Buying my first home was the most stressful experience of my life so far.except dealing with Blair Robertson at Sterling Homes. Blair set me up with a quick possession home, which was exactly what I needed moving from BC to AB in a very short amount of time for work. Blair was extremely accommodating and comforting throughout the entire process. Anytime I had questions, didn't know what was going on or started panicking about anything at all Blair was there to calm me down, help everything make sense or give me the advice I needed to figure it out. 100% I will be reaching out to Blair again in the future when it comes time for me to buy my second home and would definitely recommend his services to anyone who is looking to purchase a brand new home.

Embarking on the journey of homeownership in 2020 has been an enlightening experience, with moments of joy overshadowed by a series of unexpected challenges. While my home holds promise, certain aspects have fallen short, prompting me to share my experiences for the benefit of potential buyers.

Quality of Accessories and Installations:

From the outset, it became evident that the house was equipped with below-average accessories. Shower curtain rods and toilet holders, seemingly crafted from the flimsiest of materials, have proven prone to falling off and breaking. Toilet seats have become victims of premature wear and tear, highlighting a disconcerting lack of durability. The cheaply constructed fans only added to the litany of disappointments, emphasizing a concerning pattern of low-quality installations.

Laminate Flooring Woes:

Moving downstairs, the laminate floor installation turned out to be a major letdown. Gaps between the panels are a constant reminder of the poor craftsmanship, detracting from the overall aesthetics and functionality of the flooring.

Temperature Imbalance:

One of the ongoing struggles has been the persistent temperature imbalance between the first and second floors. The upstairs remains notably colder, creating an uncomfortable living environment and requiring additional efforts to maintain warmth.

Siding Woes:

The exterior hasn't fared much better, with siding issues plaguing the house. Sections have detached, causing unsettling and loud whistling noises during windy weather. It's disheartening to witness the compromised integrity of the structure.

Water Infiltration Issues:

The discovery of water infiltration through the attic door and window frames has added another layer of frustration. Dealing with "attic rain" during precipitation has become an unfortunate routine, highlighting the need for more robust construction practices.

Appliance Troubles:

As if the structural issues weren't enough, even the appliances have proven unreliable. The (new) microwave, a seemingly modern convenience, decided to cease functioning this year, requiring an unexpected replacement.

Dryer Vent Dysfunction:

The latest headache involves an outside vent for the dryer that refuses to open. This malfunction is not only inconvenient but also prevents proper clothes drying, posing an additional challenge in day-to-day living.

Incomplete Resolutions:

While some of these issues have been superficially "addressed" by the builder, the fixes have proven insufficient. I urge prospective buyers to invest their hard-earned money in builders who prioritize quality over quantity. The dream of homeownership should not be marred by the compromises evident in my experience.

In conclusion, my hope is that sharing these challenges will serve as a cautionary tale and encourage future homeowners to prioritize thorough inspections and demand the quality they deserve.

Excuse me! Don’t hide under the pretext of seasonal. Does seasonal affect the stair railing, does seasonal affect the painting of the under board, does seasonal affect the rough grading? How does seasonal play from the month of May till now. You guys took my money, gave me a house without stair railing, rough grading hasn’t been done and this is October. Without rough grading I couldn’t do my deck & fence. You guys did not deliver on your end but I delivered on my end. Now you want to take me for a fool by trying to bury this under that flimsy excuse to your own incompetence as a builder. I have provided you with several pictures, if not of my consistent calling you guys wouldn’t have done my stairs. I want everyone reading this to know of your unprofessionalism and scam. This is unheard of and preposterous. I worked hard for my money, multiple sleep less nights, multiple days in freezing weather, leaving my family behind to go work just to buy a home for us and to be poorly treated by you guys. Buying a home from you guys not only cost me my job but also stress because of your refusal to move the possession date. My wife is very disheartened by this. Do you know the pain you have brought my family? Do you know the situation you put me in? Paying 20% roughly $92,000, for an unfinished home. Working in the trades is not only physically tasking but also emotionally tasking cause I’m away from my family so I can provide for them. Going through all that, taking out that much money just to be unfairly treated by sterling homes.
I’ve told all my friends and family who were wanting to buy homes about you guys. Next time get your facts right and work on your professionalism as a builder so as to give customer satisfaction. Business only grows when customers are satisfied. I would never refer anyone to you guys. I regret buying with you guys. You guys still have time to come rectify your errors before the “seasonal delays” as you pretentiously stated in your reply. I want everyone to see this and know what you guys as a company are about. Just so you know, if this post is taken down I have a screenshot and I’ve shared it with my family and friends. I will take it to the news network and broadcasted live. I hope my point has gotten across and you guys as a professional change as well. As for myself worst experience ever.

But we are not recommending Mr yogesh our area Manager to any one. We are not satisfied with him and his dealings. I purchased a home with sterling in May 2021. Since then I have submitted multiple service requests through the online portal and the majority of items have still not been addressed even over a year later.

In June of this year, I had a roof leak which ruined the insulation and caused water to seep into my master bedroom, resulting in me having to move all of my furniture out of there. It took multiple attempts to fix the leak and I was not able to use the master bedroom for two months. Even now I still can't move everything back in since there is still work that needs to be done in there, including re-painting and re-installing baseboards and doorstop. I am also still waiting for the insulation to be re-done. I have tried to get in touch with my warranty specialist multiple times on when these issues might be addressed for over a month and have not had a single reply. Meanwhile, I have noticed new issues, such as small cracks in the ceiling where there was water damage, as well as new concrete damage, and I don't know who I should be contacting anymore.

Before purchasing my home, I had always heard that Sterling was a very reputable company who had excellent customer service but my own experience has really shown this not to be the case. My friend who purchased a home with a different builder told me all of his service requests were addressed within just a few weeks, and I have submitted issues from a year ago and it still has not been addressed. To have to deal with so many issues within just a single year of homeownership as well as having no idea when or if it will even be addressed has been extremely frustrating for me and has really made me regret purchasing a home with Sterling.

Sterling team don’t care to customer they have just sell to house and after that don’t care about customer now lots of more buliders in market people goes to Sterling homes because it’s reputated bulider but now they are giving bad quality wrong things and don’t any care about anything after sell the house.
I bought 3 house with Sterling my 3rd house it’s Jannat Model most famous and this model u have to choose your own selection but What they showing and after than install wrong and don’t agree they did Wrong and forced me you have to accepted we can’t do any help wow it’s Amazing service and Darla Watson agreed it’s not same as my selection but she said if you want change you have to pay extra money then we can change and was also rude talking.

Never again with Sterling Homes. Bought a house in Orchards in 2017, poor insulation in the entire home. Kitchen pipe freezes in winter. Matter has been pending since 2018. A technician visited sometime in December 2021, promised to come back after the Xmas holidays, still waiting to hear back from them. Overall deplorable after sale services. Left with no other option but to approach government agencies for redressal of my grievance.

I had very positive experience with Sterling Homes and therefore, recently I purchased my second home from them. Entire sales team was awesome, specially the manager Yogesh Bharmota and Amandeep Sran helped us a lot from the beginning till end of our construction. They helped us in building our dream home. I would highly recommend the team Yogesh to my friends and family. We (my family) got referred to Yang late August during the pandemic, one phonecall he was available to walk us through some offerings they had. We were first time home buyers. The company took time to communicate with us every step of the construction and we had fun doing 3D walkthrough of the models while they built. This helped us make decisions about our furniture ahead of time. The empathy and professionalism is top notch. I will definitely recommend

I am STILL in the process of purchasing my home with Sterling. In December 2021 I provided a deposit of $1000 for a spec home as well as another deposit for $20598. They were 100% aware that my house that I was living in was being sold and the new owners were taking possession March 1,2022. When purchasing the house, I was verbally told as well as my realtor that the house would be finished at the end of February, and I should have possession around March 8,2022. Note: The house was already framed, exterior walls were up, doors were on, plumbing in. Do to it being a spec home all materials were pre ordered which did not allow any changes so that the house would be done in a timely fashion. From December to the end of March I watched very little work progressing on the house. Very little communication from builder with my realtor or myself, and my realtor worked to get answers from them. Meanwhile every other house that was sold after mine are moving along in a timely fashion and being completed. I mean holes, dug, basements poured, framing done, siding done in a 3-month time span. Fast forward to today April 1,2022, and this is no joke. The house is no where near being finished. I have had a walk through 2 weeks ago, again no progress since then. Since December when I first viewed the house, electrical, drywall, taping and mudding have been partially done, and the ceiling textured. In 3 months, that is all that has been completed. I have received excuses that there is no siding companies available so we hired on 3 more. The construction manager was not doing his job so he has been moved to another site and someone new will be watching your house as it fell through the cracks along with a couple of other houses. I questioned why the inside was not being completed while they waited for exterior laborer's to be available, no answer except we will see what we can do. The drywall is not even completed inside the house, going to basement or in garage, no cupboards, no paint, no floor, nothing. In the meantime, I have been living in my RV trailer since Feb 20,2022, my kids have been staying at friends houses for over a month when it should have been only a couple of weeks at most. Now I received a call from my mortgage broker asking me what is going on and she stated that if I do not get possession by April 13,2022, my interest rate increases because I am past the 120-day approval to lock my rate in. Sterling has been completely negligent with the process of building my house. They would not respond with timely answers throughout these months to my realtor and always excuse of waiting to hear back from the construction manager. Well, if you’re not getting a response from your construction manager would that not alarm you that something is up and maybe you should check into it instead of homes falling through the cracks. This has been my first time buying a new build, honestly from this experience I am honestly shocked that they do not have more bad reviews. It has been one nightmare after another. I understand delays due to materials, even shortage of laborers in some areas but I do not however understand how a SOLD house with all purchaser terms met can fall through the cracks. How a builder can ignore realtors’ questions and purchasers’ question with lame excuses. How managers do not check on the building progress of sold houses with purchaser waiting for possession dates. It is absolutely disgusting how this has been handled. ATTENTION GENERAL MANAGER still waiting for a response as to my mortgage rate increasing from Sterling's negligence.

DO NOT PURCHASE FROM STERLING. Stay as far away as you can. What you get is the bare minimum. We have windows that don't open or shut properly, walls that aren't straight, pieces of stair that are missing and they just covered up with carpet, paint that is so cheap that it actually washes off the wall and baseboards if it gets wet at all, paint on counter tops, and my favorite.you get to move in without a driveway if you move in during the offseason. Then when you think its finally your turn to have your driveway completed you get to watch them complete the driveways of houses that aren't even occupied yet, and then complete the driveways of people that moved in after you.still do not have that driveway.

The only reason I'm giving them two stars is because I received my house on schedule and the sales team lead by Chantelle was phenomenal. Chantelle was quick to respond to our questions, and went above and beyond helping us navigate purchasing and building our first home.

I took possession of a new home in Langdale, Windermere in March 2020 and a Deficiency List was prepared at that time. Later, I added some more service requests in my home owner portal. Since then I was dealing with different persons due to frequent change of personnel by Sterling Home. Most service requests were marked as completed even without doing anything. Finally when Sterling transferred the service department to Qualico, all service requests and the Deficiency List was marked as completed. I am really upset with Sterling Home policies and their quality of work and customer care. I would suggest people think again if you are buying a home from Sterling Homes. Now I am trying to contact Qualico and asking to re-instate my Deficiency List with all other service requests which were marked completed without having done anything. Every day they are telling me different stories but not doing the work. I am afraid, one day they will shift all responsibility on me and do nothing.

Last year, they digged at our property and took out all the lawn at the back and some parts at the front. The didn't put enough soil at the back and I was told they would take care of it. The started to put the lawn almost winter and left the some patches at the front. We followed up and they eventually put some dry sod - we were hoping it would turn green this year. Now, the sod is still dry and looks awful. I emailed Sterlling and I was told that we did not take care of the lawn and it come with a warranty. I told them that this is the only time i heard from them since last year and they want to use the "warranty" thing on us. They expect us to pay because it is out of warranty when they didn't even replace it properly. We didn't have lawn the whole summer last year because they digged and was so muddy, now they are telling us it is our fault. Now we have to wait for the contractor to assess, which will probably happen on winter, when it is snowing, like last year.

Everyone out there, for a new house they offer competitive pricing but Beware the sales team has no connection with their construction team. The construction will build and try to give you possession of the house on the last day of the month since they know you are renting. So, as a customer if you ask can give the possession a day ahead of the 31st or the last day of the month they will say “NO”. Then, they will say they can accommodate it if you pay them $350 extra. Just, imagine they doing like these to 10 customers, easy money and greedy to get more from you. So anyone looking to buy ensure to have plan B on the day you are moving. I decided even if i have to pay the rent will not be paying to fulfill the builders desire to squeeze more money from me.

Now the builder put a reply saying i can request another date, Fyi Sterling head-office team i had already contacted the sterling edmonton office team my possession date is May 31st and if they could at least provide it on the 28th or 27th, they told me they needed an extra $350 to accommodate the same which is not customer friendly at all.

I bought a house with them.there are different standards for every client. Which means that there is no set of standards that they follow.submitted a question at the possession still un answered. Actually the sales rep referred me to the vendor to talk to.the portal for clients is not working send a bunch of emails and not getting any response.
The technician showed up finally but the doesn't want to fix any thing. He is saying that the Stone on side of garage was damaged by my van's side mirror.

We purchased our second home with Sterling and we are so happy and can't wait to be moving in. Everything went smooth from the purchased. Due to covid, we were not able to do our walk through but the Assistant sale representative was excellent for the video viewing and was very patient through the virtual walk through. Yogesh our sale manager was great and always said its going to look great and I can't wait. I will definitely recommend this company to anyone.

Hazel and Elena have been wonderful throughout our house buying and building process. They both are very professional, kind, and accommodating to all our questions and needs. Due to Covid, it was hard to go in anytime to check the house during the building process because of the health protocols. However, Sterling did a good job building our home!

Went to Laurel showhomes and asked if we can check the house quickly but was denied. There was no customer at that time. Staff said there is one coming but they are just in the other house. If you have a work shifting schedule and changes everytime and wanted to take your chance to look around for your house in your day off, dont go to sterling because “its their policy” not to take you. What is it in 5-10 mins to look around when there is no other customer yet? We did tried to book an appointment several time but no one get back to us.

This was my first time purchasing a home and then to add more stress to the process i was doing it alone without a realtor. Geoff took the time to see exactly what i was looking for in my 'mini dream' home. Before i knew it, he found me exactly the floor plan i was looking for and at the price i could afford.

Geoff was really amazing and came to my work to have me sign papers and pick my colors. I was working two jobs and didnt have time in between to make it to the show home to sign documents.

He was always available to answer all my questions by email and text.he made the process simple and fun and so much less daunting than i thought.i love my new home and couldnt be happier with my purchase.first home purchase was a success.thank you Geoff and Christine for making it so smooth

I chose Sterling because the company has a great reputation when it comes to home building. I want to express my gratitude to Geoff and Christine for their patience and assistance during our home buying journey. I highly recommend their services. It did not go smoothly as we have expected but I appreciate their support all through out our journey.
