Before you read, please note that our house was delivered in September of 2018.

These guys really had the potential to be a good builder but fell short by a country mile. Upon delivery, our house was left unfinished on the exterior seem for over a week in the rain and snow. We did end up with water in the house but it was only on the plywood and not the finished floors. The main bathroom toiled ended up with a chip in it (never repaired or replaced). One of the doors had a hole in it that was just mudded and painted over. Where the 2 mods seam together there is a 3/8 inch difference in elevation so the floor has a built in ramp which in time will just end up breaking the flooring (you almost trip on it as it is that noticable). Some of the cabinets started sagging and one has a break in it. The finished trim around the open column isn't square, there's noticable gaps in the flooring, doors stopped latching and all kinds of other stuff that we mentioned to the builder. In turn, we were told that we signed off on it saying we accepted it and that they will only come out one time to fix anything after our one year was up and it would take a while to get to us because of our location (apparently Calmar is far away from nisku).

We decided to get Alberta new home warranty involved before our one year was up (still waiting on report) as they can only help on most things within the first year. So my suggestion to anyone waiting for their one year, MAKE A CLAIM WITH ALBERTA NEW HOME WARANTY BEFORE YOUR 1 YEAR IS UP. They will then be able to help you because at this point, I don't believe Western Module will. It has been 13 months since completion and they have not stepped foot in our house since then (except for when Alberta new home warranty organised a site meeting to inspect our home and Cam dropped off a Christmas basket last year "Thanks again Cam")

My recommendation is to STAY AWAY. They have no customer service. If you are in the middle of purchasing, make sure you hold back some money from them. Once they get paid, they no longer care about you. I'd suggest spend a little extra money (there's not a lot of savings with modular) and go with a well known builder and save the headache, hassle and disappointment.

Just the worst. Don’t bother, spend some extra money and have the peace of mind knowing the house won’t blow over.

Nice place, very well built custom homes they are constructed indoors. This method is great by keeping the harsh Alberta weather from damaging the framing
