The Village at Southgate

Overall a okay place to live but they now do rent through a third party website, I don't know what the big deal is with letting us go down and paying rent with debit is. I've always been on time with my payments but I guess there HQ has trust issues or something

Truly horrible experience attempting to rent here where I was lied to, manipulated and screwed over financially by this building. The management was exceptionally heartless and cruel. I would never in a million years wish that on anyone. The staff are trained to lie to you - this is a smoking building. I found out after singing the lease, they did not include in the lease that it was a smoking building. I have a severe allergy to smoke, and my suite was filled with so much smoke it was hard to breathe and caused me to throw up and have a headache. Despite that somehow the court still decided that me as the individual to had to pay to the village to break my lease, even though my health and saftey were 100% at risk from living there. I had to move 2 times in 2 months and lost a job due to moving twice in 2 months. The big corporations just continue to profit. Its honestly disgusting, and I wish they would have a shred of humanity, ethics, or morals. I just hope that sharing this can prevent another human from going through the horribly, costly and time consuming process that I had to go through by making the mistake of thinking it was a nice place to live.

Have been renting from these guy now for a year, and to be honest, haven’t rented from anyone better. These guys are great. I had a dishwasher issue, stopped working. Within 24hrs of me noticing it’s broken, to someone showing up to replace it. Look forward to keep renting from you guys

The best place for rent in Edmonton. Very convenient location, close to transport, schools, groceries. Site is very clean and well maintained. And it is true, that awesome community lives here. Definitely recommend!

Nice place! Excellent location, close to the LRT and the bus station. The management is caring and polite. Quiet and pretty good neighbors. Our kids are crazy about the indoor pool. In addition, there is a large Ukrainian community here.

We rented an apartment in this agency. Very convenient location. There were no problems with the office. They respond very quickly to requests and make minor repairs. Positive experience.

This place is not only an apartment to rent, it has community feeling, neighbors are nice, the amenities are great, and the people working and managing this place is very friendly and responsive!

1 star only because it is close to everything. 0 for the comfort! In the last 2 weeks, the elevator has broken down twice and now reacts super slow. And water pipe had leak like it was from 70s. The water shut down so we had no water to drink and use for the entire night start from like 7pm. And the rent still keeps rising?

I've lived in the village for about a few months now and I have to say the building itself is okay, quiet neighbors, decent amenities, however, it's the outside of the building/area that is horrible. People going through the garbage bins, leaving a mess, constant dumping, etc. It attracts the wrong crowd. I recently had my catalytic converter from my car stolen on the property in the underground parking lot (if you even consider it underground parking since anyone can walk in) there is no cameras and the lighting is very poor, which allows for thieves to come in and steal anything they want. The price you pay for the underground parking is not reasonable at all, and I would consider it expensive especially in my case since my car part was stolen and the person took off easily without a trace, there are nightly patrols but I don't ever see them nor do I hear them coming around. I reported to the rental office and the management and unfortunately nothing will happen. Just a warning to car owners and individuals who live or plan on living in the area, just a heads up about the car part thefts. And if it does happen to you, be prepared to deal with it on your own.

Overall the area is terrible, constant dumping, people going through the garbage, no security, and no cameras at all. No sense of safety and hesitant rental office staff who refuse to even help.

I am very satisfied living at the village at the Southgate and I totally recommend it for newcomers. It has beautiful views, quiet neighborhood, great services and amenities. The management and the staff are amazing! They are trying their best to help and provide the best living experience for tenants! It's a great place to fit everyone whether you are a bachelor, a couple, or a family. In simple words, it's a place that you can easily call Home Sweet Home!

I moved in about a month ago and I am glad I did. I first viewed the places 9 months before I moved in. Julie was so helpful and answered all my questions about the apartment and the building. I put my application in and Lonnie was the leasing agent that took care of me. I had wanted certain criteria for the apartment, and was willing to wait for it. Lonnie kept in touch and kept me updated. Finally, I did get exactly what I wanted. Cosam is fantastic! Every time you call the office you usually get his cheerful voice or his replies to emails, he is just wonderful. Denise and Beth are wonderful as well and very accommodating. All the staff are great, The Village at Southgate is fortunate to have such a great group of staff. I am looking forward to having this as my home, and enjoying all it has to offer.

Southgate village is the first community I live in Edmonton. It has beautiful views, and the grass is clean, too. Some cute animals might walk around your unit. I’m satisfied with it. Hoping the pandemic past quickly, and I can spend more time to doing some workouts at the community gym.

This is a very good location to live. I found all the staffs very helpful and supportive. Loni has helped us in our leasing and moving process. Thank you Loni.

The office staff are very friendly and helpful! The maintenance staff are extremely efficient. We filed a maintenance request in the morning and the technician came in half an hour and got the things fixed. Definitely a place you can call it home. Highly recommend.

I received a call yesterday to inform me that I still have a bill outstanding yet. The attitude of the staff was quite bad. He threatened me that if I didn't pay on time, they would put me to the collection and it would impact my credit. I said that I honestly did not receive any bill at my new address. Maybe he thought I was lying and questioned me directly if I didn't plan to pay anymore. I said I did not receive the bill at my current address. I checked my phone records, and I did not receive any phone calls after I moved out. How can I know I need to pay a bill without knowing I have a bill? In fact, as soon as I saw the bill (I asked him to send it), I paid immediately (today). I don't care about paying the bills. I am angry that the attitude of that person. I feel terribly offended. I lived in Southgate Village for over 3 years. I used to love there and I was even thinking about moving back in the future. Now I will never ever choose Southgate Village and I will not recommend Southgate Village to anybody.

Rude office people. We had a really awful experience. It was nice when 2 years ago we moved in and now I’m so disappointed. I wouldn’t recommend the village of south gate to anyone.

Do not rent this place if you really don’t want your car being stolen. One of our cars got stolen and the other’s muffler was CUT off in the middle. Both the rental office and the security team can’t do nothing, literally if you don’t have a car with advanced alerts system, be prepared to get involved in such incidents.

I have been living here since 2019 may. It is an amazing place to stay. It is not just a group of apartments but more like a family. The management is very friendly over here.

I have been living here with my family for 6 years already. The Village at Southgate has great amenities. The location is close to school, mall, groceries and southgate transit centre. The maintenance, cleaning and office staff are amazing!)

Very aggressive manager! Bad attitude！Even the day before Christmas! Makes me feel disgusted! Have you ever seen a manager blame on the resident because herself is lazy！Never move in please！

Service is great.the maintenance man John did a wonderful job repairing my bathroom sink ad tub facet.office staff are very pleasant and efficient.would like to suggest railings for the patio' as it would be more private.have lived here for 2 years now and very happy with all the staff 5 star rating!

Nice facility, friendly front desk. Cons: hot tube is a 3 person one at best. They need a steam room, the games room is sometimes 25-35 degrees Celsius which is way to hot for someone like me with lung issues.

Near to all modes of transportation, malls. Good locality and all facilities are good. I suggest others to go with this Property.

All aspects of this building did not reflect the price.

Rental Office:
- Understaffed and impossible to get a hold of or return a message
- Hidden fees taken out of the damage deposit that were not mentioned during lease signing and are not obvious in the contract
- Was yelled at when asked for rent return when requested to move out 4 days earlier
- Unable to complete final inspect with the tenants due to poor scheduling, then took extra out of damage deposit

Suite:
- Toilet broke x2
- Ceiling in kitchen started leaking
- Heat in one bedroom did not work for two weeks in December
- Dishwasher occasionally leaked
PRO: maintenance is fairly quick

Parking Stall:
- Constant build up of trash and discarded furniture behind stall, only cleaned every 1-2 weeks

Building:
- Observed homeless or evidence of squatters in the building lobby and stairwells
- Door opener broke multiple times
- Constant marijuana/cigarette odor in the hallways and sometimes seeping into the unit
- Foul odor in hallways and lobby masked by cheap air fresheners

This place is a very beautiful place to live.
I love this place, it let me make lots of firends.

Their employees never find the documents. And they lost important move out files again and again. Terrible management and stupid office employees. I hope they go to some college and study how to management files！

Pro: Generally nice staff, convenient location, improved building security.

Con: Extremely overpriced. Noisy in the winter (snow plow) noisy in the summer (lawn mower). Elevator in my building trapped people in it every once awhile.

In conclusion: Not worth the money (1300+), especially for a single room.

Great service, let me and my girlfriend do a early move in free of charge, and locked down the elevator for a few hours to let us move in. The leasing agents were all very responsive when ever we needed to contact them and always friendly.

This place is a hell. The main office is by far the least helpful and rude group of individuals i have ever met. I have had multiple incidents with crime done to my car and they have done nothing to change it. The people who live here can range from nice to borderline crack addicts, people shouting in the street with their boy/girlfriend and people going through dumpsters. This place is the Compton of Edmonton with ridiculous inflation every few months for a less than par accommodations.avoid at all costs, there are better places.

The Village At Southgate. Myself and my fiancé have been living here since 2015. There were a number of great reasons to call this place home. The facilities on site, including the gym, swimming pool, games room etc also the proximity to the LRT and easy access to other public transport. This community area is in an ideal location, just outside of downtown but not too far so that getting there is a hassle. There is a bus route right next to the complex that drops you off on Whyte ave, the whitemud is a stone's throw away, as is Calgary trail. The biggest positive experience we have had from living here is the incredible support from the team that operate, manage and maintain these homes and the community areas, they all genuinely care about what they are doing. These people are the backbone and the reason the place is so pleasant. With regular, non-disruptive and tasteful upgrades, things just keep getting better. Whether you're chatting to Denise, the site manager, Michille (our leasing agent), Dave the maintenance manager, Beth in the accounting department or any other incredible team member you will be greeted with a smile and the team together will resolve any concern or carry out your request with a sense of urgency and determination. Friendly "hellos" and passing waves are constant which really support the Community feel that is offered here. Choosing to live here in The Village At Southgate was absolutely the right decision for us and we will recommend it to family, friends and YOU. This has been a genuine and honest review that you have read, that I will stand by. Afterall we would not be starting our fourth year here if this were not the case.

I have been living in the Village at Southgate for a while. The apartment is very nice, clean, I have new Kitchen appliances. Also new Carpet thanks to Loni:). Denise, Michelle and Loni are fantastic and very helpful professional Ladies with whom there is great communication and cooperation.thank you for Everything. I am very happy that I found this place. I had an issue with my parking spot where my car got towed due to misunderstanding while I was out of country, but the site manager was very helpful and fixed issue the same day I talked to them. Really appreciated!

This place is not even deserve 1 star. Stop the water without inquiring residents all the time. And never pick up the phone.
