Super noisy place! Too much noise (siren sound, motorcycle,) from outside even in the middle of night, not recommended at all!
The parking is not attached to the building and during the winter it is super cold to get there! Also, the parking is not fully covered.
Since it is an old place the water cuts off A LOT from 9 am to 4 pm!

Only to agree with the posted negative in regards the rude incompetent ignorant management profesionality experience, The weakened static of the building envelope after renovation causing cracked tens of weakened frame smaller windows - and it continues in spite of the owners' warning and protests on time.
The same experience with the all the time hired particular filthy unprofessional services that caused intentional plumbing problems (their job creative), etc. But smoke of marihuana around the balconies for most of the nice day esp. Wiew is nice. Yes. But owners are not protected.

Fantastic place to live! Can’t get a better location or view! A very quiet building in that I never hear my neighbours ever at all! Only noise is from the traffic outside which is completely fine in the winter, but can be a little much at times with motorcycles in the summer. That’ll be the case with everywhere near whyte ave and downtown though. Management is great and answers questions! Most of the negative reviews here come from misunderstandings / inconsiderate tenants. For example, you can’t just leave your garbage that doesn’t fit down the garbage chute in the garbage chute room…. You have to walk it down. Don’t just leave your trash, that’s gross. If you do you’ll be fined… seems fair!

Nice clean building with great views of the river valley and downtown. For those condos that face north of course. Condo fees are a bit high.

The building is old and I can hear noises/vibrations from everywhere (especially at night). It’s also really annoying that it requires a bank draft or cheque as a deposit to book the moving elevator.

Great location to UofA, river valley, Whyte ave with a tennis, basketball and squash courts for residents only! Well managed and friendly neighbours, great place to live or rent for sure

Fantastic condo development on the edge of Edmonton’s river valley. Located close to many amenities and easy access to downtown and UofA. The building has gone through some struggles over the years but the great management has put it back on track to be a prime building. Large floor plans at affordable prices with amazing views

Nice building that is well maintained & very secure with a gazillion live cameras throughout the building & parking areas.

Wound not recommend anyone to rent here or buy a condo here. I would give negative stars if possible. Absolutely the worst condo building I have ever lived in. Management is extremely unprofessional, impatient and inconsiderate. Extremely unfair judgement when it comes to managing the building and treating the tenants. Was charge $250.00 for leaving a pizza box beside the garbage chute. That is an absurd amount for leaving a pizza box beside the proper disposable area, because the box did not fit down the garbage chute. The site uses very unprofessional and cheap contractors. If there is any issues with build maintenance it takes forever to get it resolved and along with it being extremely unprofessional and incompetent contractors. They often miss their appointments and takes forever to get the issue fixed. For example Ecopest comes on the wrong days for the appointments and don't show up on the right days. Our suite has been dealing with roach problem over the past year and to this day, this continues to be a perpetual issue. The plumber came and broke our sink which he then fixed, in doing so he got water all over the kitchen floor and onto the hardwood floor. This mistake was the plumber's and was the building's responsibility to fix. However, our landlord had to pay for their incompetent mistake. As the tenant, we had to suffer through days and days without hardwood floor in our suite and a thunderous fan blowing for 96 hours. You would think we should be compensated for living under the building's mistake and being invasively disrupted like this or get our fine of $250.00 back but we got absolutely nothing. Long story short, consider this as a warning. Once our lease ends, we are moving out. Do not live in this building and tell anyone you know about how terrible this place is!
