I have lived here for a couple of years - just renting from an owner. My landlord is wonderful, but the building is absolutely terrible. We have had no consistent hot water for months and the elevators are always broken. When the elevators do breakdown, no one, not even the doorman or security, has a key to let you onto your floor from the stairwell so you are trapped. Its absurd.

I have lived/rented in this building for 3 years now and I have got to say the new building management has really turned things around.
- The gym has been revamped with new equipment and is extremely clean
- Cleaning staff works round the clock ensuring everything is up to spec
- Concierge and the parcel room is an amazing service
- There has been concerns with Elevators in the past and from reviews below, the wait time is only long when someone is moving in and out which is usually few times a month but these are scheduled outside of rushour times (Sunday afternoon for example). Elevator wait times are also longer during Elevator maintenance schedule, which is expected for every building and a necessity to live with.
- Parkade is extremely secure with security making constant rounds at night
- Building maintenance are extremely responsive to any issues, they have an app where you can log in your issue
- The terrace on the 7th floor between the 2 buildings is open and has great spaces to hangout, fireplace, seating etc.
- Location is amazing, close to all the events and Stampede! Always in demand due to proximity to the new BMO centre (under expansion) and Saddledome (which is being replaced by a new hockey stadium)
- Tons of services on the main floor - cafeteria, hair salon, fitness studio etc.

They make you pay for vistor parking, i havent been able to drive and stay at my girlfriends without paying over 20$ a night and they ticket you before your times over too.
The hallways are always under construction and they couldn't even afford to keep 2 concierges, even though a 1bedroom is like 1600$
so now theres 1 concierge from 8-4pm when everyones at work anyways. What a joke. DONT BOTHER MOVING HERE

Jager Homes Inc agreed to fix my kitchen faucet after they determined it was damaged by plastic bits in the pvc pipe during install but failed to keep their promise with me to fix it.

Please think twice about doing business with Jager Homes Inc which is affiliated with The Guardian Calgary and owned by Hon Group of Companies as they can't keep a simple promise with their customer.

THE GUARDIAN NORTH REVIEW

This is the North Tower of the 2 Guardian Buildings. Beautiful on the outside, beautiful on the inside, but cheaply made in every respect. ELEVATOR ropes are being fixed, ALL 3 of them, 6 week project, because residents are never able to move the through the building without at least one of them being down. HOT WATER & PRESSURE fluctuates greatly and is especially poor in the morning when busy. The problem was finally figured out - lower floor pipes are servicing pipes on the 34th floor, terribly fluctuating the water on ALL the lower floors, they have said they aren't sure how this can be fixed (without total redo) and are currently working with engineers. Underground Parking lot is being reconstructed currently. Building was not built with integrity.

Sound is terrible all around the building, and windows are not made for sound barrier (again cheap choices) everything can be heard from street shovelling to construction all the way up to the 30th floor.

In-suite washer and dryer are half size of normal washer and dryer and can only handle half the average load size.

Concierge is amazing, kind, respectful, responsive. 24 hour Security is great too, manages noise complaints promptly as well. Management is decent, don't care much for renters, but will respond.

Gym is small but good enough and is well-maintained.

Neighbourhood is weak. Right next to the Saddledome, so always crowded for concerts, sports games and events. This is a REAL problem. Building is 5 blocks from Homeless shelter, not making walking East along the river a total breeze.

I don't recommend buying here, renting is not great at avg. $1500/month for a 1 bedroom.
This building has too many problems.

Beautiful building, enjoyed the use of the community room. Only downside was the paid guest parking, but not unexpected due to the location

While the views and finishes are hard to beat, there are too many negatives that offset the good in this building. I've lived here 18 months, there's been atleast a dozen false alarm fire alarms.

You're charged a non refundable cool 250 to book the elevator to move in or out. Appliances are tiny. Gym has had broken equipment for 6 months making you have to get creative with your workouts.

Over the 18 months it's hard to recall a lengthy period of time that all 3 elevators were working. I've had the elevator drop incredibly fast and almost been stuck on multiple occasions, and sometimes have had to wait 10-15 minutes to get out of the building.

While it's great to have a concierge in the building, they are only there currently m-f 9-5, the hours most people work.

There's a really nice 7th floor patio but it was closed for a significant amount of time because the stone tiles weren't level.

Parking for some is a nightmare. My parking stall buddies and I have had to strategize together to ensure we have enough space to open our doors and be able to get out of our cars. Management doesn't allow you to change parking stalls.

I would love to give this building 5 stars and I know every building has its issues but it seems to never end. For a new building it's a bit scary, disappointing and not what I expected. The staff here are very nice and friendly but it feels like everything is out of their hands.

In summary I've enjoyed the stunning view from my balcony, the friendly staff, people, and look of a new building but 570 sq ft for 1400 a month just doesn't seem worth it when you look at the bigger picture and all the issues. I hope in the coming year the challenges smooth out, given the great location, this building could certainly be one of the best in the city.

The Guardian is in a great location close to the c-train station. They have put many of the finishing touches on now, ironed out the bugs, and it seems to be running smoothly. The suites are airy and bright and well suited to a younger demographic. Management needs to provide a better spot for lockboxes. They are currently handled very poorly, given the "concierge" (s) go home at 6 and are often not at their station or have a line-up. There are many options available to condos now. Unit holders should call their condo board and insist this be resolved. It makes selling in the Guardian problematic.
