They have lots of amenities and everything is fairly new but the park definitely has issues. Neighbors are very loud, complaints are addressed but there are no consequences for repeat offenders, some spaces have had multiple complaints from multiple tenants and nothing is done, showers are ice cold, septic services are overpriced, wood is very expensive and you are told not to bring your own in, they charge $300 for what is supposed to be cord (closer to half a cord), it's more expensive than most parks at $3300/yr and doesn't offer the same level of services, they lie about there being a waiting list to get into the park (don't be fooled - there are lots of empty spaces and people are leaving in droves), on weekends the place is an absolute madhouse with cars parked everywhere, and they have way too many rules. Partiers and hard-core atv riders will like it, which seems to be the crowd they are trying to attract. There is nothing wrong with that, just not for us.

We had the best experience at Grand Palms- came in for a night on our way to a friends place at Victoria Beach. Loved the size of the site, the amenities- Pauline was fabulous. We will definitely stay here again.

If you are an avid quad rider, this is the place to be, other than that, overnight camping sites are small and can not accommodate rv's and vehicles properly. Management is lacking in courtesy and sincerity.

This has been our 3rd year at Grand Palms and we absolutely LOVE it. Our family is making amazing memories here!
It’s clean, inclusive, they allow ATV’s which is a huge passion in our family.
Key long weekends are always full of fun activities, like fireworks, live bands, HUGE bonfires so everyone can gather and mingle.
A bonus perk- ATV safety seminars have been provided for all ages!
My family is so grateful to have a seasonal in such a friendly fun community and are fortunate to be a part of it as they continue to develop! ️

Great for families! Very clean sites! Pool is great for everyone! Mini store has a little of everything if you forget the essentials! Close to Grand Beach!

First & last time we will stay here. The worst RV park we have been at. It began when we went to our site. The weeds and grass on both sides looked like it had not been cut in a month or so. It got worse; the septic tank hookup was unsanitary (no sealed connection). The discharge hole was just stuck in it. I had to buy Duct tape to try and seal the connection. The showers were out of order (have been for over a year), the washrooms, while clean had very limited hours. The splash pad was out of order and the last three days of our stay so was the pool. On top of all this, the septic tank overflowed when emptying our tanks and it took a day and 1/2 for someone to come and pump it out. If I could give it zero stars, I would. Lastly, if there was a contest for the worse campground (for overnight and short term renters) this one would certainly be in the top five.

Awful seasonal stay here. The management is rude, dishonest, unfair and made for an absolutely horrible experience!
I do not recommend anyone stay here. Read other reviews - they speak volumes of how awful it is here. I'd give it zero stars if I could! The management needs to be seriously looked at and corrected.

Edited to add response: we did bring it up to code - which was one window to be fixed. You did not work with us but rather bullied us into doing it.

It was clean and it had full service. The gate being closed a couple of nights was a little odd but the staff were very friendly. The guests around us were friendly and I think there is a great family atmosphere there.

Been at Grand Palms since 2018 at the very beginning. We were one of first 19 there and it just keeps getting better every year. Community has grown so much and everyone helps each other out. We love it and the manager Pauline is wonderful. Through covid restrictions we still managed to have a safe summer. Highly recommend. Lots of organized activities and events on special occassions for everyone.

First time seasonal camper. I’ve heard a lot of horror stories. Thank you Grand Palms Resort for making our experience the best. We are a great community. It’s nice to be somewhere where kids can be kids and have the freedom to explore.

Proud to be a member of this community! We were one of the first residents and each year it gets better and better. What a clean and safe space for families. The additions of the pool, splash pad, playground, basketball court and store have been wonderful. Our favourite part of the summer is the extra events such as concerts, fireworks, Christmas in July and Halloween in September. It's a great place to call our second home.

We love Grand Palms! This is our first year as seasonal campers and we could not recommend it enough. It is a wonderful community and Pauline and Helmut have done an amazing job making everyone feel comfortable and welcomed. Their hard work has not gone unnoticed.

Pauline (manager) is absolutely the worst. If you are not in her friends list she will make every effort to make your stay miserable. Would not recommend this place at all. It has great potential if she was not there. Lots of long time campers are leaving because of her.

We moved in here in August and love the community feeling. Helpful neighbours offer great suggestions to enhance our seasonal experience. Great management team who are very supportive and quick to offer help if needed. We have enjoyed the pool (so did the grandkids) and of course the close proximity to beautiful Grand Beach. The only thing negative is the noisy quads on the weekends.

The staff at Grand Palms has been amazing. Always willing to help you with whatever your needs. The resort is more of a family atmosphere. You need help and people are willing to help. Yes, the speed limit is 15 km.and it is enforced. It is that for a reason. There are so many young children it is for their safety. Loving being part of this community. I was hesitant at first but am so glad we made the choice to get a site. Way to go Grand Palms & all the staff that work so hard.

This is our third season at grand palms and very fortunate to have this “home away from home” during the summer.

Ive had several friends enjoy stays at the overnight spots as well.

Although some of the amenities are still being developed and worked on, Pauline and the grand palms team have done a fantastic job creating an awesome community here.

Overall not a fan - we did not feel safe or comfortable and left a day early. Probably better for seasonal campers and especially those with ATVs but I would not recommend for weekend outings.

Longer explanation below for patient readers.

Campstite issues:
- Campsite was brand new and we were first to use it. I feel they overbooked and gave us a campsite that was not ready.
- Water connection (faucet) had broken handle that was repaired promptly once identified.
-Campsite was provided based on stated preference for a treed campsite. There were trees but they did not provide much for shade or privacy. We could clearly see all the campers on our bay and the neighboring bay.
- Trees/posts at entrance corners make entrances very tight, so getting your trailer in or out is a very difficult exercise. We actually had to drive on a significant part of the front portion of another campsite for both arrival and departure. We have a Grey Wolf 23MK, not the smallest trailer but not one of the bigger ones either.
- Utilities are all the way at the very front of the campsite. This probably makes the campsite easier/cheaper to build but it is in the way when pulling out and you will need extension cords and a long water hose.
- Brand new campsite was not level. Understandable in hilly terrain but not here.
- inadequate space for parking.

Promised/advertised items not provided:
- Website promised firepit and picnic table. Neither were present on a brand new campsite and my wife was not impressed.
- Advertised "potable water hookup" but there is a long term boil water advisory. See below

Drinking water safety:
- There is a boil water advisory that has been in place since 18-June-2015... 6 full years and the issue has not been addressed.
- We were not informed at check-in. Instead we had to be observant when using the public restroom, and check the provincial website for details.

Speed limits:
- There is a speed limit of 15 km/h everywhere in the campground that is enforced very rigorously. I slipped up here and was visited by both agressive vigilante campers and management. When 2 very large guys are in your campsite and yelling at you front of your kids it's very hard to feel good about your family's safety & comfort in the facility. This happened very early in our stay (just after notifying manangement of broken water handle) and really spoiled the weekend for us.
- For the campers: I want to say I recognize the need for travelling slow in the presence of pedestrains but I felt the response was heavy handed given that I was travelling school zone speeds on an empty road. Asking management to talk to me or leave a 'reminder' note would have been adequate, and the intimidation from other campers definitely soured my experience.
- Management response seemed to support the agressive camper actions. There was no indication of any repercussion for their threatening/agressive behavior. While there are 2 sides to every story I could not feel comfortable after this negative experience while setting up.

Facilities are not adequate for the number of people staying in this campground.
- pool is almost always over maximum capacity of 13 people. You will have to flout the rules or go to the beach which is not very close.

Management seems to generally ignore provincial regulations regarding indoor mask use. They have one close by and will put it on if you approach them while wearing a mask but otherwise seem to disregard the provincial mandate.

Not sure what to think of activities:
- Live band performing 8pm-1am at a 'family' campground. Comments are to "bring your favorite beverages" and "must attend in motorized vehicle".

I want to also identify the positives. While these did not overcome other items I feel they are worth mentioning:
1. The broken handle on our water connection was fixed promptly. (But why was the water handle broken on a brand new site?)
2. Employees helped clean and bandage my daughter's leg when she tripped on the step at the campsite office. I think the tripping hazard should not be present in the first place.

Beautiful place with great owners. Edit a year later: This place is amazing. Truly our home away from home. Seasonal campers are a great bunch and many people have customized their sites beautifully. My kid loves the pool, splash pad and play structure and has made many friends. We bought quads and are allowed to keep them at our site as long as we respectfully drive them straight out of the campground to the access road. We can use access roads and ditch trails to get to the Bel Air ATV trail system and North Star Trail and BelAir Forest. There is a little area just outside the park that is used as a little atv park for kids with little atvs and dirt bikes. The kids are to utilize that area not cruise the campground streets. If they do, management talks to the parents. Mutual respect all around. Safe place for kids to play. There are bears and coyotes in the area so be safe when walking in the woods. Grand Marais town nearby to get gas and groceries and restaurants. Easy quick drive to Grand Beach. Website and Instagram pics accurately depict what it looks like. Under construction, only half built but not too noisy they try to do majority of work in spring or fall and not on summer weekends.

Beginning of 2021, I wanted a seasonal site. I paid 1000.00 to hold the spot at the end of March. June came and with all the covid restrictions. We wanted to get back our deposit. We didn't expect it all. I also asked if I could just get a spot next year. When Pauline did answer me, she was very unprofessional. On May 31st I was told she would take it to management. It is July 6 2021 and no news about my situation and Pauline has stop responding all together. I'm sure this is a nice place and there's alot of nice people. I would stay far away as the lady who runs this place (Pauline). Is inconsiderate, disrespectful. Not to mention their just keeping 1000.00 from me at rime like this! That says it all for me.
