I Have found the office staff very helpful and friendly from the day we moved in. They try their best to work on all types of issues and hundreds of tenants all week long. My cat and I enjoy the balcony I have decorated it with plants, soft lights, comfy chairs and a table to make crafts or do puzzles. I say outside and my cat is waiting at the door to sit in our garden balcony. No it's not a perfect place. I doubt if most apts are.

Management will never return your deposit back. I lived here around 4 years. During that long period, there is always some wear and tear. They never do any maintenance.
They didn’t return my deposit and charge me extra under cleaning and other repair charges. Doesn’t matter how clean apartment you give them, they’ll find ways to take away your deposit money and threat you to ruin your credit history if you don’t pay.
Better to stay away from this place. So many negative reviews tells everything.

If you don't want to lose your security deposit in vain, never rent a place here. My boyfriend and I lived in a one-bedroom apartment, and before returning it, we cleaned it very thoroughly and carefully. When the management came to inspect, they told us everything was good and clean. They also mentioned that there were a few areas that needed a bit more cleaning, and it would cost $25 and they said there were some minor scratches on the kitchen wall that needed repainting (just a small area the size of a palm with 3-4 small scratches).
However, they said they would recheck if it needed repainting after 5 years, and if it didn't, they wouldn't deduct any money. We lived there for 2 and a half years, and the apartment was not new, so I didn't believe they had repainted it just two years ago. But it didn't bother us much, as we thought even if they deducted some money, it wouldn't be significant, given the small area that needed painting could be done in less than a minute.

However, I was shocked when I received the check and they had taken 50% of the security deposit, which was over $300. I truly didn't expect them to do that. I'm not one to criticize, but I was really upset, and I moved to a different province; otherwise, I would have gone to meet and discuss it with the management.

I sincerely advise that if you move to this place, be prepared to never get your full security deposit back. The management here is extremely unprofessional.

Update (Still 1 star, would be 0 if it was an option) : If the management had taken tenant concerns seriously over the past few years, I wouldn't have had to post a negative review. So no, I'm not contacting the staff, for the umpeenth time, just to have nothing truly resolved.

As other people have said, there are issues with poor AC in Atrium-facing units and issues with bedbugs. Nothing new or changed there in years.

Graffiti season is back, as some people facing the garage roof have seen. Cosmetic changes like hallway flooring, but old wiring and windows remain. Decrepit building with many newer and/or better options to rent all around it.

Don't move here. That's the only solution.

- Noisy. Metal windows ice shut. Gross smells because building lacks good ventilation. Leaks. Graffiti, bike theft, vandalism issues. Garage door often broken. Office and on-call staff don't seem to care or reply.

Try not to rent apartment facing Atriums. They are very very hot and humid and the circulation is not proper. The management does not seem to care about the AC situation. When I called the office, they told me to buy a AC unit to cool the apartment (we pay for AC in rent). I had to recently buy 2 portable AC - 1 for bedroom, 1 for living area - which costed me total for about $600. In winter months which is majority of the year, AC's are turned off and it gets very very warm inside. During summer months even they turn on the AC, it doesn't work well and it gets very very warm. The apartment unit also has very less storage compare to other apartments in the area. When we were touring the apartment at the time of our search, the old lady just pointed to the Ac and mentioned that it works. After we moved in it never did. The apartment building also has a lot of bugs and cockroach problems as we are in the process of pest control currently for cockroaches, and mind well we just moved in about 8 months ago.

BEWARE OF SUMMERLAND APARTMENTS!

Absolute worst staff I have ever encountered.
Incredibly disrespectful and rude!
Dang near impossible to find anyone in management that will deal with issues properly OR take tenants seriously.

The place is INFESTED WITH BEDBUGS and they do not notify any tenants.
Save yourself the headache.
