Good experience with building a new home. But it's been way over a year and our house just started in framing stage. Always delayed yet we are already in yellow zone. Also upset that the cabinets I wanted was not available. Our realtor has been good to us otherwise.

**6 months update. While it took 3 months for kitchen to be done after moving in. The exterior is taking them forever. My house was one of the first started on the street and it's the last one to be done, even the driveway isn't cemented yet. 3 broadview homes are the only ones not completed when houses that were started way later are done all their exteriors already, garage painted, wood added, stucco's finished but not broadview. I don't know what else to say about how slow broadview is. Same old excuses. COVID, not enough workers, no parts. How long have you been a company for? Seriously.

Never buy house from broadview. They don’t fix any problem that they caused. I got a compliance order from city because they never remove their garbage and construction debris. (They told us they would remove them during the walk through, but after 2 months, the debris are still here. That’s why I got the compliance order.) Of course, we contact them about the order, they never reply us.

In my honest experience, they did not properly insulate my basement to code - 9 years of issues with my new home build. I will never build a home with Qualico again. Seems like they just build them as quickly as they can and cut as many corners as possible to save money. When I inquired about the issues they deflected, and it may have been just to get passed the warranty period. Finally had the basement done correctly with proper insulation and haven't had an issue since - unfortunately it cost almost $5000 out of my own pocket. The contractor I hired was absolutely shocked with the lack of quality workmanship that I invested my life savings into. Hopefully others haven't had to go through what I have over the past 9 years.

More to add, 8 months later.
They reached out in order to address this review but the communication back and forth was like pulling teeth. I had to constantly email weeks later to find out where they were at in their process. Only to then find out, they've considered my matter closed, 8 months later. I will go ahead and post what my contractor found at my home in both his work assessment and photos. Here is what was said.

"As you are aware upon removal of the vapor barrier and fibreglass insulation the vast majority of the foundation walls were found to be significantly frost coated, this was the source of the water troubles you had been experiencing. While it is common to experience some frost buildup, the amount found in your home was above what is typical. The source of this frost would be moisture travel from the warm and humid interior air working its way past the poly and fibreglass where it meets the concrete foundation which is below freezing temperature in the cold winter months. The humidity in the air then accumulates over the course of the winter in the form of frost as it makes contact with surfaces that are below freezing.

The work we completed at the time included removal of all existing poly & fibreglass, as nearly every piece was wet and a number of them were also moldy. Mold found on the underside of the OSB sheathing, rim joists, and concrete walls was treated, the basement was re-insulated, and new vapor barrier was applied and sealed. It is also worth noting that a number of places were found to lack any insulation at all when the vapor barrier was removed, this should never be the case.

The attached photos were taken once a good portion of the fibreglass and vapor barrier had already been removed, but the ones attached do show how there was no tuck tape, nor acoustical sealant applied anywhere in the basement (the only exception to this was where the sump pump line runs up and through the wall, which is also shown in the photo's attached).

Seams in the poly, around electrical boxes, the electrical panel, etc.as well as where the poly meets the underside of the sheathing for the floor above was fastened with staples but no form of sealant was used, this results in increased airflow into the cold side of the basement insulation and contributes to frost/moisture build up and can eventually cause mold.

All surfaces containing mold were treated. The joists, foundation walls, underside of sheathing all thoroughly defrosted and dried via the use of fans over the course of several days, and afterwards new insulation, vapor barrier, tuck tape at seams, and acoustical sealant between joists and underside of sheeting were applied. This will substantially reduce future airflow to the back side of the vapor barrier and insulation. "

Broadview blocked and deleted my comment on Facebook and Instagram … this company does not want to get exposed. Here’s what happened to our house. (just incase this comment gets deleted again… I took the screenshot and I will be reposting again until they hear me out! Not even their head office is returning my call nor my email.)

We took possession of our house on sept 28 2021. In July 2022 we applied for a permit to have our basement finish. 3weeks after when we were ready to have our basement inspected (framing) red River planning district informed us that they can’t do the inspection because there is an open permit… they asked us if our basement has concrete cement and we said yes. They said that the plumbing under wasn’t inspected before they pour the concrete and the entire house was not inspected at all, (yes we took possession of the house without a proper final inspection from the rural) they also mentioned a fine of $2,000. It took over a month for broadview to look after it. After a month RRPD asked for drawing and pictures of the plumbing underneath and also conducted a “walk through” final inspection. Upon checking, they noticed that our basement was not insulated properly and something else that cannot be discussed with us because we are not the owner of the their permit. I contacted them right away so they can fix the mistake so that my contractor can proceed with the closing (drywall)

Our schedule was supposed to be yesterday but it was canceled. I emailed and begged… seriously begged to have it done sooner since our contractor has other things to do and this has been pending for months now. We would like to have it done as soon as possible, but none of the “higher people” would like to response to my email nor my call.

If anyone are planning to have their dream house to be build by this company… please think twice or three times or maybe a hundred of times or go somewhere else!

They are not reliable and the worst people to deal with, I really feel bad to our agent for being the shock absorber since his bosses does not want to talk to us like a man!

First of all I would like to thank the realtor, Lisa Castro, for the wonderful service and the help she provided during our initial stages of the home build.
Now for the actual home building process. We moved in January of 2022, without a garage door! We didn't have a garage door for months! Considering how bad the winter was, our garage would get piles of snow inside from the storms. It was a huge inconvenience having to shovel inside the garage and the driveway and not having a safe place to park our cars during the brutal winter.
Now the whole summer passed and the exterior of our house is still not yet complete. The windows were never cleaned like it said in the building process, and we still have cement on them from the construction. The paint guys left midway and never came back to finish, leaving the garage door trim hanging as they had to remove it to paint. The paint colour we chose for our entrance door is way off from our garage door, eventhough at the design centre, we chose matching colours. And the stone never got put up.
As for the inside of the house. The installation of doors was so rushed that some of doors didn't close at all, and it's quite silly that the lock for the master bedroom door was on the outside rather than the inside. They came in and fixed this after a few months. Moreover, some of soft close cabinets didn't work and there was damage on the kitchen countertop, which never got addressed.
The most concerning part is that half of our house SQUEAKS really bad from the stairs to the master bedroom and ensuite! It squeaks even worse than our old house which was built in 1976!
All my friends who've built homes with other builders have had great experiences, including getting free upgrades, getting exterior done on time, having a garage door installed before moving in, and no squeaks! Not a good look for Broadview Homes.
Please do yourself a favour and go with a different builder for a better experience and value.

This brand new house that I bought was very promising on paper. However, the after sale experience is the worst. I bought a "stock" house meaning it's already been decided upon. Cannot be modified. I was assured that it will be good. We went to the show home, brochures and other materials. But after the exterior work has been done. The colors that were painted are of two contrasting colors. Even the contract painter that they hired is asking if we like how it turned out. It was such an eyesore. So I reached out to Broadview and their response was that they are giving their approval for us to change the exterior colors at our own expense by hiring a professional painter and to send them a photo afterwards. W O W. Their designer screwed up big time and they want us to fix it. I will just have it as it is as a testimony of their work. We are the only house in the block that has this exterior.
For almost half a million house, this is what you will get.

We worked with Lisa Castro. Wow! If you’re in need of a real estate agent, look no further. Lisa was fantastic to work with. Professional, friendly and detailed oriented. She was very responsive to our many messages and phone calls. It’s clear that Lisa truly cares about her customers’ happiness.
Broadview was also great to work with. Very professional and organized along the way. We are so happy with our new Broadview constructed home!

We have signed a contract with broadview to build our house in dec 2020 and said we would get possession in October, 2021 and then in September they emailed it won’t be October it would be December, 2021 which we understood seeing ongoing COVID crisis and. We have to extend our lease till December 2021 then in December they said it may be end of January but then we said it will be end of February. Still we try to understand there situation and didn’t say anything. Now they are saying possession will be at end of April. We our patiently waiting for house and they are just giving excuses to us. We are really disappointed at service provided by such renowned company. Now we are left with no options and our lease is expiring and again we have to sign lease and then have to find someone who can sublet our apartment when they gave us keys…. I won’t recommend to go with qualico and broadview homes as we are not happy with lack of professionalism….

Communication during the construction of our home had always been very effective. Terry Musick was the sales guy we were dealing with, and he was very helpful and informative. After we moved in, we are still getting immediate support from the head office, which we find remarkable.

We had a tremendous experience with Broadview homes from top to bottom. Our sales agent, Lisa Castro was top notch and is as good as it gets in the industry. Lisa has an ability to make you feel like family and always has your best interest in mind, she will never pressure you into anything and is one of the kindest people you'll ever meet. I'd like to point out we asked a lot of questions, and one of Lisa's biggest strengths (on top of her attention to detail and extremely high knowledge base within the real estate industry, especially for new builds) is her ability to respond quickly and efficiently to your questions day or night with all of the information you require. This makes what could be an extremely stressful process as smooth and seamless as possible, huge bonus. We started out with a sales agent and ended with a really good friend.

Some other mentions would be Meaghan Braun and Karla Jakab from the design center. Meaghan and Karla were both extremely knowledgeable and there attention to detail was second to none, they were an absolute pleasure to deal with.

We 100% recommend Lisa Castro and the rest of the Broadview homes team to any one looking for a great experience in both quality and customer service.

We met Lisa Castro when we were in the decision-making process of either building or buying our new home. Lisa worked with us to understand our needs with utmost professionalism. She did not persuade us to make decision to build but still answered our questions regarding home building, which was important to us. She was always prompt in answering text messages and phone calls. She made an effort to know us as a family and was very personable. We ended up buying a home that was built by Broadview rather than building. She respected our decision. We are very happy with our new Broadview home. Even though we are the second owners, we got good after-care service from Broadview/Qualico when we had few questions and needed some quick answers. Overall, we have a great working relationship with Lisa and would highly recommend her to anyone.

Bought our first home from Broadview and we are in love! We met Lisa Castro by chance and we are so glad that we met because I now have a realtor for life. Very dissapointed with the builder and its sub contractor.
Imagine we spent 4 hours choosing colors and cabinets then when possesion date comes wrong cabinets was installed, we reached out to builder and the builder told us kitchen Craft will reach out to us, after adays of waiting kitchen craft reached out so i asked what they will do to fix the problem, she said she will ask manager and will get back to me, they did not reach out as promised so i went back to broadview because i bought the house from them and not kitchen craft and to my surprice, broadviews initial answer to me was.you are already negotiating with kitchen craft so its up to you guys to fix it.wow just to remind you guys its you who made a mistake not us, our bank paid you, we are pying our bank.i had to call kitchen craft 2x before they told me they are offering me a funny amount, so i told them to keep their amt offer and change and fix their error, now we will wait four weeks and once they are ready to install it will take 2 days of work with people leaving in the house so we have to remove everything inside those cabinets.the ugly part is they never apologized and we felt that why is it on us to keep calling you guys to fix your mistake?
having second thoughts on purchasing another unit from you.

We built our dream house with Broadview homes and our agent was Lisa Castro. Upon getting to know Lisa, she had shown us nothing but great interest for us as a client. She did not persuade us to make decisions we did not feel comfortable making, which was important to us. She has great insight and experience which made the process a little less stressful. Although there were times that it can be very overwhelming, she made us feel she was right there for us to help and guide us throughout the whole purchasing/building process. Without Lisa Castro’s commendable expertise, we would not have been able to get the house we’ve always dreamt of. She’s a heaven sent!

We recently bought a house in Aurora that was built by Broadview as a spec house. This review pertains to the purchase experience.
We dealt with Chris Ilagan. He was very professional, and very quick to respond to questions. He accommodated us with multiple appointments to view the house, for blind consultation, for pre walkthrough check etc. He was on time always to let us in. A very nice guy to deal with. I would recommend Chris to anybody wanting to purchase with Broadview.
I will post about Broadview in general after we have moved in and have experienced the after purchase closing service from their administrative team.

We recently moved in to our new home made by Broadview. We specifically dealt with Blair Jacquet. From the very start til the end of the process of buying a house, I should say Blair is an excellent agent. He is very knowledgeable of what he is selling and will give you an honest opinion in case you asked him. Very straightforward as well which me and my husband liked. He won't go around the bush, or won't sugarcoat stuff just to sell. He was willing to do more of what he was asked of him. He won't leave you hanging but instead he was with us along the way til the house is fully move-in ready. Totality i would recommend Blair to be your realtor as he knows the ins and outs of the job. And lastly he is a funny guy too. We love our new home and feel blessed that we moved in in time for New Year's. Thank you!

She was very responsive and always answered our questions in a timely manner. We experienced several challenges throughout the building process but we always felt as though Lisa was working together with us and would work hard to find the answers and solutions for us. She was so personable, she took the time to really get to know us and our family and stayed in touch with us once we had moved in to our home. Lisa was the best part of the building process by far and without her, we would have had a very different experience. During my search for a new home purchase deal (as a Newcomer to Canada), I have visited different show homes managed by different builders. But February 6th, 2019 was the day I met the most client-centric and remarkable salesperson – Lisa Castro. I have experienced possibly the very best customer service of all time. From the telephone conversation to book a same day appointment, to the professional suggestions when we finally met in person and up to signing a buying agreement same day we met, Lisa Castro has remained such a remarkable and customer-oriented salesperson.
I am yet to move into my new home (Possession date is June 28th 2019) but because of Lisa's warm disposition and professionalism, 3 of my friends have also purchased their homes through her. They all share the same testimony about Lisa.

We have worked with Lisa Castro to purchase our house with Broadview. Lisa is a very friendly, approachable and cheerful person. She went above and beyond to get us the house we wanted at the price we could afford. I would work with Lisa again without a doubt. What i also appreciated is that she was always replying to my messages nearly instantly. We are yet to move into the house and to see how it is but I am confident that Lisa will be there for us if and when needed.

At first, we have a certain builder in mind to build with, but when we met Blair Jaquet from Broadview, our preference changed. He takes pride of what he does and one of the very few agents that we've met whom looks after you and not only focused on sales. He's been very straight forward, and worked with our ideas of doing some modification with the floor plan we chose and making it our dream home. He shares his honest opinion and doesn't push you to get something just to get sales. He looks after his clients very well. For instance, there was a conflict with a contractor and he stepped in and handled personally which we really appreciate. There's no problem in reaching him, as you can contact him anytime, and even sometimes during his days off.

We've been happy we decided to build with Broadview and most specially dealt with Blair, we've found not just an agent but also a friend. If you are looking for a trustworthy, honest, and reliable agent, we highly recommend Blair.

I recently bought a house that was built by BroadView homes (in 2011). Last week a few shingles fell off and I called them to get it repaired under warranty. My understanding is that shingles are under warranty for 20 - 25 years. I know another builder covers that many years for sure and they have repaired for their customers.
My house was built 8 years ago and BroadView refused to cover the shingles repair, instead referred me to a roofing company in Steinbach, may be they were the subcontractor for roofing at the time of construction.
Secondly, they said they don't extend warranty to second or third owners.
That's my experience in dealing with BroadView Homes.
When I visited a Show Home, the realtor was speaking very high of BroadView's warranty program. I guess that was just marketing BS.
At least BroadView answered my voice messages with theirs.

Terrible customer service & customer misguide in the website!

1) I made a price inquiry through their website & no one got back to me even after 2 business days although it says they will reach in 24 HRS.

I had to call their customer service & Finally got on touch with Sales Manager & he was not quite helpful one. I felt like he doesn't want do any sales.

2) There was a house plan in their website which drew my attention as its a very simple house which suits my budget. I asked whether I can build that in Aurora North Point as its in the list where they can build houses. He said no then i asked where i can build that house with them.he never got back to me or at least acknowledge my message.

Why they post plans in their website if they can't build?

Visited a show home to consider purchasing with Broadview. The agent was friendly during the initial part of the meeting. As we walked through the home it became very evident that Broadview charges you for every tiny change - which is fine, it's to be expected.

However, standard features like a flat painted ceiling is an upgrade, the cost of the upgrade is 5x of what it should be, we were quoted nearly $4,500 (rougly) for the entire house. Other builders do not charge for this and it's standard and included in the base price.

The default switches and plugs are low end, low quality switches/plugs. Broadview charges $25/outlet/plug (roughly) to change when the actual incremental cost of the plug is $5, nearly $20/plug in labour - absolutely ridiculous. This is included in other builders default packages at no cost.

Come time to negotiate price, the sales person did not inform us of land transfer tax costs, property tax costs, GST, or any other costs associated with the closing of the deal. They will try to pull the wool over your eyes, hide costs and steal from you with ridicliously inflated upgrade costs.

Do not purchase a Broadview Home. The quality is low, the base price is low, but the required upgrades are vast and extremely expensive. Expect to spend upwards of $30,000 - $40,000 on the base price to have the home updated to modern standards. Of that $30k-$40k, the actual value of the materials is likely around $10-15k, they are known for ridiculously inflated upgrade costs.

We're satisfied with the workmanship on our new home. The customer relations in-charge is very helpful and quick in responding to resolved our overhead garage door problem.
If you are looking for a new home, I highly recommend the Broadview Home Builders.

Lisa Castro is awesome to work with and we never had any issues with her.she is very reliable and responsible and kept her promises very well. The first day I met her, I was extremely impressed with the way she talked to me. She is very honest and faithful. If I want to buy another house in future, I will retain Lisa Castro again and again. She is one of the best real estate agent in Winnipeg and I would highly recommend Lisa, you will not regret. Now we became good friends and also she is part of our family too. I will come back here to complete my review once my house is fully completed.

I was first to buy a custom build house from the Sales Representative Lisa at last year summer. She is a kind and helpful Sales that I met before and my son loves her very much! She is quite professional that understanding what the customer needs. Also, Qualico company is a reliable builder that my parents’ house built by them too. Now our house is almost ready to move in by this July, I and my son are so excited to move in our dream house! I take the opportunity here to make a huge thanks to Lisa of her big efforts to us, also the builder! Hopefully everything will be done on time!

Lisa Castro is exceptional! She is very reliable and responsible. The first day i met her, I was extremely impressed with the way she talked to me. She is very honest and faithful. So far so good, things are moving in orderly manner. If i want to buy another house in future, i will retain Lisa Castro again and again. My advice is the Broadway view should keep to all promises as this will help both the staff and company to grow higher and higher. I will come back here to complete my review once my house is fully completed.
