We are current tenants. I will say that the staff is trying. They really are. They are managing a very large complex here. The units are nice as long as you get a premium unit.

BUT. The reason they lost two stars here is the security and safety of the property is not good. Mail boxes broken into multiple times a week. Drugged or drunk people sleeping in the stair wells. People trying the doors on all apartments to see if they can break in. There is security but they tend to take off to their office up to 25 minutes away from our building.

So, if they can greatly improve the security of the buildings and properties to the level that they advertise them at then I will modify my review. Until the I will leave it at 3 stars and continue carrying a blunt object with me at night.

EDIT:

Okay security is starting to improve, though still needs further work. Having a few tenants starting to band together to communicate actively with the EPS and boardwalk security is starting to show promise. Boardwalk is also starting to address mailbox security working with Canada Post to redirect our mail to a secure post office. Hopefully Canada Post will be willing to help with the upgrade to secure boxes that Boardwalk can point cameras at.

Another plus, the gym and pool are open. More surprising than expected. Pretty decent facility.

Nick is a super friendly maintenance personal. Give that man a raise or something

The staff working at this location need to learn how to be professional and learn some manners.
I've never been treated so unprofessional by an employee before. When I've asked for help I've had an employee sigh and shake her head in frustration, and also complain about "not taking her lunch" right in front of tenants who are needing assistance. The dirty looks and the glares are something you expect out of a teenager.
I have advice for you, if you do not like your job then leave it. I would never ever treat employees the way some do here. Completely unprofessional.

Lived in a newly renovated suit in tower A. Found dead cockroaches within the trapper and living ones in the bedroom after just over a month living there. It should be a brand new suit. I was super disgusted and frustrated. Building managers and staffs are nice, but they need to do better at pest control!

Leasing staff is very helpful, especially Alice Hirtle she explained everything very well and went above and beyond to help us. Really recommend trying rental with these guys.

I recommend West Edmonton Village, friendly and kind people work here. We were very helped by Myra, who found us a nice apartment very quickly. The apartment is newly renovated, clean and very bright. Myra is very pleasant, we chose the apartment online, she was always in touch and helped us when we had quality difficulties. West Edmonton Village has a very cozy and beautiful area, a convenient location within walking distance of many shops, cafes, a bank, and a pharmacy. We are all very satisfied!

Wow what a great place to call home and the maintenance team here is amazing. Nick has been so helpful and went above and beyond to get everything fixed in a timely matter. They also keep the buildings very clean and secured. I love calling this place my home.

With the addition of a cage around the garbage, we have been pleasantly surprised that the amount of foot traffic has stopped.

Pool has been open quite a bit, albeit dirty from street shoes of the staff giving tours. Good gym, happy with Boardwalk but it took a while to get to this point.

Maintenance staff are awesome, tending to issues in a timely manner.

Fast service to address my concerns. Super friendly staff, the staff are always helpful. The staff member that fixed my issues did a great job. Also the Landscaper were out today clearing snow (so cold) but they do such a great job on the sidewalks. Thank you

The guy I dealt with when moving in was amazing and approachable and made me feel comfortable when showing me my apartment. The lady who was there when I signed my lease was amazing and accommodating and stayed later then she needed to so that we could work around my work schedule. However it’s been simply downhill from there. My stove was making a sound before I moved in and they said they’d have it fixed within a week. Two months later I still do not have a working stove. I have called and left many voicemails and multiple maintenance requests and have yet to hear back. I love the apartment and the area but they’re lack of communication with me on my maintenance request deters me from wanting to sign another lease with them and Im only going on my third month.

Tried signing a lease here not to long ago & was told I apparently “lived in another bwalk property” which makes zero sense because this would’ve been my first time renting with them. When I asked for my information on that, all I was told is I lived in another property so my app was declined & that was it. Super weird but oh well. I ended up moving into a broadstreet property & im extremely happy

I wanted to rent a one bedroom appartment and called the actual head office to check if several boxes of hamsters are allowed, as cats and dogs are allowed. I received a call from a nice lady telling me that it would be ok and there is nothing to worry about. This kinds of decissions are site based.
When i showed up to the rental office, the Filipino lady there did not even know what hamsters are, but said she would double check. Apparently, she asked some "Jennifer" that was "smoking" right at the entrance of the rental office (eo unprofessional), and she has decided, still that cigarette in her face, that it is not ok to have hamsters, but just cats and dogs. Unprofessional!

We lived in 104 low rise 4 for 4 years. Never got parking near the building. Repairs were done but next day things were broken again. Shameless management you complain about something and they listen to you as they are concerned but they don't give a care. Only thing they care is increasing rent. You keep signing new leases every year and you will pay less rent. I am so happy that their apartments are empty, that is how they would learn.its not a livable place.putting a couple of new appliances only does not make the place safe. People constantly broke in.front door lock is always not working boardwalk could not fix it in 4.5 years. One time there was a guy outside our apartment with knife he was drunk and I told him I will call cops and he left after scratching the front door. Usually COPS are there everyday tracking some one. BE CAREFUL!

It is as the advertisement says- YOUR HOME. Very secure, excellent service, reasonably priced, good size for comfortable living. Location is very convenient. Office and maintenance staff offers great service. Property well maintained and serviced regularly.

I hated it. Old building and they changed to wooden floors.you would have people complaining even you are walking. At night especially some one walks it feels like hammer on the wall.
Dogs pea on the snow and when it melts all of it is IN front of the main door that when you make it real home. No snow cleaning in Parking lot.
Did not even paint apartment in last four and half years and kept increasing rent and in the end we cleaned all the apartment and they marked dust particles (like they are super clean) and took my deposit. So be careful if they take your deposit, Call Service Alberta tenants dispute department and they will resolve it for you. Don't let thieves take your hard earned money.

I booked online that’s shows 2 months off and rent price is 1069$ but after I went there they told me only 2 apartments left and the rent is 1156$ for the first year and next year will be extra around 200$ plus parking 30$ or 40$ also gym and swimming pool extra 40$ I mean it’s Ok maybe worth it but Why no body told me before I come, I was leaving there last year for only 1030$ including parking and free gym, I love the area there but I’m sorry there are a lot of apartments in downtown better comparing this price, Also why the Sofa stolen in the lobby.

Well I'm on my fifth lease here at West Edmonton Village and I'm proud to say that they have done such a wonderful job changing and renovating and making this living communities so much better than it was when I first came here they put a lot of money and a lot of time and a lot of hard work and it looks absolutely beautiful here and today I received a brand new fridge in my apartment probably the biggest fridge I've ever seen in my entire life it's so nice and my fridge had broken and within a week I got my new fridge delivered today and a dishwasher is coming tomorrow brand new they have really nice appliances here they don't waste any time making sure they fix the problem as soon as it arises the maintenance man here in my building's name is Claudio and he's probably the most amazing maintenance man I've ever met Claudia works from the moment he gets in here till the last minute of the day he works so hard he pretty much does everything and he told me he was going to be here at a certain time today and he showed up right when he said he was going to I would I trust him with my home I trust him in every possible way he is a very very approachable comfortable really hard-working man he gets any job done efficiently properly explains everything he's fixing anything and he showed up with this beautiful fridge today and I am so happy explained everything to me show me inside and all the controls and it's just a gorgeous fridge and I just wanted to say thank you boardwalk and thank you Claudio great job. I finally feel like I am home. Because Bwalk owns their properties, they care about the sites. Maintenance is done promptly, staff are caring, friendly and helpful. I have lived in a non-Bwalk property, and a grateful to be living here now.

Worst place to live in.
1. They do not take any complaints seriously.
We complained multiple times during our stay here and none of them were taken seriously. When we finally decided to move out with becuase of all the frustrations living here they asked us "whats your reason for leaving? " like we haven't voiced our concerns before. We were also told none of our complaints were filed in their system so they didn't even care enough to even bother noting it down.

2. It is a very noisey area.
I am not talking about the road right next to the building where cars/bikes need to rev their enigne (but please for the new person take this into consideration when moving in here) but they had construction in their building at all hours of the day. As someone that works from home and especially during a heat wave where I have to have my windows open they had the most annoying construction even after 5pm.

3. Any support you need they will do the bare minimum.
We wanted our toilet checked out as during random hours it was spewing water outwards. We called them to check it out in which they came in a couple DAYS later to check and just told us they are working on the drainage system or whatever and just left without much else to say or did anything about it or offer any adivse.

To put it short, it was not a pleasent place to live and we ended up cutting our contract short as that was a way better alternative than to just suffer through the rest of our contract.

This is great place for me last four years. Good library and park. Its shame I have to move out for my job.super nice stuff. Especially Jasmine. She is very professional and concerned person.
When I had a problem noise from upstairs.
She help me quickly and good solutions.
If I move in Edmonton again in future, 100% I will choose Edmonton village. Thank you Jasmine.

I absolutely love living here. I recently needed to transfer into a smaller place and they were so helpful! I always love going into the office, Tyler, Sargun, Mel and Jaslin are always so welcoming and ready to answer any questions! So glad I choose West Edmonton Village as my home.

UPDATE: July 2021
I just have to say that after living here since 2017 I still have nothing but good things to say. Maintenance and staff have always been great about keeping our unit in good working condition and quickly responding to any issues that have arisen. They're always super friendly their new system for putting in maintenance requests and stuff makes it super easy. I would recommend the townhouses if you're looking for a place to stay. Overall its quiet and my neighbor situation has since greatly improved. It feels like home.

I know everyone craps on Boardwalk but guys I honestly have been living in the townhouses for a year and a half and have only had good experiences. They just fixed the faucet I broke and replaced the vents the kids broke and screwed them in. They replaced our water heater next day and are always nice. The only complaint I have is I wish they'd be a bit more discerning about our neighbors but that's difficult I imagine.

I’m very Happy with the service that I have received from Boardwalk. I recently got countertops replaced in my unit, Renaldo and Claudio did outstanding Job. After completing the Job they cleaned up after that as well. I have never seen maintenance guys in past doing such a wonderful job. I am so happy. They also did some extra work that I even didn’t requested. I really want to thank boardwalk and my building Maintenance guys for always doing great Job. I love my stay here. Best People and Best Quality of work.

Went to office today to deal with a long ongoing problem.mel was able to listen actuality listen and in no time solved my issue with no hoops whatsoever i have lived here for 7 years.and the people who work there generally are good well mannered and provide a pretty good service for a place that has about 4000 tennents

It is very reassuring to know that Boardwalk goes out of their way to do things “right”, and accommodate their tenants’ requests. My son often needs support.
