. I wouldn’t recommend living here at all. Bad mistake.

Despite there only being 2 people running the whole property at one time, I was still able to book a tour of a suite I wanted, really fast. The leasing agent Danielle Tominez took her time with describing the process of leasing at the property on a limited budget but also the surrounding area as well (transportation, shopping malls, restaurants, traffic, etc). Although I didn’t end up living here (too far from my work), I did notice that the way I was treated by her, has been different than how other properties would handle customers.

The only positive thing to say about this place is the location. The building is old and issues are not addressed until something catastrophic happens. Water is CONSTANTLY shut off without notice, seems like an average of once every week, 2 at the most. If you enjoy never knowing if you’ll be able to have a shower before work, this is the place for you. Vehicle break-ins are a regular occurrence in “secure” underground parking as well as surface parking. Building management cannot be reached and will not assist in resolving issues. I cannot stress this point enough, building management are not here to assist tenants in anyway, not at square 104. There’s a reason the majority of the ratings for this building are 1 star. I’d recommend anywhere else.

Terrible management. Overpriced units. Terribly constructed, loud, water leaks constantly and no warning of shut offs, maintenance will be in your suite weekly. Building management couldn't manage a paper route. They could have offered me free rent and I still would pay to live somewhere else

Management is awful. I’ve been trying to resolve the noise level of my neighbours since April (so 8 months of trying, I’ve sent videos, Time stampes, etc) and nothing has been done about it, and they’ve told me basically they won’t do anything about it. They do not have a voicemail on their phone and don’t return your emails so it’s horrendous to try and get ahold of them.

They tell you to contact their overnight security for noise issues occurring throughout the night, but the company doesn’t answer.

There stairwells are disgusting and smell of bodily fluids.

They constantly shut the water over with little notice

I would avoid this place at all costs. Especially if you want any sense of peace at all.

Lived here 3 years but not anymore. Nightmare place. Constant floods. Cockroaches. Constant water shut offs that they won't tell you about. Delivery packages constantly stolen. No a/c. Heaters barely put out any heat. Stairwells all reek of bodily fluids/waste and are never cleaned after homeless people sleep in them, few issues with them being aggressive when going to work, calling for security and no response/nothing done from building. Wife often didn't feel safe using stairs early morning or night in winter. Office staff ignore phones, very rude and overall unhelpful. Loud neighbour's and your complaints won't go anywhere. Be prepared to see all staff cycle out a few times while you live here. Better alternatives in the area.

The management is terrible. Nobody care about the residents and their problems. Takes months to address problems, still have not solved the problems. Complained about Noisy upstairs neighbours for about almost 3 months now, still have not taken any actions. Washer and dryer has been broken since we moved in still not has been fixed. Waste of our money. Do not recommend specially if you are a student and trying to live in peace. This is not the place.
