Not impressed at all of the companies propert manager Matthew. Rude dismissive and could not be bothered. I work from home and explained when moving into the apartment that I needed to be notified of specific times when entering the unit. This was due to a strict work environment. They have not been doing that. I called Matthew and asked if this could be done like it was originally stated. He said maybe they can maybe they couldn't. I explained that I can work around any time I just need to be notified within a hour window. He said that can't always be done. Bottom line is they weren't fully upfront about that when we originally got the place. It ended by me saying these type of things make me not wanna renew my lease and his response was that's fine. I spoke to a controller named Mike next, and the first thing he did was
thank me for my residency and ask what room I work in. Next thing he explains they could of worked around that and just left that room for that time. Very accommodating and actually valued the residents. Not sure why the Property Manager wouldn't do that same approach with tenants who are never late on rent and hadn't had one previous complaint. The difference between the two attitudes was wild. I spend thousands of dollars here for rent and that's how your going to talk to me? Why would I value residency here and want to return if you don't value me as a tenant?

If you are a woman alone, especially a coloured minority, id suggest looking elsewhere. I truly wish I could say I had a positive experience, but that is simply not the case.
I can’t speak for how they might choose to treat the next person, as they love to pick and choose who they treat decently.

Vultures is the best word to describe this company: between the extortion attempts (some successful), the mismanagement, the lack of basic professionalism and general care for the tenant, I truly don’t know where to begin. Unfortunately I’m not the only victim in the building of their greed and lack of ethics, like I said they target a quite specific demographic.

In the spirit of keeping it short, I will say the biggest issues for me were:
-the huge lack of notice for work needing to be done in suite, the guy would just show up randomly ontop of the long wait to get anything fixed. (had to redo the shower caulking twice by myself).
- never gave me my sublet fee back despite not approving anyone that applied and giving me hell trough out the process. Never got my damage deposit back either.
The list goes on.

If unfortunately you have no choice but to rent with them, hurry to Costco and get the biggest size Tylenol pack you can get, you’re gonna need it for the amount of headaches these people are gonna give you.

I've had nothing but positive experiences with Sunrex since moving into their 61 Furby St.building in the summer of 2020! The folks in the main office are always prompt and professional with the paperwork, and the manager who lives in my building (Jenn) is fantastic. The few times I've had a maintenance issue, they've been incredibly quick to respond, and very helpful. They're also very proactive in terms of general building cleanliness and security. Finally, as a lifelong dog owner, I deeply appreciate that they have such great pet-friendly options. Thank-you Sunrex!

Great apartment, spacious, attracts. The building manager David and Pamala. They insure that the public areas clean all the time. Other tenants are also kind. I have made some wonderful friends. Keep up the standers that are in place.

21 Roslyn is a wonderful place to live. The apartments are clean and functional with vintage 70s charm. My one bedroom plus office is quite large with a beautiful east-facing balcony where I can watch the Assiniboine River meander towards The Forks and St. Boniface. I am so happy to have a walk in closet and underground parking. The caretakers are the best. I was told that people rarely move out of 21 Roslyn and I fully understand why.

Very professional. The leasing process of Sunrex was not at all stressful. They said they needed 48 hours to process and within 48 business hours they replied to me.

We did not take the apartment due to a private emergency, but sunrex was highly professional and can be recommended

Terrible experience leaving sunrex.
I was texted on April 25th I was asked if I would be renewing my lease didn’t specify which day so I asked which day should I be out as I’m moving closer to work. He replied and said last day of may which is pretty early for me so I asked if could stay an extra month he said I can’t and would ask if I could. So no problem I have to hurry to find a new place now near my work last day comes around and we do the walk through place absolutely spotless! No problems on the final than he informs me that my lease isn’t actually up last day of may and that I would have one more month well that’s a pretty lame time to tell me.so now I’m in collections for one months rent and the rtb told me that his text messages should be held accountable so I try and text him which he than calls me a clown and blocks me I’ll attach pictures anyways great buildings good experience but this really sucks I have a baby due in 2 weeks and need to worry about my credit being ruined over a text message I have been trying to post this review with pictures for the last three weeks and it never shows up with pictures so I’ll just text post this

Been here for 2 months and it’s been an awful experience, to start I was supposed to move in June 1st and they hadn’t even started working on the unit till the 2nd and I couldn’t move in till the 4th, we still had to pay full rent for the days we couldn’t even inhabit the unit, the landlord of 114 Kildare Ave E takes days at a time to respond to anything, Matthew P is a liar and ignores all his responsibilities. Currently have an infested building of mice where MULTIPLE tenants have complained about mice and he acts like he has no idea. Asked him for the bare minimum a laundry card with like $20 on it so we could clean our clothes and 13 month daughters stuffed animals that the mouse has pooped on and he has hung up on us 3 times saying he’s to busy or he’d get back to us. It’s his own fault for not doing wellness checks done on units full of hoarders. Rather than making tenants clean the units they put air fresheners in the hall way to try and cover the stench coming from units! This building is disgusting and stay away from it!

Place is a bloody joke. Matthew is a lying piece of you know what. Refused to return my damage deposit and Pet Deposit. Trying to say my place was not clean. When I have letter saying it was in perfect condition. They also do not take Real complaints seriously. Never again will I deal with this company and you shouldn't avoid it. Completely unprofessional!

In order to apply for a place I sent them half months rent and over 2 weeks have passed and nothing has come back. No contact, no communication, if you expect people to send out money within a reasonable time period we expect it back within a reasonable time period. How am I supposed to apply for for multiple apartments when they all require a deposit and we don’t get our money back for weeks.

0/10 stars. DO NOT RENT WITH SUNREX. I sent in my security and pet deposit, have proof in my bank statements but since the landlord (Norm) never wrote it down, I'm not getting my pet deposit back which was 710$. When Leif was in charge also, he would show up in late hours asking to come in to "investigate" noises which we would tell him no. My car also got over 4000$ in damage from one of their snow plows hitting it which they never took responsibility for and since Leif deleted the footage of it happening, I had no proof other than the shape of a bucket dented into my car (destroying my frame and causing engine damage) and all the yellow paint left behind. (I had proof of my car coming into the lot in one piece, the only yellow vehicle was the snow plow and me finding the damage.) I also had a screaming fight I had to record because Leif had backed me into a corner in the maintenance room screaming at me that I was a liar. I'm tired of being silenced and will only remove the review once things are set right. They've taken over 1000$ from me now and i'm sick of being gaslighted.

Sent someone in to my suite who tried to physically fight me. Unfounded electric costs. Terrible management.

It's a good company to rent from, just need to find the right building, and thankfully we did. Building problems are solved a bit longer than I would like, but the building itself is always clean. The only criticism I have is that the underground parking needs to be more secure. I don't own a car but my roomate does, and her car has been broken into at least 2 times in the last 2 years.other than this I have no concerns

We are so happy with our experiences with Sunrex Management. We have rented in two different apartment complexes in two years. At both locations the supervisors have been attentive and prompt addressing any issues. Units have been well maintained throughout.
I would highly recommend Sunrex!

I LOVE my building and this company. The building is always spotless and the resident managers are so friendly. The team at the Sunrex office are so kind, patient and understanding. When I was going through a tough time financially, they helped me so much and took the time to listen to me and support me. Plus having a building that doesn't have a restriction on pet size was a game changer. I never thought we'd find anywhere that would allow us to have our large breed dog and cats.
I would stay with this rental company forever if I could.

I've been with a few property management companies and Sunrex is by far the best to deal with. They're responsive, friendly and quick to act on maintenance requests. I'm in a Charleswood building complex and efforts are actually made to make your apartment feel more welcoming, rather than just being another tenant. Very happy with everything so far.

765 Ellice avenue was a nightmare.
Abusive and loud neighbours that we had to call cops on multiple times. On site manager was useless.
Front doors were broken into and nobody rushed to fix it.
And the worst part - bed bugs!
Louise is a miserable lady who clearly hates her job.

Have been waiting on my damage deposit and pet deposit that was signed off as good to be returned December 6th, 2022. It is now February 16th, 2023 and I still do not have it. Matthew Penner specifically is the worst property manager you could possible ever have. He turned off our water during Covid with no notice while business were closed leaving us with no where to go to the bathroom…. He also left us without a lock on our unit for days that we had to pay for to replace even though we weren’t the ones who broke it. Then when I threatened to sue I got an anonymous check under my door…. Talk about shady…… He has had people come into our units without notice on numerous occasions and we have now had to go to the Tenancy Board due to his complete and utter disregard for the health and safety of his tenants. If Matthew Penner is the name on your lease take your money and run while you still can!

Matthew Penner and Sunrex…. Remember the names and stay away at all costs or you will regret it

I have been a resident at one of Sunrex’s south end Winnipeg locations for nearly a year now and have had no issues with the company since moving in. My previous resident manager (recently departed from the company) was quick and efficient in communicating with me, whether it be for paperwork, or small concerns. He made sure one of my unit’s deficiencies was dealt with before I moved in, and showed me how to use the app to submit payment, concerns, etc. I have recently received my lease renewal offer and I have no problem renewing with Sunrex!

I have been renting with Sunrex at one single residence for going on 4 years now and I am pleased with the professionalism and promptness regarding any issues that may arise and the consistent care and upkeep of the property. I recommend their management services.
